Construction starts soon on Golden Triangle Mall Shoppers will soon start to see signs of construction at Golden Triangle Mall.GTM Development Ltd., a limited partnership between Cencor Realty Services and MGHerring Group, purchased the mall in November from Arizona-based En Pertignus Holding Corp., a wholly owned subsidiary of JPMorgan Chase & Co. The renovation of the 765,000-squarefoot shopping center will be done in two phases. Phase one, which is set to start early this month, will focus on the interior, including upgrading lighting and some of the skylights, as well as redoing the ceilings and flooring. Matt Ludemann, manager of the mall said the first phase won’t affect shoppers, since the majority of the work will be done overnight. Phase two, set to begin mid-June, will focus on the two main entryways on the east and west sides of the mall. “Phase two will affect some areas [for shoppers] but won’t start until this summer,” he said.

In August, the Denton City Council approved an incentive agreement with GTM Develop ment for the redevelopment, based on the monthly sales tax receipts generated in 2010, which was $95,898. The city will begin giving the company half of any revenue that exceeds that monthly average after GTM Development makes $9.5 million in eligible renovations. The agreement will end if the company doesn’t invest a minimum of $45 million into the mall by Oct. 1, 2014. The incentive will not exceed $9.5 million or last more than 20 years, depending on whichever comes first. Ludemann said the goal is to have the majority of the work done by the end of the year, although there may be some follow-up work done next year. 4-10

Students OK renovation of UNT student union The University of North Texas will get its renovated student union building thanks to the students who voted to approve a fee increase of $115 per semester to pay for it. The increase will fund

the renovation project for the University Union with the work set to be completed by 2015. The new fee will go into effect in fall 2014. The UNT campus has outgrown the current student union, which was last renovated in 1973, with far more students enrolled than the old building can accommodate. According to the university, construction on the new student union is expected to cost about $130 million, and is designed to achieve Leadership in Energy and Environmental Design Certification from the U.S. Green Building Council. Blake Windham, president of the UNT Student Government Association said he expects the resulting renovation to be in line with the students’ stated desires, which include more natural lighting, enhanced space for student organizations and more lounge space. 4-11

Potbelly Sandwich Shop newest chain eatery in city Potbelly Sandwich Shop was on Denton’s list of businesses to attract, and now it can be checked off.

The eatery, with more than 200 locations, including 38 in Texas, will open in the Sterling Fry Street development at Fry and Hickory streets, said Brian Dinerstein, executive vice president of developer The Dinerstein Cos. The restaurant is the first retailer to announce plans to move into the multistory complex. Sterling Fry Street will feature 194 apartment units with 614 beds and six retail locations - all expected to be open by August and the start of the fall semester at the University of North Texas. Renting at Sterling Fry Street is on the rise as crews brick the exterior of the complex. The project replaces an eclectic block of shops and restaurants razed in 2007 as part of an ill-fated development proposed by Houston-based United Equities Inc. The project died after a divided City Council rejected a drive-through lane for a proposed anchor tenant. Dinerstein picked up the property, and a new proposal was approved in 2010 for the four-story apartment buildings with ground-level retail surrounding a fivestory parking garage on the 4.3-acre lot. | CONTINUED ON PAGE 9

I

n the private investment partnership my business partner and I manage, we have investors who range in age from 32 to 82. While each of them find themselves at different stages in their life, they share a goal of being able to live on their own terms based on years of hard work. That is important given the dire state of programs like Social Security and Medicare, especially in light of the unsustainable

Many of our partners assume the social safety nets dominating much of our national debate will be faded memories or shells of their past forms by the time they are ready to “retire.” For many other partners who are close to retiring or already at that age, these benefits only comprise a portion of

their savings plan. Yet, over the past couple of years, just about every one of our partners, at one time or another, has expressed the concern that the nest egg they have squirreled away may not be enough. We find it curious that folks whom many would consider well off are worrying about the longevity and viability of their savings plan. The concern is very justified. Over the last decade, on a nominal basis, most investors have seen their assets go absolutely nowhere. When viewed through the lens of purchasing power, too many savers have seen their assets actually decline. Yet, our nation’s fiscal and monetary authorities seem

