URBANWhat LIVING to buy for the money Finding then buying a new place to call home can cause anxiety among the excitement, so we have laid out a few choice options for you with the hopes your house-hunting will be stress free and simply focused on the thrill of settling in to your new home. If you’re focusing on $250-$500K, One Montgomery Plaza (2600 West 7th Street) provides luxury residences on all levels whose proximity not only to downtown and Trinity Park can’t be beat, but all of the retail establishments and restaurants that are also housed in Montgomery Plaza make shopping trips and dining plans a cinch. Being within walking distance of super-store Target is also a highlight. Other places to look at in this price range are So7 Arthouse, Neil P. Bluff Street and Pecan Place.

From $535-$715K, Le Bijou (709 Jones St.) offers luxury condos just steps from Sundance Square and Bass Performance Hall. Private elevators leading up to your own rooftop terrace are convenient and just another reason you’ll love living at Le Bijou. Though each residence has top-of-the-line features, added amenities (spa, gym, pool) are kept at a minimum, which keeps the HOA fees at Le Bijou extremely low. The Tower and the Pallisades should also be on your list for great and affordable condos. Looking at Museum Place (University at West 7th) for condos (and one remaining townhouse) in the range of $750K-$1M, where every condo offers a view of the Cultural District from a private balcony, you’ll be inspired by the peace and quiet. Restaurants and retail stores are within walking distance, and though the eighth floor is for purchase only, floors six and seven feature rental units that are just as exclusive as the permanent residences. Topping the price-range at $1M are the Omni Residences (1300 Houston St.) located on the upper levels of the skyscraping Omni Hotel. Living deep in the heart of downtown has its obvious entertainment benefits, and with a steakhouse, sports bar, and wine bar just an elevator ride away, the Omni Residences are a mover and shaker’s perfect place to call home. Villa de Leon has luxury living as well.

Uptown development. Although these luxury condominiums are primarily for sale, there are a limited number of rentals available to those searching in the upper echelons of the rental market. The opulent finishouts (bamboo wood floors, solid core doors, top end appliances) are enough to command the high price tag, but coupled with highspeed elevators, impressive views of the Trinity, and underground secured parking, Villa de Leon will satisfy the appetite of the most discriminating tenants.

New Bungalows
For many people, the Near South Side is the right side when it comes to eclectic urban living in its most valuable form. Home to diverse restaurants and retailers and bicycle traffic, the area offers unique living amenities found nowhere else in Fort Worth. Oleander Walk serves as the distinctive centerpiece of the reemerging area. The wide sidewalks

are convenient and safe for pedestrians, the slow traffic is safe for bicyclists, and there’s vehicular access to nearby residential units, including the pioneering Fairmount Lofts, the large and luxurious Texana Townhomes, and the new Oleander Place Townhomes. Nearby, overlooking the lush Magnolia Green Park, the Magnolia Green Townhomes feature threestory units with rooftop terraces, perfect for viewing the park’s free First Friday on the Green monthly outdoor concerts. Also along Oleander Walk is Oleander Plaza, the first newly constructed project on the Near South Side that mixes residential with commercial. Following the Plaza’s success, Pennsylvania Lofts came next, offering ground-floor offices and second-floor lofts.
Aug ust 2 0 1 0
In the budding South Main Village, the South Village Lofts have been the district’s first to achieve LEED certification from the U.S. Green Building Council. The units feature tankless water heaters and bamboo floors. Another creative project is the Homes of Parker Commons, utilizing two historic high school buildings as a 192-unit complex. It’s one of the Near South Side’s most popular living spots. If looking to build a custom space, JPF Homes provides bungalow-style housing inspired by early-20th century Sears & Roebuck kit houses. Arguably more affordable than homes found in other developing areas, residential projects on the Near South Side have helped create a thriving, yet peaceful, urban environment.

