Biggest Threats to a Comfortable Retirement?
If you save and invest for decades, you’d like to know you can retire without financial worries. Nonetheless, you still have to be aware of some threats to a comfortable retirement—and how to respond to them.
These threats include:
• Inflation - Inflation has been high recently, but even a mild inflation rate can seriously erode your purchasing power. In fact, with just a 3 percent inflation rate, your expenses could double in about 25 years—and your retirement could easily last that long. So, if you’re going to rely on your investment portfolio for a sizable part of your retirement income, you will need to own a reasonable number of growth-oriented investments, such as stocks or stock-based funds, whose potential returns can equal or exceed the inflation rate.
• Excessive withdrawals - Once you retire, you should establish a withdrawal rate for your portfolio—an amount you can take out each year and still feel secure that you won’t run out of money. Some people make the mistake of withdrawing too much, too soon, once they’re retired. Your withdrawal rate should be based on several factors, including your age at retirement, the size of your portfolio and the amount of income you receive from other sources, such as Social Security. A financial professional can help you determine a withdrawal rate that’s appropriate for your needs.
• Market volatility - The financial markets will always fluctuate. When you’re still working, this volatility may not be such a problem, as you have years or decades to recover from short-term downturns. But when you retire, you don’t want to have to sell investments when their price is down. To help
prevent this, you can tap into the cash in your portfolio, assuming you have enough to cover several months’ worth of living expenses. You could also draw on a CD “ladder”—a group of CDs that mature at different times—to provide you with resources for the next few years and allow your equity investments time to recover their value.
• Unexpected costs - You had them when you were working, and you’ll probably have them when you’re retired: the furnace that breaks down, the car that needs a major repair, and so on. But if you’ve established an emergency fund containing a year’s worth of living expenses, with the money kept in a liquid account, you may be able to “ride out” these costs without jeopardizing your investment portfolio. Be sure to keep these reserves separate from your typical day-to-day accounts to avoid the temptation of spending your emergency money.
• Health - Retirees may face more health concerns than younger people, and those concerns often come with larger medical bills. That’s why it’s important to maximize the benefits from Medicare or your Medicare Advantage plan. Also, if you contributed to a Health Savings Account (HSA) while you were working, and you haven’t depleted it, you can use the money in retirement. As long as the HSA funds are used for qualified medical expenses, withdrawals are tax- and penalty-free, and won’t be included in your income. This could help keep your income below certain levels, lower your Medicare premiums or avoid the 3.8 percent surtax on net investment income that can be assessed on high-net-worth taxpayers.
Retirement can be a pleasant time in your life—and you’ll enjoy it more if you’re prepared for the challenges that face all retirees.
LUKE PATTERSON Q&A
CO-FOUNDER AND BOARD MEMBER OF VALOR CHRISTIAN HIGH SCHOOL
by JILLIAN CHANDLERAcknowledging a desire of many families in the community, Luke Patterson, his wife Kiersten, and Eric Thompson, along with a couple other parents, came together with the idea of creating a new Christian high school in Sandpoint and began exploring what it would take. For the past year and a half, they have worked tirelessly to form a leadership board, advance the project and meet the goal of beginning classes this September.
"
THE WAY OUR KIDS END UP VIEWING THE WORLD WILL DETERMINE HOW THEY WILL LIVE THEIR LIVES, AND EDUCATION IS A KEY MECHANISM FOR SHAPING WORLDVIEW.
Q.Please share a little about your background and how you became involved on the Board of Valor Christian High School.
A. My background is in the technology industry, with an emphasis over the last couple of years on learning and development. I currently help facilitate general learning as well as leadership growth, and I care deeply about education. My experiences leading teams in the tech startup world have been invaluable as we’ve formed the Board of Directors and labored to build this school.
Q.Who are the current Board members?
A. Aside from myself, Kiersten and Eric are Rick Howarth and Doug Pierce. Within this team there is a wealth of business, teaching and leadership experience—but most importantly, there is a fierce dedication to our vision and to seeing it through to reality.
Q.What is the mission of Valor Christian?
A. Our mission is to educate students in a Biblical worldview, to high academic standards, with good character, as preparation to live victorious lives as Christian adults.
Q.You will be opening for the 2023/2024 school year. Where is the school located? And how many students will you be accepting for the upcoming school year?
