Ready or Not, Here They Grow We are knee-deep into Summer right now…with lots of time spent on volleyball and dance, relaxing by the pool and getting ready to send our oldest daughter off to college. We are doing our best to soak up every last minute of this summer break because come August, our lives will drastically change. I’m having trouble saying the words out loud, but here goes…she’s going to KINDERGARTEN…she’s going to HIGH SCHOOL…she’s going to COLLEGE!! Yep, that’s right…we have 3 girls that are all hitting huge milestones this year…and I’m just hanging on for dear life! All three of them are so ready, so excited and so prepared for these next phases of their lives! But me?!? I’m not ready. As much fun as we’re having this summer, it seems like almost everything we do has a sense of finality to it, since we have one leaving the Nest and starting her own life. I keep finding myself saying about everything – this is the last time we do this as a complete family unit. Yes, she’ll be home here and there this fall and of course will come back for the holidays…but this is a transitional time in her life. She won’t really “live” at home anymore – she’ll just be coming home on breaks. Our everyday family life will shift, and it’ll just be the 4 of us most of the time. And even with the 4 of us, that dynamic is changing too…our girls are simply growing up. Faster and sooner than I ever imagined…and I just don’t know if I’m ready. When they were babies, it seemed like some of the days lasted for YEARS…but now, the years truly feel like DAYS. We do love watching them grow and reach their God-given potential. And we ache right along with them during those times that they fall. But overall, they are truly wonderful human beings and we couldn’t be prouder of them…and it’s so much fun to see the excitement in their eyes and hear it in their voices when they talk about this coming school year and all the things they will get to experience. We’re excited to experience it along with them…and if there’s anything that can heal the ache in my heart as we watch them grow, it’s that they are truly happy. So, I’m going to spend the next 2 months holding on to my babies… because ready or not, here they grow! With Prosper Pride,

TOWN MATTERS
From the Desk of Mayor Ray Smith While I’m a naturally optimistic person for the most part, several events last month served to bolster my optimism even further for Prosper, its residents, and its future. The first of these was the celebration we held to honor the years of service of outgoing Council member Mike Korbuly. There’s no doubt that Mike’s dedication and devotion to Prosper have always guided his words and actions. While on Council, he always upheld his beliefs in a courageous and spirited manner, even when he stood alone. No one can ever doubt his good intentions or his unflinching loyalty to his own family and to the larger Prosper family. His unrestrained sense of humor, his infectious laughter, his seemingly always bright outlook, and his enduring sense of duty have left indelible marks on the Council, and we are a better community as a result of his time on Council. At the same time, our newest Council member, Marcus Ray, is already proving to be an asset in his own right. His “Let’s do it” attitude will prove to be invaluable as we move forward. The second reason for optimism is the latest and final iteration of TxDOT’s plan for Hwy 380. As you know, the state has published what everyone agrees is the definitive alignment for our southern border. In line with our long-established transportation plan, Hwy 380 will remain exactly where it is from Custer Road westward, even after it becomes the limited access roadway envisioned by TxDOT. Our carefully developed plans over the years have always kept Hwy 380 right where it is. This Council reaffirmed that stance several 12 | June 2019 WeArePROSPER.com
times through resolutions that left no room for misinterpretation. In fact, Mike Korbuly was among the loudest voices for that. We asked and received support from County Commissioner Susan Fletcher and State Senator Pat Fallon in our quest to ensure that our residents’ wishes were taken into serious consideration. Fortunately, our combined efforts prevailed. A third reason for optimism is the wonderful response we’ve had to this year’s Mayor’s 100-mile Challenge. Staff reports that we have had a very enthusiastic response from residents this year. People are walking, jogging, and biking their way to 100 miles, and often far beyond. We are a fit community, by and large, and keeping our health up is important. Take it from a stroke and heart attack survivor, fitness is lifesaving. We’ll officially celebrate the accomplishments of the challenge participants at a Town Council meeting this month and announce the overall winners. Finally, there’s really only one word that can adequately describe DownTown Live! – Tremendous! My Council colleagues and I were on the receiving end of compliments throughout the entire event. The music, the food and drinks, the weather, the venue, the sense of safety and security, and much more were all characteristically Prosper. Our downtown has been under some kind of construction for over three years, and this festival gave us all a chance to take a breath, recognize our downtown merchants, and have a good old fashion Prosper good time. My thanks to everyone who had a hand in putting it together. It’s another good reason I know that my optimism in Prosper is so well-placed.

