Q. What do you love about Sandpoint and its community? A. The people – Sandpoint residents have a strong ownership and love for this area and community and are willing to work collectively to continue to keep it special and support one another. The Land – Our diverse accessibility to nature, outdoor activities, and wildlife year-round is remarkable. The Culture – For a town our size, the variety of arts programs, nonprofits, food, entertainment, shopping and unique experiences are those of a much larger city. Q. How has The Festival impacted you over the years, and what does it mean to you now to be serving as the director? A. Personally, The Festival has hands down always been my favorite time of year. With the energy it brings to the town, it always feels like the peak of our beautiful Sandpoint summer season, where the community comes together, friends return home, and we show our town and culture off to visitors. After serving on the Board and now in the executive director role, it means so much more. I see the importance of the estimated direct impact on the local economy of more than $3 million (and a trickle-down effect of much more), the importance of our nonprofit’s role in music education in the region that exposes up to 1,000 youths to no-cost music education opportunities year-round, and the generosity of our community—both in volunteering their time or the generous donations that help make The Festival possible each year. This generosity was highlighted even more this past year, as it is the reason The Festival weathered the 2020 storm. Q. As the new Festival director, what visions or goals do you have for the future of The Festival?
T
he Michael Franti concert at The Festival in 2010 was Ali Baranski and her now husband Conor’s first date. Now, she’s the new executive director and ready to welcome a new year. Raised on a farm and rural airpark in Oregon, music was a part of her life from an early age, and after she followed Conor to his hometown of Sandpoint in 2013, she started working the Ivano’s booth at Festival Street and in 2018 joined The Festival at Sandpoint Board of Directors. Now, after years of hard work, the 2021 Festival is almost here!
A. In short, more financial stability and more music. Music accessibility for those looking to appreciate it, perform it or learn it. Our talented staff and I have a lot of new ideas to continue to evolve and grow The Festival at Sandpoint’s impact on our community and are consistently evaluating how to best fulfill our nonprofit’s mission in the most financially healthy manner. We do not take lightly the generous contributions we receive and the responsibility with which we are entrusted as a nonprofit organization to our community and our supporters. One example of new offerings: This spring we introduced four small 30-person concerts hosted in our Festival Office, complete with a donation bar, that was a hit and consistently sold out. By popular demand, we plan to bring these concerts back
in the fall after our summer season concludes. The Festival at Sandpoint is more than a two-week concert series, and we hope in the expansion of our music performance offerings, education programs, and increased collaboration with other local organizations, our impact is felt even more year-round. Q. What are you passionate about both in your career and in your life outside of work? A. When it comes to business, I am passionate about our organization doing our due diligence in every facet of our operations to ensure we are not only conducting business correctly but efficiently, intelligently, responsibly, and always challenging the status quo and thinking outside of the box. When it comes to management, I enjoy creating a positive, fun and kind culture where all employees feel appreciated, heard, seen, and look forward to work every day. But what I love most is mentoring, providing staff the opportunities to take on new responsibilities, gain new skills, and watch their ideas come to fruition. Having a 2-year-old and a 4-year-old, our family stays very busy, and we enjoy doing most things together. I am passionate about my family, raising kind humans, and creating a fun, goofy and loving home. I am also passionate about music, nature, house projects, gardening, traveling, hostess-ing, singing, dancing, making my family laugh, giving back to our community, mentoring, and attempting to live a life full of adventures, love and kindness. Q. What has been a piece of advice or experience that you’ve carried with you, and that has impacted your life for the better? A. My mother, a very wise woman, used to tell me growing up, “It is not what happens to you, it is how you react to it.” Naturally as a teenager, I concluded this to be false, as most certainly she was secretly trying to ruin my social life, but as I grew up, I have found that it is advice that has become a part of who I am. After the countless challenges The Festival faced over the last two years, we simply accepted each challenge, found a solution, and took another step forward with kindness and optimism (and some exhaustion). I believe this advice has made me a happier and kinder individual and helped train me to not focus on the negative but find the positive. I will never be Mr. Rogers, but I sure will always seek to try. I am beyond grateful, humbled and honored to be the executive director of The Festival at Sandpoint during this chapter of its long and rich history. I look forward to continuing to meet individuals, and hear their Festival memories, involvement, and see their piece of ownership of such a community-driven organization. The Festival only exists due to this community, and I feel so lucky for my family and me to be a part of it. See you at The Festival!