A. North Summit Church has graciously agreed to partner with Valor and host our school for one year to help get us off the ground. For our first year we are offering 20 spots in ninth grade and 20 spots in 10th grade, and we’ll add the remaining high school grades in the subsequent two years.
Q.What can students (and parents) expect when it comes to the education they’ll receive?
A. We think that at a minimum, school should provide the requisite academics to prepare students for adult life. So, we have chosen a curriculum that is accredited and time-tested so that parents can know that whether it’s college, trades or family life that awaits them as adults, they’ll be prepared academically.
But even beyond that, parents can expect that our education will be intentionally presented from a Biblical perspective and that the ideas and values that students learn at Valor will be ones that align with the Christian faith.
Q.For families who are trying to raise their children with Christian values and education, why is Valor the right choice?
A. If that is your goal as a parent, then you’ve found the right place; that’s why we exist! Kids absorb a tremendous amount of their future beliefs at school. Not only from the curriculum but also the teachers, the policies and the school culture. At Valor you’ll know exactly what your kids are going to experience in all of those areas, and we actually encourage our parents to be involved. We believe strongly that education is the responsibility of parents, and they rightly have the option to provide that via a school that aligns with the goals they have for their kids or to educate at home.
Q.Why is a Christian education a necessity for high schoolers in today’s world?
A. The way our kids end up viewing the world will determine how they will live their lives, and education is a key mechanism for shaping worldview. There are many competing worldviews out there that are
vying for all our attention, but they cannot all be right or true when they all conflict with each other on key points. We believe that the Bible gives us the only true way to see ourselves, each other and the world and to understand what our purpose in life is.
Q.How does Valor Christian provide a “biblical worldview” for our local youth?
A. Some of life’s biggest questions are: “What is the story that I’ve found myself in? Why am I here? Who are the other characters and where is all of this going?” This is what some call “meta-narrative”— the one story that connects all of the other stories, facts and ideas. God, through the Bible, has given us very clear answers to these questions, and these answers help us make sense of history, science, literature and even mathematics.
Our curriculum approaches each subject from a Biblical worldview and our teachers provide students with the tools to test and validate this worldview.
Q.What are some of the courses that will be taught?
A. We’re covering all the core subjects that the public school system offers with the addition of four years of Applied Bible and Theology and a handful of electives that we’ve chosen because of their potential impact on adult life. Our Bible classes are very robust and help students develop both a broad and deep understanding of the Bible and how to apply it throughout life. They will learn things like hermeneutics (how to read the Bible properly), apologetics (how to defend the faith), cultural analysis and engagement, and why other worldviews are not consistent or reliable.
Q.Will Valor offer athletic opportunities for its students?
A. We are partnering with Kootenai Thunder for our first year and will offer boys basketball, girls basketball, girls volleyball and boys soccer. We plan to enter the Mountain Christian League with our own team (Go Royals!) during our second year.
Q.What help does Valor Christian still need to be able to open its doors for the 2023-2024 school year? For those who would like to make a donation, how can they do so?
A. We are looking for volunteers to help out in a variety of ways, and we are also accepting donations for our school library and other key startup costs. If you are interested in partnering with us in our mission, please reach out to info@valorsandpoint.com.
Q.What is your goal for graduating students as they enter the world? And what do you hope they take away from their experience at Valor?
A. As people, we are more than just stores of facts and information or skilled practitioners of tasks. We make countless decisions in our lives, some seemingly irrelevant and some quite impactful. In all of these decisions, we are using an internal compass, which in large part comes from our worldview. We are working very hard so that our graduating students have the right compass, know how to use it, have practiced using it and therefore know where (and why) they are going next. Our community, state, country and world need Christian parents, citizens, employees, business owners and leaders who have clear answers to life’s biggest questions and can faithfully build lives that reflect those answers. Standing for what is right, true and beautiful takes courage; it takes valor.

MEET DR. AUDREY NOLTEN
YOUR LOCAL BEAUTY DOCTOR
Drawn to the area for its beautiful scenery, range of outdoor activities for every season, as well as the warm and loving people, Audrey Nolten, M.D. and her family made the move to Sandpoint in 2020.
This summer, she opened the doors of Pend Oreille Aesthetics Boutique—a medical office … for beauty! At this physician-owned and operated business, located on Euclid Street in Sandpoint, Dr. Nolten brings her wealth of education and experience to her clients.
