Bad layout can ruin a good property I

F YOU have a house or flat with a bad layout, or you're thinking about buying one, changing the layout can be expensive and won't necessarily be easy, but it could transform your home life. Cottages and small terraced houses – or converted flats in them – are some of the worst offenders when it comes to bad layouts. Common problems include no hallway – you come straight into the reception room – the staircase in the middle of the reception rooms – this looks really odd if the rooms have been knocked through but the staircase hasn't been moved – a downstairs bathroom or an upstairs bathroom accessible only through a bedroom, making the bedroom little more than a corridor. While living rooms, dining rooms and kitchens can be 'corridor' rooms, if they have to be, bathrooms and bedrooms obviously can't. Putting up a partition wall is an easy and inexpensive – costing around several hundred pounds – way of creating privacy in a corridor room, but there are rooms where it isn't a quick fix - if the window is in the wrong place, for example. The trend these days is for big kitchen-diners/family rooms, but if your home has the bathroom at the end of the

You may not realise it, but the layout of your home makes a big difference to how you use it and how much you enjoy living there. Julia Gray looks at ways to improve your property's space kitchen – a common problem in small, period houses – it stops you from having a kitchen-diner with good access to and views of the garden and it's also, of course, inconvenient to have the bathroom so far from the bedrooms. Moving a bathroom isn't the easier or cheapest job and it will depend, unless you choose a macerating loo, on the position of the soil pipe, but a good plumber can do it in two or three days. A bathroom is the one room that can be internal – without a window – which may be a compromise worth making if it improves the layout. A bathroom can also be shoehorned into a really small space, especially if you're prepared to sacrifice the bath for a shower cubicle, or have no cubicle at all, ie a wet room. While putting up walls is often a solution to layout problems, taking them down can work just as well. Knocking two reception rooms into one is commonly done, as is taking out a wall between the kitchen and an adjoining room to create a large kitchen-diner. Thirties houses are popular

with families, but they usually have small, narrow kitchens that aren't suited to family life. Extending at the back of the house to create a big family room is the ideal solution, but if you can't afford an extension, opening up the kitchen to the dining room can create a much more practical and pleasant room. Of course, the problem with removing walls is that some of them are holding up the house, so you will need to consult a structural engineer at the planning stage. In addition, you may need a party wall agreement with your neighbours if you're doing structural work or cutting in to a shared wall or floor/ceiling. If you live in a flat, the best layout is often the same as the flats above and below yours, as you don't want your bedroom underneath someone else's living room, for example. Changing the layout is often more difficult in flats because you usually need the freeholder's permission to make alterations, or the permission of your fellow freeholders if you own a share of the freehold.

