Little hendra is set on steep incline overlooking the sea offering possible future development withsea views. However, Little Hendra has planning restraint that does not allow people to buy the house as a second home i.e. a holiday home for just for the summer. Which significantly reduces buyer potential and may effect the end sale price. Therefore our client wished to have a higher density to make the development more economical. The proposal has taken reference to simlar properties in the area and is has contemporary seaside feel with large windows facing to the sea. The main objective of the design was to optimise sea views for the proposed dwellings while also protecting views of existing neighbouring dwellings. Advantage has been taken of the steepness of the Site to allow properties built higher up the slope to look over rooftops of properties further down and to the sea beyond, and to repeat this pattern down the slope.

Land at Moretonhampstead Road, Bovey Tracey - BT1 allocation DESIGN RESPONSE
For the proposed development at Bovey Tracey, I was involved in sketch design, planning layout, house type packs and planning drawings. Bovey Tracey is a beautiful Devon market town known as the gateway to Dartmoor, an area of outstanding beauty. Which required a sensitivity design in keepingSTREET with existing housing development in the area. The INDICATIVE SCENE proposal is predominantly two storey in-keeping with the existing housing development onandthe adjacent land to the south of the site and the majority Scale, Form Character: The proposedin development is to be predominantly two storey in keeping with design the existing housing development on the adjacent land the south of the site and of development Bovey Tracey. The proposals are to be traditional reflecting the local vernacular typified by the older cottages whichHampstead line Moretonhampstead Road. Bovey Tracey. Proposed streets are routed obliquely to the existing fall of the land to achieve manageble gradients for access. The dwellings arranged to line the access road will step with the resulting gentle gradient creating a picturesque stepped roofscape.
Materials and Details: The proposed materials palette reflects the materials predominant in Bovey Tracey. The majority of the development will have a render finish to external walls in a small number of pale shades. Stone will be used for a small number of larger dwellings which occupy focal locations within the scheme. Roofs will be predominantly slate finish and chimneys will be included to re-create a roofscape echoing older parts of Bovey Tracey. Detailing will be simple, consisting of belcast heads to openings and stone sub cills for full stone surrounds for a limited number of plots. Where doors have canopies, these will be a simple flat top type with a small projection. Windows will be sash style, some with Georgian patterns and others a Victorian pattern. The various materials and details will be distributed in such a way to reinforce the qualities of informality and variety that the scheme aims to re-create.

SKETCH DESIGN Top half of design required a lot consideration as it was tight and had noise constraintsfrom the busy road. Thus, required a tree buffer which further constrained the design. Consideration was made to use a court design to allow for the required number of houses in the area.
LINKED DESIGN The proposals include a network and footpaths creating pedestrian links between Phases and Bovey Tracey town

14 PHASE 1 Following discussion with the client, Burrington estates it was decided to submit a detailed planning application for only Phase 1 that comprises 67 residential dwellings.

LOCAL VERNACULAR Much effort was put into creating a street frontage to the main access road from Plot 22 to 58 reflects the character of Mary Street, which consists mostly of short terraces and continues frontage with varied colour and materiality. We achieved this by way of a coach house leading to a rear parking court.

FOCAL POINTS Majority of the proposed dwellings are to be two storey with a small proportion 2.5 storey in keeping with the locality. The 2.5 storey dwellings are to be located in focal locations as well as location where they terminate internal vistas. The increase in scale afforded by the 2.5 storey dwellings will help to break up the roofscape and create the desired picturesque silhouette.

VERTICAL TILE HANGING Majority of the site is in keeping with the locality. However, after discussion with the client, they wished to add a style with vertical tile hanging within design in the lower segment of layout where there was proposed self builds. Whilst considering the design, I discuses the technicality of tile hanging and ease of application with colleague. I decided to finish tile hanging 3 courses up from window to create ease installation .