Inspired by her father, who specialized in endocrinology, Dr. Nolten’s only career plan since childhood was to become a physician. She succeeded in what she set out to do. She graduated from the School of Medicine at UW-Madison in Wisconsin, and after a year of internship through Loyola University at Resurrection Medical Center in Chicago, she completed a four-year diagnostic radiology residency at Yale University in New Haven, Connecticut, and passed the American Board of Radiology examinations. She then took a fellowship in cross-sectional imaging at Johns Hopkins Medical Center in Baltimore, Maryland.
With a specialty in diagnostic radiology, also known as imaging, Dr. Nolten found herself drawn to ultrasound, “an imaging technology that radiologists use to get a ‘real-time’ impression of the patient’s condition
By JILLIAN CHANDLERand perform image-guided procedures,” she shares. “I have done many procedures daily with ultrasound over the past three decades.”
It was a colleague of hers who encouraged Dr. Nolten to pursue a new path. “She inspired me to expand my scope of practice through an independent aesthetics business, leading me to realize that there are many ways to use diagnostic imaging. Having worked with different imaging modalities and emerging technologies through clinical trials, I saw that the application of technology for beauty offers me both creativity and entrepreneurship. And, there is no bad news!” she adds.
The top services offered at Pend Oreille Aesthetics Boutique include:
Canfield Visia. This facial analysis camera system is offered to all patients during their consultation, capturing high-quality facial images and analyzing subsurface skin conditions. This enables Dr. Nolten to personalize treatment, skin-care products and procedure recommendations.
Ultherapy. The only ultrasound-guided, FDA-approved skin tightening device, Ultherapy technology delivers heat at specific depths within the skin to cause thermocoagulation, which induces collagen repair and new collagen formation. “Ultherapy causes thermal coagulation points
at precise levels in the skin and subcutaneous tissues to stimulate injury and repair with new collagen formation, better than before, resulting in tightening, which increases over time,” adds Dr. Nolten. With an Ultherapy treatment, there is minimal anesthesia needed and no downtime.
Xeomin. A neurotoxin with a double-purified protein formula that smooths moderate to severe fine lines.
VI Peel. Using a blend of five acids to rejuvenate the skin, VI Peel is a painless, medium-depth chemical peel that is appropriate for all skin types. “The VI Peel with Precision Plus, the most popular peel, is great for melasma and stubborn pigment,” adds Dr. Nolten.
Neocutis. A medical-grade skin-care line that stimulates collagen and hyaluronic acid production.
Through her work at Pend Oreille Aesthetics Boutique, Dr. Nolten feels fulfilled. “I understand that optimism, self-confidence and appearance are all related, and that improving looks can contribute to one’s overall wellbeing. I find it rewarding that I can be a part of that for someone.”
Whenever possible, Dr. Nolten and her family prioritize supporting the
local business community including local grocers, farmers, ranchers, restaurants, tradesmen and service organizations. “We show our children that it is important to contribute locally, and that it is important for everyone to have a role in maintaining our community,” she shares. “It is desirable to live in such a community where independence and entrepreneurship are encouraged and supported.”

I had the opportunity to speak with Ali Baranski, the executive director of the Festival at Sandpoint, who provided valuable insights into this year's festival. Ali oversees the operations, programming and overall health of the organization, ensuring that the festival continues to thrive. When asked about what she would like people to know about this year's festival, Ali expressed her excitement for celebrating the 40th anniversary and emphasized the opportunity to gather and celebrate music, community, and the beauty of North Idaho. She noted that ticket sales and sellouts have been record-breaking, underscoring the importance of getting tickets early.
With regard to the number of attendees expected, Ali anticipates over 30,000 guests will attend the 2023 summer performance series, making it a record-breaking year for the festival. The growing support from the local community has been overwhelming, with positive feedback about the lineup and increased capacity due to improved safety measures. This has made the more popular performances accessible to a greater number of individuals in the community.

When asked about what sets the Festival at Sandpoint apart from other music festivals, Ali emphasized that being a nonprofit organization dedicated to music education and generating regional economic impact sets the festival apart, aside from the stellar beauty the location provides. she expressed gratitude for the community ownership of the event, the hundreds of volunteers, and the contributions from local families and businesses that make a festival of this caliber possible in rural North Idaho.
