The Art Dash Party to celebrate an abundance of art on April 8th. As a prelude to the Fidelity Investments The Woodlands Waterway Arts Festival on April 9th and 10th, the Art Dash Party is sure to dazzle art aficionados. A dashingly elegant evening of celebrating art in abundance will take place on Friday, April 8th with the Art Dash Party, presented by The Woodlands Compounding Pharmacy. As a prelude to the Fidelity Investments The Woodlands Waterway Arts Festival set for the weekend of April 9 & 10, the popular Art Dash Party will sparkle with a room of festival artists and art lovers from 6:30 pm to 9:30 pm at The Woodlands Waterway Marriott Hotel and Convention Center.

The highlight of the evening is the exciting and always entertaining 60-Second Art Dash, in which ticket holders have the opportunity to quickly dash to select a coveted original art piece donated by the festival’s fine artists. The party also features scrumptious light bites, adult beverages, and live acoustical music … presenting the perfect ambiance for festive mingling and power networking. An original oil-on-metal triptych painting measuring four feet wide and six feet tall entitled “Celebrating Abundance”, created by featured this year’s artist Guilloume, will be live auctioned along with other exciting items. Funds raised at the Art Dash Party from the live auction and ticket sales will generously benefit The Woodlands Arts Council’s Student Art Scholarship Program. “We are anticipating a magical evening that is filled with celebrating a shared appreciation of art and its impact on our community,” noted Haley Garcia, chair of the Art Dash Party and board member of The Woodlands Arts Council, producer of the festival. “We are so grateful for the generosity of The Woodlands Compounding Pharmacy as our presenting sponsor of the party. CHARDELLE ADELSON VOLUNTEER

Chardelle Adelson had been a volunteer at Canopy Cancer Survivorship Center for many years when her husband George was diagnosed with the devastating disease. During that time, he discovered first-hand the wealth of programs and services that Canopy provides to improve the health and quality of life for cancer patients. George was so profoundly impacted by Canopy that he became a volunteer himself, creating lasting bonds with Canopy patients and staff, who affectionately referred to him as “King George.” Canopy held a Celebration of Life for George at his recent passing, and Chardelle says that Canopy was an extended family to her and George throughout his journey with the disease. The memories of George connecting with others who were going through the same experience as he was, and the support she continues to receive from Canopy, have been a major part of Chardelle’s life. She continues to volunteer at Canopy, and enjoys working with women coming in for wig fittings. She loves to see their faces brighten when they try on the perfect wig and see the transformation. “They feel beautiful,” she says.

The Woodlands Art League receives a gift of an original Joan Miro An anonymous local art patron has donated a piece of artwork from one of the most recognized names in the contemporary art world, Joan Miro, to the Woodlands Art League. The donated untitled piece was painted in 1949 using tempera and gouache on paper. Miro was a Spanish artist who worked with Picasso in the 1920s. “This is an extraordinary gift which will inspire people in many ways,” said Sara Saravo, President of WAL. woodlandsartleague.org

The services at Canopy are offered to all cancer patients at no charge, and Chardelle hopes that more people who’ve received a diagnosis will discover the physical, social and emotional lifeline that Canopy can give them. Along with her work at Canopy, Chardelle also volunteers with The Pavilion Partners, Yes to Youth, and Interfaith of The Woodlands, where this year she was named a “Hometown Hero.”

As an experienced loan officer, he’s guided his clients at Vintage Home Loan through every market scenario imaginable over the years. His advice for today’s home buyer? Don’t panic. A combination of increased interest rates and rising housing prices can make people hesitant to take the plunge. But we need to have the right perspective, says Roberson. Here, he answers some of the most frequently asked questions about home loans, refinancing and when to buy a home.

WHAT’S THE OUTLOOK FOR INTEREST RATES THE REST OF THE YEAR? According to the Federal Reserve, we can expect three to four interest rate increases over the remainder of this year. Gradual rate increases are intended to help combat inflation, and you can see the signs of inflation all around us, in home prices as well as automobiles, gas, and at the grocery store. In turn, mortgage rates are going up as well, but they should remain at historic lows compared to past decades.

