WHAT OUR ADVERTISERS ARE SAYING ABOUT US “I have been using the South Liverpool Link for advertising for the past year and a half. I have found it to be the most effective and cost effective print marketing in the area. Particularly useful as it is delivered through my target market’s letterboxes as well as being available at local businesses. I track success by the number of mentions I get and new customers advertising brings in and The Link is the only print marketing I now do. Prices are good and the service from Moira and the team at the Link is excellent. Would recommend”. Why did we buy our house? I HAVE heard a number of people ask this question lately. A friend of mine says that her sister who rents her home through a registered social landlord gets her repairs done for free; but my friend can’t afford to keep up with all the jobs that need doing on her home. Another friend says that she and her husband have paid off their mortgage, but now they don’t feel any better off than the couple, two streets away, who rented their home. Owning our own home was the dream, but in some cases that dream has turned into a nightmare as older people’s savings dwindle and pension value reduces, whilst the cost of household maintenance

keeps going up. There must be some EHQHÀW LQ RZQLQJ \RXU own home surely? I posed this question to Age Concern Liverpool & Sefton’s partners, Bower Retirement Services. They told me that there are advantages to home ownership. Firstly, if you own it outright then you can’t be asked to leave or move elsewhere, you DOVR KDYH WKH à H[LELOLW\ WR change the building to suit your needs.. One major advantage, if you have paid off the mortgage, is that the repayments stop. With rented accommodation the rent always needs to be paid. 7KH ÀQDO DGYDQWDJH which could really help the thousands of older people

struggling to manage bills and keep their home well maintained is the ability to borrow against the value of the owned property. This can be a bank or building society loan or it could be releasing some of the value of the home through equity release. Equity release has the distinct advantage that none of the money you receive needs paying back while you are still alive and it can be used for whatever purpose you want.

It’s your money and your choice. Over 20,000 people a year are using equity UHOHDVH DQG WKLV ÀJXUH LV growing by nearly 20 per cent each year. Age Concern Liverpool & Sefton advise anyone considering equity release to use an Equity Release Council approved company as this provides the safeguards you need: the guaranteed right to live in your home until death and a no negative equity guarantee.

If equity release sounds like it might be an option for you, please ring Diane from Age Concern Liverpool & Sefton on 0151 330 5630.

Land of the Lovely People Read my next Strange Tale – The Nincompoops – in the August Link.

STRANGE TALES – By Anton Valdemart “COME and see for yourself,â€? said Harvey, brushing crumbs from the tablecloth with his napkin. He and Gregory KDG Ă€QLVKHG OXQFK at Harvey’s house overlooking Sefton Park. There was a pause as the two friends looked through the large windows. “They have their own philosophy,â€? Harvey resumed. “It all started with Alan’s interest in the French Revolution. “He said if it wasn’t for tyrants like Robespierre the Revolution would have resulted in a perfect society. There would be no masters or servants and wealth distributed to all.â€? A week later the two were motoring down Allerton Road – Harvey ZDV RQH RI WKH Ă€UVW people in the district to own a car. They chugged along before turning into a narrow track winding its

way through a wooded, swampy area called Forty Pits. A lake loomed into view. “This is where we leave the car, said Harvey. They climbed a stile and went along a footpath to a wooden bridge leading to an island. “We leave our identities at the gate, said the fat man who greeted them, his jowls wobbling. “This is the Land of the Lovely People and I am Alan Lovely Person. He was wearing elegant 18th century clothing including a dark red jacket, knee britches and white stockings. Alan led them along the path to a large house with white gables and a wide lawn bathed in sunshine. Languid people sat or stood around, talking good-naturedly. The sound of a minuet drifted across from a trio on the veranda. Howard Lovely Person

was introduced to the visitors. They sipped wine as Howard talked enthusiastically about the community and its beliefs: “We embrace the Revolution’s ideals and have learnt what went wrong. He swept his arm expansively across the