The best decision I made when I decided to sell my home and buy a new one was to hire Debbie Carroll Boyce. She supported me every step of the way. From great recommendations on targeted improvements that had the most impact and maximized the price to staging ideas and support with staging, Debbie was there with me every step of the way. She was always available to speak to and support me throughout the process. My house sold while it was still in the “coming soon” stage and that’s because of Debbie’s recommendations. She came through helping me find a new house that is perfect for me and even a mover! If you’re looking for a smart, professional and extraordinarily knowledgeable Realtor, I strongly recommend you connect with Debbie. If I move again, I certainly will.

Southern Brave
You may have heard about the boys of Southern Brave, or even been to a show. They are a band with obvious rock influences that seep into their live performances, with high energy and Red Dirt sounds that follow them everywhere they go. Southern Brave claims roots in the small North Texas town of Celina, where singer/songwriter Don Stalling, guitarists Chris Sanchez and Michael Logan, bassist Max O’Neal, and drummer Brian Dodson all came together as a band. They each bring their unique style to the table and are not afraid to allow their creativity to flow. Their upcoming EP, “Late Nights And Bar Fights”, is an intimate preview of their lives as they see them. Together, they never fail to impress an audience and continue to keep their sights set high.

PARKING & SHUTTLE INFO
P 2019
ON-SITE PARKING: Frontier Park is rapidly growing and evolving, which means that both the Town of Prosper and Prosper Independent School District are adding more and more parking!! This year at Pride in the Sky, anyone who wishes to park on-site should plan to arrive early to secure your parking space. There will be hundreds of spaces available to the public. Parking passes are not available for this entrance, and once the parking lot is full, you will be directed to Prosper High School to ride the free shuttles. Prosper Police Department will be on-hand to direct traffic and keep the cars moving. FREE SHUTTLE FROM PHS: Once again, we will be offering a FREE shuttle from Prosper High School to Frontier Park. To take advantage of the free shuttle, please park on the north and east side of PHS to load. Buses will begin accepting riders as early as 3:00pm. We have increased the number of buses this year to cut down on the wait time for the shuttles. The shuttles will deliver passengers to the event by the entrance of the Kid Zone. Shuttles will run continuously throughout the evening, transporting people to and from the park. The very last shuttle prior to the fireworks will depart from Prosper High School NO LATER than 8:55pm. If you are not on a bus by 8:55pm, you will not be able to get into Frontier Park to watch the fireworks. After the fireworks have ended and the Prosper Fire Department gives the all-clear, all of the buses will begin loading passengers to return them to Prosper High School. This will take place at approximately 10:00pm and at the same entrance as passengers were dropped off at. The shuttles will continue to run until all passengers have been returned to the PHS parking lot. The band will play until 10:30pm, allowing for entertainment while everyone is able to grab a shuttle.

FUSE Workspace’s Growth in Prosper Means Help in Uganda Mike & Tamara Daugherty are all about hospitality. Their company has developed and operates hotels throughout Texas and at their core they are about service. A few years ago, Mike began to think about the convenience of having an office for his company in Prosper, a short commute from his Celina home. That led him to explore the world of coworking. Coworking encompasses a variety of workspaces, including café environments, dedicated desk zones, and private offices, with the number of coworking facilities like WeWork and FUSE having multiplied rapidly the last few years. Coworking has many names, like “flex office” and “shared workspace,” but the term Mike prefers most is “serviced office.” He will tell you at the heart of what they do at FUSE is hospitality and to the FUSE team that means service. Mike believed his companies’ hospitality expertise would fit well with a cowork business venture. After extensive research, he decided Prosper was the place to launch his new cowork brand, FUSE Dynamic Workspace. FUSE opened in June of 2018 in Prosper Town Center, adjacent to Prosper’s well-known restaurants Palio’s, Ernesto’s, and Sonic. The first phase included two floors designed for coworking, dedicated desks, private offices, and conference rooms.
