Monthly News Update tation Authority and Dallas Area Rapid Transit officials kicked off the “Countdown to Connectivity” event to prepare for the opening of DCTA’s new 21-mile A-train line. The Monday morning event started at DCTA’s Hebron Station in Lewisville, where transportation authority board members and staff, elected officials, Chamber of Commerce representatives and schoolchildren boarded a train to DART’s new Trinity Mills station in Carrollton. Also Monday, DART opened its Green Line, the 28-mile rail line from Carrollton to southern Dallas that will connect with DCTA’s A-train. The A-train is expected to begin service to Denton by June.

Aldridge marks 10 years as Health Services CEO Board members and staff of Health Services of North Texas paid tribute to Ron Aldridge for his decade of work as the agency’s CEO. Darrell Volls, chairman of the agency’s board, said Aldridge doesn’t work to receive honors, but rather for the pleasure of seeing people accomplish goals. He said Aldridge had created opportunities for people to achieve life goals by providing them with quality health care. The agency was founded in 1988 as AIDS/Denton Inc. by a volunteer group that saw a need for education and support services for people with HIV and their families. Through the years, the agency grew, changed names and received support from Denton County. The agency offers low-cost, sliding-scale-fee outpatient medical care and a 340B medication pricing program among its services for county residents. The luncheon included a plaque presentation and cake. 12-4

Corinth solidifies gas drilling committee CORINTH — City leaders decided to make permanent the committee that reviews its natural gas drilling and production ordinances, voting to add three more residents to the group. The City Council unanimously agreed with a recommendation made by council member and Gas Well Committee chairman Bruce Hanson that the group should continue to meet periodically and make recommendations to the council. In addition, the council voted to add two more residents to voting seats and one more resident as an alternate. Corinth’s Gas Well Committee was formed to review the city’s development ordinances after XTO Energy applied to drill at Lake Sharon Christian Center. The City Council denied the permits, which came with 11 requests

Student housing planned off I-35E A new 584-unit student housing facility is planned for the corner of Fort Worth Drive and Interstate 35E, according to a recent news release. Campus Crest at Denton LP, a subsidiary of Campus Crest Communities Inc., entered into a construction loan agreement with Amegy Mortgage Company LLC for about $17.2 million early in November, the release stated. According to real estate listing service LoopNet, a building that formerly housed Home Depot now stands at the site of the planned housing facility, on about 14 acres. The building is being knocked down to make way for construction. Located in Charlotte, N.C., Campus Crest Communities has been providing student housing since 2004, according to its website. The company has 27 operating properties across the country, primarily in Texas and Georgia, with seven in the pre-

construction stage. More than 25 properties are in development, and more than 75 are in various stages of site development, according to the company.

Aubrey Pharmacy offers compounding services Aubrey residents now have a new place to have their prescriptions filled. Aubrey Pharmacy, which opened Nov. 15 at 701 U.S. Highway 377, offers pharmaceutical compounding, as well as a grocery area. Owner Steve Coomes is also the pharmacist in charge. Coomes works with two certified technicians, Patty Even and Don West, according to the pharmacy’s website. “Rather than trying to fit the patient with a manufactured product, our experienced compounding staff crafts a unique medication specific to the needs of the patient,” the website states. Aubrey Pharmacy is a member of the Professional Compounding Centers of America. In addition to its pharmaceutical services, Aubrey Pharmacy also provides medical equipment,

Highway 114 expansion moving forward FORT WORTH — A groundbreaking ceremony for the State Highway 114 expansion project took place on Wednesday at Texas Motor Speedway. The project that has been 20 years in the making is just 27 months away from completion of its first phase. The phase will add four lanes — two westbound and two eastbound — on Highway 114 from Interstate 35W to FM156. The newly constructed lanes will serve as frontage roads upon a future reconstruction of the interior main lanes of Highway 114. The first phase will cost a little more than $15 million, with funds coming from State Highway 121 tolls and the 2008 Denton County bond election, which helped provide funding for right of way acquisition. 12-13