very year as the summer sun shines down on Lake Pend Oreille, our quaint little town receives an influx of visitors looking to enjoy the lake, explore the surroundings and enjoy a little slice of paradise. And we don’t blame them— every year when the temps rise to comfortable camping and swimming levels, we’re ready to hit the beaches, trails and campsites that dot our Northwest landscape. Lucky for us, Sandpoint is filled with a myriad of options to stay and explore from—whether you’re looking for off-the-grid adventure or something a little more glamorous and comfy. And while Sandpoint boasts some wonderful hotels, inns and resorts, some of the best options for overnight stays go outside the box. For any summer Sandpoint stay, Lake Pend Oreille features heavily on visitors’ (and locals’) activities list, with everything from boating, skiing, wakeboarding and swimming to kayaking, paddle boarding and fishing. There’s a host of options to either camp or stay in a rental overnight that sits right on the water, but if you adventure out of town, there are some prize locations to stay the night that locals will enjoy just as much as the out-of-towners. As an added bonus, many overnight options in the area are ready to live in, much like a hotel, so you can arrive and enjoy the adventure without so much of the hassle. This summer, plan some adventures to Sandpoint’s surrounding hotspots, or even get a head start on 2022 with some of our favorite ways to overnight in our little town on the lake. LAKESIDE VACATION … Sandpoint is home to some incredible vacation rentals that take the cake when it comes to a home base from which to set out on area adventures. You can find rentals that vary in size and can accommodate anywhere from two people to more than 15, so if you’re looking for group stay accommodations with all of the amenities and comforts of home, this is a good place to start. Of course, the well-known international companies like VRBO and Airbnb offer a variety of options to stay in Sandpoint, from room rentals to entire homes, cabins and even tents. But there are also some great local management companies like Go Sandpoint Vacation Rentals and Daugherty Management Vacation Rentals that offer local vacation rentals that are professionally maintained and cared for, and that make the process streamlined and easy. You can choose from a variety of options, including lakeside residences, luxury accommodations, downtown condos or even rentals atop Schweitzer Mountain or at the posh and relaxed Idaho Club. Lakeside rentals often come with a dock option so you can bring your boat or rent one locally—a good idea if you’re looking to take advantage of the lake for some watersports or to explore some Go Sandpoint Magazine

far-to-reach areas of the lake that offer primarily boat access. Even if you’re just looking for a one-night stay, vacation rentals offer that homey feel while providing more versatility and location options than a standard hotel. ROUGHING IT … Maybe your idea of an overnighter is a bit more adventurous than a vacation rental with all of the bells and whistles, or maybe you’re just looking to tough it out in the rough in true North Idaho style. Sandpoint is full of incredible campgrounds and more remote hike- or boat-in options that will keep you exploring every summer weekend. And to be honest, there’s not much that equals a peaceful night in the solitude of North Idaho taking in the stars far from the lights and noise of the city. State parks and campgrounds around the lake like Springy Point, Sam Owens and Garfield Bay offer comfortable campsites for RVs and tents, with toilets and potable water access. For the more intrepid traveler looking to pack in their supplies by foot or boat, North Idaho is home to incredible remote camping spots that don’t require a reservation—you just have to get there first. From pristine mountain lakes like Harrison Lake, the Beehive Lakes and Roman Nose Lakes to private secluded boat or hike-in shoreline on Lake Pend Oreille, this area is full of untouched spots to enjoy the Idaho wilderness. Just keep in mind these campsites are truly roughing it—you might get a firepit or picnic table if you’re lucky. But with a crystal-clear lake to dive in, who needs a shower? And if you’re a lucky fisherman, dinner might even present itself as well. If you’re looking for some of the more popular and accessible campgrounds in the area, SandpointOnline.com has a list of local RV parks, campgrounds and more, and serves as a great resource. GLAMPING … If roughing it camping isn’t your idea of the ideal weekend retreat, but you’re looking for something a bit more unique than a waterfront vacation rental, Sandpoint has got you covered. If you want the camping experience but want a warm bed, bathroom and even some cooking space, an RV is the perfect middle ground to keep camping “glamorous.” The best part is, if you don’t have your own RV or simply don’t want the hassle of hauling it around, there are several RV rentals in Sandpoint, including Sandpoint Boat and RV Rentals and North Idaho RV Rentals—which has been renting for 22 years now, and strictly rents travel trailers. An added bonus? They’ll take the trailer to your campsite and set it up before you even get there. “My customers come from all over the country to this area, and we deliver the units to their campground and set it up,” explains owner Don Helms. “People fly in, people drive their economy cars in. They go straight to the campsite, and the trailer’s all set up. It pretty much takes out the stress of an RV vacation.” Helms even delivers trailers to homes for people looking for overflow lodging for friends or family, or for weddings and family reunions. Beyond RV rentals, there are several yurts, teepees and posh “tents” in the area that allow you to still be in nature, but 16

