NYONE who dreams of getting away from it all over the festive season should take to the hills—or rather the Dales—of North Yorkshire, where Yorkbased Blenkin & Co (01904 671672) are selling handsome, Grade II-listed Douthwaite Hall, two miles from Hutton-le-Hole and three miles from Kirkbymoorside, with a guide price of ‘excess £4 million’. It’s not easy to lose a substantial, 9,410sq ft, stone-built country house within the North York Moors National Park, yet, according to owner Christine O’Neill, whose much-loved family home it has been for 29 years, ‘many of the locals don’t even know we’re here’. Despite its location within a stone’s throw of the picturesque village of Hutton-le-Hole —described by Arthur Mee as ‘a charming little place to find in a green hollow of the moors… all up and down with a scurrying 158

stream winding among houses scattered here and there’—Douthwaite Hall enjoys complete seclusion within Douthwaite Dale, a steep wooded valley carved by the Dove through limestone hills that has no public footpaths or rights of way. In medieval times, the land round about was a medieval park and hunting reserve of the powerful de Stutevilles and Nevilles of Kirkbymoorside. According to its Historic England listing, the Shepherd family enjoyed unbroken occupation of Douthwaite Hall site from about 1500 to 1886. They must have built the original Elizabethan farmhouse, the timber crucks of which were used to support the roof of the main Georgian house, constructed in 1760. A large wing was added in 1814 to replace a demolished section, with further alterations carried out in Edwardian times. Period features abound throughout the house. In addition to a carved overmantel dated 1659 and a chimneypiece of 1666, there are magnificent fireplaces, the old flagstones and oak flooring, 16-pane sash windows, a handsome turning staircase with a polished handrail, and a notable 18thcentury window on the half-landing, with its original glass revealing whorls made by the glass blower.

A previous owner, Admiral Sir Cyril Fuller, a distinguished naval officer who owned Douthwaite Hall in the early 20th century, is believed to have added the port-hole windows and to have brought home from the First World War the impressive wrought-iron gates that open onto the flagged yard. Born in the Isle of Wight, he joined the Britannia

Royal Naval College as a cadet in 1887 and rose swiftly through the ranks to become Second Sea Lord and Chief of Naval Personnel from 1930 to 1932. During the Second World War, he was Zone Commander for the North Riding of Yorkshire Home Guard. During their tenure, the O’Neill family has combined a sporting country life with the 159

The main house, which boasts six reception rooms, a kitchen/ breakfast room, 10 bedrooms, eight bathrooms and a top-floor sitting area, offers plenty of room to manoeuvre, with further accommodation in the 760sq ft Cedar Lodge. A distinguished naval officer added the port-hole windows in the early 20th century If you’re looking for seclusion in the west, Ed Cunningham of Knight Frank (020–7861 1080) quotes a guide price of £5.5m for Grade I-listed Zeals, which stands in 58 acres of parkland on the borders of Wiltshire, Somerset and Dorset, to the north of Gillingham, the south-west of Warminster and the east of Wincanton, with far-reaching views over its own lake towards the rich pastures of the Blackmore Vale. It needs a bit of work doing to it, but could perhaps be ready to party in next Christmas. According to its Historic England listing, Zeals, too, has evolved over many centuries. Built on a rambling L-plan of limestone rubble with Welsh slate roofs, the earliest range consists of a two-storey, 14th-century hall house, probably re-built around an earlier dwelling acquired by one Matthew de Clevedon in 1372. The Chafyn family (later the Chafyn-Groves) acquired the house in 1452, extending it to the north-east in the 17th century. OBY WHITTOME of Jackson-Stops in Haywards Heath (01444 484400) quotes a guide price of £2.5m for impressive, Grade II*-listed The Manor House, on the edge of charming Chiddingly village near Lewes, East Sussex. Although there has been a house on the site for 700 years, that property was extensively rebuilt in about 1574 to create a grand manor house for Sir John Jefferay, who was Chief Baron of Exchequer from 1577, under Elizabeth I. More recently, Chiddingly has become something of an artists’ colony, home to the artists Roland Penrose and Lee Miller, who lived at nearby Farley Farmhouse. Pablo Picasso was also a frequent visitor to the village, which has held its own annual Arts festival for more than 40 years. Sympathetically maintained by the current owners, the interior of The Manor House is a blend of ancient architecture and contemporary style, with vaulted ceilings, exposed timbers, oak floors, original windows and fireplaces enhanced by modern systems and underfloor heating. Set in almost 1¼ acres of pretty gardens and grounds that include a walled kitchen garden, the house offers excellent family and guest accommodation, including two reception halls, elegant sitting and drawing rooms, a family room/dining room, cheerful kitchen/breakfast room, master and guest suites, four further bedrooms and four bathrooms. Zeals was requisitioned as a base and mess for RAF officers. After the war, Zeals became a school for boys until, in 1956, the family, now the Troyte-Chafyn-Groves, ended the lease and moved back in. The unbroken ownership of Zeals by the Chafyn family was ended in 1968, when Alex Garnet Phippen bought the house and restored the 17thcentury orangery and the dovecote. Since 1968, Zeals has been sold four times and is now standing empty and deteriorating, according to SAVE Britain’s Heritage, which describes it as ‘the last grand country house in Wiltshire’; it comes with numerous ancillary buildings, including two gate lodges, an orangery, dovecote, stables, granary and ice-house. Marcus Binney, executive president of the charity, expects ‘this splendid property to readily find a purchaser

in the present market. It is not too large to be a family home and the numerous outbuildings are suitable for working from home and for holiday lets’. For sale as a whole, Zeals offers 14,241sq ft of interior space in the main house, with a further 3,025sq ft in the clock tower. Accommodation in the main house is arranged on three floors and includes three main reception rooms, a study, kitchen/ breakfast room, summer kitchen, boot room, cellars and gym on the ground floor; a principal bedroom and bathroom, six further bedrooms, four bath/shower rooms and a library on the first floor; plus four further bedrooms, bathroom and storage rooms on the floors above. The garden and grounds comprise extensive lawns, parkland, pasture, woodland, a lake and pond.

Toast of the town Make the most of urban living at these elegant Georgian townhouses Bath, £3.4 million More than a house, this Grade I-listed Georgian property is a slice of British history. William Pitt the Younger lived here between 1801 and 1804—a brief interlude during which he was not Prime Minister—although he kept the house until his death in 1806. If the vicar’s mission is to save villagers’ souls from eternal damnation, Tarquin’s is to rescue them from the perils of Prosecco and Pinot Grigio. Some villagers leave the pre-Christmas tasting empty-handed (but distinctly refreshed), others undergo a Damascene conversion when they taste his ‘undiscovered gems’ from parts of France they can barely pronounce, particularly after they’ve sampled the 30 other wines on offer. The more time they spend tasting, the bigger the orders—and the greater the collective silliness: ‘Oooh, I can’t await to tell my husband I’ve got a case of La Clape,’ says the lady from Glebe Cottage, bursting into uncontrollable hysteria. Worcestershire, £1.385 million Although no records remain to support this, Winston Churchill may have been a guest at Glenhurst, in Bewdley. Stanley Baldwin, 1st Earl Baldwin of Bewdley, is thought to have hosted meetings in the panelled dining room at this Grade II-listed Georgian house, with Churchill, then Baldwin’s Chancellor of the Exchequer, in attendance.