I’D LIKE TO BUY A HOME, BUT SHOULD I WAIT TO SEE IF PRICES AND RATES COME DOWN? If you’re thinking about buying or refinancing, do it now, while rates have crept up only a little, not later, when they’ve risen a whole percentage point. Rates are going up but will remain competitive, and especially here in Texas, we’re still a better buy on homes than in most parts of the country. If you’re on the fence, it’s a good time to get off.

IS IT HARDER TO QUALIFY FOR A HOME LOAN SINCE COVID? Early on, a lot of loan programs did go away, but most have come back. There are options for jumbo loans as well as investment-type loans. There’s down payment assistance for those who need it, as well as programs for borrowers with lower credit scores, and the requirement for your credit score has gone back down. Loans are like snowflakes, no two are alike. Whether you’re looking for a primary home loan, an investor loan, or you’re a first-time home buyer, there are programs out there that can work for your situation.

WHAT’S THE NUMBER ONE THING PEOPLE NEED TO KNOW BEFORE THEY START HOUSE-HUNTING? Know where you stand! Beliefs are wide-ranging. Some buyers think they need 20 percent for the down payment, others think they don’t need any money to purchase a home. It actually all depends on your situation. You need to be financially prepared for closing costs and prepaids required by your lender for escrow. Even if your loan is through a special program, there are still costs involved. You need to have adequate, liquidable funds on hand in your checking, savings, or retirement account. If you’re unsure of the process, or where you stand, it’s always good to reach out to your lender and have a conversation about what’s needed and what the best direction is for your situation. Don’t wait until the last minute to start the process. Get qualified for a loan at least 60 to 90 days out before the time you want to purchase a home.

While the rest of us are huddled over yet another cup of coffee—and wishing for a nap--just to make it through the day, they’ve already moved on to their next project. And yet somehow they’re never too busy. They remember birthdays, the details of your last conversation with them. They make you feel special. Exactly how is this possible, the rest of us would like to know. Haley Garcia is one of those people. “As a child, my parents would laugh and were always shaking their heads,” says Haley, because she was always asking why, always working on a project, even from a young age. Her mom and dad taught her she had the power to choose how to process her thoughts, to be intentional about her actions and look for positive outcomes. “Haley goes full-force into whatever she does,” says Cindy Higgins Perretti. She

and Haley are close friends who’ve worked side-by-side on an array of boards and committees over the years. “She cares about growing people and the community. It’s easy when you see someone who’s a success not to realize how they pour that success back into the people and things they care about. She constantly fertilizes and waters those gardens,” says Higgins Perretti. From children’s initiatives to food pantries, from programs for the aged to non-profits that help homeless pets, Haley is spending the time and nurturing the facets of life that foster a deeply-rooted community. The list of organizations is lengthy: Haley is the co-founder and a board member of Women of the Woodlands. She’s on the board of “Yes to Youth” Montgomery County Youth Services and New Danville, which provides services for special needs adults. She’s also a past board member of The Woodlands Area Economic Development Partnership. Even when her name is not present on a

list of board members or activity chairs, odds are that if you take a closer look, you’ll find her behind the scenes, lending a hand in some way. “One of the most unique attributes of Haley is her generous spirit,” says Dr. Ann Snyder, a member of the Board of Directors of The Woodlands Township and the former President and CEO of Interfaith of The Woodlands, who’s worked closely with Haley on many community initiatives over the years. “She has a goodness. She wants to make whatever project she’s working on achieve its very best. In the non-profit world, she’s always ready to help, to be a leader.” Particularly close to Haley’s heart is The Woodlands Arts Council, where she’s a board member and serves as chair of the annual Waterway Arts Festival‘s immensely popular Art Dash party. This year’s Art Dash will be held April 8th at The Woodlands Waterway Marriott Hotel and Convention Center. Snyder recalls how instrumental Haley was in the 2021 return of the arts festival after it was reluctantly cancelled in 2020 due to COVID. The Art Dash was an especially pivotal event that year, a celebration for art lovers from across the community, after having cordoned off their lives for so many months. “It was a huge success, and she executed with style and class,” says Snyder.

