So, the very first step new homebuyers should take is getting a loan pre-approval letter from their lender. It’s fun to go house hunting, but without a good real estate agent by your side, you’re asking for trouble. A seasoned agent knows the intricate ins-and-outs of the homes you are looking to buy, as well as other important considerations, such as the neighborhood, commute times, the quality of the schools, nearby shopping and more.

Mistake 3: Settling for a home that’s not right for you To find a home that fits, make a list of what‘s important to you before you start house hunting. Your list should include:

• Home style. Does the house feel inviting; a place where you can truly feel comfortable and relaxed? • Square footage. Will the floor plan work with your life needs? Will you have enough room for guests? Is the laundry room and kitchen convenient?

Mistake 4: Being afraid to back out Until you sign a contract, you’re under no obligation to buy a particular home. If you have a twinge of doubt, that’s only natural because making a large purchase can cause anxiety. But, if you have a serious feeling the home is wrong for you, walk away. If you’ve already put down a deposit, and your home inspection reveals concerns, check your contract. Many sales contracts contain a “property defect” clause, which would entitle you to a full refund of your deposit.

• Additional features. Do you need a pool when it’s cold much of the year? Is the media room a deal maker—or deal breaker? Is a finished basement important?

Mistake 5: Messing with your credit before your closing date Getting pre-approved for a loan is a great thing, but many first-time homebuyers forget that their loan pre-approval is not etched in stone. Lenders pull a borrower’s credit report before the home closing to make sure their financial situation has not changed since the loan pre-approval. Therefore, it’s very important that you: •

Shopping for an affordable home renovation loan?

The 7 steps to securing a renovation loan Whether you’ve signed a contract to purchase a house, or want to fix up your existing residence, an FHA Streamlined K renovation loan from Residential Finance can help you turn a good house into your perfect home.

Choose your contractor(s)

Credit review

Research reputable residential contractors and confirm that they are licensed and insured. Get written estimates from your chosen contractor(s) and check with your local municipality to determine what permits are required. In some instances, a plan review by a HUD-approved consultant may be required.

The loan underwriter will review everything in the loan application file, including your credit, documents, disclosures, the plans for your renovation, and proposed contractor(s). Next, the underwriter’s decision is sent with the file back for review by your processor, who will contact you if you have been approved.

Quality assurance The loan application Your Residential Finance loan officer will discuss your financing options with you and let you know what documents are needed to apply. Don’t worry about the paperwork – your loan officer will help you fill out the application.

Loan processing Your loan processor will prepare your file for underwriting, and will contact you with the expected turnaround time as soon as your file goes to credit review.

The attorney/settlement agent will review your loan file and schedule a closing date with you. They will also review the funds needed to close, and any additional items required to complete the transaction. On your closing date, you will sign your paperwork to secure the loan.

The loan closing

You will be contacted by your draw administrator within five days of closing. The project must start according to the approved plan within 30 days of closing and be completed within six months.

Upon approval, your loan processor will contact you to go over the commitment letter and the final conditions required for closing. All conditions must be provided and cleared seven days prior to scheduling the loan closing. Your loan officer and processor will help you navigate this step.

Do’s & Don’ts During the Loan Process 1. Do consider having a professional home

inspection performed. You need to learn as much as you can about the home, and a home inspection can help identify the need for major repairs, maintenance issues or walk-through oversights.

2. Do ensure that the person you hire to

conduct the home inspection is reputable and certified. You can access a list of inspectors certified by theAmerican Society of Home Inspectors at www.ashi.org.

3. Do ask questions. Turn to us to gain a better

The Home Affordable Refinance Program was created in 2009 to help underwater and near-underwater homeowners— those who owe more in house payments than their homes are currently worth— refinance at today’s historically low interest rates.

With HARP 2.0, you could reduce your monthly payments or interest rate. Take a look at why this revised program is so popular with “underwater” homeowners: •

No minimum credit score

No maximum LTV ratio

Now it’s even easier to qualify

The HARP 2.0 program (an expansion of the original program) allows even more homeowners to qualify for refinancing, even if you were turned down for the original HARP 1.0 loan.

Maximum loan amount capped at current high-balance limit

Owner-occupied, second homes and investment properties qualify

One 30-day late mortgage payment allowed if it did not occur in the last six months

Qualifications include: •

Your mortgage loan must be owned by Fannie Mae or Freddie Mac on or before May 31, 2009

Your mortgage payments must have been made on time for the last six months

Existing private mortgage insurance (PMI) can be transferred to the new loan

The current loan-to-value (LTV) ratio on the property is unlimited.

Your client can do this over the phone or in person with me. I’ll ask questions that help me determine how much your client may be eligible to borrow. At this time, you will be asked to provide documents such as W2s, pay stubs, tax returns and possibly bank statements.

Your client signs the loan application and contract, and discloses information about their financial situation. They need to share everything up front to ensure the loan gets processed as smoothly as possible.

By now, all your client’s documents should be submitted, so when the appraisal comes in we can review everything, lock in the loan rate when the time is right, and submit a complete package to the underwriter.

A professional appraiser will visit the home your client wishes to buy, evaluate its condition and assets, compare it to other home sales in the area, then determine its market value.

An underwriter is the person responsible for comparing your client’s documents with the guidelines of the loan they wish to obtain, and determining if they qualify for the loan.

After reviewing your client’s loan package, the underwriter may ask for additional or updated documents such as pay stubs or re-verification of employment.

7 Closing The moment we’ve been waiting for! Once the paperwork is complete and the loan is approved, the loan officer will work with the closing agent to ensure the documents are recorded and funds are properly dispersed.
