Buyers put zest into lets

A

LEADING lettings agent has seen a surge in the number of new investors who are keen to expand their buy-to-let portfolios, as the market continues to make a strong comeback.

MD of award-winning property lettings firm Zest Lets, Julie West, said her team has received an increasing number of enquiries in the past eight weeks from those keen to purchase potential lettings properties. Her comments came as research revealed a quarter of searches on national property websites are for buy-to-let, with figures looking set to rise even further throughout this year. There has also been increasing interest in auction

rooms from buy-to-let investors. Commenting on the increase of interest in buy-to-let properties, Julie said: “Both interest rates and property prices are low, meaning that the current buy-to-let market is the perfect option for investors at the moment. “Those who are savvy are snapping up properties from us to benefit their portfolios, and many investors are also heading to the auction room to grab a bargain. “The main advice that I would give to anyone thinking of doing the same would be to do their homework – do some research, and choose the right property. You also have to look at good locations and pick quality areas where you know there is a demand for lettings

properties. I believe that with said great demand, rents will rise in the next 12 months.” According to the Council of Mortgage Lenders, new buy-tolet lending in the first quarter of this year totalled £3.7bn (32,300 loans) – which is 32% higher than in the first quarter of 2011. A return to the boom years of buy-to-let still seems a way off, as buy-to-let lending is still only around a third of its 2007 levels; however, recent increases in activity suggest the market is picking up.