Should investors be greedy? “Be fearful when others are greedy and greedy only when others are fearful.” — Warren Buffett, in his 2004 annual letter to shareholders

O

ver the past 18 months, this column has called much attention to the relative cheapness of high-quality stocks and to the prospects of special situations like net-nets (companies that trade at large discounts to their liquidation value). The panic of late 2008 and early 2009 created many buying opportunities. But interestingly, even after the great run of 2009, last year presented several more occasions to exploit market fear. Do you remember the Greek

Jonathon FITE | debt turmoil, the flash crash, the BP oil spill and all the talk about deflation? Conversely, as investors fled stocks for the relative “safety” of bonds, we found this worrisome (see last year’s February, March, June, July and August columns). Compounding this flight to perceived safety, America’s savers began to reach for yield, plowing their cash into anything that

paid some interest since it made next to nothing in the bank. Bond prices went beyond frothy. You may recall as bond prices increase, the yields they pay drop. When the 10-year Treasury note peaked in 2010, it paid a whopping 2.41 percent. Tying up your money for that long, for such a paltry return, does not sound like a value investment. Especially in light of our inflation concerns which, when they materialize, will debase the value of our cash and destroy long-term bond holdings as interest rates rise. Given our nation’s fiscal pressures, the Federal Reserve’s endless money printing, and the still modest economic recovery underway, our focus in these pages has been to build portfo-

Investing in these businesses when they are also cheap provides a sound

recipe for investment out-performance and inflation protection. Naturally, as the bond market ebullience began to fade last fall, market pundits flipped from ranting about deflation risks to the “new” risk of long-term inflation. As a result, bond prices took it on the chin. Since October, net redemptions (more investors are selling than buying) are forcing liquidations across the largest bond funds, especially in leveraged funds — those which use borrowed money to goose their returns in happy times. So, if 2010 provided great opportunities to invest in stocks and witnessed what could have been the peak in a 30-year bullmarket in bonds, what does 2011 hold in store? Well, as this article is penned, some key

Leads show economy on brink of recovery

A

s we closed our 2010 calendar year and compared our lead activity to 2009, we noted increases in some industry sectors as well as decreases in others. In 2009 we had 79 leads — our lowest year in lead activity in the eight years we have been tracking leads. Last year was only slightly higher, with 83 leads received. Our lowest month last year was May, with one lead received. The highest month was July, with 12 leads. Industries in which we saw an

measures have certainly reversed from earlier in 2010. According to a recent Wall Street Journal article, the percentage of advisers identifying themselves as bulls in the Investors Intelligence sentiment survey reached its highest level since October 2007. Separately, the American Association of Individual Investors survey showed they were the most bullish since 2006. Clearly, greed has made a big comeback. Last month this column discussed the benefits of using market fear to your advantage by selling very expensive portfolio insurance, called put options, during times of distress. Interestingly, a key input parameter for put options, called volatility,

is at its lowest level since April. As a result, the number of people buying downside protection versus those betting the market will rise has also reached the lowest since just days before the massive flash crash, which sent traders scrambling but provided wonderful opportunities for value investors. While this column has pounded on the table to “be greedy when others are fearful,” recent measures imply market fear is pretty low and the average investor is getting more confident. As a result, the opportunities my partner and I are now finding for our hedge fund are more difficult to uncover. While there are still lots of cheap investments, they are less cheap than they once were or are more often in the