with an actual bed, bathroom facilities and even breakfast—like you get if you stay at Huckleberry Tent and Breakfast in Clark Fork. It’s the true glamping experience, so you can enjoy all of the peace and relaxation without all of the mess. Websites like Glamping.com and GlampingHub.com are an easy way to find what’s available in the Sandpoint area. UNIQUE STAYS … Ready for a real adventure? Camping, glamping and staying at a vacation rental are all fine and dandy, but if you’re looking for something completely different then you’ve come to the right place. Due to Sandpoint’s incredible location between mountains and lake, there are some truly unique overnight options that can help you make the most of your stay. If you’re looking for a great view, the Treehouse on Lake Pend Oreille that’s rented out on Airbnb has stunning views from all three—yes three—of its levels, along with lake access and some pretty incredible amenities for a treehouse. If more remote is to your liking, you can take a trek into the wilderness to rent a Fire Lookout for the night. Lunch Peak Lookout is the closest to Sandpoint, but there are several throughout North Idaho. These rent out quickly though, so plan on making reservations months in advance at Recreation.gov. For those for whom being waterfront is not enough, yes, you can stay on the water. VRBO has a selection of houseboat rental options so you can enjoy the water all day long, then hop into a comfy bed and still enjoy the sound of water as you drift off to sleep. Whether your vacation takes you to an epic rental overlooking the lake with rooms to spare, or to a remote wilderness lookout that offers breathtaking views and a canopy of stars, there are lots of options to get out and enjoy a Sandpoint summer with new surroundings and new experiences.

REFLECTIONS The past, present and potential for the future in Sandpoint’s housing market By Taylor Shillam
T
he demand within Sandpoint’s housing market continues to skyrocket with the influx of remote workers and long-term visitors seeking a different quality and pace of life.
In May 2021, Sandpoint’s home prices were up 65.4 percent compared to the year before. According to Redfin, Sandpoint homes are selling at a median price of $612,000. The majority of homes are spending just 14 days on the market, less than half the time they took to sell a year ago. The hotter homes are selling for about 3 percent over their listing price, going in as little as four days. Overall, 44 percent of homes are being sold above list price, and, at press time, there are just over 300 homes available in Sandpoint. Such a high demand calls for action to address the need for supply, but that piece of the solution isn’t a quick one. The rental market is somewhat protected by certain ordinances in place, like 2018’s short-term rental (STR) ordinance, protecting available rentals from being perpetually occupied by tourists. Short-term rentals are most popular through sites like Airbnb and VRBO, and the ordinance set a limit to their allowance within Sandpoint’s residential neighborhoods. At the time, the regulations set by the ordinance were successful in their protection of residential housing. Today, more of that protection may need to be put in place, in addition to a construction surge to help satisfy the climbing demand. Fortunately, some support has arrived in the form of another construction company setting roots in Sandpoint. Just weeks ago, the Spokane-based Ramey Construction expanded to open a second office in town on 5th Avenue. A high-end Pacific Northwest contractor, Ramey Construction builds commercial projects and custom homes, paying close attention to fine craftsmanship, intricate, personalized details, and innovative designs. The only thing for certain is that it remains critical to stay informed, stay vigilant toward your goals as a buyer or seller this season, and continue to pursue solutions for affordable, accessible housing for the people of Sandpoint.
Ramey Construction is a team-based company that can craft a bit of everything, including residential, commercial, and office projects. Testimonies and examples of their craftsmanship can be found at RameyCo.com. The company saw the need for construction and building support in North Idaho, and expanded their services to serve the Sandpoint area. “We’ve opened an office in Sandpoint, Idaho, so we can better serve our North Idaho clients and help make their dreams come true,” the company stated. Ramey Construction continues to hire and build their Sandpoint team, and their expertise will certainly be welcomed in the region. An uncertain time in the housing market calls for a combination of reflection and looking forward in order to discover solutions. Reflecting on past movements that served to protect our