The Buffet at the Kimbell
S
ure, it’s technically a buffet, but the Buffet at the Kimbell is far from the lunch wagon that the word conjures up. After all, you are surrounded by Louis I. Kahn’s mecca of Modernist architecture, with natural light shining in from every angle, high ceilings, and gorgeous marble walls. As you enter the dining area you are greeted by Aristide Maillol’s “L’air,” a bronze sculpture of a woman who seems to be floating and saying, “Come in, relax, and enjoy as I am.” Since the menu changes weekly, you’ll find a no-nonsense chalkboard with the week’s cuisine at your disposal and a friendly hostess to explain how it all works as she guides you to your table. The Buffet keeps it simple: Pick a plate, pay that rate. Whether you get a small, medium, or large, you get to eat (and take home) all of the food that you can fit on every inch of your plate. Soup cups are conveniently tall and narrow –– fill them to the brim. On a couple of recent
visits, the hits were a smoky, creamy chilled avocado soup and a warm and tangy Mexican corn soup. Assorted salads, such as crisp romaine with nuts and a sweet basil vinaigrette, are also offered, along with a juicy fresh fruit salad, a plump chicken salad with succulent grapes and hearty pecans, and a substantial marinated veggie salad with chunks of artichokes, tomatoes, mushrooms, and olives in a delicate sauce that lets the fresh vegetables speak for themselves. Manager and executive chef Shelby Schafer has perfected the quiche, and it’s pretty much a staple on the Buffet’s menu. The roasted garlic quiche is fluffy, and the garlic is subtle yet smoky. Another favorite is the basil, feta, and cheddar quiche, whose flavors are bold and whose texture is melt-in-your-mouth. Various sandwiches, like the tuna on whole grain or smoked turkey on multi-grain bread, are homemade –– and delicious –– so save

Build your own masterpiece at the new Yogurtland in Montgomery Plaza. Next door to BoomerJack’s Grill and Bar, the frozen yogurt eatery is perfect for dessert or an afternoon snack. Yogurtland has a modern feel to its design, with good ol’ fashion customer service there to help you before you even knew you needed help –– it’s just yogurt after all, right? Think again. A dozen (sometime more, sometimes less) choices change every couple of months or so and range from Bananas Foster to Eggnog, Madagascar Vanilla to Double Cookies ’n’ Cream, Root-beer Float to Red Velvet Cupcake Batter, and Lychee Tart to Green Apple Tart and more and include more than a handful of no-sugar-added flavors. Yogurtland is a wonderland of tasty combinations that are limited only by your imagination. Top your yogurt off with some fresh fruit, nuts, or (and!) candies, and for just 30 cents an ounce, you can fill your cup to the brim and not worry about breaking the bank.

beat the clock Old Neighborhood Grill The setting: The old country style of Old Neighborhood Grill (ONG) instantly makes visitors feel like they are walking into Grandma’s kitchen. You order at the counter, where you’ll be greeted by a friendly smile and a blackboard full of the day’s specials and side offerings. At the end a strip mall in the Hospital District, ONG has a front room full of high tables and four-tops and backroom full of fourtops, with homey knickknacks all around. The menu: Sure, ONG offers amazingly juicy burgers, great chicken sandwiches, tacos with all the fillings, mahi mahi sandwiches (yes!), and more, but at a place like this you’ve just gotta try the home-cooking offerings, including the crispy fried chicken breast with cream gravy, the Southern-fried catfish filets with hushpuppies, or the tender and grilled to perfection center cut pork chops –– all come with two homemade veggies. And let’s talk about those vegetables. With more than a dozen choices, they get a menu board of their own. All of your Southern favorites like cole slaw, potato salad, fried okra, and black-eyed peas are put alongside contemporary veggies like fancy sweet potato fries and flame-roasted apples. The special hatch green chili cheese grits were spicy, creamy, and topped with melted cheese.

The verdict: Whatever meal you have at ONG (their breakfast is classic Southern and delicious), you will leave with a happy stomach and soul.

Prices are per person and do not include beverages, tax, or tip. A portion of the proceeds will go to area charities. When seated, ask for the special Restaurant Week menu. For more info, visit www.opentable.com. August also means that baseball season is in high swing (and that football, thank goodness, is on the way). The best place to watch the game is at the ballpark, of course, but even the biggest ball fans among us can’t head out to Arlington or to LaGrave Field every time a game’s on. So for those off nights, may we recommend any one of the dozens of bars/restaurants that are sprouting up in the West 7th Street corridor and downtown. To a list of faves that includes The Pour House (2725 W. 7th St., 817-3352575), BoomerJack’s (2600 W. 7th St. in Montgomery Plaza, 817-810-2666), and Jake’s (515 Main St. downtown, 817-332-5253), we now happily add The Wild Rooster. A clean, well-lighted space across Camp Bowie Boulevard from the Modern Art Museum of Fort Worth, the Rooster, as it’s affectionately known, has a dozen huge TVs all around, great service, and a menu that includes The Elvis (a fried peanut butter-and-banana sandwich with bacon –– you’ll be a hunk o’ love in no time).