The impact of the Festival at Sandpoint doesn't end with the final notes of the last performance. The festival's commitment to community outreach is woven into its very fabric. Through educational programs, workshops, and performances in local schools, it aims to ignite a lifelong passion for music and the arts among the youth. By nurturing and supporting young talent, the festival ensures that the symphony of creativity continues to resonate in the community long after the festival's conclusion.
To get the full experience of the Festival at Sandpoint's summer performance series, Ali recommended volunteering, purchasing a Season Pass, or becoming a sponsor. Season Passes for this year's summer series have already sold out, but marking calendars for October 1 each year when they go on sale ensures the best deal on the full lineup experience. Becoming a volunteer for one of the festival's many departments is another way to be part of the excitement while giving back to the community. Attending every night immerses festival-goers in the festival culture and allows them to connect with friends they may only see once a year while also making new ones. Moreover, attending the festival not only supports a local nonprofit and music education but also provides a unique opportunity to experience the vibrant atmosphere and immerse oneself in the festivities.

LIGHT LIGHT Gather Around the
Creating an outdoor oasis around the fire pit
Warm summer weather provides the perfect opportunity to transform your backyard into an oasis that brings your daily life outdoors. Your backyard should be an extension of your home, adding usable square footage that welcomes family and friends. If you’ve ever been transfixed while watching a fire’s dancing flames, you know that a fire pit creates an unrivaled ambiance. It enlivens an outdoor space while providing warmth, the ability to cook, and radiating a feeling of summer nostalgia.
Fire pits have a calming effect; the heat and warm glow helps us relax and brings people together to share stories, late-night conversations, and of course, roast s’mores. Creating the perfect oasis around your fire pit will depend on your space, style, and the type of fire pit you choose.
How you design the area around your fire pit will depend on which type of fire pit is right for your lifestyle and yard. Whether you’re building a traditional wood-burning fire pit yourself or looking for a portable option with a propane tank that you can take camping, each has pros and cons that you need to weigh.
Wood-burning fire pits replicate traditional campfires. Made from various materials and available as both permanent and portable options, they provide warmth, the crackling sound of wood, and the ability to cook over
by ALLISON POLLOCK-PUGHits fire. Built-in fire pits are customizable and can be constructed with stone or brick over a weekend, whereas store-bought fire pits may carry a high price tag but come in various sizes—some of which allow for portability. Wood-burning fire pits also produce varying amounts of smoke that can irritate your eyes, nose and throat, the smell of which can also attach to fabrics.
Non-wood-burning fire pits have become more popular for their convenience in the backyard and more contemporary designs. Propane options are easily turned on and off without the messy ashes but don’t produce the warmth of a wood-burning fire and require an attached propane tank that needs regular refills. Gel fuel fire pits don’t emit smoke and cost less initially but require refueling every couple of hours. Natural gas fire pits connect to your home’s gas line. Its convenient supply and easy maintenance make it popular among homeowners, but it’s not ideal for cooking, isn’t portable, and is often costly to install.
Whether you envision relaxing backyard evenings with s’mores under the stars or plan to fill the space with friends and family ready to battle for this year’s croquet championship, seating sets the tone. If there are not enough
seats, people won’t linger. If there’s not enough heat, people might head inside. Luckily, when it comes to sitting around a fire pit, there’s no shortage of creative options.
Safety is the top priority when planning your fire pit area—the seats must be a safe distance from the fire. Most experts recommend three to four feet between seating and the outermost edge of the fire pit. This ensures you are close enough to feel the heat yet not so close as to cause a safety hazard.
Next, you’ll want to consider style and space. Once you’ve decided on the type of fire pit that will work the best for your needs, look at the aesthetics of your home and backyard. Do you want a rustic vibe or a sleek, modern ambiance? How comfortable do you want the seats to be? Sitting on a wooden log bench is great for camping but can get uncomfortable quickly.
Adirondack chairs are the most traditional choice for fire-pit seating. They are comfortable, sit low to the ground, and have wide armrests providing a spot to set drinks and plates. Adirondack chairs come in a myriad of colors and weather-resistant materials. Depending on which kind you select, they can carry a steep price tag at several hundred dollars per chair, but the ease of simply hosing them off makes them a popular choice.
