Bank signs buildings over to city of Krum KRUM — About two dozen people gathered to watch as First United Bank signed over its downtown buildings to the city of Krum and the Krum Society of Historic Preservation. The deed-signing was the final step in an effort begun nearly two years ago by John Thompson, president of First United Bank of Krum, to turn over the three buildings at the corner of FM156 and FM1173 to the city. Mayor Terri Wilson thanked Thompson and other bank representatives as she handed over a check for $1 — the city’s second and final installment on the $2 purchase price. 3-4

Construction contract for transit center OK’d The Denton City Council approved a $1.7 million construction contract with Corbet Group Inc. of Dallas to build a transit center at the southeast corner of Railroad Avenue and Hickory Street, east of the downtown Square. The facility is expected to become the Denton County Transportation Authority’s central bus station in Denton, replacing the area known as Williams Square east of the Wells Fargo building. It would incorporate a rail platform as part of DCTA’s plan to bring commuter rail from Carrollton to downtown Denton by 2011. The transit center is being funded mostly through $3.1 million in federal funds awarded to the city in 2005. DCTA pledged $777,423 in matching funds needed to leverage the federal dollars. DCTA will own and operate the facility once it’s built, according to a 2008 agreement with the city. DCTA is handling the rail portion of the transit center separately as part of its $314 million A-train passenger rail project. The construction contract

includes the renovation of an 8,800-square-foot building at 604 E. Hickory St. that once housed the city’s facilities management department. The renovated building will include office space for DCTA bus operations staff, an air-conditioned passenger waiting area, a ticket office and kiosk, restrooms and space for future retail shops, according to plans presented to the council. 3-5

Local unemployment rates up in January Denton’s unemployment rate increased to 6.9 percent in January but remained lower than county, state and national figures, according to information released by the Texas Workforce Commission. The rate increased by eighttenths of a percentage point, from 6.1 percent in December, according to the data. The county unemployment rate increased to 7.8 percent in January from 7.3 percent in December, the report said. The local unemployment rates are not seasonally adjusted. Texas’ unemployment rate remained steady at 8.2 percent. Nationally, the unemployment rate fell from 10 percent in December to 9.7 percent in January. 3-7

Black chamber holds 13th annual banquet More than 120 people attended the 13th annual Denton Black Chamber of Commerce Banquet at the University of North Texas Gateway Center. The event also commemorated the chamber’s inception 15 years ago in a local barbershop. Cynthia Fitzgerald, founder and chief executive officer of Dimensions Medical Supply Group Inc. of Plano, was chosen as the guest speaker for the banquet, which featured the theme “The Road to Success.” The banquet gave members of the chamber time to reflect on the last 15 years and how far

they have come and share ideas for business in the future, said Kerry Goree, the chamber’s chairman. Attendees also saw a presentation about the annual Denton Blues Festival, which is scheduled for September.

Home refinancing program extended The Federal Housing Finance Agency announced a one-year extension of the Home Affordable Refinance Program (HARP), which allows refinancing to qualified individuals and families whose homes may have lost value. Before the extension, the program had been set to expire June 10. According to a news release, the program was extended “to support and promote market stability and to encourage lenders and other mortgage market participants to adopt the program.” In 2009, the program provided 190,180 HARP refinance loans owned or guaranteed by Fannie Mae and Freddie Mac — much less than the 4 million homeowners the program was anticipated to help when it was announced last April. Updated Fry Street plans presented An official with Houstonbased Dinerstein Cos. presented the latest plans for a mostly vacant block located on Denton’s Fry Street during a work session of the Denton City Council. Council members questioned some details of the project, including its effect on traffic, but raised no major objections. They also praised the developer for amending the plans based on feedback from two public meetings.

