T’S OFTEN said that the kitchen is the room most likely to persuade you to buy a property – or the room most likely to put you off, depending on what it’s like, so it goes without saying that if you’re considering putting your home on the market, it pays to make sure the kitchen is up to scratch.

Even if you’re not selling, an attractive, well-organised and functional kitchen adds to the value of your home and makes it nicer to live in.

Of course, the thing about new kitchens is that they cost money – lots of it.

Gutting the room and starting from scratch is a great way to create your dream kitchen, but only if you have the cash and time and are prepared to put up with the disruption.

If you want a quick fix, however, there are lots of inexpensive things you can do to make your kitchen work and look better.

The obvious starting point is repainting the walls and ceiling, but changing the unit doors is also easy to do – B&Q has a good selection of doors.

You could even fit (or get a carpenter to fit) a new worktop – try eBay for inexpensive wooden ones.

Retiling the walls (or painting the existing tiles) and laying new flooring will make a big difference, too.

Another solution to lack of workspace is to install an island unit if there’s room. If there isn’t, maybe a slimline table or breakfast bar will give you more workspace and still allow you to move around the room easily?

Billing your kitchen as a kitchen-diner when selling your home is a big plus. Hinged tables that fold flat against the wall when not in use are a great idea if space is tight – try the Bjursta or the Norberg, both £29 each, Ikea.

and pans? Fit shelves to display them on – floating shelves are still fashionable. This gets them out of the cupboards, freeing up space, and you can make a nice display out of them.

Failing that, stack attractive baskets or boxes on top of the existing wall units to make the most of the space. However, don’t store anything heavy up there.

When you’re replacing a kitchen, it’s easy to incorporate clever design ideas for awkward and small spaces, but if you’re making the best of what you’ve got, it pays to think laterally, especially when selling your home.

T was thanks to a Liverpool charity that Hlonipani Ben Mpofu got a home of his own – by rolling up up his sleeves and helping to build it for himself and his family.

Now he is encouraging other families in the city to do the same.

Liverpool Habitat for Humanity has just begun to recruit home partners for its remaining 23 homes off Kingsley Road, in Granby-Toxteth, which start from £120,000.

And Ben says it’s the best thing he ever did.

“It’s a great feeling to know that you are building something that will be yours at the end of the day,” he says.

Ben moved to Liverpool nine years ago because of the political situation in his native Zimbabwe.

He longed to own his own home in his adopted country but, like many, he was unable to raise the large cash deposit required by most lenders.

Ben was, however, delighted to discover that Liverpool Habitat for Humanity would allow him to invest 500 hours of “sweat equity” in lieu of a £10,000 deposit to help build a home for his family and those of his neighbours.

Like other Habitat home partners, Ben and his wife Doreen were then able to purchase between 50 and 70% of the home and hope to eventually own it outright by buying the remaining share over time.

Ben explains: “We were living in a rented council house when we heard about the LHFH scheme through friends.

“I thought ‘wow – it’s great value’, particularly when it’s so difficult to raise money for a

deposit to buy a house.

“We would not have been able to afford to buy otherwise.”

While helping to build his own home, Ben took part in training courses under LHFH’s ‘Learn for Life’ programme, gaining industry-recognised qualifications including level one diplomas in plastering, bricklaying and painting.

With some experience and qualifications under his belt, Ben would now like to work in the building trade.

“Building my own home in this country was something I dreamed of,” Ben says. “I’m a hands-on person and enjoyed every bit of it. It was a real learning curve.”

Ben and Doreen, who is

studying to be a social worker, moved into their new home with children Vanessa, seven, and Joseph , two.

“And,” adds Ben. “It felt like home straight away.”

Homes at the Habitat site off Kingsley Road are built almost entirely by volunteers, with individuals, groups and companies coming from all around the globe to help out.

Around 18 months ago, with nine homes built and eight families housed, building work ground to a halt as the recession hit hard.

However, a new partnership with Liverpool-based Cosmopolitan Housing Association, including an injection of £2m funds, means the housing charity can now start building again.