scene around them: “This is what things would have been like if the leaders had not made mistakes. Gregory was invited to explore for himself, speak to others and enjoy the peaceful atmosphere. The men and women had faces wreathed in

smiles. Everyone was relaxed and there was no FRQĂ LFW RU VWUHVV “I’m thinking of MRLQLQJ WKHP Âľ FRQĂ€GHG Harvey after his third glass of wine. His eyes glazed and his eyelids drooped as he listened to the soothing music. Gregory left the garden to look around the house. He was impressed by the furniture and artworks, each chosen with exquisite taste and sense of order. He heard the sound RI UDLVHG EXW PXIĂ HG voices coming from a back room – the door was slightly ajar. Alan Lovely Person was trying to strangle Howard Lovely Person while a dark, sardonic man was attempting to keep them apart. “I’ve told you before ‌ do not wear green cravats!â€? growled Alan, his face red with fury. Gregory decided he’d seen enough. He headed hurriedly for the bridge and outside world when he heard the sound of rolling drums. There was brief silence then a swishing sound followed by a sickening thud.

Japan Society North West – Japan Day JAPAN Day is Japan Society North West’s FREE all-day festival celebrating the many fascinating aspects of Japanese culture and has been held every two years since 2006, alternately between Manchester and Liverpool. This year it is the turn of the impressive Liverpool Guild of Students to host this popular festival, which attracted nearly 2,000 people last time it was held in Liverpool. The festival is a great introduction to the delights of Japanese culture. There will be displays and demonstrations of Japanese crafts and activities including Ikebana, Ningyo (Japanese dolls), Embroidery, Koto and Shamisen playing, Taiko drumming, the lovely “Awa Odori” dance and Shodo (the art of Japanese calligraphy).

We are also very pleased to be hosting the excellent folk troupe SOAS Min’yo and are hoping to host a hilarious set from Liverpoolborn comedian Diane Kichijitsu, who now lives and plies her comedy trade in Japan. There will also be martial arts displays and you will have the chance to dress up in kimono. There will be a large number of stalls featuring the amazing variety of Japaneseculture societies in North West England, including the Japanese Railway Society, Northern To-ken Society, JETAA, manga artists and many others. Tips to get you motivated towards training sessions FOUR quick tips to help get you motivated (hopefully) towards your training sessions. Have you joined one of my programmes lately and not been turning up? Maybe you’ve hired another trainer or joined a gym or PD\EH \RX MXVW FDQ·W ÀQG WKH motivation to get started? It does frustrate me when someone signs up and then after two or three weeks they just stop turning up. I do keep in touch with my clients but, at the end of the day, I can’t force people to turn up. If you have signed up to one of my programmes, although I’ve been paid I really do want you to turn up for them because I know that if you turn up on a regular basis and follow the advice I give you, then you will get fantastic results and, as a result, I’ll feel good too. So it’s a win-win situation.

So here’s four quick tips that I hope will help you get back on track over the next few days: 1. Be accountable Get in touch with me, the gym, your trainer etc, and let us know what you are going to do over the next few days. Are you going to turn up for your training session tonight, tomorrow or next week, etc. 2. Remind yourself why you joined the programme in the first place :DV LW WR JHW ÀWWHU RU VOLPPHU for the summer, etc? 3. ‘It’s just one flipping hour’ I know it’s been hot over the past few days but tell yourself, “It’s just one ÁLSSLQJ KRXUµ , DOZD\V try and keep my training sessions to around one hour. Tips for getting bikini ready HEY guys and welcome to my July column in The Link. I was hoping to be telling you all about my holiday fashion but the weather was absolutely awful and rained every single day so I didn’t get to wear all my new bits so I’ll have to save it for my next holiday which isn’t too long off. Instead I will be telling you all how to get bikini-ready with this little baby!!! If, like me, you are sick of the sight of excess body hair and would love nothing but silky, smooth, fuzz-free skin then it’s time you invest into one of these laser hair removals! Laser hair removal is becoming increasingly popular and over the years it’s something I had heard of but I was always a bit sceptical and hadn’t actually thought about getting it done

