Dunja Rezić is the Design Manager heading the Golf Residences project – the first of its kind in the whole region. She and her team are the minds behind the architectural identity and the language of the project, from interior to exterior. She translates the conceptual designs to architectural applications, using eco-friendly and sustainably sourced materials while implementing Montenegrin design elements and motifs.
1.The Golf Residences have been your main focus of work in the rising town; how would you say they stand out, what makes them the unique development that they are?

Given its location, the neighbourhood is,almost literally, a completely elevated experience of its own. All residences overlook the spectacular golf course and have a unique view of the stunning Trašte Bay. With respect to the surrounding lush greenery, we steered away from designing any separators blocking the open space; there are almost no visible architectural lines between indoor and outdoor spaces, so the result is a canvas of nature’s best work, experienced from one’s home. The designs are a reflection of Montenegro’s traditional coastal houses, but with modern finetuning; the authenticity of our culture is seen and told in design elements like the arches, colonnade, guvno, and Mediterranean gable rooftops.
2.How is the development of the Golf area and residences keeping with the environmental promise of Luštica Bay?
The Golf Residences are low density units with two or three built stories; they are designed to follow the natural existing slopes and effortlessly merge into the surrounding landscape, becoming a seamless extension of the nature they are set amidst. The addition of green roofs, emphasis on the cross ventilation, and the outsourcing of only local Luštica stone
and wood as building material, all make the design ideally adhering to the commitment of maintaining the eco-friendly infrastructure. The whole of the Golf area with its 18 holes, 13 residential phases, golf hotel, and club is developed within a maximum of 6% of the land, making it an energy-efficient neighborhood.
3.What are the three most important aspects in the interior of the Golf Residences?
The base of impeccable interior always stems from a solid architecture, and it is hardly possible to make it happen the other way around. All interior aspects were carefully planned and meticulously considered during the initial design phases of all villas and apartments, with a focus on the clients’ experience within their living space. I would say that one of the most significant features is the indoor to outdoor horizontal living-type space accentuating the breath-taking views. Another notable aspect would be the earthy and warm colour hues across all interior that make the space more “homey”; from natural wooden floors and stone walls to veneered wardrobes and doors. Complimenting the design aspect and giving it an essential final touch, are the top-notch quality and high-end brands for fit-outs, kitchens, and appliances, giving a refined edge to all homes.
4.How is your team maintaining the incredible teamwork for which they are known? From inception of the idea to the implementation, you all seem to be in perfect synergy; can you tell us about the personal qualities that make it all happen?
I would say this specific project gathered a medley of amazing young experts with a great spirit, strong motivation, a true sense of ownership and creativity. There are no egos here, only dedication and a sense of humor, which definitely helps to maintain the great energy within the team. 5.What makes you proud of your work?
We have been seeing a decline in aesthetic architecture along with a neglect for ethics in the industry; many architects have been turning a blind eye as they take part in projects that have negative impacts on our cities and the surrounding nature. Our profession should entail responsibility towards the environment and the people who will be inhabiting the designed spaces and I am proud to be part of a project that nurtures the right values when it comes to urban planning, design, and the relationship with the environment; it makes me content both on the personal and professional aspect.