Ready for a gathering

Higgins Perretti remembers when Haley was just starting out professionally, making a name for herself in real estate. Now, more than two decades later, the Haley Garcia Group is the number one Compass Real Estate team in the Houston area, last year alone bringing 215 families to The Woodlands community. “When I see where she is today, I beam,” says Higgins Perretti. Since 2016, Haley has been a Houston Business Journal Top 25 Agent, and her Haley Garcia Group has been an HBJ Top 25 Team in back-to-back years. She’s been featured in Top Agent magazine multiple times and even appeared in an episode of HGTV’s House Hunters series.

It was in the midst of her success as a realtor that she began to take stock. Was she making the most efficient use of her time and energy? Was she focusing on what counts? She says she began working with an executive coach, who helped her tap into the core of what was important to her and to prioritize. The results were so meaningful, and the skill set such a match, that she dove right in, undertaking many hours of coursework to become a Master Certified Life Coach. “Coaching made so much sense,” says Higgins Perretti. “Haley has always been mentoring, always taking people under her wing.“ Haley says those coaching skills are a natural fit for helping a client buy or sell a home. “When someone is at a crucial point in their life, making one of the most important purchases they’ll ever make, a realtor is not just guiding a transaction, they’re guiding a client to reflect on what they value and where they want life to take them. It’s a profoundly personal decision.” Real estate drives many aspects of our community, says Haley. The Woodlands area is in growth mode, yet at the same time, inflation is happening. “There’ve been major jumps in the real estate market. We’ve never had this kind of appreciation in my 22 years, and there’s concern that this might be a bubble. I don’t think so. Texas is catching up to the rest of the country,” she says. “We have a supply and demand issue, which is challenging.” She predicts we’ll see some balancing start to happen in the local market over the rest of 2022. The people who never run out of energy and time? They’re the ones who take the trails and turns of life and use them to come full circle, to support the things they love the most. “The personality of The Woodlands lends itself to my personality!” says Haley. “The Waterway, hikeand-bike trails, yoga in our parks--all offer inspiration and rejuvenation wrapped in nature. There’s no place like it to call home.”

Bringing in Your Own Style

You found a house. The location is good, the bones fit your needs, but the style just isn’t you. So now you’re going to take that house and make it your home, increasing its value in the process. I’m no expert, but I’ve learned some valuable lessons while remodeling and overseeing construction on six of the eight houses my husband and I have owned. Watching HGTV doesn’t truly prepare you for the journey on which you are about to embark. Begin by mentally preparing for your project to take longer than expected. They all do, yes, yours too. If your remodel is too vast to get done before moving in, do it in phases. Starting a project is exciting, but when nothing is in its place and contractors are continually in your space, tensions will rise, and fatigue will set in. So give yourself a break. Pause between phases to regain some sense of normalcy. Before starting phase one, develop the plan that all your phases will follow. “That’s super important because it’s easy to get off track and off-budget,” says Lora Enriquez, an agent with Keller Williams Realty of The Woodlands and Magnolia, who has spearheaded the design of several of her own homes. The plan should include color pallets and the overall design style you ultimately want to achieve. If you struggle with this, let a professional help you. Visualizing a completed concept is a gift that shines with either training or trial and error, which can prove costly.

Remember, you aren’t starting from scratch. You are building off of what already exists. Time, logistics, budget constraints, imagination, and regulations will dictate where you go from there. Don’t kid yourself. In this realworld setting, some compromises will have to be made. In the summer of 2020, my family moved to Texas and bought a property well-suited to our overall wish list, a private, picturesque setting adjacent to The Woodlands’ commercial center. It has amenities my husband loves, but a house that, by itself, I would have passed on. Since then, we have been re-sculpting it into our homestead. When we bought the house, Lora Enriquez was the listing agent. “I love it!” she said upon revisiting. “The improvements you’ve made are on trend with what the market is looking for. Everything you’ve done has increased both its livability and value.” The key is to develop a design that suits your family’s unique style while conforming to broad norms that allow your investment to appreciate. We’ve only completed three of our seven phases, yet we’ve already moved away from its original 1999 farmhouse vibe toward a more mid-century-inspired, liveable elegance. Even with a plan, understand that unforeseen things will go wrong. Especially now, with supply chains continually disrupted, adjustments will have to be made. Be reasonable, or you’ll be miserable. If you start by finding good people that will work with you through these challenges, you can transform that house into your homestead.