hellbent on making the problem worse. Over the past 12 years, Congresses controlled by both Republicans and Democrats, along with their White House banner carriers, have burned trillions of dollars we don’t have. They pursued reckless foreign affair and domestic spending policies while our social safety nets grew more fragile. Even though the economy survived the greatest recession in a generation, the recovery has been anemic and the outlook is tepid at best. Yet, while simple observers of current events can identify many of the key issues to address, our leaders — like Nero — continue to fiddle. Because last year’s debt ceiling debacle resulted in a kicking of the proverbial can, many of these fiscal issues come to a head at the end of the year as we face a fiscal “cliff” of increased

taxes and draconian spending cuts. Unfortunately, we have been living with similar issues for years, and we appear adept at the can kicking game. But these issues are exacerbated by our friends at the Federal Reserve. In order to “bail out” our nation’s largest banks, and to try to backstop the legislative insanity on Capitol Hill, our monetary policy leaders have printed trillions of dollars and continued promising to keep short-term interest rates at zero percent until the end of 2014, even while measures of true inflation are running close to 5 percent. When viewed in terms of inflation-affected purchasing power, “real” interest rates are negative. Inflation is coming and with it will be declining purchase power. FITE | CONTINUED ON PAGE 8

In the short run, this has helped banks dig out of their holes and troubled corporations refinance debts at incredibly low rates. But by defending the reckless, our government has been stealing from those who have been prudent, from those who have been trying to save, from those who will have to pay the bill when the check finally arrives. Curiously, many investment managers who are charged with looking out for these savers’ interests seem to be pursuing reckless investment paths as well. Readers of this column should recall we have been leery of long-dated bonds since the pains of the credit crisis began to wane. Yet, we have seen repeated “flights to safety� as investors dealt with growth issues in the U.S., the debt burden of our European friends and questions about China’s exuberance; yields on long-term U.S. government bonds have gone lower and lower as their prices have gone higher and higher. Somehow, the bond bubble continues to grow bigger. The typical retirement formula for the percentage of stock vs. bond allocations in one’s portfolio (100 - your age = stocks; the rest in bonds) seems dangerously oversimplified and downright reckless in an era of over-engineered interest rates. Yet, many institutional managers are currently overallocating to bonds, citing the recent volatility in stocks as just too much for their pensioners to stomach and too risky for their portfolios. We often wonder if this, or the fund managers’ compensation program, is the true driver of these decisions. Life is more complicated than simple formulas. There are times when you should be loading up on bonds, others times real estate, other times stocks, others times cash. The difference comes from an understanding of value relative to the price being paid for each asset. Too few professionals take the time to (1) understand such rel-

ative value across asset classes; (2) have the inclination to explain it to their clients; and (3) have the conviction to stand apart from the crowd even when the crowd is wrong. While this may be our perspective, what are others saying on the subject? Jeremy Grantham, the head of GMO Capital, whose long-term asset return forecasts have proven remarkably prescient over the years, has been warning that bond returns will disappoint investors over the medium term. In his December 2011 report, Grantham forecasts that over the next seven years, after adjusting for inflation, U.S. high-quality stocks should return a little more than 5 percent a year while cash and bonds are likely to suffer annualized losses. Professor Siegel of Wharton Business School fame is calling for the Dow to hit 17,000 over

the next 18 months. We’ll see if his forecast of the industrial index is correct over time, but again, his preference for equities over bonds is in stark contrast to most asset managers. Finally, let’s return to the words of Warren Buffett in his most recent letter to shareholders: “Investments in money market funds, bonds, mortgages, bank deposits and other instruments are thought of as ‘safe.’ In truth they are among the most dangerous of assets. Their [price

volatility] may be [low], but their risk is huge. Over the past century these instruments have destroyed the purchasing power of investors, even as these holders continued to receive timely payments of interest and principal. Current [interest] rates do not come close to offsetting the purchasing-power risk that investors assume. Right now bonds should come with a warning label.� We wholeheartedly agree. In order for savers to rest well at night, they need to continue to

build their nest egg through the acquisition of assets that will retain and enhance their purchasing power over time. We believe buying high-quality equities (typically defined as companies with hard assets, pricing power and foreign earning streams) at a meaningful discount to their intrinsic value continues to be the best choice for investors today. If there is going to be a war on savers, we need to come prepared to fight. Partnership brings center to Denton to feed hungry

