Choosing the right real estate professional If you are thinking of selling your home, be sure to choose a Realtor who is knowledgeable about the marketplace and has the credentials, experience, extensive marketing background, and personal referrals from satisfied clients to prove it. In other words, someone who will represent your best interests and give 110% of his/her time and effort to successfully market and sell your home at the best price possible in the least amount of time. It’s difficult to be the bearer of bad news in a challenging market, but the Realtor who speaks honestly and realistically about pricing/marketing your home is always the better choice. Understanding the process/chain of events Knowing what to expect from start to finish is essen-

tial to a seamless transaction. Select a real estate professional with a detailed and comprehensive marketing blueprint designed to attract qualified prospective buyers. Have your Realtor share with you some of his/her “tried and proven” marketing strategies. Discuss your expectations regarding showings, open houses, timely feedback, marketing vehicles, and estimated seller’s closing costs. Make sure you have direct access to the Realtor you have chosen rather than having to go through an entourage of personal assistants. To protect yourself against any hidden surprises, be sure to ask your real estate agent whether or not there will be any additional listing real estate transaction fees and/or real estate company franchise fees, or additional advertising fees at closing. Preparing your home to go on the market “Less is more” is the Golden Rule. Walk systematically through your home with your real estate professional to decide what needs to be done to make it ready. You should pack away the clutter neatly. A fresh coat of paint can do wonders if your home seems tired. If you love color but are worried that your more drastic rooms will not appeal to a more traditional buyer, a neutral taupe can be a soothing alternative. Marketing your home For maximum visibility,

your agent should be utilizing multiple means of quality advertising and marketing. Today, you need to be featured in the hometown newspaper, as well as the utilization of other worthwhile alternative marketing tools. Your broker needs to be using direct mailing, color graphics, e-mail flyer campaigns to North Texas real estate agents and interested parties, color brochures showcasing the home, print and Web advertising, individual domain sites, blogs, key words, etc., to reach the sophisticated, knowledgeable, and internet-savvy buyer of today. Pricing is everything In today’s climate, a realistically priced home will sell more quickly and for a better price if it’s priced strategically and aggressively from the beginning. Buyers are increasingly value-conscious. They also do their homework. Often, if a home is priced right, a bidding war can ensue. The market is improving, and this is happening more often than it has in years. Hosting open houses Buyers are attending open houses in larger numbers than ever. Making the effort to host regular open houses is important. Your real estate agent should be available and excited about the opportunity. Make sure your house is

showing-ready and ask for feedback from your Realtor to improve or tweak it, if necessary. It is also a great idea for your agent to host a Realtor open house luncheon during a weekday, allowing other real estate agents to preview your lovely home. Make sure your agent provides you with feedback from the other Realtors who attended the luncheon. Negotiating an offer Try to keep emotion out of the negotiations. A professional Realtor will do the same. In this market, offers often start quite low. You should not be offended. You never know where an offer will go, so don’t make the mistake of not countering. Working through the details calmly will often achieve a result both sides can be satisfied with. Choosing a good title company Choosing an experienced, local title company is crucial. Ask your broker for recommendations. Real estate agents are great sources since they deal with so many title companies during the course of their work. Also, a good problem-solving title company lawyer can save you valuable time, money, and peace of mind. Dealing with the inspection You have an offer, but still have to get through the inspection. In the past few

Designing with Carol 06 Hidden Spaces Real Estate

What pictures come to mind when someone mentions hidden rooms and spaces? Some of you are old enough to remember the popular television series “The Munster’s.” The Munster Mansion was filled with secret passages and hidden spaces. For example, the staircase lifted to reveal the living quarters of the family pet dinosaur named Spot, or the trap door to Grandpa’s dungeon. Well, that was make believe but who’s to say we can’t create some useful hidden spaces in our homes today? Let’s give it a try. So many of the homes being built today have what I call “shrinking storage spaces” – closets are small, the bedrooms have smaller footprints and even kitchens

have become spaces just off the family room. Let’s look at bedrooms first. How can we create extra space and not make the room look cluttered? I recently helped my daughter redecorate my grandson’s bedroom. Little on floor space, we opted for a loft bed with desk and shelving underneath. On the shelves we created our “hidden spaces.” We used colorful canvas boxes for his clothing and personal items. Other storage spaces in the room were also decorated with these same decorative boxes to store his toys. Some bedrooms and even dining and living rooms have beautiful bay windows. Building a window seat in the bay creates a wonderful space for reading and relaxing. Hey, wait a minute. Why not add a hinged lid under the window