26 | June 2019 WeArePROSPER.com
Mike described the development of his first office building and FUSE as a lot of fun. “In all my hotels we franchised with brands like Hilton & Marriott, each having a specific brand program. Creating the FUSE brand from scratch has been a lot of fun.” To help open the first FUSE, Mike recruited his friend Bridgette Bise as the General Manager. “Bridgette and I worked with several consultants and studied a lot of operators. In the end, we built a really unique business model – one driven by hospitality and community – flavored with a fun and collaborative work environment.” FUSE is a place where members can secure a private office or a great place to cowork without signing a multi-year lease with all the commitments that entails. “Our offices are move-in ready. Members can walk in the door in the morning and have their office set up and ready to go in a matter of minutes”, said Bridgette. The building’s interior, designed by Mike’s wife Tamara, is a case in point. Colorful art, interesting furniture and fixtures, vibrant paint colors, and floor to ceiling windows create a light, bright, and friendly feel. Every office is equipped with a versatile sit-stand desk. Members from a variety of industries often collaborate in the Honeylu’s-operated café area, or at a lunch and learn in the large conference room, or in an exercise class provided by building tenant NexGen Fitness. The company’s philosophy drives everything, noted Daugherty. “Our mission is to help our members ‘Do More.’ Not only in their businesses – but also as individuals: becoming more healthy, serving others, making our community and world a better place – that’s how ‘Do More’ is played out at FUSE.” An example of the ‘Do More’ philosophy is FUSE’s partnership with local ministries like Grace Bridge and MasterCares. Grace Bridge serves families in Celina and the region, and MasterCares built and operates a Christian school and hospital in Uganda. FUSE & NexGen Fitness provided funding to dig a water well in Uganda with MasterCares, and FUSE has committed to build a new well for each new FUSE location. FUSE also gives a portion of funds on behalf of FUSE members to support children in Uganda and locally to families through Grace Bridge. FUSE Brand Manager John Herring believes FUSE’s mission to serve others is critical. “Life is about more than succeeding in business, as important as that is. We believe we’ve been blessed to be a blessing to others. At FUSE, our goal is to provide opportunities outside of work for our members to serve, to support, and to help others in need.” Since its beginning, FUSE has been an active supporter of local ministries and non-profits by providing financial support, as well as office and meeting space. Mark and Cathy Speed, who recently launched the Parents-R-Partners support and education group, hosted their inaugural meeting at FUSE. Mark commented, “FUSE served as the perfect venue for our first event and would be a great venue for other community gatherings.” The Prosper FUSE location is now a bustling community where companies, community organizations, and members share workspace, ideas, and knowledge. The recently opened third floor provided an additional 57 private offices and three conference rooms, including a professionally-equipped podcasting studio. The team at FUSE is now busy on their second location, currently under construction in the vibrant CityCentre development in west Houston. They have plans to open more FUSE locations in Dallas-Fort Worth, Houston, and Austin. With so many other players in the coworking market, FUSE is carving out a unique niche. Brand Manager John Herring noted, “We’re providing space for people to excel in their businesses and organizations. We’re providing opportunities to do more for people in the community and the world. That’s a worthy investment of time and energy. It’s our passion.” To learn more about FUSE Dynamic Workspace, visit their website at www.fuseworkspace.com.
GROWING PROSPER
Incorporating Natural Creek Beds for Drainage Do you have a slope on your property down which excess water flows, causing erosion on the slope and/ or a landscape drainage problem below? Homeowners often get rid of such puddling by building dry creek beds. Besides the practical aspect of improving landscape drainage, dry creek beds can also be attractive. In fact, some folks with absolutely no landscape drainage problems build dry creek beds just because they like the look of them! A great place to start is to plan the course that the dry creek bed will take down the slope. Identify and define the 2 edges of that course with landscaper’s paint. A meandering course always looks more natural than a straight course. How high up the slope should you start? In some cases, there’s little choice. For instance, if a landscape drainage pipe that’s already in place is dumping all that excess water onto your property, your decision is clear-cut: begin the dry creek bed right under that pipe. However, in cases where you have more leeway, attempt to disguise the “headwaters” of the dry creek bed by making it bend out from behind a large boulder or perhaps some type of plant material. When the source of a stream is basically hidden, onlookers must use their imagination…and what we construct with our hands is rarely as pleasing as what we construct with our minds! We’ve discussed how high up the slope should start. But what about where to finish down below? Some homeowners redirect excess water toward the street. But it’s best to contemplate a worstcase scenario when dealing with public property, because that means dealing with the city and codes -- which can be a real stickler when it comes to issues like redirecting excess water. So, check with Town of Prosper first! If their response is positive, it might be best to get something in writing that says so. Your HOA may request you to have approval as well. What if you’re not allowed to redirect the water to the street? Unless you already have a landscape drainage system in place, you have 2 main options. You could channel the water to a location on your property where it’s less troublesome and where, if the soil is sandy enough, it can percolate harmlessly down into the ground. A