The meeting was the council’s first look at the project, which would sit on a roughly 4.5-acre block bordered by Fry, Hickory, Welch and Oak streets. The outcome means the project will continue to work its way through the city’s development review process, Denton planning director Mark Cunningham said. The latest plans are largely the same as those presented at a public meeting Feb. 17. They show more than 10,000 square feet of ground-level retail space, an outdoor patio and some wider sidewalks along with the 194-unit apartment complex and 700-space parking garage. Recent changes include the addition of a new facade on the parking garage facing Oak Street and bay windows and pitched roofs on the apartments facing Welch Street, Josh Vasbinder, a partner with the development company said. Company officials have said the project would cost more than $30 million to build and generate at least $600,000 a year in city taxes. 3-11

Official: Range plans two more Rayzor wells Range Resources plans to drill at least two more natural gas wells at the Rayzor Ranch development in west Denton, a company official said. Drilling is complete on the first well on a 3-acre site near the corner of Bonnie Brae and Scripture streets. The company plans to drill and fracture the second and third wells back to back, senior vice president Rodney Waller said in an interview. Production results from those wells will determine whether the company drills more, Waller said. The Texas Railroad Commission has permitted up to five wells at the site. 3-14

Records reveal property exempt from taxes More than 50,000 acres of Denton County — nearly 10 per-

cent of the county’s land area — is exempt from property taxes, according to a Denton RecordChronicle analysis of 2009 tax records from the Denton Central Appraisal District. In 2009, that tax-exempt property — worth about $2.3 billion — made up 3.5 percent of Denton County’s $64.8 billion in property values. Among the findings: Through a special state law, Texas Motor Speedway has not paid property taxes on 1,335 acres of its property in Denton County. That land is valued at $34 million and would have brought in about $68,000 in property taxes combined for the county and Northwest ISD last year; by reorganizing as a nonprofit last year, Texas Health Resources hoisted its $67 million Texas Health Presbyterian Hospital Denton from the tax rolls, causing the city, county and school district to scramble for a loss of about $134,000 per year. According to appraisal district records, the largest property tax exemption in mineral values wasn’t granted to a school district or city, but to private interests held in a number of gas wells — 69 divisions of interest worth more than $640,000. Several exemption errors were noted, including the ownership of the $640,000 in tax-exempt mineral interests by a private entity, removed soon after Denton Record-Chronicle questioned their public purpose. | CONTINUED ON PAGE 9

Technology helps chamber serve area businesses

or much of the past century, the Denton Chamber of Commerce has focused on broad visionary initiatives designed to impact the business community in general. Although that perspective will continue during the 2010-11 program year, technology is now allowing us to focus more on providing tangible benefits and services. In addition to serving as a business directory, the chamber Web site has been upgraded to provide members with their own mini Web sites and the ability to offer “Hot Deals.� We will be able to track referrals, and an interactive Denton-area map

While obviously not a new initiative, the Business-toBusiness Expo scheduled for the evening of Thursday, April 29 at the Denton Civic Center is a good example of the key components of Chamber 101. Volatility does not equal risk

he last two years witnessed tremendous volatility in the financial markets. At the peak of the financial crisis, each day seemed to bring dramatic swings of 5 percent or more in the major stock indices. A measure of U.S. stock market volatility known as the “VIX index” had been below 20 for years but spiked to 80 during the throes of the panic. That price volatility was harrowing for many investors, who exited the market in droves. Sadly, most of those investors missed out on powerful gains that followed in 2009. They fell prey to the conventional wisdom that volatility is equal to risk. Suppose you owned a business and some stranger knocked at your door, offering to buy your business for a lowball price. Would you get worried that your business’s price had suddenly become volatile and hurry up and sell? Of course not. Yet that is exactly what millions of people do in the stock market. Strangely, it is not just “Joe Investor” who makes that mistake. Even modern academic finance theory considers stock price volatility to be synonymous with risk. Generations of MBA students have been ingrained with this flawed thinking even though real-world studies have refuted it. The antidote to this delusion is to remind ourselves what a stock really is: a part-ownership stake in a real business. The key for investors is to ground their understanding of a company in its intrinsic value. When I consider making an

