CLIENT EXPERIENCES
“Lindsey is great and I highly recommend her. She knows the market, is straightforward with no nonsense, and is fun to work with. Of all the realtors I have worked with over the years, she is my favorite.”
- Laura Pauly of Colorado, 1.225k Investment Property in Tacoma Wa, 2024
“Lindsey was fantastic! We used her to buy our house in 2020 and then again to Sell in 2023. We had to relocate for work and she was willing to help paint and help out with things that needed attention at the house. She stayed in constant communication with us over the phone and text to let us know where we were in the process. With all the stuff she dealt with trying to get our house to sell I feel she deserves a medal. She made the process easy and enjoyable.”
- Sierra Conrad of North Carolina, Residential Property in Puyallup, Wa 2023

PRICING
1. Pricing Your Home Right
• Analyze the Market – Research comparable homes (comps) that have recently sold in your area to understand the competitive price range.
• Consider Current Market Conditions – In a seller’s market (low inventory, high demand), you can price slightly higher. In a buyer’s market, a competitive price is key.
• Avoid Overpricing – Overpricing can lead to a stagnant listing, forcing price reductions that may make buyers think something is wrong with the home.
• Use Strategic Pricing – Pricing at a psychological threshold (e.g., $499,000 instead of $505,000) can attract more buyers.
• Create a Bidding War Opportunity – Pricing slightly below market value in a hot market can drive multiple offers, potentially pushing the final sale price higher.
TIMING
2. TIMING YOUR SALE FOR MAXIMUM IMPACT
• BEST TIME OF YEAR – SPRING AND EARLY SUMMER (MARCH–JUNE) TYPICALLY SEE THE HIGHEST BUYER ACTIVITY, BUT FALL CAN ALSO BE STRONG.
• DAY OF THE WEEK MATTERS – LISTING ON A THURSDAY OR FRIDAY CAN ATTRACT WEEKEND HOUSE HUNTERS AND MAXIMIZE EARLY EXPOSURE.
• CONSIDER MARKET CONDITIONS – IF MORTGAGE RATES ARE RISING, SELLING SOONER MIGHT BE BENEFICIAL. IF DEMAND IS SLOWING, WAITING FOR A BETTER SEASON COULD BE SMARTER.
• PERSONAL TIMING – IF YOU NEED TO SELL QUICKLY DUE TO RELOCATION OR FINANCIAL REASONS, A COMPETITIVE PRICE AND STRONG MARKETING STRATEGY ARE CRUCIAL.
PREPARING YOUR HOME
Staging your home effectively can make a huge difference in attracting buyers and securing top dollar. Here are some key steps:
1. Declutter and Depersonalize – Remove excess furniture, personal photos, and anything that makes the space feel too personal. Buyers should be able to envision themselves living in the home.
2. Deep Clean Everything – A spotless home feels well-maintained and more valuable. Pay special attention to kitchens, bathrooms, and floors.
3. Enhance Curb Appeal – First impressions matter! Mow the lawn, add fresh mulch, plant flowers, and ensure the front entrance is inviting.
4. Neutral and Light Colors – A fresh coat of neutral paint (whites, grays, or beiges) makes spaces feel larger, brighter, and more modern.
PHOTOGRAPHY & VIDEOGRAPHY
5. Highlight Key Selling Points – Arrange furniture to showcase the best features, like a fireplace or large windows. Keep spaces open and inviting.
Replace this text with your own. Describe your photography / videography process.
6. Maximize Natural Light – Open curtains, clean windows, and use well-placed mirrors to reflect light and make rooms feel bigger.
7. Update Small Details – Swap out outdated light fixtures, cabinet hardware, and faucets for modern, stylish options.
8. Create a Cozy, Lifestyle Feel – Set the dining table with stylish plates, place fresh flowers in the kitchen, and add soft throws or pillows to make spaces feel warm and inviting.
9. Stage Each Room with Purpose – Ensure every room has a clear function (e.g., a guest room, home office, or reading nook) to help buyers visualize how they can use the space.
10. Eliminate Odors – Use subtle, fresh scents like citrus or vanilla, and avoid strong air fresheners that may seem artificial or overwhelming.
MARKETING STRATEGY
A Realtor’s marketing strategy is designed to maximize a home’s exposure, attract the right buyers, and secure the best possible price. Here’s a breakdown of key elements in an effective marketing plan:

Price and Market
Positioning-Comparative
Market Analysis to detrrmine competitive and strategic price
Professional Presentation
Online Marketing and Listing Exposure
Targeted Outreach and Networking ie Open Houses and Broker Open Houses
Traditional Local Marketing
Continuous Monitoring and Strategy Adjustments
A strong, multi-channel marketing strategy ensures maximum exposure, attracts serious buyers, and helps sell the home quickly and at top value
BUYER ATTRACTION
Realtors attract the right buyers for a home by using a targeted marketing strategy that highlights the property’s best features while reaching buyers most likely to be interested. Here’s how:
Define the Ideal Buyer Profile
• Analyze the home’s features (size, style, location, price) to determine the most likely buyer demographic (e.g., first-time buyers, families, luxury buyers, investors).

Lindsey really shines by listening to what your needs are and coming up with a plan that meets them. I’m currently working with her again on selling and purchasing.
PRE-LISTING HOME INSPECTION
1. Increase Buyer Confidence – A pre-inspected home signals transparency and can reassure buyers that the property is in good condition, potentially leading to stronger offers.
2. Prevent Last-Minute Surprises – Avoid unexpected issues that could derail a sale, delay closing, or result in costly repair negotiations.
3. Stronger Pricing & Negotiation Position – With no major hidden defects, sellers can justify their asking price and reduce the chances of buyers requesting large concessions.
CLOSING COSTS
When selling a home, closing costs are expenses that the seller is responsible for at the time of closing. These costs typically range from 6% to 10% of the home’s sale price and include the following:
1. Agent Commissions
• Typically 5% to 6% of the sale price, split between the listing agent and buyer’s agent.
2. Title & Escrow Fees
• Title insurance (for the buyer’s protection) ensures a clear title transfer.
• Escrow fees cover the neutral third party handling the transaction, ensuring all funds and documents are properly distributed.
3. Recording Fee
• Recording fees are paid to update public records with the new ownership details.
4. Prorated Property Taxes & HOA Fees
• Sellers pay their portion of property taxes up to the closing date.
5. Seller Concessions (If Negotiated)
• If agreed upon during negotiations, sellers may cover part of the buyer’s closing costs, repairs, or credits toward inspection fixes.
6. Mortgage Payoff & Prepayment Penalties (If Applicable)
• Any remaining mortgage balance must be paid off at closing.
7. Home Warranty (Optional)
• Some sellers offer a one-year home warranty to give buyers peace of mind, costing around $500–$1,000.