28 | June 2019 WeArePROSPER.com
second option is to build a small pond and funnel the water into it. You will find this to be a more standard end of creek bed collection or dispersing location. So much for the course of a dry creek bed. What about its depth and width? These dimensions don’t have to conform to any rule exactly. Look at dry creek beds in nature: they’re obviously not all of the same depth and width. But there’s a general rule you can follow… dry creek beds tend to be wider than they are deep, which is good news for you -- less digging! A 2:1 ratio is about right, meaning you could make the dry creek bed 4 feet wide x 2 feet deep, for example. With the planning done, now it’s time for the first real work in the project: the digging. It’s easy to build dry creek beds for landscape drainage, provided that the soil you’ll be excavating isn’t strewn with roots and rocks. Those with difficult soil to excavate can take solace in the fact that excavating the dry creek bed will be the most labor-intensive part of the endeavor! Take the soil that you’re excavating and mound it up along the sides of your dry creek bed, as you go. This will reduce the amount of digging that you have to do, since you’ll be lowering the base and raising the sides in one motion. Tamp down this excavated soil with a tamping tool. After the trench for the dry creek bed has been excavated, lay down landscape fabric along its whole length. You want the fabric to cover the mounds of earth on both sides, as well as the trench. Hold the fabric in place using fabric pins or garden staples. Now for the part of the project that will be visible to viewers: the rock itself! For projects intended to improve landscape drainage, all rocks need to be either be large enough or smaller but mortared into place to form a solid channel that will carry water away (for ornamental dry creek beds, this is optional -- and probably undesirable). Apply mortar only to short sections of the fabric at a time, since mortar dries quickly. Use at least 2” of mortar. Lay the rocks in the mortar, and then repeat the process with the next short section. It’s easier to work from the top of the slope, down. You can use rock of various shapes and sizes, but many homeowners prefer to select more round rocks (“river rocks”) than flat ones. Round rocks conjure up an image of the water that has been gushing over them, knocking them about and causing them to become round over time. A tumbled Aggregate is always more aesthetically pleasing.
Place Small River rocks in the center of the trench; the water will flow over these. Place your larger rocks on the sides of the dry creek bed, where they’ll help channel the water and where they’ll always have the most visual impact. Save any boulders for the biggest bends in your stream’s course and to disguise the “headwaters” of the dry creek bed. Tips: After you build dry creek beds, you can dress them up a bit. Plants will always soften the edges, for instance. If you’re more ambitious, you can install a landscape bridge over the dry creek bed and perhaps plant tall ornamental grasses to serve as “bookends” at both entrances to the landscape bridge. Adorn the landscape bridge with hanging container gardens to create a knockout focal point for your yard. And of course, if you love the idea of doing this but it seems a bit overwhelming you can always give me a call to help you make it happen! Question: Jimmie, I want to plant a shade tree near my small patio. I don’t want anything that will dominate my entire backyard. I was thinking of a Bradford Pear tree. Do you think that’s a good choice? If not, why and I would love some other suggestions. Thank You for your time! Julie F. in Prosper. Answer: Hi Julie, Bradford Pears typically have bad branch angles. If you look closely at them, you’ll see that many trunks develop within the cluster of the canopy and they all head almost vertical skyward. As they begin to mature in 5 or 6 years, they pinch a great deal of moisture and debris between the branches. The wood doesn’t join properly, and the branches begin to break out of the tree at 8-10 years of age. Better types of ornamental Pears like the Aristocrat variety have a much stronger branch structure and will live much longer. Also, when you mention “small patio” I tend to immediately consider more ornamental choices for you to consider like Oklahoma Redbud, Mexican Plum, Tree form Crape Myrtles, Vitex tree and best of them all Little Gem or Teddy Bear Magnolias! Until next time…Happy Gardening!!

I believe my clients come first and if you’re not left with an amazing experience, I haven’t done my job. I don’t measure success through achievements or awards, but through the satisfaction of my clients. "We recently had the pleasure of working with Shelley Herman on selling our home and helping us to purchase a new one, and she is simply amazing! We purchased our new home before selling our old one, so Shelley knew the urgency in us needing to sell our old home quickly and went above & beyond in all aspects. She was always there to answer our calls and our many questions. Her marketing materials and strategies were top notch, which created a lot of interest and traffic. She helped us to pick out paint colors and helped with staging our home before listing. She held our house open nearly every weekend (sometimes twice in one weekend) until it sold. She always kept us updated and gave us guidance throughout the entire process. When I wasn’t available for a showing, shelley would run over to my house and turn on all the lights, media room equipment, outdoor music, etc. to get it ready for the showing. We received multiple offers, and Shelley helped us to choose the right one. When we were casually looking for a new house, she was always available to take us to look at any that we had found. We looked for probably a year, until we finally found one that we loved. We did a lot of renovations and Shelley has even helped with ideas. Again, above and beyond. Both transactions were smooth and painless because of her expertise and hard work. We would highly recommend Shelley for buying or selling your home!" -Buck and Nicole Jones Prosper, Texas Shelley Herman Realtor / Keller Williams North Country 1212 S.