Jonathon FITE | investment in a company for my hedge fund, I first develop an estimate of a firm’s true worth, or intrinsic value, based on a series of very conservative assumptions. Then, I demand a steep discount to that value before I buy. The prices of most companies rarely trade for what I consider a good deal. But occasionally someone gets silly enough to sell pieces of their business (stocks) at ridiculously low prices. That’s when I pounce. Investors should treat volatility as an opportunity. It can enable you to buy the stocks of good companies at cheap prices. If I believe company X is worth $20 per share and someone is willing to sell it to me for $10, that’s probably a great deal. If two months after I buy the price rises to $16, then falls to $8, does it matter? Most finance professionals would call this stock risky because of its highly volatile stock price. But if nothing about the longterm prospects of the business has truly changed, then an investment at $8 is even less risky than the one I made at $10. I am buying my part-interest at an even bigger discount than before — giving me an even greater margin of safety if something goes wrong down the road. Instead of worrying about a company’s stock price volatility, I focus on the real risks facing the company’s operations. Could competitors make its products obsolete? Has the company taken on too much debt that can’t be paid off or refinanced? Will the company’s profits get hurt if inflation gets worse? Getting satisfactory answers

Building goes on in Denton

T

hough 2009 was a trying year for commercial real estate across the country, commercial construction continued in and around Denton. From the hotels on the city’s north and south ends to the ongoing construction at Unicorn Lake, commercial development, though slower, continued throughout the year. With the A-train commuter rail line making its way north, developers are busy planning new construction along the Hickory Street corridor from the planned transit station to the downtown Square. Work has started on a new development in the 300 block of Hickory Street, where The Martino Group is planning a mixed-use development of retail and loft apartments. Others are looking at neighboring properties for development around Industrial Street, which has seen a significant amount of activity with four restau-

Dawn COBB | rants, Dan’s Silverleaf and other businesses. Several developers are considering mixed-use projects with retail on the first floor and apartments up top. Some are even considering parking garages as the area continues to blossom. Another hot spot is the construction at Rayzor Ranch north of U.S. Highway 380, which is coming along fast with Walmart, Sam’s Club and smaller retail sites lining the thoroughfare. Plans also are in the works for the south side, according to Allegiance Development officials, who

indicate that more details may be coming soon. Houston-based Dinerstein Cos. is going through the planning and development process with the city of Denton on its project on Fry Street, which also is mixed-use with street-level retail topped by apartments. The developer has purchased neighboring properties to pick up most of the block surrounded by Hickory, Oak, Welch and Fry streets. While Denton did see some store closings and a definite tightening of belts during the recession, new submissions for development are continuing to increase in numbers. And while things may be a little slower now than before the downturn, development is ongoing in Denton.

Residential foreclosures increase across region

April residential foreclosure listings closely mirrored firstquarter reports of higher numbers across Denton County and the Dallas-Fort Worth area. However, officials say the Denton County monthly numbers are simply a spike in what otherwise has been a consistent or slightly decreased foreclosure market. Denton County showed a 19 percent jump in home foreclosure listings for the April sale, an increase to 677 from 567 last month. For the first four months of the year, numbers show a 24 percent increase — up to 2,533 from 2,047 for the same period in 2009. Gerald Slater, an independent fee appraiser with Gage & Associates of Denton, said that most of the company’s residential foreclosures are in isolated areas — east of Denton along U.S. Highway 380 in pockets of housing subdivisions, around

Dallas and in south Fort Worth. The Foreclosure Listing Service report indicated that Tarrant County saw the highest increase in foreclosures, with a 22 percent jump for April. For the first four months, Tarrant and Denton counties tied in percentages while Collin County took the lead with a 25 percent hike in home foreclosures. 3-20

Tests reveal elevated levels of air pollution Independent air quality tests around the Rayzor Ranch gas well in Denton showed elevated levels of benzene and other harmful chemicals during several stages of the drilling process, according to results announced recently. The tests found cancer-causing benzene and a host of sulfides above levels the state sets for safe short- and long-term exposure, along with elevated readings of methane, said Alisa Rich, president of Flower Mound-based Wolf Eagle Environmental, which performed the tests. “This is very typical of what we’re finding all around the Barnett Shale,� said Rich, whose firm has tested air around natural gas facilities in area towns

including Dish. Officials with the company that drilled the well said they hadn’t seen the test results. But the findings raise doubts about the testing methods, said Rodney Waller, senior vice president of Fort Worth-based Range Resources. 3-22

