Sleeping beauties Three delightful family houses that have not come to the market in decades await new owners and new beginnings

C

OUNTRY houses that have been owned by successive generations of the same family usually have fascinating tales to tell: Woodside near Frant, East Sussex, is no exception. For sale on the open market for the first time in 90 years, at a guide price of £5.5 million through Savills Country Department (020–7409 5945), Woodside is not only a grand Georgian house set in 35 acres of picturesque gardens and grounds, a rarity in this part of the world, but is a grand Georgian house that is unlisted, which is even rarer. Originally called Delvideer, the house was built in 1832 for Capt George Lewis Minet, who died in 1837. The name Woodside probably relates to its proximity to what was once a vast medieval deer forest, now the ‘Great Wood’ on the neighbouring Abergavenny estate. The property, which is in the High Weald AONB three miles south of Tunbridge Wells,

was first advertised for sale in 1836, described as ‘a very complete ferme ornée, surrounding a modern cottage residence, but recently finished, placed on the margin of a small lake, its banks embellished by plantations and varied walks… There are farm buildings of every description, bailiff’s and gardener’s cottages, and a handsome entrance lodge upon the Hastings Turnpike Road’. The last time Woodside came onto the open market was in 1931, when it was bought by Sir Charles Stewart Addis, an influential international financier, who was a career banker with HSBC, a director of the Bank of England and vice-chairman of the Bank for International Settlements after the First World War. In 1932, he extended the house into the West Wing and built a number of estate houses to accommodate his retinue of servants. When Sir Charles died, the house passed to his widow.

Find the best properties at countrylife.co.uk Meanwhile, his youngest son, Richard, the last of his 13 children, had married Gillian Dearmer, daughter of Percy Dearmer, Canon of Westminster, a hymn-writer and liturgist best-known for his Parson’s Handbook (1899). Richard was serving as a lieutenant on HMS Laforey when his ship was torpedoed and sunk by a U-boat off the coast of Italy on March 30, 1944, less than a month after the birth of his son, David. In 1950, Gillian married Michael Warr, a career diplomat who served in Bonn and was Consul-General in Istanbul. When Lady Addis died, Michael bought Woodside in 1951 with Richard’s older brothers, Sir John Addis, ambassador to China, and Sir William Addis, Deputy Commissioner General for Colonial Affairs in South-East Asia and later Governor of the Seychelles. In those days, a head of mission could only return home every three years, so Sir William and his wife lived mainly overseas.

Monks is bordered by a trout stream and pond, probably of monastic origin The Warrs’ son, George, was born in 1951, and Woodside has been his home ever since. Their four children, including David Addis, were educated in England and spent their holidays at Woodside. For George Warr and his wife, Oenone, who bought the remaining shares in 1995, Woodside has been an ‘idyllic’ family home where their children have enjoyed the freedom and the privacy this special place offers. Their son, William, is one of only three people who have rowed for both Oxford and Cambridge (losing with Cambridge in 2015 and winning with Oxford when studying for a PhD in 2017). Mr and Mrs Warr have now reluctantly decided to downsize to something smaller than their 12,000sq ft abode, which is currently divided into principal and secondary houses in need of updating, but could easily be reunited with the unlocking of the traditional green baize doors. Woodside’s imposing front façade and impressive lake is approached by a long tree-lined drive that bisects the landscape. The main house offers elegant accommodation including five ground-floor reception rooms, a kitchen/breakfast room, various utility areas, nine bedrooms, two dressing rooms and four bathrooms, as well as three

Top: Dreamy, Grade II-listed Monks, Nether Wallop, Hampshire, is set in nearly 5½ acres of the Test Valley. £2.25m Above: The 16th-century house retains many original details reception rooms, six bedrooms and three bathrooms in the West Wing. Picturesque secondary buildings include the Summer House, the Roundabout House, the Blue House, the Boat House and The Vinery; outbuildings include a huge coach house, garaging and workshops. The lovely Victorian gardens—which feature many rare plants and shrubs that were repatriated by the globe-trotting Warr and Addis families and are protected by grass paddocks and spinneys—are quite spectacular. ‘You can even ice-skate on the lake in winter, as we did last year,’ adds Mrs Warr. Over in north Hampshire, COUNTRY L IFE’s former Deputy Editor Rupert Uloth has been summoned to help oversee the launch onto the market of his parents’ much-loved home,

Grade II-listed Monks at Nether Wallop, near Stockbridge, situated in the pretty and everpopular Test Valley. Steven Moore of Savills in Winchester (01962 841842) quotes a guide price of £2.25m for the charming 16th-century country house set in nearly 5½ acres of paddocks and formal gardens. It is for sale for the first time since Rupert’s parents, Tony, a colonel in the 10th Hussars, keen hunting man, talented sculptor and former director of the Bath and West Show, and his wife, Margaret, an accomplished horsewoman, bought the house at auction in July 1956. Constructed mainly of stone, flint and the local ‘clunch’, using materials reclaimed from a 14th-century monastic building that was altered and extended in the 18th, 19th 123