to create “hidden spaces” throughout your home. Under a staircase is a perfect place for drawers for storage or shelving to display books or your favorite collectables. If the space is large enough under the staircase, a powder bathroom could fit nicely. Speaking of staircases and hidden spaces – drawers cleverly tucked under the risers make the perfect hidden space for shoes, mittens and gloves as well as scarves and hats. With hidden pulls and hardware no one would ever guess they were there. Now, we all know about the hidden safe behind the picture on the wall. What if we store our AV equipment and DVD collection behind that beautiful art? With radio frequency controlled devices today, this equipment does not have to be out for all to see. Many small kitchens serve as the utility room as well with washer and dryer hidden behind bi-fold doors. Let’s get a little more creative. Why not have the cabinet maker create a set of bookshelves on hinges to replace the bi-fold doors. Cookbooks, etc. can be decoratively displayed and no one would ever guess what’s hidden behind the “green door.” If you are in the process of remodeling, a great space saving idea for the kitchen is cleverly hidden spice racks. Incorporate decoratively

turned posts between cabinets with hidden racks for spices and flavorings. Spice drawers can also be hidden behind decorative trim and moldings. How to maintain your home’s stone surfaces If you have natural stone countertops or other surfaces in your home, you may be the object of your neighbor’s envy. According to a 2012 survey conducted by Harris interactive, three-quarters of homeowners who intend to remodel their kitchens in the next two years would like to install granite countertops. “Granite and marble countertops and floors add beauty and value to any home,” says Garen Distelhorst, Communications Director at the Marble Institute of America. “But to get the longest life and preserve the beauty of natural stone, homeowners should be sure they understand how to properly maintain their product.” The Marble Institute of America is offering homeowners these great maintenance tips: Use coasters under all glasses, particularly those containing alcohol or citrus juices. While many stones can withstand heat, use trivets or mats under hot serving dishes for added protection. Dust mop interior floors frequently, using a clean nontreated dry dust mop. Sand, dirt and grit are abrasive and can damage natural stone. Mats or area rugs inside and outside an entrance will help to minimize the sand, dirt and grit that may scratch the stone floor. The underside of the mat or rug should

be a slip resistant surface. When vacuuming, be sure the metal or plastic attachments and wheels are not worn, as they can scratch the surface of some stones. When spills occur, blot, don’t wipe. Flush the area with water and mild soap. Rinse several times, changing the rinse water frequently. Dry the area thoroughly with a soft cloth. Many suppliers offer products used for stone cleaning, however you can always use a neutral cleaner, or mild liquid dishwashing detergent and warm water. In the bath or other wet areas, use a squeegee after each use to minimize soap scum. Remove soap scum using a non-acidic soap scum remover or a solution of 1/2 cup of ammonia to a gallon of water. Use sparingly, as overuse of ammonia solution may eventually dull the surface of some stone types. Remove algae or moss in outdoor pools, patios and hot tub areas by using a mild bleach solution and flushing with clear water. Tackle clutter and create space in your home by adding storage. Between books, toys and years of accumulated “stuff,” a home can feel cluttered. And most families quickly run out of available storage space. However, with a few smart tweaks, you can create new storage solutions for muchneeded space, and dramatically alter the feel, flow and look of your home. “There are a number of simple, quick and low-cost solutions that can truly open up space in the home,” says

Isch suggests the following: Retool Furniture Furniture can be used for dual purposes to create extra storage space. Beds, for example, can be built into walls to open up a room. Drawers and other types of storage units can be added

into or placed underneath bed frames. Instead of chairs, use benches with storage underneath or inside to save space and create an extra area for storage. Like beds, benches can also be built into walls. Consider thickened walls or hidden spaces between rooms that can be opened up and carved out with shelving or closets. Just be sure your plans don’t pose a conflict with your electrical wiring or plumbing.

Adding shelves to closets will give you more storage flexibility and make the most of your space. In some cases, you can even remove the doors to those closets for more reach. The added shelves will appear built-in and part of your room. If you have a basement, think about installing shelving units. Rethinking Your Needs Take a look at how you currently use your home and consider how rooms might be

reworked to create spaces that meet your needs in smarter ways. For example, do you really need to use a spare room as an office? Does your dining room go unused because of seating in the kitchen? Take a look at your home more holistically and determine how each room should and could function. Don’t forget about spaces under stairs. Carve outs or shelving can be added to spots along the wall or staircase, or under the staircase. If you have high ceilings, an architect can help you identify options for building in a completely new storage area. Building Outdoors Creating accessory outdoor storage can help you organize and bundle more cluttered items, such as tools and yard equipment. Nothing says “welcome to my home” quite like an impressive entryway. Attention to detail and some added extra touches of hospitality can transform any ho-hum entry into a warm and inviting approach to a home.

“A front door should have good energy efficiency features, a snug fit to the frame and an appealing color,” says Mark Clement, a professional contractor and host of the home improvement radio show, MyFixItUpLife. “If you’re missing any of those

elements, consider investing in a new front entryway.” Start with the basics. Evaluate the look and condition of your front door. Determine if your current door needs to be replaced or just enhanced with a decorative urethane pediment,

crosshead and pilasters. If you’re replacing your door, consider one made of secure fiberglass that resists denting and scratching, is easy to maintain, energy efficient and quiet, such as one from the Therma-Tru ClassicCraft Canvas Collection,