Buffalo Wild Wings opens on Loop 288 Buffalo Wild Wings, a national chain of sports bars, opened at 1400 S. Loop 288, Suite 110. With headquarters in Minneapolis, Buffalo Wild Wings is known for its 14 signature sauces and its New Yorkstyle buffalo wings. According to its Web site, the franchise goes back to 1981 when a couple of guys from Kent, Ohio, decided to open a restaurant “where people could hang out, grab a beer and eat some great food.� The first location of Buffalo Wild Wings opened in 1982. Chamber honors Bataille with award Former University of North

Texas President Gretchen Bataille received the prestigious Otis L. Fowler Award at the Denton Chamber of Commerce’s annual banquet for her efforts in bringing honor to herself and the Denton community during her more than three years as president. Bataille was the first female president of the public institution. Prior to the news of her resignation, Bataille was nominated by multiple people from the community. When news of her resignation reached the committee members during the selection process — which was composed of previous award-winners — they voted unanimously to honor Bataille. County approves new contract with Polster With a 3-2 vote, the Denton County Commissioners Court approved a contract with John Polster’s transportation consulting firm, Innovative Transportation Solutions Inc. Commissioners Hugh Coleman and Bobbie Mitchell voted against the contract, which will pay Polster’s firm $584,700 annually for its services. At Coleman’s urging, county officials had reviewed Polster’s contract, which had been in place for 12 years, with the county paying him about $30,000 a month. Economy feels effects of construction woes By Conrad Meyer

Packed tightly in a kitchen cupboard, Bob Janssen plies his trade by the light of a portable halogen work light across the room. His weathered drywall knife blends joint compound to the perfect viscosity, ready for application. He works meticulously, filling each crevice of the newly applied gypsum board with the slimy, gray drywall mud. “The hardest part of my job is waiting for it to dry,” he said. Janssen is a soft-spoken man, a newlywed who enjoys an earlymorning cup of steaming organic coffee. A “Vietnam Veteran” decal is posted on his window next to a National Rifle Association logo. He is an independent drywall professional who has been perfecting his craft since he graduated from high school in 1970. Janssen gained experience and business savvy as he worked for various companies in Nebraska, before moving to Texas in 1979. As years passed and his competence grew, he decided it was time to become his own boss. He took the big leap and left North Dallas Drywall three years ago and went into business for himself —

when the air was seeping out of the housing bubble and before the economy tumbled. Janssen remains busy at a time when the economy is forcing some sole proprietors to join larger firms. “It’s a great feeling — and very rewarding — to be working for yourself,” he said. Janssen works out of his home, and he works alone to minimize overhead costs. “It’s getting to be cutthroat, and people are underbidding each other to keep a steady stream of work,” he said. He occasionally works nights and weekends to adapt to the schedules of his clients. Traveling from Denton to places such as Allen and Lewisville, he is on the road by 8 a.m. with the intention of completing up to three jobs each day. He keeps a backlog four days out to ensure that there is work to do. “He works quickly, efficiently and knows exactly what he’s doing,” homebuilder Jay Thomas said of Janssen. The global downturn dictated that Janssen keep his old work truck, and it has kept him from buying new equipment. WOES | CONTINUED ON PAGE 11

“I’m just trying to be cautious and see where the economy goes,� he said.