If you have an abundance of space, built-in hardscape circular benches of stone or brick pair beautifully around a fire pit. The curved shape fits perfectly around a circular fire-pit design, and the stone or concrete is fire-resistant. Depending on the material and installation method, this option can vary in price but will last for decades. Include outdoor throw pillows or a bench seat cushion for added comfort.
Creating the perfect oasis around your fire pit will depend on your space, style, and the type of fire pit you choose.

Transform your backyard into an oasis that brings your daily life outdoors.
Sectional sofas and outdoor furniture are designed for comfort with thick, deep cushions that offer a luxurious space where you might want to take a quick nap. Often made of teak or outdoor wicker, they sit low to the ground so you can enjoy the warmth from the fire. The type of fire pit you selected is important when choosing outdoor furniture with fabric cushions. The smoke smell from a wood-burning fire can penetrate fabric, causing the smoky odor to linger. Additionally, due to rain and snow in the Inland Northwest, store cushions indoors during winter or replace them each year. The cost of outdoor furniture varies widely, so shop around for one in your price range.
Whichever type of fire pit you choose or style of seating and ambiance you set, the joy of spending time outdoors by the fire pit creates lasting memories. Whether wine tasting with friends or hosting a neighborhood outdoor movie night, s’mores roasted over the fire taste just as good on a plush lounge chair as on an old folding patio chair.
Are You in Search of a ‘Healthy Perspective’?
LOCAL COUNSELOR JEREMIAH GUIDOS IS THERE TO LISTEN
by JILLIAN CHANDLERJ
eremiah Guidos is a man of God. As we talk, he reflects back on two important moments in his life that would point him toward his roles today as husband, father, counselor and podcaster, as well as in every other aspect of his life. He reflects on his time praying with his great grandmother, who was a spiritual woman, during her final days, alongside his grandmother, mother and other family members. It was then, he says, that this prayer was his leap toward God, and he was filled with the Holy Spirit. “And I never looked back,” he shares.
Then there is the moment he met his future wife, Elissa, while working as a lifeguard at a university pool. During their busy college lives, they developed a friendship that grew over time to be an inseparable love. They have been blessed with two beautiful children, Addie and Laney.
Jeremiah and Elissa moved their family to Sandpoint almost a decade ago. “Like most people who discover Sandpoint, it was a trip across the Long Bridge around 2008 that hooked us,” Jeremiah recalls. “I was coming for a potential job in Bonners Ferry, which didn’t work out. So, we kept our eyes on opportunities in the area until we could figure out how to make it work.” In 2014, after six years of trying to make that move to Sandpoint, their dream became a reality. “I was born and raised in Oregon, and Sandpoint reminded me of the small town where I grew up. I knew this would be a great place for us to raise our daughters.”
Jeremiah is proud to call Sandpoint his home and is dedicated to helping those in his community who experience their own trials and tribulations. “The more I helped people from all over the country, the more I realized there isn’t a place in our country that goes untouched by mental health issues,” he shares. “I opened my practice to ensure a few more people in my community would have access to counseling services.”
Jeremiah, who earned his bachelor’s degree in 2004 and his master’s degree in clinical counseling from George Fox University in 2011, opened the doors to Healthy Perspectives
on January 1, 2022, where he provides his clients—typically individuals and couples—Christian counseling, trauma work, grief/loss counseling, addiction counseling (social media, gambling, sex, etc.) and more. He also provides counseling to families, athletes, teens, active duty and military veterans (Jeremiah enrolled in the Marine Corps on his 17th birthday). “With my background working with some of the more difficult mental health issues a counselor can encounter, at Healthy Perspectives, we are uniquely poised to work with most issues,” he says. “We apply our experience to efficiently serve our clients while never taking shortcuts on developing healthy relationships with them.”
Jeremiah is dedicated to the clients he serves and strives to connect with them in authentic ways, with the ultimate clinical goal being to create a trajectory of growth that the clients can sustain on their own. “Our clients don’t ‘think’ we care about them, they ‘know’ we care about them.”
He is grateful to the local community for embracing Healthy
Perspectives and his podcast, Healthy Perspectives w/ Jeremiah, as well as his clients who put their trust in him to guide them to see more healthy, positive perspectives in their lives.
“Our favorite thing at Healthy Perspectives is when clients use our services to move their life forward in new and healthy ways,” Jeremiah says. “We love being a positive part of their story—no matter how big or small of a part we serve.”
