Introduction The Real Estate Management degrees, accredited by the Royal Institution of Chartered Surveyors (RICS), will develop your skills in valuing, managing and investing in property in a range of contexts. You will gain a good grounding in property law, valuation theory, sustainability issues and construction, which will enable you to work in a variety of careers including commercial or residential property surveying. Planning for your career and gaining work experience throughout your course will benefit you when you graduate. Take advantage of work experience opportunities and networking events to develop your skills and find out which area of real estate most appeals to you. You could make a start by attending any relevant events through your student membership with RICS. The HNC in Real Estate Management provides a solid grounding in the valuation and management of urban land and buildings, leading to qualification as a General Practice Surveying Technician. If the required entry criteria are met then HNC students are able to enter the second year of the degree programme upon completion of their course.

Career options: Commercial/Residential/Rural Surveyor A Commercial/Residential Surveyor deals with all aspects of residential and/or commercial property in both the private and public sectors. Principal activities are related to the management, purchase, sale, or leasing of land and property, as well as valuing and surveying property. The surveyor may act as an agent, broker or auctioneer during a sale and may also carry out contract negotiations between landlords and tenants. When applying for a position it is important to have an idea of which type of property interests you (commercial, residential or rural) as that may have an impact on the organisations that you focus on. The Prospects website provides a useful overview of some of the typical activities of a commercial/residential surveyor:     

valuing properties by applying expert knowledge and awareness of the local property market; taking accurate measurements of sites and premises; assessing the impact of a major development in terms of economic viability and environmental impact; purchasing land and securing funding; visiting sites at all stages of development, from green field to foundations and completed buildings;

writing detailed reports on property for purposes such as rent reviews, investment potential, valuations for mortgages and other purposes, marketability and building surveys; negotiating with confidence, orally and in writing, on issues such as rents; selling and buying properties and sites on behalf of clients; applying appropriate law for landlord and tenant negotiations and enforcing health and safety regulations; assessing properties for business rates, capital taxation, acquisitions and disposals; in the case of surveyors specialising in investment: advising clients on the purchase and sale of individual investments and managing large property portfolios; in the case of surveyors specialising in management: managing all kinds of property on behalf of a landlord to meet the landlord's contractual obligations, ensuring compliance with the conditions of the tenancy, collecting rents and handling building maintenance and repair; in the case of surveyors specialising in development: working closely with other professionals such as highways and structural engineers, town planners and architects, in considering new developments.

There are opportunities available in the public sector with local authorities and the Valuation Office Agency for example as well as the private sector which can encompass the commercial, residential and rural markets. Whilst on your course it is important to start to think about which of these employment settings may suit you and also consider some of the specialist areas that you can work in – Agency, Valuation, Rating, Property Management, Land and Property Development and Investment Management. There are a number of private surveying practices who regularly offer work experience and graduate job opportunities as well as organisations such as supermarkets and retailers that own large amounts of land. Employers of recent LJMU graduates have included Colliers, Mason Owen, CBRE, Capita Symons, GVA, Lidl, Savills, Gerald Eve, Network Rail, the Valuation Office Agency and the local authorities. HNC graduates have secured roles in property-related disciplines ranging from contract management and building maintenance to property management and estate agency. Facilities Management

Facilities management involves the co-ordination of both technical and general services to ensure that a building runs smoothly. There has been an increasing demand for specialist facilities services which has resulted in opportunities for facilities managers. In this diverse role, facilities managers make sure that an organisation has the most suitable working environment for its employees and their activities. Facilities managers are involved in both strategic planning and day-to-day operations in areas such as: building and grounds maintenance; health and safety; procurement and contract management; security; and, utilities and communications infrastructure. Opportunities exist in all sectors and industries which can result in a diverse range of job titles – operations, estates, technical services, asset or property manager. Example employers could be in either the public, private or nonprofit sectors such as hospitals, schools and colleges, local councils, shops and business parks, stadiums or specialist facilities management providers and consultancies. Project Management Project managers oversee projects, ensuring they are delivered on time and on budget, and take responsibility for overseeing everyone’s roles. They can work across a number of different sectors and work throughout the different stages of a construction project from initial design, to planning resources, managing budgets, managing deadlines through to completion and handover. Other options There are also a number of opportunities available to all graduates, regardless of course of study so there may be other job options available to you, e.g. based on previous work or voluntary experience, skills and interests. Postgraduate study It may be possible to enter some professions by undertaking further study to convert to a new career path. For example, an MSc Quantity Surveying and Commercial Management or MSc Facilities Management qualification may assist you in securing employment in these areas. Alternatively, undertaking a Graduate Diploma in Law or similar will enable you to explore law as a possible career path. It is useful to explore the option of further study whilst you are in your second or third year of the degree as some employers may support you with funding postgraduate study.

Sources of work experience As part of the degree programme you may have the opportunity to complete a work placement. Gaining work experience in the Property sector is really important for your future career so you should definitely consider this option. Many of the large Property organisations have short placement opportunities available for students each year which are advertised on their website. It is recommended that you sign up for the email alerts relating to when these positions are available as there can occasionally be a very small window in which to apply. Other opportunities may be advertised through websites such as Prospects, Targetjobs, Milkround and Gradcracker, as well as the School of the Built Environment’s own website. Your Careers Adviser, Andy Byrne, may have additional examples of possible employers who offer these opportunities. Some large employers will offer summer or sandwich placements year after year but you can also secure work experience through a more creative approach. Contacting companies directly through networking events, via email or through LinkedIn may lead to work experience. The School of the Built Environment has a specific member of staff (Angela Clarke) to work with employers and advertise placement opportunities and jobs are placed on the first website listed on the previous page. Work experience is important for all students but within Real Estate Management employers may expect you to have undertaken some work experience before being considered for a graduate role. Many Real Estate companies also put a large emphasis on extra-curricular activities as they suggest that you are a motivated and enthusiastic individual who has experience working with others and wants to explore different experiences and opportunities. LJMU has been managing a summer internship programme for Level 5 students in recent years, so keep an eye on your LJMU inbox for details of any opportunities.

Recruitment schedules Many recruiters begin the graduate recruitment process during the autumn term for final year students. Some placements are advertised then as well. Closing dates for most schemes can be between November and January but some are earlier, particularly in Real Estate, so it is important to start researching your options as early as possible. There are, however, a number of large recruiters that will continue to recruit throughout the year. The application process for graduate training schemes usually involves completing an online application form, which may require you to answer ‘competency based questions’. This may be followed by psychometric tests, a telephone interview and an assessment centre. You may also need to submit your CV.

The route to Chartered Surveyor status Once you have secured a job as a trainee surveyor you can then work towards gaining chartered status. This will show companies and clients that you've been trained to the highest possible standard and will allow for promotion and wage increase opportunities. To become chartered you must complete the Assessment of Professional Competence (APC) which is offered by the Royal Institution of Chartered Surveyors (RICS) which takes a minimum of 23 months to complete. The APC is based on competencies – the key skills you need to be successful in a surveying role. Whilst you won’t need to have a full understanding of this process as an undergraduate student you will be expected to demonstrate your commitment to achieve this standard in the future.