special situation category. We also are accumulating more cash so we can be ready to pounce when volatility returns this year, just like we did when it pervaded last year. While positive investor sentiment currently reigns, a return of volatility will likely bring the wonderful companies we want to buy to a price we are willing to pay. In the meantime, it is key to ask yourself: Is now the time to be fearful or greedy? If you are not sure, look for an investment manager who knows the difference between the two. up 10 leads to 47 leads overall last year. Next were energy and technology, each up seven leads. Aviation followed with an increase of five leads. Industries where we saw a decrease in activity were data/call center, distribution and retail. The data/call center and distribution industries had decreases of four and five leads, respectively. However, the most dramatic slowdown in activity was in the retail industry, with a decrease of 20 leads. As we continue to hear slow but consistent reports of an upswing in the economy, we are optimistic that by the end of 2011 our lead activity numbers will reflect the same upswing. Group petitions city over utility policy Denton resident Hatice Salih said she submitted petitions Tuesday with 897 voter signatures — 125 more than required under the city charter to force the council to repeal the recently approved the utility credit and collection policy or put it to a public vote. City Secretary Jennifer Walters said her office has 20 days, until Jan. 3, to verify the signatures. Council members approved the policy last month, and it is set to take effect Jan. 1. Battle lines over the segment — which could cross Collin, Cooke, Denton and Grayson counties either north or south of Ray Roberts Lake — wrought some of the most intense opposition yet seen in implementing the state’s Competitive Renewable Energy Zones, a $4.93 billion project meant to increase the state’s capacity for wind-generated power to 18,456 megawatts each year. Two administrative judges

were prepared to hear testimony through the weekend in this, the second largest CREZ hearing to date. About 700 property owners and other interested parties have intervened in the Krum-to-Anna segment — about one intervenor for every 2.4 potentially affected landowners. 12-18

Hospital group, insurer agree on new contract Blue Cross Blue Shield of Texas, the region’s largest insurer, and Texas Health Resources reached an agreement on new contracts just two weeks before a million North Texans would have to scramble for new doctors. For several weeks, the Arlington-based hospital system and Richardson-based insurer made public stabs at each other, but they announced their agree-

ment in a joint news release. The companies gave no clues to what’s in the new contract. Blue Cross had said Texas Health was demanding an additional $120 million over three years to cover cost increases. Texas Health had complained that Blue Cross wanted to give it a lump sum payment rather than reimburse for health services after care was delivered. With the agreement, Blue Cross members will have uninterrupted access to Texas Health hospitals and physicians. The hospital system includes Texas Health Presbyterian Hospital Denton. 12-19

Passers-by have noted the Hydrant has been closed for a while, but Hass said the business is being revamped, not closing. “We will be reopening in January, and for personal reasons — so that I could do the changes that I am doing — I needed to close,” Hass said. He said he is adding a pub to the cafe’s second floor, which means obtaining new equipment, working with vendors and hiring additional employees. Hass said the Hydrant is adapting to the changes happening around the Square, as the city’s Downtown Implementation Plan moves forward, and equipping the cafe to better complement a live-music scene.

Kwik Kar now offers ‘green’ oil option

Last month, the owners of Kwik Kar Lube and Automotive Service Centers introduced environmentally friendly oil change services at area locations. “This concept of ‘green’ oil or ‘re-refined’ motor oil is being introduced successfully around the country,” Frank Dudowicz, co-owner of four Denton-area Kwik Kar locations, said in a news release. The new service reduces the air pollution created when used oil is recycled as bunker fuel, the release stated. The process also uses less energy, up to 85 percent in re-refining of used oil when compared to the traditional refining of crude oil. The new, environmentally friendly oil change service is available in three different grades for diesel vehicles and also for regular vehicles.

Denton-based U.S. Aviation Group has agreed to provide Tarrant County College students with local access to Part 141 flight training, according to an announcement made Tuesday. Through the program, students will have the chance to earn a multi-engine commercial rating and must pass the Airline Transport Pilot written exam. “The program will lead to accredited flight training operations through a learning center at Alliance Airport, north of Fort Worth,” U.S. Aviation Group stated in a news release. “Students at Tarrant College will be

As a new year begins, local businesses are busy making plans to meet the demands of what many consider an improving market. But it is a market in recovery, says Terry Clower, director of the Center for Economic Development and Research at the University of North Texas, though some uncertainty remains. “Maybe it’s not zooming

ahead, but it is in a growth phase,” he said of the area’s growth with new businesses opening and a large project — Rayzor Ranch’ open-air town center — on the horizon. “We are going to continue to see growth in the city of Denton this year.”