In addition to the services he provides through Healthy Perspectives, Jeremiah spends his time volunteering through his church, Cedar Hills. “I love my church family. We have our issues, like any family, but the people are amazing, and we don’t let the issues fester. If you’re looking for a church, I highly recommend giving Cedar Hills a shot,” he smiles.

Are Short-Term Rentals KILLING SANDPOINT’S
Housing Market
Impact on the real estate market
by BEN GEANETTA, REALTOR®, TEAM LEADAh, the memories of our childhood! As we grow older and reminisce with our own kids, it's hard not to notice how dramatically things have changed. My family and I would go out every Friday night for pizza, and after dinner we would head over to Blockbuster. We would choose one to two movies and pray that the last renter rewound the movie. My kids still don’t understand the pain of waiting—what seemed like forever—for a movie to rewind. Another concept my kids just can’t fathom, there was a time when you couldn’t pause live TV. Instead, you had to wait for a commercial to make a mad dash to the bathroom.
But you’re not here to read about the changes to the entertainment business but rather the evolution of where you stay when you’re traveling; the rise of short-term rentals through platforms like Airbnb and VRBO and how it has changed the lodging accommodations when traveling and the effects on the real estate market.
In this article we are going to lightly cover the history of short-term rentals and discuss a few reasons on the negative impact they bring.
The Birth of Airbnb and Its Revolutionary Impact
Back in 2008, an ingenious idea emerged that forever altered the way we explore the world: Airbnb. Initially created to provide affordable lodging during a sold-out conference, Airbnb's founders revolutionized the travel industry. They developed a platform connecting travelers with unique, locally hosted accommodations, transforming humble beginnings into a global phenomenon. Nowadays, Airbnb offers personalized lodging options that go beyond cookie-cutter hotels, providing guests with authentic and unforgettable experiences. Even renting an RV is possible under the same platform!
A New Avenue for Homeowners and Investors
The emergence of short-term rentals opened up a world of opportunities for homeowners and investors. Suddenly, property owners had a chance to maximize their investments by sharing their spaces with travelers from around the globe. Rather than leaving your property vacant while you're away or during periods of low use, you can now transform it into a desirable accommodation that attracts visitors seeking a unique and immersive stay.

“Ben Geanetta helped us find our dream home. He was very attentive, responsive and accommodating. He patiently showed us numerous properties over the course of a year and was ready on short notice whenever we needed him. His pleasant personality went a long way in helping ease the stress of home buying.”
DELIVERING EXTRAORDINARY SERVICE WITH EXCEPTIONAL RESULTS
This was an opportunity to either expand an investor’s portfolio or start one when otherwise the homeowner would have never thought about it. We will touch more on this a little later.
The Steady Rise of Short-Term Rentals
Fast forward from 2008 to 2023, and it's clear that short-term rentals are firmly embedded in our travel culture. Undoubtedly, they bring many positive impacts to communities, such as increased property values through home renovations or the construction of dedicated guest houses. However, we must consider whether short-term rentals are inadvertently causing harm to the housing market here in Sandpoint.
The Impact on Sandpoint's Housing Market
One significant consequence of the popularity of short-term rentals is the reduction of available homes on the market. Many homeowners and landlords have chosen to convert their properties into short-term rentals, enticed by the promise of higher profits. Landlords can make more money over long-term rentals, and homeowners can keep an asset which will appreciate—all while having their mortgage paid for and typically have spare change. This is called cash flow. However, while this decision may be financially advantageous for individual owners, it has led to a limited housing supply in Sandpoint.
As demand for housing in the area rises, home prices and rental rates have soared to unprecedented levels. Unfortunately, this surge in costs has resulted in the displacement of long-term residents. Local individuals and families, who have called Sandpoint home for years, are often priced out of their own neighborhoods. Their only options are to move in with other family members or friends, or in more distressing cases, to leave the area entirely.
How about the neighborhood impact? With the frequent turnover of tourists in short-term rental properties, this can disrupt that community’s cohesion, making it a challenge to establish and maintain a long-lasting relationship among neighbors. If cars are coming and going, like mosquitoes at a picnic, the negative impact on the sense of community will certainly be present. You can’t go to the Jones’ for a cup of sugar because every couple of days there are new cars in the driveway and new people staying the night.