PROFIT PROBLEMS The economic upheaval only magnifies the dollar amounts involved, as larger construction companies have seen. It is becoming increasingly difficult to bid jobs with hopes of profit. Some companies are taking jobs at or below cost to keep their men in the field to secure minimal income. Some companies have discussed shutting down operations because the work is risky and it isn’t worth the pay. Falling prices for construction materials have only added fuel to the fire, keeping bids at rock bottom. Bids are dropping so low that they draw questions such as “how are contractors able to do the work for that cheap?� and “how long can small companies stay afloat while working for no profit?� Jeff Barnes, co-owner of Barnsco Inc., which sells concrete-related building materials, said, “Our sales have dropped 45 percent since last year and are keeping profit margins down.� Some contractors may be cutting costs from every angle, and not including equipment costs, to keep bids at a minimum. If there is no financial return on machinery, eventually it will wear out and cannot be replaced. Many contractors are selling unused equipment at auction to raise funds. “For nonresidential building, the positive development is that the rate of descent has eased from the severe declines witnessed in late 2008 and early 2009,� according to McGrawHill Construction’s September 2009 “Outlook� for Texas. The residential construction market has dried up, and because of a lack of loans for new subdivisions, builders are hurting for work and need means of survival. “We have seen a shift in the type of activity consumers are doing,� said Craig Smith, chief executive officer of ServiceMagic,

which handles more than 3 million requests annually to connect consumers with screened, statelicensed service professionals. “They are focusing on continued maintenance, repairs and improving the live-in value of their homes,� Smith said. PUBLIC WORKS Public works construction has seen early signs of support from federal stimulus spending, with more strengthening expected in coming months, according to September’s McGraw-Hill report. Because the residential market has come to a halt, the civil service market has been saturated with commercial and residential contractors looking for work. It is becoming an increasingly competitive marketplace with the influx of new workers. “The number of [Texas Department of Transportation] jobs has slowed considerably, and contracts that we used to get four or five bids on are now looking at 15 or more,� said Gary Bailey, TxDOT interim area engineer for Denton County. TxDOT maintains highways, administers vehicle registrations and oversees aviation and rail systems. Construction starts are expected to drop 17 percent from 2008, according to the McGraw-Hill report. Some contractors who have received stimulus funds are frustrated with the strings attached. When a project is put out for bid by a county, municipality, TxDOT or the North Texas Tollway Authority, contractors are unaware whether the project is supported by federal funds or stimulus money. They need the work, but many are subjected to first-time audits by the Office for Civil Rights, the Equal Employment Opportunity Commission or the Department of Labor. Public jobs funded by stimulus money also include the prospect of monthly job site inspections by the Occupational Safety & Health Administration and the Environmental Protection Agency. With the construction indus-

try hurting, its support industries also have suffered dramatic downturns. Economic upheaval reaches not only material sales and asphalt paving, but much further — affecting truck sales, tire

The catering business has treated Chuck Fremaux well, he says, with his business — Fremaux’s Metropolitan Catering — unexpectedly posting its best year of sales in 2009. So when he tried to expand his business by purchasing a Sanger property, he was surprised at how difficult it was to secure financing for commercial real estate projects, Fremaux said.

He’s not alone. With a topsy-turvy commercial real estate market, businesses are having a hard time securing financing for commercial projects.

The demand for commercial real estate has picked up recently, but with so few transactions in the marketplace, it’s impossible to prove the value of commercial properties, said Mark

Dotzour, chief economist with the Real Estate Center at Texas A&M University. The norm has shifted from businesses being able to secure loans with ease to banks requiring a larger-equity down payment to purchase commercial real estate, he said, and that’s if a buyer can find a bank to make the loan. “Banks are under a lot of duress, and they are being care-

ful in extending any loans for real estate,” Dotzour said. “Bank examiners are putting heavy pressure on all banks to not expand or reduce credit with [commercial] real estate. It’s hard for anyone to get financing for commercial real estate.” The “timeout” for commercial real estate transactions stems from the federal government’s attempt to aid banks burdened by distressed commercial real


estate loans. The banks could go under if those losses were realized on the banks’ books, he said. But “kicking that can down the road” won’t fix banks’ problems, Dotzour said. “Banks are extending the loans, hoping the economy will pick back up. … It’s a very precarious situation,” Dotzour said. The U.S. economy won’t pick up until those distressed properties fall out of the market and commercial real estate prices level out, which will force some banks to take a financial hit, he said. 2010 likely will be one of the worst years for the commercial real estate market, officials say. There are several five-year balloon notes due this year that were taken out during the real estate boom, said George Roddy, president of Foreclosure Listing Service Inc. Those distressed properties are losing their values and, even if sold off, won’t net the money that investors and banks have sunk into the properties, he said. “It’s a money issue. The U.S. economy has been sluggish, and it creates a certain psychological effect on investors. … It slows down sales activity and, all in all, creates a negative market,” Roddy said.