myself. A few weeks ago I was modelling for Very and one of the designers started to talk about doing it yourself at home. To me that sounded perfect because if it was painful you could stop and start yourself. So I took to the website and read numerous amounts of reviews and after long consideration I thought I would give it a go. The price tag was a bit steep (£450) but

when I weighed it all up I thought it’s GHÀ QLWHO\ D PXVW IRU VRPHRQH LQ P\ profession who has to be bikini-ready every day! So I ordered the Philips Lumea IPL Hair Removal System. When it arrived I thought there’s no way this can work – it looks like an old fashioned hairdryer! I read the instructions front to back and began to use it, selecting the correct settings for my skin type and then away I went. There was no pain whatsoever. I used mine on my legs, bikini, underarm and muzzy. I would say I was more aware of it on the bikini area but by no means was it painful. $IWHU WKH À UVW JR , WKRXJKW WKLV FDQ·W EH working so I then only did one side of my body at so I could fully compare. A week later I had another go and a few days later I was in the bath and noticed there were baldy patches in all the areas I had done. The patches are down to your hair cycle and regrowth which is why you need to do it once or twice a week for 6 weeks continuously. The instructions explain this in more detail but if you carry out this method you ZLOO GHÀ QLWHO\ VHH D KXJH GLIIHUHQFH DQG like me be thrilled with the results. At the weekend I was one of the judges at The Face of Liverpool for LMI at The Hilton Hotel and what a fab day it was. Talia Simons was crowned ‘New Face of Liverpool’ and over £3,000 was raised for the James Bulger Charity. I wore this Pale Pink Culotte Jumpsuit for £48.00 from Asos and teamed it with a necklace and clutch from Mark Melia in Liverpool and a pair of shoes from Missguided. It was quite a classy look and would be absolutely perfect for anybody looking for D ZHGGLQJ RU FKULVWHQLQJ RXWÀ W ZLWKRXW breaking the bank.

The free event will take place in a new, more prominent position in the St George’s Quarter and features the well-established Liverpool Pride March on the Saturday. The festival coincides with the anniversary of murdered gay teenager Michael Causer, who tragically lost his life on August 2, 2008. The Liverpool Pride IHVWLYDO ZDV VSHFLÀFDOO\ created in his memory as

ADVERTISING ANNOUNCEMENT

Inheritance Tax: The Devil is in The Detail – Maintain a Paper Trail and give your INCOME away! Few people are unaware of the Tax consequences of death. The current threshold for Inheritance Tax kicks in at a ‘mere’ £325,000 (potentially double this amount for a married couple on second death). For some, this will always be ‘pie in the sky’ - their total estate (including bank accounts, investments, life policies, pension funds and land) will never reached these limits for Tax to ever be an issue. For many however, properties purchased in the 70’s and early 80’s are now rich with gain and combined with inheritances received from elderly parents (themselves the benefactors of rising property prices) and capital released from pension relaxation rules, tax is a real problem and consequence of death. Whenever I meet a client for the first time, three fundamental questions are raised: 1. Do you have a Will? (or by way of a subdivision question – do you have an up to date Will? – not the quickly thrown together ‘holding’ will made 20 years ago before an impromptu holiday!) Sadly, we all inevitably die and if you have not specified who gets what and when, Parliament has kindly decided the question for you through the Intestacy Rules. Whilst not the subject of this article, you will be surprised and SHOCKED at just who in your family does and does not inherit if Parliament is left to decide! 2. Do you have a Power of Attorney? We can never cheat death, but it’s certainly the roll of the dice as to whether we will keep ‘our marbles’ to the very end. Fail to provide for this rainy day situation and it is estimated that the financial cost to your family to manage your financial affairs (when you cannot do so yourself) will be up to £5,000 with the Court of Protection (just to obtain the initial legal authority to act for a loved one) and thereafter annual ‘running costs’ of the Deputyship of approximately £2-3K for the remainder of your life. 3. Finally, what Tax planning have you contemplated to reduce, mitigate or avoid a Tax that those with ‘the knowledge’ consider

to be a ‘Voluntary’ Tax, paid only because legal opportunities were not taken during your lifetime to secure available exemptions and reliefs?