Balancing the Benefits and Consequences
The growth of short-term rentals undoubtedly presents a complex issue. On one hand, they provide economic opportunities for homeowners and contribute to the vibrancy of tourism. On the other hand, the resulting housing shortage and increased prices pose challenges for local communities, potentially compromising the long-term livability of Sandpoint.
As demand for housing in the area rises, home prices and rental rates have soared to unprecedented levels.
'How is the housing market?'
courtesy of BEN GEANETTA, REALTOR®, TEAM LEADI HAVE BEEN ASKED THIS MORE AND MORE LATELY: “HOW IS THE HOUSING MARKET?” The best way I can explain this market is to compare it to a bad case of whiplash. The market starts to pick up only to slow down … only to pick up again ... but then comes to a halt. Mortgage rates are still primed to come down—just a bit later in the year than previously anticipated. We have seen the luxury market not as affected as the entry-level homes, but relief is on the way. Stay patient and use this time to better position yourself to either buy or sell

A WEEKEND OF WINE TASTING
PAIRED WITH MUSIC AND VIEWS
YOU WON’T WANT TO MISS NORTHWEST WINEFEST, HAPPENING JULY 15 AND 16
by JILLIAN CHANDLERSummer days spent at atop Schweitzer Mountain are truly unparalleled, from the fresh air, incredible views and exciting adventures that await, it’s one of the best places to get outside under the sun and have some fun!
Returning July 15 and 16, Northwest Winefest is a family friendly event that continues to draw crowds year after year. Throughout the two days, there’s wine tasting (for the adults of course!), as well as live music, food trucks and vendors, and a whole lot more!
“Our event entry ‘ticket’ is this year's Northwest Wine Festival glassware purchase, which can be purchased the day of the event!” shares Taylor Prather, marketing and public relations for Schweitzer. Glassware can be purchased at their glassware station near the vendor tents. Cost is $40 for a 9-ounce glass and $45 for a 15-ounce glass; both include six (2-ounce) tasting tickets. Additional tasting tickets are $5 for 1, $20 for five and $30 for 10.
Ticket holders will enjoy access to 10 tasting tents and 20 wineries (80 different wine options!) sourced locally and within the Northwest region. “It's not every day you get to taste wine with some of the winery owners as they describe the subtle flavor profiles
and love they have for their craft!” Taylor notes. There will also be lively local vendor booths showcasing their creations, food trucks (7Bistro, Burger Dock, Opa Food Truck and The Cajun Kettle), as well as additional merchandise available for sale.
And the event wouldn’t be complete without the live music. Performing Saturday will be Katie Mintle Duo (noon to 2pm), General Mojos (2:30 to 4:30pm) and Biddadat (5 to 7pm). The music continues Sunday with the Sam Leyde Band (noon to 2pm) and Kaitlyn Wiens (2:30 to 5pm).
Activities available include scenic chairlift rides, mountain biking, hiking trails, zip line, climbing wall, trampoline jumper, horseback riding, as well as mountain bike and ebike rentals.
“With the whole mountain available to you and your family to explore, it's sure to be a highlight of the summer!” smiles Taylor. Event hours are 11am to 7pm Saturday, July 15, and 11am to 5pm Sunday, July 16.
Spot bus will provide shuttle service from the Red Barn throughout the day (schedule will be posted as the event nears).
On a Rail
A LOOK BACK AT THE SANDPOINT AND INTERURBAN RAILWAY
Every local knows the mess that is summer driving in Sandpoint and Ponderay; something our visitors will also discover quickly. The addition of the free SPOT bus in 2017 has helped to diversify transportation, but the car remains central.
Over 100 years ago, when cars were few, Sandpoint also added public transportation. In 1909, The Sandpoint and Interurban Railway opened, an electric streetcar system of three 34-person cars which operated on Main Street in Sandpoint and north on Boyer to Ponderay and Kootenai.
courtesy of THOMAS CARTY, SUMMER INTERN FOR BONNER COUNTY HISTORICAL SOCIETY & MUSEUMA trip from Sandpoint to Kootenai cost 20¢, about $6 today. Workers from Sandpoint commuted to Kootenai for a weekly rate of $1, around $30 today, while school children paid 50¢. In early 1917, the Kootenai line closed due to low ridership because of the rising ownership of cars. The remaining routes also declined, and by November the equipment was sold off with operations ending in February 1918.
Today, nothing remains living, only in documentation. With the state of traffic, perhaps it is time to reconsider the streetcar.
