TALKING ABOUT MY GENERATION What home buyers want today When you picture the perfect home, what do you see? A spacious master bath? Energy-efficient appliances? Or perhaps an eat-in kitchen? While our visions of domestic bliss share many similarities, the list of must-have amenities is different for every buyer—and every generation. | The National Association of Home Builders (NAHB) recently asked more than 4,300 recent and prospective home buyers to share what features they considered “essential” or “desirable” in a new home. The study, titled “Housing preferences of the boomer generation: How they compare to other home buyers,” determined the most-wanted features among all buyers, then broke down the results for four generations: millennials (born 1980 or later); Generation X (born 1965-1979); baby boomers (born 1946-1964); and seniors (born 1945 or earlier).

MOST-WANTED AMENITIES BY GENERATION The study revealed some interesting similarities and differences between each generation’s top-ranked home features. For example, the laundry room ranked No. 1 for the millennial, Generation X and senior generations, but third for boomers. Likewise, Energy Star-rated appliances were rated first or second in desirability by all age groups except millennials, who placed them at No. 10. Some of the most surprising results involved each generation’s appreciation of outdoor amenities. Millennials were the only generation to rank three outdoor spaces—a deck, patio and front porch—in their list of top-10 home features. In contrast

OPEN KITCHEN SHELVING For utilitarian and aesthetic purposes, open shelves are becoming quite popular in kitchen design, says interior designer Jenny Lynn Wynne. In addition to making any space feel larger, they keep cooking essentials in easy reach and provide an out-of-the-way display space. In Pine Valley (House #5), Wynne combined the simple shelving with a metal forged range hood and white subway tile to deliver a “modern farmhouse” style.

Capturing the wearable elegance of a little black dress, the finish has a bit more depth than the traditional silver finish, and may better resist fingerprints. STACKED CABINETS Soffits be gone! The trend of stacking two rows of wall cabinetry all the way to the ceiling continues to rise. It maximizes storage, visually “raises” the ceiling and, depending on the cabinet style, imparts a vintage or contemporary effect. Incorporating brushed-glass doors on the upper row, as seen in the kitchen of The Sebastian (House #6), can remove some visual weight and provide a space to display items.
TWO-TONED CABINETS It may have once been a design faux pas, but using two different cabinet finishes in the same room—whether the kitchen, bath or laundry room—now is a trend that knows no style boundaries. Vary the tone as little or as much as you like to add interest and contrast while breaking up the monotony of wall-to-wall cabinetry. Typically, lighter-toned upper cabinetry pairs with darker bottom cabinets—a look sometimes called “tuxedo cabinets”—or the island cabinetry differs from that of the kitchen’s perimeter. Here, this year’s award-winning experts graciously share how to bring home some of their custom touches and thoughtful, innovative selections. PLAY WITH MATERIALS, TEXTURE AND SCALE.
1. When it comes to tilework and flooring, there are so many
ways to enhance the design without adding a print or color. First up? Try an artisanal variation on the classic subway-tile backsplash. The Sebastian (House #6) uses custom Artigiano tiles by Daltile that have an undulating surface and handpainted look.

Alternate the edges of tiles. Flooring in the master bath of The Gables of Woodford (House #4) consists of 6-by-24-inch and 12-by-24-inch tiles—some with waterfall edges and others with a smooth edge.
3. Warm a clean, classic interior with the handcrafted elegance
of Rookwood tiles, as seen at The Monaco (House #2).
4. Mix it up. Three different widths of hardwood flooring—
all with the same finish—add interest to the main level of The Gables of Woodford. Likewise, the powder room of The Sebastian alternates rows of tile and hardwood, while in the foyer, the materials create a pattern that mirrors the beamed ceiling.

A chameleon being embraced in luxury estates across the country, nonporous quartz countertops can mimic granite or even rare Calacatta and Carrara marble, yet they’re stain-resistant and never need sealing or reconditioning. In Pine Valley (House #5), designers Kelly and Jenny Lynn Wynne chose a style by Cambria that resembles granite and could be constructed without seams. In the kitchen and master bath of The Sebastian, D. Jill Neverovich opted for a quartz with the beautiful blue-gray veining of white Carrara marble.

7. Struggling to decorate
an expansive open wall? Finish it with a millwork design in lieu of artwork. For inspiration, check out the lower-level walls at The Sebastian, which feature molding that frames handmade grasscloth panels.

8. Any foyer can feel grand
if it’s wrapped in wainscoting, as designers Amy Holt and Jill Koch did in The Jefferson (House #7). Rick Seitz took a slightly different angle in The John Candle Estate (House #1), creating a“dramatic gallery foyer” with columns and trimwork that encourage a display of artwork or family photos.
9. Use trimwork to add
detail and warmth to a modern interior without sacrificing the simplicity. Neverovich chose streamlined yet oversized baseboards and door casings for The Sebastian that contribute to the “modern contemporary country” style.
