The site is fairly level, mostly laid to lawn with mature shrub planting and around six trees of note. The trees along the boundary with Westbourne Crescent are considered to be 'amenity trees'. The felling of any trees in a conservation area will require permission. Expert arboricultural advice will be required whether the trees are retained or not as the amount of available land for building is restricted by thetree crwons and roots systems (zone of influence).

The site is overlooked by the neighbouring dwelling (No 13) but a mature tree helps to screen the site from the bay windows. The design of any new dwelling would need to take account of planning guidleines in relation to right of light (see diagram above).

The site extends beyond the enclosed garden to include the sloping wooded bank down to Ty Mawr Road. It is likely that building on this bank will be resisted by the planning authority.

The living room now takes the central position on the ground floor, with relaxing views out over the water feature.

Adjacent to the living area is the study, which has plenty of wall space for bookshelves, and a lovely corner window so that Barry can 'connect' with life elsewhere in the house and at the same have private space. The dayroom or family room is now much larger and has been enhanced with a dining conservatory or sun room. This now means that all the family can enjoy being together on the sunny side of the house with protected outdoor dining possible under a verandah or pergola.

Design Principles The proposed dwelling is simple modern and sustainably designed. Rectilinear forms are easily prefabricated and assembled for economy and efficiency. Use of large high performance glazing units transmit light but require solar shading and control - the use of overhangs and louvres is necessary to reduce the risk of overheating in summer. The use of a reflecting pool can add delight and more reflected light deeper into the plan. If safety is a concern the 'infinity edge' can be modified to a more straightforward enclosed pond. The stair design is indicative only any type of stair arrangement or balustrade design can be suggested. The suggested materials shown are renewable and low maintenance. Lifetime Homes standards are met with the exception of a shower room on the ground floor. The legible design and hierarchy of privacy will ensure Secured By Design standards are met. Fabric first energy efficiencies can be achieved with the design which will enable close to zero carbon usage with the addition of pv cells.