The way we think about our homes has changed in ways we couldn’t have predicted a few years ago. Blame it on the time we spent at home during the height of COVID. (Being cooped up in your house can really bring to the forefront just how much you hate that tired gray couch you’re sitting on!) A burning desire to freshen up our homes has continued into 2022, and across America, kitchens, offices, and outdoor spaces are being remodeled and updated.

THIS TIME, IT’S PERSONAL Michelle Harper of Right Next Door Designs says that as the pandemic heated up, her phone began to ring. People were stuck at home, looking at their spaces with fresh eyes, and they didn’t like what they were seeing. No longer satisfied with a generic look that’s appealing in a “Do Not Touch”

sort of way, she says clients are looking for a lived in and lovely aesthetic that’s comforting, practical, and reflects who they are. “Now more than ever, people have learned to appreciate their home as their sanctuary,” says Alicia Nicholas of Alicia Nicholas Design. Never has home décor been more personal. But there are a few overarching themes:

BRINGING THE OUTDOORS IN Just as the words “natural” and “organic” are meaningful to us when selecting what we eat, they’ve entered our vocabulary for home décor. Michelle says that some of the elements clients are loving right now include birch branches, driftwood wall art and primitive wooden bowls, as well as colorful, thick agate slices and other geodes. She’s also incorporating animal décor into the mix—a pair of exotic horns mounted as a sculpture,

and a cowhide area rug paired with a live edge teak coffee table were used in recent projects. And there’s a renewed interest in live plants. “What do God and nature provide to us? What’s healing and beautiful to look at? These are the things that clients are selecting,” explains Michelle.

THE RISE OF “COTTAGECORE” Picture the beauty of nature, combined with the easygoing, pastoral charm of a home in the country, and you’ll have an idea of the aesthetic behind the trending “Cottagecore” look. Think soft, billowy throws, deeply cushioned chairs, and graceful florals on fabrics, wall paper, and even lampshades. Along with this is a new emphasis on low profile furniture, rounded comfortable pieces that are less bulky, allowing windows and the outdoors to play a prominent role in a room, says Alicia. COMFORTING COLORS Most designers agree that gray is going away. And though the clean look of white is still a fan favorite, says Alicia, interest in wood tones and nature-inspired colors is really picking up. In particular, serene shades of green are everywhere, with names like Evergreen Fog, from Sherwin Williams, and October Mist, from Benjamin Moore. More people are asking for greens and blues for their kitchen cabinets, says Michelle. Also trending are darker, moodier colors--cognac, terra cotta, and soft browns--while blush pink and coral are popping up as accent colors. You may have noticed that gold finishes have made a comeback. Should you take the leap? For kitchen and bath fixtures, choose finishes that are classics, such as brushed nickel, chrome, or even bronze, advises Michelle. If you love the glam look of gold, use it for cabinet hardware, which is easier and less expensive to change out as trends evolve.

MAKING SENSE OF YOUR SPACES Open floor plans are still popular, says Alicia, but now clients want multi-purpose areas within these large, flowing spaces that can serve different roles throughout the day--a kitchen prep zone that doubles as a study area for the kids, a dining room that doubles as a home office. Clients are asking for help in adding seating to existing wine rooms or carving out an area to serve cocktails for small gatherings. Just because a builder intended a room for a certain use doesn’t mean you have to stick to their conception, says Michelle. Do what makes sense

for the way you live. Convert your dining room to a sitting room or a game room, if that’s what you need. “We converted the office at my house to my daughter’s craft room. I’m never home to use an office!” says Michelle.

