OUSE buyers can get free one-on-one financial advice on how the new government Help to Buy scheme can get them on the property ladder at an open weekend today and tomorrow. Countryside Properties is holding the event at its Norris Green Village development in Deanscales Road, Liverpool, from 11am-6pm. It aims to give local buyers the chance to drop in and speak to a financial expert who will guide them through the process step by step. The Help to Buy scheme, which launched in March, has already sparked much interest, with the Council of Mortgage Lenders reporting a 20% increase in first time buyers during the scheme’s launch month. Through Help to Buy, buyers can get a mortgage of £92,250 requiring a deposit of only £6,150, with average monthly mortgage payments of £397. Prices for three bedroom homes start from just £98,400. Help to Buy, which was unveiled in the March Budget, is designed to give buyers a step up onto the property ladder, enabling them to own 100% of the property while receiving an interest-free equity loan of up to 20% and requiring only a 5% deposit. Peter Vella, regional sales and marketing director at Countryside Properties, said: “As interest in the new Help to Buy scheme continues to grow, we want to ensure buyers have access to all the information and help they need. “Our open weekend is a great opportunity to pop in and speak to one of our experts and ask any questions they may have. They can also find out if they are eligible there and then.” A collection of three bedroom detached and semi-detached family houses is currently available for sale.

Display tells touching tale
SINCE I'm not at home and have had the good fortune to be at Chelsea, I thought I'd tell you about a few special exhibits. Perhaps one of the most touching little gardens was in the Fresh Garden category. It was called First Touch and was designed by Patrick Collins as a tribute to the neonatal unit at St George's Hospital in South London, where his daughter went when she was born four months early. He says it's thanks to them that Isabel survived, and is now 12 years old. The garden features rounded forms, both in the small yew domes and the geraniums, mosses and grasses. It is charming.
THE next one I wanted to share with you was After the Fire, designed by James Basson, which was inspired by the regeneration of an area of hillside burned by a forest fire. It was a striking design with boulder seats whose tops were vivid orange glass, signifying molten lava. The burnt remnants of trees and shrubs overlooked the whole display where cistus and myrtle had regrown around their bases. There was a scattering of asphodeline as
■ After the Fire by James Basson though they had germinated and grown up as the fire was extinguished. The centrepiece of the floral pavilion – literally as well as horticulturally – was the Hillier Risk display. Despite the weather, it was bursting with colour and vigour, all the plants were in immaculate condition and there were beautiful perfumes to immerse yourself in.
HE Chelsea Flower Show Centenary has come to an end. All those beautiful gardens are being dismantled and in The Great Pavilion exhibitors have sold their wares and packed up their stands. And what a glorious show it was. After one of the coldest springs on record once again everyone pulled the rabbit out of the hat. For some, their cherished plants could have done with a bit more sun. Kelways – who staged a spectacular exhibit celebrating 100 years of showing at Chelsea – had a stand displaying their history. It was divided into four: One with vegetables, one with flowers and fruits. The other two showed the plants for which they have become famous... peonies and irises. Though its gorgeous tree peonies were at the peak of perfection, its irises struggled to open in time for Monday's judging. By Friday they were fully open and the public really appreciated these gorgeous blooms. Dave Root and his team gave the show a very special display. Peonies were at the heart of Binny's stand. Their voluptuous chalices were arranged in vases in tiers. There were pinks, corals, white, magenta – even a few yellow cultivars. The descendants of the flowers on show come from Japan, Turkey and the United States. These are flowers whose entire history tells the tale of adventure, exploration and endeavour. Hybridists have crossed flowers from different continents in an attempt to make bigger, brighter, bolder blooms. Yet these flowers still exhibit the grace and elegance of their forebears. I couldn't resist posing on the stand, though, needless to say, the peonies far outshone me. Peonies came into the story once again when we filmed a piece about pollination for the BBC's Chelsea coverage. It was the last shot of our film when we discovered a lovely species of peony whose ovaries were swelling, having been pollinated. We were looking at the ways different creatures are involved in transferring pollen from flower to flower. All these relationships have evolved over many thousands, sometimes millions, of years. We looked at Strelitzia reginae, the bird of paradise flower, which is pollinated by sunbirds in its native South Africa. Searching for sweet nectar, they land on the bright blue protruding lip of the flower. Their weight opens
I joined the centenary celebrations at Chelsea Flower Show and found myself taking a really wonderful tour of the world's exotic blooms... here are some of my favourite discoveries
the two sides, exposing anthers smothered in white pollen. The feet and breast of the birds are covered in pollen as they reach in to drink. Then off they fly to a new flower, ensuring pollination has taken place. On the same stand, Kirstenbosch from Cape Town had a cycad – a prehistoric tree that used to be
pollinated by a long-nosed beetle, now extinct. The only way this remarkable plant can reproduce now is when people step in to transfer pollen. Fritillaria imperialis, otherwise known as the Crown Imperial, has nectaries deep within its gorgeous orange bells. Where it comes from,