A partnership between the North Texas Food Bank and Serve Denton will bring a regional food distribution center to Denton with a goal of serving the hungry more efficiently, officials announced Thursday. Local nonprofit groups that serve the hungry will be able to use the distribution center instead of driving to food banks in South Dallas or Fort Worth, Denton Mayor Mark Burroughs said during a news conference announcing the partnership. The announcement coincided with the city’s first Day of Concern for the Hungry, which included a food drive at the Civic Center and three local businesses. The effort collected 1,290 pounds of food and $190 in cash donations for the North Texas Food Bank. Serve Denton, a nonprofit group formed last year to help coordinate the work of Denton charities, proposed the regional hub as a way to improve distribution to local food pantries, said Jan Pruitt, president and CEO of the Dallas-

based North Texas Food Bank, which serves 1,100 organizations in 13 North Texas counties. Planning is also under way to relocate the Denton Community Food Center to the new distribution center, although the timing is uncertain, Tom Newell, chairman of the Denton Community Food Center said. The move essentially would allow the food center to serve as an “outlet store” at the distribution center, which would be more efficient, he said. 4-17

New Army reserve center now under construction Construction has begun on a new Denton Army Reserve Center. The complex, located at 3250 Jim Christal Road, will include a new administrative and training center, an organizational maintenance shop, storage buildings and support facilities. It is being constructed as part of a joint venture between McCarthy Building Companies Inc. and GGC Enterprises Inc. “It gives them state-of-the-art facilities that are adequate to the task to train for

their war-time missions, not just to support them in garrison but support them when they are deployed,” said Michael Duffy, director of federal programs at the McCarthy division of McCarthy Building Companies. The $12 million, 37,000-square-foot facility is expected to be finished by March 2013. 4-21

Discovery Park now features zero energy research lab Officials with the University of North Texas Zero Energy Research Lab held a ribbon-cutting Friday for its new 1,200square-foot facility recently built at Discovery Park, a 300-acre research campus five miles north of the main campus. Zero energy is about balance, said Yong Tao, chairman of the department of mechanical and energy engineering, who helped design the lab. The high cost of fueling

Rising fuel prices cut Steve Ormand’s business in half. The owner of Texas Roof and Fence used to drive up to 35 miles from Denton for jobs. Now, he tries to stay within 10 to 12 miles. “What it’s done is shorten the radius of my business,” Ormand said. Gasoline prices have been flirting with $4 a gallon since last year and making people rethink their daily habits. Denton residents are trying to

drive less by combining errands and cutting out recreational driving to combat rising gas prices, according to a Facebook question posed by the Denton Record-Chronicle. Christine Collins, who owns a home day care business, sus-

pended weekend drives to Ray Roberts Lake with her family because of the gas prices. “We’ve become very boring people,” Collins said with a laugh. Because they are a family of five, she drives a van and her

husband drives a sedan. Anyah Martinez and her husband are paying more at the pump because they traded in their Honda Civic for a Honda Odyssey minivan when they found out she was pregnant with their third child. “People perceive gas prices as affecting their budget greater than it actually does,” said Fred Rozell, retail pricing director at Oil Price Information Service. People tend to cut more consumption than the increase

they are spending on gas, he said. A 2010 study the service did in conjunction with a university showed that people cut back on trips, didn’t buy brand-name products and ate out less when gas prices went up. “As people get used to higher prices, that threshold moves up,” Rozell said. In recent years, the percentage of household income spend on fuel has risen from 4 percent to almost 9 percent, he said.


SUPPLY AND DEMAND One of the biggest factors playing into high gas prices is the price of crude oil. Seventysix percent of what people spend at the pump pays for crude oil, according to gaspricesexplained.org, a website set up by the American Petroleum Institute. And demand for crude is rising while the supply is decreasing. The Energy Information Administration estimates that the demand will reach 89 million barrels per day this year, according to data collected by the petroleum institute. The previous peak was in 2007, when it reached 86 million barrels per day before falling during the global economic downturn, according to the institute. The Organization of Petroleum Exporting Countries’ surplus production capacity fell to 2.6 million barrels per day at the end of 2011, according to the petroleum institute data. But this year it’s expected to increase to 3.6 million barrels per day, the institute reported. Another reason gas prices go up this time of year is that the U.S. Environmental Protection Agency mandates a different type of fuel be used in the summer, Rozell said. Gas stations start selling the summer fuel, which is a little harder to make, on May 15, he said. “Typically in the summer you see prices rise, not really quickly, but steadily,” he said.