EVERYTHING IN ITS PLACE A clutter-free, organized environment has become a top priority for those spending more of their waking hours together at home, says Alicia. Michelle has been offering a popular “white glove service,” putting together entire apartments and homes, from furniture to décor

to closet organization, for busy executives and their families who are relocating to The Woodlands area. Everything connects back to ease and to simpler living. “The last few years have opened people’s eyes to how they want to live,” says Michelle. “They want a home where they can hang out and not want to leave. That’s where people are right now.” Alicia agrees. “My advice regarding any trend is to design and decorate your home with what makes you happy. If there’s clutter, get rid of it. If you love it, it will work. There’s a way to make it blend regardless of the current trends.”

Dave is a resident of The Village who enjoys socializing with his buddies in a group affectionately referred to as the “Sundowners Club.” The people and the activities at The Village are important to Dave. Pickleball’s Appeal

From public parks and community centers to church gymnasiums and country clubs, pickleball courts are popping up across Texas like bluebonnets in Spring. True to its origin story, most are makeshift, bring your own net and tape new lines on existing basketball or tennis court type of affairs. However, with an estimated 4.2 million people playing it last year, municipalities and clubs are betting the growth is far from over. Lone Star Pickleball collaborated with The Grand in Spring to become the first facility to offer 12 permanent dedicated courts available seven days a week, night or day in the Houston area. Its co-owner, Hank Van Joslin, says this enables them to organize more open, ladder, and league play, along with a Juniors Academy. Created by three dads with a leftover badminton net, ping pong paddles, a whiffle ball, and bored kids, pickleball originated as a backyard sport designed to entertain and bring together all ages. Since that summer of 1965 on Bainbridge Island in Washington, the game has matured into the fastest growing sport in the US. Between 2019 and 2020, its participation grew by more than 21 percent. Its laid back nature is part of the appeal. It doesn’t take God-given athleticism, years of lessons, or prime physicality to become proficient. “It’s a lot easier to learn than

other racket sports out there,” says Lori Van Joslin, an avid tennis player whose USTA Ladies +55 team finished fourth at Nationals this year. Laughing, she adds, “The hardest thing is learning how to keep score.” Though young and old can pick it up equally quickly, like with all things worth pursuing, those so inclined can go on to compete at increasingly advanced levels. Even people like Van Joslin’s partner, world-class racket sportsman Guillermo Ordorica, enjoy it. And this is a guy who competed at the Paddle World Championships on Mexico’s National Team four times. He likes pickleball because it is hard for people to overpower their partners. “People of different ages and levels can play competitively together.” Lori Van Joslin agrees, saying it is a great activity for couples. Those who aren’t well matched to play tennis or golf together can successfully share a pickleball court. Plus, it’s very active. The surface is about a third of the size of a tennis court, so she says you hit the ball a lot more often. Beyond that, the Van Joslins like its sense of community. “What motivated us to get into this business was, obviously, there’s a need for it, but it’s our love for the sport. It’s just a really friendly sport where people like to hang out,” says Hank Van Joslin. “Come on by and try it. You’ll love it!”

The discussion around starting their own business began with a question, “When was the last time we actually had a dream?” says Ruth Vargo, the co-owner of DreamMaker Bath and Kitchen of The Woodlands. The question set her and her husband Jeff on a journey that included a good deal of self-reflection. Jeff and Ruth Vargo met at West Point. After graduation, they each deployed twice. As company commanders, they had countless discussions with their troops about the difficulties of deploying with children, so they left the Army when they started their own family. From there, they went to ExxonMobil’s Major Projects Group, and in a blink, ten years had passed.

In 2019 Jeff, who has always had an affinity for home improvement, felt led to pursue something new, an opportunity to examine life’s purpose, happiness, and fulfillment. “He started asking himself some of those questions and really doing reflection and felt like God was really telling him to make a change,” says Ruth. He began by looking at opportunities in the residential construction space. A year later, they had decided to buy a franchise. Their DreamMaker location in The Woodlands focuses on interior design and remodeling, and as it turns out, following their dreams is helping others fulfill theirs. “That’s been the most rewarding thing for both of us,” says Ruth. “To have this dream and then actually try to go out and do it, it’s such a gift.”