The Territorial Army’s 75 Engineer Regiment has already helped to dig drains and build the road that will service the remaining homes, and there has been a donation of materials from construction giant Balfour Beatty and

subsidiary Birse Civils, plus the backing of Liverpool City Council.

Ben welcomes news that the partnership with Cosmopolitan Housing Association will enable the remaining 23 houses to be built in six phases over the next two-and-a-half years.

“We have been looking forward to work starting again as it will give the area a new start,” Ben says. “I would definitely recommend that other people get involved and invest their time in helping to build their own home.

“I have met and made friends with so many people from different places and backgrounds. Buying boost for key workers KEY workers stand a much better chance of getting on the property ladder than they did five years ago – but only if they live outside the south of England, a new report reveals.

Four in 10 towns are now affordable for nurses, teachers and other key workers, compared with 2007 when there were just 12 towns, according to the Halifax Key Worker Housing Review. However, the figures are yet to return to the level of a decade ago when more than half of towns were affordable.

Martin Ellis, housing economist at Halifax, says that growth in earnings coupled with house price declines accounted for the recovery.

The affordable towns list, which is based on locations where average house prices are below four times the average earnings for key workers, is dominated by northern locations.

Former mill town Nelson in Lancashire has the most affordable housing for firefighters, teachers and nurses while police officers fare best living in Newtonabbey near Belfast and paramedics in Peterlee, County Durham.

“The greatest concentration of this improvement has been in northern England, Wales and Scotland but there are still considerable affordability issues for key workers in the South East,” says Mr Ellis.

Only two southern towns made it into the affordable list – Clacton on Sea, Essex and Gosport, Hampshire – while the house price to earnings ratio in Greater London was 7:6.

Teachers have seen the biggest five-year leap in affordable towns from 6% to 47%, while nurses, who in 2007 could afford a home only in Wishaw in Scotland, can now look to buy in 113 towns (25%). Police officers and paramedics can afford homes in over half of towns, from levels of 15% and 23% respectively five years ago.

Those looking in Newcastle-upon-Tyne may do better to consider the commuter town of Morpeth, which became affordable this year, while the city, known for its vibrant nightlife, fell off the list.

Peterborough, Lincoln, Carlisle, Lancaster and Coventry also joined the affordable list this year while Dumfries and Dover are among those that came off.

There are 17 more affordable towns than last year, but Mr Ellis warned that the rate of recovery is slowing.

He adds: “House prices nationally have changed little in the past year, which together with pressure on public sector earnings, has resulted in only a modest improvement in home affordability for key workers in the past 12 months.”

Having a stylish home doesn’t have to cost a fortune. It’s all about scouring flea markets and being creative, as Anna Reynolds discovers

E all want our homes to look wonderful but tight budgets can put costly furnishings and luxury homeware out of reach.

However, there’s a treasure trove of bargains to be found – if you’re prepared to explore car boot sales, market stalls, antique fairs and auctions and websites such as eBay. If you’ve previously dismissed their wares as just someone else’s junk, or goods that are unfashionably past their sell-buy date, then you’re missing a trick.

Not only is second-hand chic one of the cheapest ways to transform your home, it’s currently all the rage.

Unlike buying new items, when buying second hand you can end up with an individual, one-off piece which has a history and tells a story – for a fraction of its original price.

“Flea market finds put the fun back into shopping, and you don’t have to worry about getting a huge credit card bill at the end,” says stylist Liz Bauwens, co-author of Flea Market Chic, which reveals thrifty ways to create stylish interiors.

“It’s also about creating a sense of history and a home that reflects your life and personality.”

Reassuringly, you don’t have to be a regular viewer of Antiques Roadshow to know how to spot the rubies among the rubble.

“Forget about investment – simply go for things you love. Focus on just a few types of objects that you like so you can start a collection or follow a theme. Have a mental list of what you’re looking for – this will stop you accumulating a jumble of objects which have no cohesion,” says Liz. So turn homeware detective and track down treasures to transform your rooms.