DISTRESSED LOANS As commercial real estate values skyrocketed during the gogo days prior to the global economic downturn, some banks were able to make loans for speculative commercial real estate deals. The fallout of those speculative, and now distressed, loans — which must happen to stabilize the commercial real estate industry — could devastate an estimated 1,000 banks throughout the country, Dotzour said. For example, if someone bought a $1 million building, borrowed $800,000 from a bank and now the value of the property is $700,000, the investor would lose all of their equity and the bank would take a $100,000 hit. Too many of those hits could render a bank insolvent — leading to a compounded problem that could hinder recovery of the

Workers build a Walmart store at the Rayzor Ranch development in west Denton. commercial real estate market, Dotzour said. “There are a lot of people that want to buy commercial real estate today; there are buyers everywhere,” Dotzour said. “But the prices paid in the ridiculous years of 2006 to 2007 are long gone and we’re back to a more normal reality. Those involved in those deals lost a lot of money — many of which are not recognized yet — but there’s a swarm of buyers coming back in the market. If the market clears, the prices will start rising again from the low levels — once investors are confident that we’ve hit the bottom prices of commercial real estate.” Texas has been fairly insulated from the drastic losses seen in California and Florida, but the national effects of the recession will be felt in Texas and in Denton County, officials say. PointBank in Pilot Point is still lending money for commercial real estate, but that lending has been restricted by the federal government, and money is difficult to secure for some businesses, said bank president Ray

David Jr. “We are still looking to lend money, but we are requiring more of a down payment or reserve,” David said. “For the most part, the Denton market has funds to deal with, but buyers are nervous with the economy … and we are tighter [with lending] than we used to be.” Denton County is an attractive market for banks, most of which have better-looking balance sheets than their national counterparts, David said. But buyers in Denton County are fearful that property purchased today could be devalued in the near future, as defaulted loans rise and lower the values of other properties, he said. Many buyers are putting off purchases and waiting for the commercial real estate market to bottom out, David said. “We are in the middle of it right now; people are predicting that it will bottom out … but we are still seeing a rise [in defaulted properties],” he said. “Our loan volume has slowed down. If they [buyers] are out there, they are apprehensive to see if things

are bottoming out. There’s a tremendous slowdown.” Regardless of the slowdown, new federal regulations for bank loans will change how lending is conducted in the future, David said. “Lending will never be the same,” he said. “We won’t see the severity of bank losses. People will have to have more money. … They will have to raise more capital in the projects they invest in.” RESIDENTIAL RETURN With many investors in speculative commercial real estate loans sitting on the brink of foreclosure, the residential real estate market — which was in the same precarious situation the past two years — is showing signs of recovery. The last quarterly state housing report showed that sales of residential real estate improved from the same period last year, said Stacy Armijo, spokeswoman for the Texas Association of Realtors. “It is good news, not super great news, … but it’s up 10 per-

cent over last year, which isn’t a super jump, but it’s decent,” Armijo said. “It shows things have improved, but we’re not out of the woods yet.” While there is optimism in the market, the increase in residential real estate could be tied to a recent federal tax credit, she said, and investors will need to see a continued growth trend for that optimism to continue. But the Texas housing market has been fairly stable year-overyear, and the state likely will recover faster than hard-hit states like California and Florida that had artificially inflated home prices, Armijo said. Denton real estate agent Chris Rosprim, of Real T Team with Scott Brown Properties, said the improvement of the residential real estate market should be an indicator of future improvement for commercial properties, including large Denton retail projects such as Rayzor Ranch. “I see some improvements, and there are properties moving in REAL ESTATE | CONTINUED ON PAGE 14