If the new layout differs from the floor plan on the flat's lease, you may need a deed of variation (drawn up by a solicitor) to reflect the changes and avoid problems when you sell. If reconfiguring the existing space doesn't solve your home's layout problems, increasing the living space, either by building an extension or converting the loft, garage or cellar, is the next best option, although it's usually more expensive. That said, extensions and conversions generally add value and make your home more future-proof. Many houses – although not flats and maisonettes – have permitted development rights, so as long as you stick to the rules, you can often extend and convert without applying for planning permission. TACIE Williams and Michael Ross feared they would never have a home of their own. In spite of having a young son together the pair were forced to live apart because they feared they were locked out of the housing market. Now, though, thanks to Keepmoat Homes, the family are finally living under the same roof, in their dream home on Merseyside. “We’re so happy to finally have a place of our own, and it means our family can be together, and we can bring up our son in our own home,” says Stacie. Stacie, 23, and her boyfriend Michael, 24, spent years living apart at their parents’ homes despite having a two-year-old baby together, because they couldn’t afford the high deposit they would need for a house of their own. Now the couple, and son Ashton, have finally been united after buying a property at Keepmoat’s St Joseph’s development in Birkenhead. OU’RE not alone if you walk into your home and your spirits wilt as you’re greeted by a jumble of coats, shoes and bags, as the hallway is generally the most neglected area in the home. All too often it’s an afterthought when it comes to decor, and yet the hall should be the star of the show because it presents the first impression of your style to visitors. Here’s the experts’ advice on transforming a hallway. WONDER WALLS A hallway is usually such a small area in a home that you can let loose and try a bold pattern paper or a colour you might be too inhibited to use in a main living area. “Painting walls a bright or darker shade half-way up a wall, dividing with a dado rail if desired, and then using a lighter shade for the upper half of the wall which reaches the ceiling will make a hallway look more spacious,” advises Charlotte Hedeman Gueniau, author of Happy Home. Add impact, she suggests, by removing carpet and painting an entire staircase, and stencil decorative or amusing words on each riser to bring instant character to the space. Be aware this will make stairs noisier though. Bring a magical atmosphere to a hall with Goddess paper where feminine faces nestle amongst a design of tree branches. £69 per roll, from the Spellbound wallpaper collection, Graham & Brown. Crown Paints has a variety of stunning shades in its range which can be combined to revamp a dull hallway. Bang on trend are its Blue Mid and Yellow Mid from Crown Paints Matt & Silk range, £20.98 for 2.5 litres, from Homebase. Little Greene London’s Wallpapers III collection starts from £49 a roll. Harlequin Folia wallpapers, from £39 a roll, also have interesting designs and extensive colour combinations. WALK THE FLOOR It’s essential to have hard-wearing flooring in a hall - a high traffic area. “Floor tiles come in such a wide range of colours, textures and finishes these days that they’re becoming increasingly popular for halls,” says Claire O’Brien, trend manager for British Ceramic Tile. “Natural stone tiles are an ideal way to create a timeless, opulent-looking hall. For a real statement, combine natural stone with a French pattern design, to emphasise the shade variation of the tiles. “Alternatively, choose a rustic-looking floor tile that can flow through the entire downstairs to achieve a sense of bringing the outdoors in. A muted, organic colour scheme with moulded borders and wood cladding will create a hallway full of warmth and

Carpet, provided it’s high-quality and hard-wearing, is a good choice and can bring warmth and colour to a hall area, as well as minimising noise. “Stripes are hugely popular in halls and work particularly well on stairs and for runners,” says Roger Oates, founder of the company of the same name, which specialises in floors and fabrics. “Striped designs are timeless but have a contemporary edge in the colour combinations used - and can look stunning against old oak or even on stone staircases. “For halls, a stair runner with underlay will soften the noise of feet resonating up and down stairs. Ensure you use entrance matting to trap as much dirt as possible if you opt for carpeting and ideally ensure family and guests remove shoes.” Roger Oates carpeting and stair runners start from £112 per linear metre. Mohawk Carpets has a

SmartStrand Sheer Ecstasy carpet, £61 per square metre, which claims to offer inherent stain and soil resistance for a truly worry-free look. WINDOW DRESSING Curtains can be unsuitable for windows in halls, which are often narrow passageways, and blinds may be a neater solution. “Hallways tend to be draughty places so consider a thermal window dressing,” says Sarah Quilliam, head of product design at Hillarys blind company. “An interlined roman blind still gives a sleek, uncluttered feel but has extra padding between the face fabric and the lining to give extra insulation. There are other advantages too as it can help to reduce external noise, perfect if you live on a busy street.” Hillarys lined romans start from £104, plus £30 for interlining. STARRY STAIRS Staircases are a key feature in a hallway and nowadays their potential is being realised with revamps of banisters, bespoke

staircases, or lighting. “Revamping a staircase can breathe new life into a hallway and turn your stairs into a real style statement,” says Simon Meyrick, designer at Neville Johnson. “A staircase’s visual impact can reflect upon the whole property.” The company offers a bespoke staircase renovation service which can transform dull, tired staircases with classic wood to more contemporary designs which can incorporate sleek glass. Adding light to a staircase can dramatically change its aesthetics, says Richard McLane, design director at Bisca, which specialise in bespoke staircases. “A well-lit staircase, particularly one in an open-plan space, can maximise the illusion of space,” he says. “Spotlights can be recessed into the wall alongside the stair to provide effect more than illumination of the staircase. “Recessed LED strip lights can be used on timber or stone treads to emphasise the line of the steps and will scatter lights across the

