Why purchase title insurance? By Rebecca Arnold Reunion Title Title insurance is probably not understood as well as other types of home insurance. However, it is just as important! When you purchase a home, instead of purchasing the actual land or building structure, you are actually purchasing the title to that property - the rights to occupy and use the space. That title may be limited by certain rights and claims asserted by others, which may limit your use of the property and in some cases cause financial loss. Title insurance protects against these types of hazards. Title insurance protects against the loss from hazards and defects that already exist in the title and is a one-time purchase. Other types of insurance that protect your home may focus on possible future events and charge an annual premium.

What Does Your Title Premium Cover? Title insuring begins with a search of public land records affecting the real estate concerned. An examination is conducted by the title agent on behalf of its underwriter to determine whether the property is insurable. Frequently there are documents that don’t clearly transfer title found in the “chain”, or the history that is assembled from the records in a search. Some examples of documents that can present concerns are: . Wills, deeds, and trusts that contain improper wording or incorrect names. . Outstanding mortgages and/or judgments. .