residential neighborhoods and rental markets could prove insightful, while looking forward with new partnerships and new resources could bring forth a needed change. As Sandpoint will certainly continue to be an ideal place to settle for locals and visitors alike, there is no simple answer on how to best move forward in keeping up with high housing demands. Even still, a glimmer of hope comes with the new season: Summer’s arrival usually brings more sellers to the market, reported Jackie Suarez of Century 21. “Interest rates are still low, which helps buyers see their way to purchase with our prices rising.” The only thing for certain is that it remains critical to stay informed, stay vigilant toward your goals as a buyer or seller this season, and continue to pursue solutions for affordable, accessible housing for the people of Sandpoint.

MARKET REPORT It comes as no surprise that our beautiful mountain and lake town continues to be a destination not only for tourists but homebuyers looking to purchase their own piece of this North Idaho heaven. Just like our summer weather, the Sandpoint real estate market continues to stay hot, and there’s no expectation of it cooling down anytime soon. For those first-time homebuyers, it remains a tough market, but the upside is that interest rates remain at a record low, allowing for more buyers to get in the door and secure a home to call their own.

REAL Market Update - Brought to you by Jackie Suarez, Associate Broker What is the current real estate market climate in North Idaho? Our market continues to favor Sellers. Good news for Buyers – Summer is here, and more properties are entering the market, especially waterfront. Mortgage lenders are still offering extremely low rates. Three tips for navigating this market: 1. Engage the help of a local agent and full-time professionals who are experts in the market you are entering. Get their advice on aspects that affect use and value. 2. Sellers, you currently have the advantage of high demand and relatively low supply. Devise a strategy for timing your sale, price your home or land accordingly and know your next step. 3. Buyers, be ready. Cash offers tend to take priority in this market. Approach your search with proof of your purchasing ability and keep an open mind to a property’s long-term potential. Is now a good time to buy or sell? I always say when the time is right for you, the time is right.
Our market is constantly changing.
What is important to me remains the same - God, Family and Relationships. Contact Jackie Suarez, your local expert for help with your real estate needs. Kathy and Mark G., Sagle, ID “Jackie is an enthusiassc and energesc Realtor. Her posisve and forward-leaning demeanor makes her a pleasure to work with. Not only did she find me a house, she found one for my kids as well! All this in an excepsonally challenging market. She has earned my highest level of trust and confidence! What’s in a Name?
D
rive through the downtown streets of Sandpoint, and odds are you’ll notice an abundance of tree names designating the various tree-lined streets of the quaint downtown neighborhoods. This isn’t by mistake. In the late 1890s, L.D. and Ella Farmin homesteaded 160 acres that would later become the downtown of Sandpoint. After Mr. Farmin had a civil engineer survey and plat the first site of Sandpoint, it fell to the Farmins and friends to name the streets. And so seated around the dining room table, they began to select names. L.D. Farming desired that avenues running north and south be numerical names— hence 1st Avenue, 2nd Avenue, and so forth. The streets running east to west were to be named after local trees. And so we have Cedar, Fir, Pine, and a multitude of other streets we’ve come to recognize by their plant names. Except for a few—Church as a notable example. Ella Farmin went against her husband’s direction and named it for the only church in the area that was situated on that street.