MIX NOT MATCH

Collections of interesting items can become focal and talking points in rooms. It could be vintage china, colourful pottery, paintings or quirky displays of anything from old-fashioned utensils to antique hand mirrors.

“The trick is to be methodical.

When you go to a market or second-hand sale always start at one end and work your way down each row, looking at every stall in turn from one end to the other,” advises Liz. “Don’t dart about, as you can easily miss things. Over time you’ll develop an eye and soon learn to spot your favourites in a pile of clutter. Look out for familiar shapes, colours or designs.

“Don’t despair if you find something you like that has a small flaw or chip – if you are prepared to make minor repairs, it will only add to their charm.”

TRICKS OF THE TRADE

Most furniture stores have a section where slightly damaged goods, or ex-display models, are sold at discounted prices. It’s always worth making an offer or cutting costs further by asking for free delivery.

Provided you’re happy with the shape and quality, you can always get creative and give it a facelift with a coat of paint to hide any defects, or ensure it harmonises with your scheme.

“Paint isn’t just for walls and floors,” Liz points out.

“Few people would think of painting soft furniture such as a leather sofa – but if you haven’t paid much for it in the first place, then you have much less to lose.”

Always test a small patch first to check for colour fastness.

Look for pieces of furniture which can be broken up and remade. Church pews can be re-cut into tables, dining tables cut down to make coffee tables or panelling re-used for kitchen counter tops.

Be creative – if there’s a particular design or pattern you like, try stencilling. Floorboards, stairs and cupboards all lend themselves to this technique.

We may not have a hosepipe ban yet but it’s worth looking at other ways to keep your soil moist during a drought.

Hannah Stephenson looks at a variety of water-retaining mulches to spread on your borders

M

ULCHING is such a useful process and so simple. You spread a layer of something or other on top of your soil, around your plants, and it stops the weeds coming up and keeps the existing moisture in.

It also reduces soil temperature, which will therefore reduce water loss, and makes beds and borders look somehow tidier, creating a neat carpet under which to display your plants.

But there are many mulches from which to choose – from organic manures and garden compost to bark chippings, straw and leaf mould. So which one is best?

Well, from a nutritional point of view, you need to go for bio-degradable mulches, those which break down gradually to release nutrients into the soil.

You can’t beat a well-rotted farmyard manure, which is rich in nutrients, so it’s perfect for hungry feeders such as roses and fruit bushes. Just make sure that it is well rotted because fresh manure releases ammonia which will scorch plants and may kill them. If

If you don’t want to buy farmyard manure, think about making your own compost, but be warned that you need to follow certain guidelines to make rich, effective compost which is balanced. Don’t fill a compost bin with mainly grass clippings or you’ll end up with a soggy mess.

Best Of The Bunch Magnolia THEY are the absolute stars of spring, their huge cup-shaped white and pink flowers providing a dazzling display and there’s none so impressive as the tree, M. grandiflora, which will reach 18m (60ft) in time.

The most popular variety is M. soulangiana, a spreading bush whose goblet-shaped flowers appear in April, white and purple-tinged at the base.

If space is limited, go for the compact, slow-growing deciduous M. stellata, which grows to around 3m (9ft) and hose silky buds open in mid-spring to produce star-shaped, white flowers.

Magnolias like moist but well-drained, humus-rich, acid soil in sun or dappled shade. Many don’t like chalk but any reasonable garden soil will do. The soil should be enriched with plenty of organic matter and the plant should be well watered until established.

Don’t add any cooked foods or meats and avoid perennial weeds and diseased plants, which may leave spores in the compost which will do their damage when you add it to your borders.

Another homemade mulch is leaf mould, made from autumn leaves you rake up, which can then be stored in dustbin liners with holes for drainage. It will take a

year to break down but you should end up with a dark, sweet-smelling material which you can add to your beds and borders. However, it tends to be shortlived and you’ll probably have to mulch again next season.

The best quality leaf mould is produced from the leaves of oak, beech or hornbeam. Thick leaves such as sycamore, walnut, horse chestnut and sweet chestnut need to be shredded before adding to the pile.