tantamount to taking a global tour. Crug Farm Plants made a spectacle for delighted visitors with its collection of exotic plants gathered from forests of the Far East and Central and South America. Bleddyn and Sue Wyn-Jones scour localities far and wide to collect seed of exciting plants. On their stand was the most remarkable assembly of trees, shrubs, climbers and herbaceous plants. It was a circular stand and I found myself walking round and round, spotting something different on each tour. One of the most striking plants was a dainty rheum with dark leaves, crimson midribs and a towering flower spike. Many grow to huge proportions but this one looks neat enough to be accommodated even by a small back garden pond. There was a disporum in the lily family that looked just like a bamboo until, at each leaf node, extra shoots supported delicate green bells. This stand was quiet and green but the
Warmenhoven stand was a kaleidoscope of colour. This Dutch nursery always puts on a show at Chelsea, full of alliums and amaryllis. Normally they are displayed in traditional fashion – but not this time. Peter Warmenhoven designed an overhead construction, an aluminium framework, on which his team had hung individual amaryllis so passers-by could gaze up and see the full beauty of these flamboyant flowers. It won the Diamond Jubilee Award for the best exhibit in the floral pavilion. A more traditional approach was adopted by Bloms Bulbs. Its display is always a fine array of tulips in every conceivable colour, displayed individually. Visitors drool as they walk round, notebooks in hand, deciding which will grace their gardens next spring. A departure this year was a huge copper pot with a mixture of white, pink and purple tulips. It looked ravishing.

ELP to Buy is now available on all new homes at Thornton Cross, near Crosby, offering customers the chance to save thousands of pounds off the initial price. Elan Homes are able to offer purchasers the Governmentbacked incentive, which makes buying a brand-new home easier to afford. Customers will only need a 5% deposit and 75% mortgage as they will be offered an equity loan for up 20% of the property’s value. Andrew Robertson, senior sales manager for Elan Homes in the North, says: “We’re delighted to be able to offer Help to Buy at Thornton Cross, where we have a choice of four bedroom homes available. Do you need more space at home? Converting the loft into an extra room can make sense both now and when you come to sell, says JULIA GRAY
WE have a 3in high by 12in wide wedge-shaped wet patch at skirting board level in our lounge. What could it be? It’s common when installing driveways or landscaping for the ground level to rise and cause dampness at a low level. Also check that all your airbrick vents are clear – they may have a build-up of soil, which can also cause dampness.

■ A spiral staircase, inset left, could help open up your loft for conversion to an extra bedroom roof to make it higher, which is a radical and expensive step. You’ll also need space for a staircase up to the loft on the floor below and if this means losing a bedroom, you may not be much better off by converting the loft. Spiral staircases can be a good space-saving solution, as can narrow (and straight) ‘space-saver’ staircases, although these aren’t necessarily practical for everyday use and may not comply with building regulations. You often see houses for sale with ‘loft rooms’, rather than an extra bedroom in the loft and this is usually because the room doesn’t fully comply with building
regulations. It’s a shame to spend all that money and effort converting the loft into a habitable room and not reaping the full rewards, but that’s not necessarily the end of the matter. If you have a loft room, it may be possible to get building regulations approval so it can officially be called a bedroom and be safe to use as one. You can do this by, for example, upgrading the staircase or changing the windows and insulation. Your local council’s building control department will be able to advise you, as they enforce building regulations. While planning permission can be required for loft conversions, it’s not usually necessary, providing your home has permitted development rights and you stick to the permitted-development rules.

F your home’s loft is more valuable to you as living space than storage, converting it is the obvious thing to do. A loft conversion will make your home more valuable and sellable and if you can fit a bathroom or shower room up there, as well as a bedroom and built-in storage, you have the perfect master or guest suite. Loft conversions cost from around £20,000, depending on the amount and type of work involved. The cheapest and easiest loft conversions are ones with skylights (eaves conversions), as the line of the roof is unchanged. However, this isn’t ideal if the loft has limited space and head height. Building out the roof to create more useable space inside is often necessary, which means a more expensive and complicated dormer, mansard or hip-to-gable conversion. For a loft to be suitable for conversion, the useable part should be at least 2.3m high – the steeper the pitch of the roof, the better it will be for conversion. Standing up in the loft and walking around will give you an idea of how much useable space there is. If there isn’t enough head height, even by building out the roof, you could lower the ceilings in the rooms below, but this isn’t practical if they’re already quite low. Another option is rebuilding the

You can’t, for example, have more than 40 cubic metres of converted roof space in a terraced house, or 50 cubic metres in a detached or semi-detached house. Verandas, balconies and raised platforms aren’t allowed; and side-facing windows must have obscured glass. The council will be able to tell you whether you need planning, but you can find out about the permitted-development rules at www.planningportal.gov.uk, where there’s a loft conversion guide. Unless your house is detached, converting the loft will affect a shared wall or walls with a neighbour or neighbours, meaning that the work falls under the Party Wall Act. To comply with the act, you’ll need to give your neighbours two months’ notice of the work and unless they agree to it, you’ll have to appoint party wall surveyors to draw up agreements governing the work, which can be a fraught and expensive process. If your home’s leasehold, there could be additional complications. The loft may belong to the freeholder, and even if you do own it, you’ll probably need the freeholder’s permission to convert it.

IT may be trapped air, so try bleeding the radiators. It could also be the pipes rubbing against the floor joists or there may be a build-up of scale or sludge. If the problem persists after bleeding, call an engineer and he may flush through a cleanser.

IF the shower is electric, you need to get an electrician because you are not allowed to work on electrics in a bathroom, kitchen or outside – anywhere there is water. HOW TO TIP THE only way to know for sure how suitable your loft is for conversion is to ask the experts. Lots of companies specialise in doing loft conversions as a one-stop shop, or you could get an architect to draw up the plans and a respected builder to do the work.