treads and risers, and the effect can also be used on glass staircases.” To ensure safety, it’s essential to consult a specialist about lighting effects. Neville Johnson bespoke staircases start from £2,000; Bisca bespoke staircases start from £15,000. STORE SOLUTIONS If members of the family discard their possessions haphazardly as soon as they’re through the front door, there’s an urgent need for storage that’s so easy to use they can’t ignore it. “Stopping a trail of belongings littering a hallway can be a thankless task, so the space needs equipping so it’s user-friendly,” says Clotilde Passalacqua at Ikea. “A cupboard for shoes, a generous amount of hooks or a coat rack, as well as a slim storage unit for hiding away seasonal items such as Wellingtons, hats and gloves as well as sports kit can transform a space.” A Bissa shoe cabinet, with two

SHINE A LIGHT Effective lighting is essential in a hall, which is a functional space where guests are greeted and you make last-minute preparations before leaving the house. “Wall lights are great space savers

and perfect for hallways,” says Laura Pagan, co-founder and buying director of lighting specialists Pagazzi. “They generate a welcoming, friendly atmosphere and, spaced apart correctly, they can also create the illusion of a lit pathway. “Wall lights can also be used to highlight any art or pictures you may have displayed. Picture lights could make a feature of a painting or photos and create a gallery feel to the space.”

Make a small hallway appear larger by using uplighter wall brackets. These will bounce light onto the ceiling and walls, in turn creating the illusion of a bigger space. And glow of light at the end of a hallway, Laura advises, will pull the eye towards it and make the space appear longer. You can achieve this effect by using a statement floor lamp, while table lamps work well on slim console tables to add to the illusion.

way. Alternatively, sow single rows with seeds 5cm apart or triple rows with seeds 12cm apart, allowing 60cm between adjacent rows or bands. All but the dwarf varieties will need supporting with twiggy branches called pea sticks, or with pea and bean netting tied to posts. In April, plant tall varieties in the border alongside their supports and make outdoor sowings in colder areas. Seeds will germinate at 4C but you’ll

probably have more success at 10C. By May, the earliest crop should be ready and pods should be picked frequently as leaving them on the plant for too long will shorten the cropping season. Other good varieties include ’Kelvedon Wonder’, a wrinkle-seeded dwarf variety which produces an early crop from a spring sowing, and ’Waverex’, which produces pods with very small sweet peas, or petits pois.

Prices saw a 0.2% month-on-month increase to reach £162,638 on average, following a 0.5% rise in January. The building society said there have been “tentative signs of a pick-up” in recent months, following the launch of a Government scheme to help borrowers, which has prompted lenders to slash their mortgage rates. Yesterday, the National Association of Estate Agents (NAEA) said the number of would-be home-buyers registering with agents has

reached its highest level in more than five years. It also reported that sales to first-time buyers are showing a strong increase. Despite the recent uplift in house prices, average prices are unchanged compared with a year ago, Nationwide said. Robert Gardner, Nationwide’s chief economist, said evidence that the jobs market is improving despite the tough economy is likely to bolster demand from potential buyers in the coming months amid the improved mortgage conditions. He said: “There are reasons for cautious optimism that activity will gather momentum in the months ahead. “However, progress is likely

to be gradual, as stubbornly high inflation will continue to exert pressure on household budgets. “Moreover, buyer confidence is likely to remain fragile until there are signs that the wider economic recovery is firmly entrenched.” The number of mortgages on the market has increased by around one third since the Government introduced its Funding for Lending scheme, which gives lenders access to cheap finance to help borrowers, last August. There have been signs of lenders stepping up efforts to help people with lower deposits who have been struggling to get on the ladder. These include some fee-free

deals being offered by lenders such as the Co-op Bank and a recently launched mortgage from Barclays which helps buyers with a 5% deposit get on the property ladder, provided their parents stump up some cash which is kept in a separate savings account. More than 3,000 homes have also been reserved under a scheme called NewBuy, which was launched last spring and helps people to buy a new-build home with just a 5% deposit due to an arrangement between the Government, home-builders and lenders. Builders have reported an rise in interest in the scheme which they have put down to the more competitive mortgages being offered.