If you’re patient, you can use well-rotted leaf mould which is

more than two years old as seed-sowing compost, or mixed equally with sharp sand, garden compost and good-quality soil as potting compost.

Other choice mulches include garden compost, spent mushroom compost, cocoa shells, wood chippings, processed conifer bark, straw for strawberries and seaweed.

Bark, a by-product from the timber industry, is available in various forms and colours.

THEY are the ideal veg – delicious to eat, ornamental and floriferous. Start sowing dwarf or climbing varieties indoors in April and they should be cropping throughout the summer.

They are best started off indoors, in two seeds per pot at 5cm (2in) deep, then planted out once they are around 8cm (3in) tall, but you must wait until the last frost has passed as they are extremely susceptible to frost. Plant them in their final places in early

Wood chips, a cheaper option, while effective as a mulch, take nitrogen from the soil and may slow plant growth, so you may have to add a little more nitrogenous fertiliser to the soil if you use them.

‘Spent’ mushroom compost, referring to the fact it is the compost left over from mushroom farming, is also widely available and as it contains chalk it is useful on acid soils that are low in organic

matter, where the liming effect of the chalk is an added benefit to soil fertility.

It’s brilliant used in the vegetable garden, but should be avoided where ericaceous plants such as rhododendrons, camellias, azaleas and heathers are being grown, as these plants need acidic growing conditions and are chalk-hating.

Mushroom compost is also not recommended for neutral, alkaline or chalky soils, which would be made excessively alkaline by the addition of further chalk.

Homes hit record-breaking asking price

THE average asking price for a property coming on to the market hit an all-time high this month, beating the record set nearly four years ago.

Average asking prices are up 0.5% at £243,737 compared with the last peak in May 2008, at the start of the recession, according to the Rightmove House Price Index.

The number of properties for sale increased by 8.1% outside of London but overall supply is still down 30% compared with April 2007. This, and the more active spring market, are buoying up seller confidence, Rightmove says.

The South West, where supply is down 5.5% on last year, is seeing a record-breaking average asking price of £270,735, while the South East and East Anglia are just £810 and £2,489 off their previous peaks.

In London the average asking price, at nearly half a million pounds, is at a historical high, as sellers in the capital drag

their heels in bringing fresh property to the market.

“Asking price records are being set in the fresh-stock-starved London and South West regions, and agents report this is also the case in markets in other regions, says Miles Shipside, director of Rightmove.

“Doing research in your area is essential to gauge what type of property is in demand, how quickly it is selling and how close to the asking price is being achieved.”

These promising results conceal the drop in asking prices in the ailing regions of Wales, the North West and Yorkshire and the Humberside over the last year, with falls of 1.5%, 1.2% and 0.2% respectively.

Mr Shipside adds: “If only taken at face value, national averages can mask varying degrees of volatility at a regional level.

“The richest seams of housing market activity are concentrated around those with access to cash and finance, with a strong bias to the South and London in particular.”

WO Liverpool students, Callum Dickinson and Glen Lowther, are celebrating after becoming the first in the region to be awarded their Level 2 NVQ qualification as part of a local apprenticeship initiative.

The scheme is run in partnership between David Wilson Homes North West, North Liverpool Regeneration Company (NLRC) and Liverpool City Council through the city's Housing Renewal programme.

Joiner Glen and bricklayer Callum both successfully secured their qualification after completing a 16-week work experience placement at David Wilson Homes' St John's Place development in Kirkdale, where they were tasked with putting their classroom-based learning into practice.

Graham Swann, managing director at David Wilson Homes North West, said: “We are committed to helping young people in the local community develop their skills and providing them with the experience and knowledge of working in the construction sector. We have recently employed two further apprentices, Ryan Owens and Neil Fairbrother, who we hope will keep up the good work at our next phase in Kirkdale, Claremont Gardens at St John's.”

Early success for popular new homes development A BRAND new Liverpool development has got off to a flying start selling 10 homes in the first six weeks since it launched.