provided by the Inheritance Act legislation. The technical niceties of this exemption permit gifts out of Income to be exempt if it can be shown that:

And it is this third question that I am concerned with today. By way of bonus to you as the reader for persevering in reading this article that deals with the dry subject of Tax, you can potentially save your family £400 in every £1,000 of your wealth – not a bad return.

1. It was made as part of normal expenditure

Most people are familiar with the concept of gifting their wealth away during their lifetime in order to legally avoid (NOT evade) Inheritance Tax. The concept is known as a PET – Potentially Exempt Transfer. The principle is simple – gift away assets to a beneficiary (retaining no interest or benefit thereafter) and survive the gift by 7 years and it fails to ever form part of your estate for tax purposes. When considering PET’s an individual will be looking to make gifts after utilising their annual exemption of £3,000 and the Small Gift exemption of £250 (used for example for grandchildren’s birthdays). Assuming that you can financially afford to make the gift (satisfied that your financial position in the future will not deteriorate to the point that you find yourself penniless – a problem caused by an unforeseen financial catastrophe that arises or a failure on your part to fully appreciate how physically well you actually are (and that you continue living way beyond your own anticipated date to leave this world – we all know people who have been telling us for decades that their time is up!)) you still have to live for the 7 years. Get the timing wrong and the gift is ‘written back’ into your estate and no tax saving is achieved (subject to some tapering relief in the case of gifts over the IHT threshold after 3 years – technical stuff that catches many lawyers out who apply the relief incorrectly) Accordingly, rather than just concentrating on ‘Capital’ exemptions through the use of a PET, you should be giving serious thought to the use of ‘Income’ exemptions through the often overlooked use of the Section 21 exemption

2. That taking one year with another, it was made out of income and 3. That taking account of all other transfers of value that form part of your normal expenditure, you are still left with sufficient income to maintain your usual standard of living This surplus income could be utilised for example to finance ISA’s for your children enabling you to make monthly financial contributions into their own Investment Product or to assist them with housing costs or school education for grandchildren. The payments would not prejudice your available annual exemptions that can still be made. More importantly, the series of gifts can take place over your remaining years of life and do not need to be survived by the 7 year rule. The important point is that you can afford the gifts genuinely from income (and this may include capital drawdowns from a pension that are treated effectively as available income) and do not leave you financially exposed. For this reason, you need to maintain records for the benefit of your Executors. You are also strongly recommended to prepare a detailed statement of intention demonstrating your informed decision to make such gifts out of income. You will not be surprised that the Revenue is quick to challenge the use of this often overlooked exemption. A challenge however is far less likely to be maintained and succeed if contemporaneous paperwork is available to demonstrate the financial efficacy of the arrangement. Hence our strong advice to put the evidential paper trail in place to enable executors (post death) to establish the credentials of the arrangement. A detailed analysis of your income and expenditure and hence your available surplus income can

then demonstrate to HMRC that the gifts are genuinely available from Income and will not have adversely affected your standard of living. You are then able to financially assist your loved ones, obtaining immediate IHT relief without any worries that such gifts within 7 years of death would be clawed back for taxation purposes. Even for modest surplus income cases, the tax relief and saving means that for every £1,000 you are able to gift out of income each year to your beneficiaries, £400 in tax will have been saved. Alternatively, do nothing and make a ‘Voluntary’ payment on death at the expense of your children! The choice is a simple one, give £400 to your loved ones or £400 to HMRC – remember however, it is a ‘choice’ that you make!