Burrell House is perfectly positioned behind the historic cricket ground and 20th centuries, Monks offers 3,866sq ft of living space on two floors, including a warm and welcoming reception hall, a large drawing/dining room, plus a music room, study and artist’s studio on the ground floor, with master and guest suites and four further bedrooms on the first floor. During their tenure, the Uloths extended the house, which now includes a good-sized kitchen, not to mention a panoramic breakfast room on the eastern side to take advantage of the early morning sun. The formal gardens to the south and east of the house are well established, with mature shrubs and plants and views towards the tennis court, which now needs repair. The paddocks, four in all, lie to the south and east of the house, bordered by a trout stream linked to the Wallop Brook, a tributary of the Test, and a large stream-fed pond, probably of monastic origin. Outbuildings include a splendid, 2,380sq ft barn comprising four stables, a garage, feed room and hayloft, suitable for conversion to any number of uses, subject to planning consent.

An impressive 17th-century house, which was extended and re-fronted in the late 18th century with a four-bay wing to the left, a projecting bay to the right and a two-storey wing to the rear, Burrell House is perfectly positioned behind the village’s historic cricket

ground, 12 miles south of the cathedral town of Guildford. The house sits in 1½ acres of well-wooded grounds and offers 4,358sq ft of pleasant family accommodation, including three main reception rooms, a kitchen/ breakfast room, a principal bedroom with an en-suite bathroom and dressing room, four further bedrooms and a family bathroom. It comes with a pretty one-bedroom cottage and a coach house, all three buildings now in need of renovation. Other amenities include a swimming pool, garaging and stores.

Annunciata Elwes

A bite at the cherry Houses both beautiful and bountiful in good old fruit and veg

Essex, £950,000 Peeping from under its eyebrow dormers, this pretty thatched cottage sits on the outskirts of the village of Great Henny, on the county boundary with Suffolk in the rolling Stour Valley. Old Fenners has an acre of south-facing mature gardens that are lovingly cared for and in bloom throughout the year —currently scattered with phlox, Michaelmas daisies and delicious greengages; quince will be ready for jellying in about a month and there are cherries in the summer. Grade II-listed and dating from the 15th century, this former hall house was once two cottages and now contains five bedrooms and lots of character, with attractive fireplaces and walls and ceilings so criss-crossed with beams you could almost call them striped. Winkworth (01787 326740)

Kent, £2.75 million Any lucky future owner of wisteria-clad Little Canon—a hidden treasure accessed down a quiet no-through lane less than a mile from the pretty village of Wateringbury, about five miles from Maidstone—will be well stocked from its cob-nut orchard, not to mention the neighbouring vineyard. The tastefully upgraded 18th-century house blends period features, such as fireplaces and freshly painted dado rails, with Miele kitchen appliances and quartz work surfaces. Natural light is in abundance, with large Venetian sash windows taking advantage of the views over the 1.6-acre sunny gardens, full of year-round colour and with a magnificent cedar of Lebanon. The swimming pool has recently been relined and has a new heat-retaining cover; there’s a one-bedroom flat above the detached triple garage, too. Hamptons (01732 430290)

London SW16, £1.8 million Before founding the first Tate gallery in 1897 (now known as Tate Britain), Sir Henry Tate hung his collection of (then) contemporary British art in a spectacular double-height Grade II*-listed former billiard room, beneath an enormous original skylight, at his home—an 1835 mansion by Streatham Common on what is now known as Henry Tate Mews (formerly Park Hill). The private gated development’s six communal acres include a listed folly, grotto and orchard and No 12 itself was beautifully redeveloped in 2000; it has five double bedrooms, three en suite, two private terraces and a very smart kitchen/breakfast room. Local hero The Chelsea regulars

9000

Hyacinth and Harold are thoroughly thrown by Chelsea in September, but, having been starved of it for 18 months, they’re not missing it for anything. Harold’s Panama has been steamed into shape and the blazer has gone to the cleaners; Hyacinth thinks it’s not too late to wear her Liberty-print shirtwaister and has ordered roomy shoes from Cosyfeet to accommodate her bunion. They’ll admire the Modernist garden with its concrete water troughs, but it wouldn’t work for their half-timbered Surrey cottage, where Hyacinth tries to channel her inner Norah Lindsay and Harold’s marrows are peaking nicely for the Harvest Festival. Harold will have sunflower envy; Hyacinth fancies a hammock from the Bali garden. They will nearly buy a tree until they wryly recall the time a silver birch got snagged on a passing bus in 1984; they take home a bag of gladioli bulbs instead. KG

Northumberland, £850,000 Among many idyllic spots to sit and catch some sun or admire the view in the gardens of Georgian East House is a striking two-storey greenhouse, from which, when you peer beneath snake-like vines, the surrounding North Tyne Valley is in clear shot. The walled kitchen garden is as beautifully kept as the wildlife ponds and the house itself, with its six bedrooms, three en suite (the owners run a B&B), and Rayburn kitchen range. Further accommodation is found in the Grade II-listed Dovecote, which can be a holiday let or private annexe. Set in the lovely hamlet of Lincoln Hill, Humshaugh village is very close and the market town of Hexham is only a few miles south. Finest Properties (01434 622234) 127