both residential and commercial, but it’s a slow improvement process,” Rosprim said. “I see them [residential and commercial real estate] as tied together; it all relates to the economy as a whole. If people can’t buy homes, they won’t buy stuff … and [retailers] won’t build a store. Once homes are built to support it [retail], the situation will turn around.” The construction of additional retail outlets in Denton, especially movement on the Rayzor Ranch project, is promising for commercial real estate in the area, he said, but a rebound for the commercial real estate market won’t happen until highly leveraged properties cycle out of the market. “At this point, the large national banks aren’t a source of refinancing, and the delay or decline of refinancing will put some lenders in positions where they do not have the money … and have to short-sell,” he said. “A lot of national developments are biting the bullet, … and there will be more [bankruptcies and short sells] down the road.” On the flip side, for investors with cash or a strong financial sheet, it’s one of the best times to pick up commercial properties for a bargain, said Rosprim, who recently brokered the sale of a small apartment house. Commercial property is still a hot commodity in Denton, he said, and investors are finding ways to purchase desired addresses. “Properties we have will be able to be purchased for a drastic discount, and this is a great time for any real estate deal — commercial, land or residential,” Rosprim said. “There’s a smaller pool of people that have the cash or have the ability to get financing.” LEASE GROWTH While loans are difficult to secure for commercial properties, Denton real estate agents are seeing an increase in com-

Port 35 — Although plans for this business park on the southwest corner of Interstate 35 and U.S. Highway 380 fell apart in late 2008, Denton real estate agents say they hope the project, or something resembling it, will happen. Greg Johnson, a broker for Elk River Real Estate, said the project made sense when it was first proposed and makes sense now. Downtown redevelopmennt — When the commuter rail station opens east of the Square, growth will be triggered in the area for both city and private properties, Johnson said. “This will be a first-class project and a huge game changer for downtown.” Fry Street — Denton recently approved a developer’s plans to remake the Fry Street area with a multistory apartment complex and street-level retail shops, after two public meetings asking for consumer feedback. The developer — Houston-based Dinerstein Cos. — said Denton was an attractive place financially to take on the project. University projects — The University of North Texas recently purchased several properties around Denton for projects including an autism center, child development lab and downtown art gallery. Alex Payne, owner of Axis Realty Group, said that Granite Point Business Park off Interstate 35W, which historically has been slow to lease out, could soon have its front building fully occupied. CAD Cut Inc. of Vermont, a computerized fabric cutting company, recently signed a fiveyear lease for 23,000 square feet at the business park, he said. “There’s been a pickup in commercial leasing activity,” Payne said, adding that businesses are showing a renewed interest in the property. Land has been really slow to sell, with the lack of capital support from banks, but the commercial leasing market has started to open up, he said. The commercial properties owned by Elk River Real Estate along Hickory Street are nearly leased out, said Greg Johnson, a broker for the company. The 1,900-square-foot commercial location next to Cold Fusion Lounge is being leased out to Ramen Republic, a noodle restaurant with a selection of sprouts, vegetables and sauces, Johnson said. The 1,600-square-foot space next to Andaman Thai Restaurant will house Cellar 22, a rebranded wine and cigar bar from the owners of Wine Safari,

which is located on Oak Street, he said. Other commercial leasing deals are on the horizon and there’s demand for high-quality retail projects and large office spaces, Johnson said, but small

office spaces are tough to move. Denton’s eclectic mix of universities, music venues and other types of businesses will help keep the area’s commercial real estate prices stable in a volatile market, he said.

“We’re very bullish right now,” Johnson said. “We’re not as bold to say we’re out of the recession — it’s still a challenge for business owners — but we’re seeing a recovery in demand in all areas other than office. This will be a difficult year for commercial because of the lending market.” WAITING GAME It’s been nearly a year since Fremaux first approached banks about expanding his catering business to the Sanger property, but he doesn’t mind the wait, he said. Fremaux said he has no doubt the financing will come through — it’s just a matter of when. “I’m sitting here with a growing business. It doesn’t hurt me at all to keep on plugging away,” he said.