Some caution remains among Denton’s two major state universities and public school district, which could be affected by budget decisions made by the Texas Legislature, Clower said. “We’re not sure what the impact’s going to be,” he added.

Tony Clark, president and CEO of Northstar Bank, says customers are feeling better about the economy, and so is he. “I feel a lot more positive today than I did a year ago,” Clark said, adding that while North Texas was late to feel the recession, it has begun to move out from under it. “I think that we still have a long way to go, but this appears to be going in the right direction.” The economy will show a slow

improvement, says Quinn McColly, financial adviser at Edward Jones, but he anticipates unemployment will remain high and the housing market weak. “Consumers are spending but they are saving too,” he said, adding that company profits are stronger. The prospect of a major new $1 billion retail development offers promise by enticing consumers to the city — consumers


who might not otherwise shop in Denton, Clower said. Plans for a town center at the Rayzor Ranch retail development are expected to be unveiled, with news of tenants yet to come. In addition, Golden Triangle Mall continues to increase in business and may have changes to announce in 2011, officials have said. “With the town center and rumors of all the new stores coming in, there’s so much that’s going on,” said Linda Ratliff, the city’s director of economic development. At Peterbilt Motors Co., the city’s largest employer, a call for assembly positions paying at least $19 per hour is going out as orders begin coming in. The company, which builds tractortrailer rigs and other hauling vehicles, is ramping up for 2012. “That’s always good news when you hear something like that,” Ratliff said. “It is a sign of the turn of the economy all over, but in Denton, it helps with jobs. It is a significant amount that they are hoping to hire on at the plant.” From an expanded online presence to new technology and additional personnel, Denton’s small businesses are looking ahead. “We are excited about continued improvement in the economy and thankful that we are in Denton — which doesn’t seem to be as down as other parts of the country,” said Matt Gohlke, owner of Gohlke Pools. With new pool repair licensing required in 2011, Gohlke says the company has “a great opportunity to continue to grow our service, repairs, and renovations into the southern part of Denton County.” The business has seen doubledigit growth in recent years and, as Gohlke says, plans to continue that momentum. Randy Martin, whose Cycle Center of Denton moved to a larger location at U.S. Highway 377 and Acme Street in April, says this year could mean personnel additions as the economy and business market improves. “We are hopeful looking forward to the new year for an improving job market as well as an improving economy for our nation and our customers in

2011,” he said in December. “We are optimistic and beginning to see positive signs.” Stan Morton, CEO of Texas Health Presbyterian Hospital Denton, says the hospital on Denton’s northern boundaries is looking forward to implementing complete electronic health records for its patients. In the same vein, other businesses are launching everything from new Facebook pages to a virtual concierge. Sharon Mikkelson of Dwight Mikkelson Allstate Agency recently launched a Facebook page, where she plans to post

insurance information useful for residents. She also writes weekly LinkedIn posts on insurance information and tips. At Best Western Premier Crown Chase Inn & Suites, Zach Glenn has begun touting the hotel lobby’s new virtual concierge touch screen — a prototype for the company. The business also has added new personnel and is looking toward a growing market in the next year. On the food front, a couple of restaurants are expected to open in Denton this year. With the A-train passenger rail line coming to downtown

this summer, some new eateries are being planned nearby, including the second North Texas location of Grapevine restaurant Weinberger’s Delicatessen and a Love Shack burger restaurant. A new Chuy’s location is slated to open at the Unicorn Lake development, according to its website. The restaurant chain features a Tex-Mex menu. And as construction on a student housing project is under way on Fort Worth Drive, a new Taco Bell is in the works nearby. At Golden Triangle Mall, some changes already have

started, like promotions including gift cards and a car giveaway. The mall also now sports new LED lighting around the perimeter of its roof to help guide traffic off Interstate 35E to its location on South Loop 288. And the changes are likely to continue, says Aida Zihuatanejo, director of marketing. “Other renovations are [in progress] but cannot be discussed at this time,” she said. “But this company is intent on giving Denton the mall they deserve and have long awaited.” Staff writer Dawn Cobb contributed to this report.
