Working with parties going through divorce you likely often address points of contention and conflict.

When it comes to selling the house, the problems compound:

These are added points of stress on a case and consume the parties’ financial recources.

As a Certified Divorce Real Estate Expert, my job is to address these challenges through a specific listing process designed specifically for couples going through divorce, and to prevent and mitigate conflict so that the listing keeps moving forward and everyone involved can achieve closure.

What Is a

A Certified Divorce Real Estate Expert (CDRE) is an emerging expert in the field of family law who is specifically trained to support the real estate needs in a case.

Guided by experience, training, and the CDRE Code of Ethics, the effectiveness of CDREs is felt throughout the system:

Conflict is mitigated

Judicial economy is promoted

Lawyers are prepared and informed

Clients are represented by a trained neutral

To become a CDRE, an experienced REALTOR® must pass The Ilumni Institute’s rigorous months-long certification program. This program is application-only, and is taught by a faculty of family law attorneys, mediators, certified mortgage professionals, and real estate experts, with judicial officers as guest speakers.

CDREs offer three main services to family law community and their clients:

1. Education: Real estate is in constant flux, and the state of the real estate market and trends impact how cases are handled. Your CDRE will consistently provide you with:

Real estate market data and trends

Lessons from cases that everyone can learn from

Nuances of the real estate / divorce crossover

2. Resources: Every case with real property will need information. A CDRE can be your one resource for all things real estate, including:

Title documents: legal descriptions, deeds, property profiles

Values: sight-unseen and full reports, supported by expert testimony

Challenges: foreclosures, equity buy-out questions, liens, creative settlement structures

3. Divorce Listings: The listings of a house in a divorce case presents many challenges that CDREs are trained to handle, including:

Mutual agreement on pricing, offers, showings, terms

Sale sabotage

Court orders and proceeds distribution

The Code of Ethics

A CDRE shall maintain an active real estate license in good standing in any state in which they do business, without any disciplinary actions against their license.

A CDRE shall maintin an active membership with the National Association of REALTORS®,

A CDRE shall adhere to the National Association of REALTORS® Code of Ethics.

A CDRE shall always collaborate with, support, and assist their fellow CDRE’s and Ilumni® Institue, except when doing so would not be in the best interests of their clients.

A CDRE shall affirmatively seek opportonities to teach and educate the family law community about real estate matters as they relate to divorce.

A CDRE shall not, either personally or through control of a “team”, represent the Buyer in a divorce listing.

A CDRE shall maintain an arm’s-length distance between clients, buyers, settlement services, and cooperative agents in a divorce transaction.

A CDRE shall not seek or voluntarily acquire any vested interest in the purchase of divorce properties for personal or investment purposes.

A CDRE shall not represent either divorcing partner in another transaction during the life of the divorce listing.

A CDRE shall hold the best interest of divorcing family as primary and shall not allow the sale to be more important than the family’s best interest.

A CDRE shall not receive or give referral fees, or “kickbacks”, for attorney referrals.

A CDRE shall not take a listing outside of one’s scope of expertise.

A CDRE shall maintain Clients’ confidentiality from the general public at all times, beyond the life of the transaction.

A CDRE shall adhere to the Culture and Values of the Ilumni Institue at all times and act as an ambassador for the real estate industry to the larger family law community.

Diana Carcamo is a California Bay Area native and is a Certified Divorce Real Estate Expert (CDRE), specializing in the sale of real property in family law cases. With over 18 years of experience as a Realtor, Ms. Carcamo received her certification and specialized training as a Divorce Real Estate Expert from The Ilumni Institute. Ms. Carcamo has sold over 150 homes, which is over $120million in volume. She has also handled many divorce transactions for The Doyle Team, servicing both buyers and sellers. Ms. Carcamo earned her degree in Economics in 2000. With her extensive background in training and mental health development, Ms. Carcamo offers her objective and neutral expert opinion in low and high conflict divorce matters involving real property. Her extensive background and professional experience allow Ms. Carcamo to offer impartial opinions on complex divorce real estate issues.
