A HISTORIC REVIVAL AT 301 NORTH MARKET ARTICLE RHONDA STEPHENS | PHOTOGRAPHY JULIE ANN PIXLER

Frederick Lifestyle | March 2020
“WHEN I FIRST SAW THE BUILDING, I HAD A FEELING,” SAYS MICHELE. “She does that. She just knows,” Francis says, affirming her gift. Francis Skrobiszewski and Michele Fontaine are the couple with the entrepreneurial spirit and vision behind Up on Market Bistro and The Inn on Market. According to documents Francis researched, 301 North Market was built as a residence sometime before 1778. It was owned by Richard Potts, a Revolutionary War hero and member of the Continental Congress, and subsequently sold. Through the years the house had further incarnations as an inn, dry goods store, hardware store and various other businesses. When Francis and Michele first saw 301 North Market, the property couldn’t have been in worse shape. Following years of neglect and alterations, including the walling up of tiny rooms likely used as rentals, broken and outdated plumbing, and layer upon layer of paint and flooring, the deteriorating building was sorely in need of repairs and restoration.

Michele and Francis built the place to have the look and feel of a Viennese coffeehouse cafes with a Parisienne inspired flair. Upon walking into the building, the effect is stunning, appearing to have evolved over years. Timeless is the word that David says describes the restaurant and inn and timeless truly captures the essence of Up on Market. Pulling the perfect details together toward that vision was the mission for Michele, and as Francis says, “She has the eye.” Her attention to detail is what makes Up on Market and the Inn on Market so captivating. From the marrying of the black and white large tiles in the dining room with the small ceramic hexagonal tiles in the bar area to the found brass light fixture in the bathroom foyer, and so many more nuances, each detail has her mark on it. Michele has made her mark on the kitchen and menu, as well. As Chef, she created the recipes featured on the menu. In addition to the beautiful assortment of French-style pastries and bread, the bistro serves breakfast, lunch, and dinner. David says, “All the meats are fresh and largely sourced from Wagner’s, and the fish is wild-caught from Trout’s Seafood. Everything we serve is very high quality and dishes are made from scratch.” Crafting the bar menu, Francis recreates the sophisticated cocktails from his father’s era. The menu is reflective of the theme, timeless. It includes classically crafted cocktails such as the Manhattan, Martini, and others that have stood the test of time. Up on Market shares the building with The Inn on Market. Upstairs are four generously appointed rooms with en suite bathrooms available to guests alongside Michele and Francis’ residential private quarters. Accessed from Third Street and also from a private door to the restaurant, Michele’s creative touch is throughout. She says, “When I envisioned the inn on this property, it seemed like a natural thing. I wanted it to be elegant, like a small European hotel, and it just lent itself to it. People can stay and then just come down and enjoy the restaurant. It is luxurious, comfortable, and surrounded by beauty.” That, it is.

THE UPSIDE OF DOWNSIZING FINDING PEACE OF MIND IN THE PROCESS
24
Frederick Lifestyle | March 2020
A FRESH PERSPECTIVE AND PEACE OF MIND ARE THE REWARDS OF DOWNSIZING YOUR HOME AND LIFE, AND IT DOESN’T HAVE TO BE STRESSFUL. Creating a plan and timeline that fits your schedule will keep stress levels low and the process moving forward. Working one room at a time, begin to inventory the house. Decide what to keep, throw out, donate or sell. Downsizing requires a serious purge and that’s the part that’s challenging for most people. “Remember that it’s just stuff. It’s often not the physical things that form the attachment, but rather the memory associated with the furniture, china or memento,” says Stacy. Stacy Reno and Sharon Scarborough are downsizing experts and instructors at the FCC class, “Downsizing Simplified: Living Smaller and Loving it!” StacyandSharonStagedandSold.com
TIP #1 Stacy advises using the acronym “OHIO” when sorting items, “Only Handle It Once!” Pick up an item and quickly decide if it is something you want to keep, sell or donate.
TIP #2 To clear out efficiently, Stacy says to email pictures of must-go items to family members and friends with a pick up deadline.

are doing. The longer-term ones spread out your profitability over the course of time, which is important, and as that goes along, if you have someone renting, they are knocking down your hard note mortgage as you are gaining wealth. The idea is, eventually, all of that is paid off, and it’s just pure profit. You hope to get to that status. There are ways in which you can know how to get to where you want to be.” Doug adds, “It’s at this point when they sit down with me, and I evaluate their plan, help them with the plan and ask about what finances they want to have and let them know what we should do to acquire that. Once all is decided, I will work with them and give them a timeline for what they have to do, in what timeframe, and how long it should take them.” Doug continues, “Seeing people make bad investment decisions, unable to sell their homes because they owed more than it was worth and in such pain over it was the first eye-opening experience for me. This was when I developed in my mind the idea of changing lives, and I developed a strategy to help them get out from under.” The second consideration, when purchasing an investment property, is financing. How are you going to do that? Doug says, “The home buyer might not have the funds, repair or carrying costs for flips so they’ll need to source that from somewhere. Aside from traditional loans and cash, another source is called hard money. This is a high-interest short-term loan. To do this, you finance a portion of the value of the property. They’ll appraise and give you maybe 65% of the value of the property. These are risky loans because If you default, they will take the property and will sell it.” The third consideration for purchasing an investment property is to make sure that you have developed a team that is working for you. Doug says, “Be sure to have a full-time agent working for you. Make certain he or she is a professional and possesses a track record of success with investment experience. Decide if you are going to form an LLC corporation, and find an attorney and an accountant.” These are the ones who will make up your team and put you on sound footing for successful investing.