CHANGING HABITS When fuel prices rise, Ormand’s profit margin drops at Texas Roof and Fence, he said. He spends $250 to $350 a week to fill up his diesel-powered Ford F-250 pickup, and he used to spend closer to $140. “Anytime fuel goes up, it affects everybody,” he said, because milk prices and other grocery items go up in price. “It affects everybody one way or another.” To save on trips, Ormand is now using a satellite service to measure fences without having to drive to the location. That allows him to give fence quotes over the phone, he said.

Anyah Martinez traded her compact car in on a Honda Odyssey minivan to meet the needs of her growing family. And he can get the measurement of a fence within a foot and the measurement of a roof within a square of shingles (100 square feet), he said. The service costs him a couple thousand dollars a year, he said, but he figures it’s still less than what he would be paying for fuel. He also can get seven quotes together in the time it used to take to measure for one — without the driving. “I try to do a lot of stuff over the phone,” Ormand said. The problem with not meeting customers face-to-face is that his closure rate on sales drops from 90 percent to between 45 and 50 percent, he said. Some customers want faceto-face interactions. Collins isn’t increasing her day care prices, and she continues to pick up the kids she cares for after school. Collins noticed her family’s habits changing when gas hit $3 a gallon. “Once it started being almost $4 a gallon, it started to be impossible,” she said. Eliminating recreational drives to Ray Roberts Lake means her husband can’t fish as much. In the past she has taken her day care children to the lake to go swimming, but she’s planning to do more activities at her house this summer. Martinez and her husband, the minivan owners, had to

make some changes after having their third child. They aren’t making more money than they were three years ago, she said, but expenses are going up and it’s not just gas. “Prices increase and salaries don’t,” Martinez said. She’s tried to cut down on gas costs by combining errands into one trip. Her family canceled its cable television subscription and is getting fewer haircuts. “There’s no answer to this other than don’t go anywhere,” she said. She and her husband considered only having one car but decided against it. “With three small children, we needed a car big enough to properly secure them,” she said, adding that the boys all require car seats. Martinez paid about $50 for a tank of gas with her economy car before she traded it in, she said, and with the minivan she pays approximately $70. “It was a huge shock to go from that to this,” Martinez said. But the van’s tank does hold more gas.

Briggle and her husband were used to riding their bicycles and walking because prior to moving to Denton three years ago they lived in the Netherlands. “We were used to everything being mixed-use,” she said. “We were used to walking and biking everywhere.” Briggle has been active with the city in developing its new bicycle plan.

INTENTIONAL PLANNING Gas prices haven’t had much of an effect for Amber Briggle, because she was intent on living close to where her husband works and being a one-car family. “It really hasn’t affected us that much,” Briggle said. “We

she will be riding her bike most places again. She uses the car for grocery shopping and to go to the gym. She takes her daughter to school on the bike. Briggle said her family probably could have purchased a larger house but it would have meant they couldn’t ride their bikes or walk as many places. “It’s a tradeoff, I guess,” Briggle said. “This was an intentional decision for us.” Rozell, with Oil Price Information Service, estimates that gas prices won’t go much higher than $4 this summer. There usually isn’t a giant spike unless there is a major disruption in supply, he said. The highest average price recorded this year was $3.94 on April 6. Prices will fall a bit in May and then slowly increase toward the end of summer, Rozell said. The highest average gas price recorded was $4.11 on July 17, 2008, according to AAA’s Daily Fuel Gauge Report. States on the West Coast have higher gas prices while the Midwest has lower prices. “Texas is a lower-price state,” Rozell said. It was the 14thcheapest state in early May with an average price of $3.69. Ormand said that in the past he didn’t care if gas was 5 cents cheaper down the road — he would buy from the closest gas station. Now he is more willing to drive a little bit to get the cheaper gas. Collins is trying to maintain her vehicles better so they don’t use as much gas. “I think personally we are a little more cautious,” she said. And Martinez is hoping that things will turn around for her family, but she is thankful for what she has. “I’ve always tried to be frugal about not wasting gas, but I knew when we were going to have another baby we were going to have to cut back in certain areas,” she said.
