J Sushi up and running on South Loop 288 J Sushi is slowly getting noticed. Owned by an ambitious 23year-old, Sung Yub “Sam” Jung, the restaurant and bar is housed at the former Rice Boxx location at 1400 S. Loop 288, Suite 100. Jung lent his vision to the restaurant’s remodeling and crafted the menu with inspiration from sushi dishes he was served in California, where he was attending college until 2008. Jung, who’s from Korea, started in the restaurant business in high school, as a dishwasher. His interest in entrepreneurship began when he was very young. In addition to being a business owner, Jung is a junior at University of North Texas pursuing a degree in hospitality management. “My mission is to help build a church and help orphans,” Jung said. He said the “J” in J Sushi stands for “Jesus.”
Peterbilt Model 384 named truck of the year Peterbilt Motors Co. received an award recognizing its Model 384 truck as the 2010 American Truck Dealers Commercial Truck of the Year. For a heavy-duty vehicle, the Model 384 was recognized for its fuel efficiency and designated as environmentally friendly by the Environmental Protection Agency’s SmartWay program. “The Model 384’s aerodynamic package provides dramatic fuel efficiency gains of up to 12 percent and drag reduction of 24 percent, making it the flexible, highly efficient aerodynamic workhorse for the heavy-duty industry as well as for fuel-conscious, forward-thinking fleets,” the company said. 5-4
Countywide property value decreases The value of property in
Denton County has dropped by a little more than $1 billion since last year, according to preliminary numbers from Denton Central Appraisal District. While many city and county officials have seen the numbers, preliminary tax appraisals will be sent out to county residents starting Wednesday. The appraisal district’s preliminary estimates value the property countywide at $54.4 billion, not including mineral property. Residents have 30 days from the day notices are mailed out to protest their appraisals. 5-5
Annexations approved The Denton City Council approved the forced annexation of thousands of acres of land, despite final pleas from affected landowners to remain outside the city. The council approved the annexation of 15 areas totaling about 7,480 acres in a series of unanimous votes with little discussion. The areas included four large tracts northwest of Denton and 11 smaller unincorporated pockets across the city. The city is following an aggressive annexation strategy laid out in its 1999 master plan — a template critics have said is outdated. Affected landowners packed City Hall for two public hearings to oppose the annexations, and a small group appeared Tuesday to make lastditch appeals. Council members gave preliminary approval to the annexations in February. They also approved agreements with agricultural landowners in the targeted areas that would keep their land outside city limits for at least five years if development doesn’t occur there. 5-9
Del Taco, Five Guys plan to open in Denton Del Taco and Five Guys Burgers and Fries plan to open this fall off South Loop 288, said Steve Ewing, a real estate broker
with Edge Realty Partners. “They should be open later this year in October or November,” Ewing said. The Denton location of Del Taco will be the first Texas restaurant for the California company since it left the state in the 1970s, he said. The three existing Dallas-Fort Worth locations of Five Guys Burgers and Fries are in Dallas, Plano and Southlake. 5-11
Regional EPA director tours shale region DISH — With oil and gas extraction now a national enforcement priority, some energy companies in the Barnett Shale area could soon face stiff penalties for operating outside federal rules, said Dr. Al Armendariz, Region 6 director of the Environmental Protection Agency. Armendariz visited with Denton, Wise and Tarrant County residents at the beginning of the Dish Town Council’s regular meeting. He and other federal environmental officials are on a two-day tour of the area — planned before the Gulf of Mexico oil disaster — to look at trouble spots in the Barnett Shale area. Armendariz told the crowd that he met recently with representatives from oil and gas producers and told them the agency expected them to deliver a plan within 30 days on how they would report all their emissions. In an interview after the meeting, he said federal officials considered the Western Regional Air Partnership’s study of oil and gas emissions in the 14 westernmost states to be a model. “Producers in Texas, Oklahoma, Arkansas and Louisiana need to take a similar regional look,” Armendariz said.

At the same time, home sales in the county have shown increases since January, according to a report from Texas A&M University’s Real Estate Center. Monthly totals for residential foreclosures during the second quarter of 2010 rose slightly compared with past years, but overall activity fell 4 percent from the first quarter and was only 6 percent above the second quarter in 2009. Records show 1,791 homes were foreclosed in the second quarter in Denton County, up from 1,695 during the same period in 2009. A total of 554 homes were posted for foreclosure auction in June, up 4 percent from the 533 for the June 2009 auction. Home sales in Denton County dropped from December to January but have steadily increased since, records show. In March, the last record available, home sales were the highest since October 2009, with 557 sales totaling about $103.2 million and a median home price of $158,800.
Program names Denton best college town Denton has been named 2010 Best College Town in Texas by The Official Best Of, a television and Web show naming the best places to visit in the country. The Official Best Of was started in 2004 by executive producer Brett Allen, according to a news release. Allen created The Official Best Of after he “saw a need for a researched travel resource that also provided TV features online as an additional resource for both in- and out-of-state travelers,” said the news release. 5-20

Home sales increase as foreclosures slow Residential foreclosure postings in Denton County show a
Campus Theatre earns landmark designation Denton’s Campus Theatre became a recorded Texas Historic Landmark.
Twenty-five years ago, the theater was a run-down husk of a building with shattered windows and dead pigeons on the floor. The Campus Theatre was a cultural hot spot from the time it was built in 1949. The theater joins the Courthouse on the Square as historic landmarks in downtown Denton, although there are 90 recognized sites within Denton County, said Beth Stribling, marker chairwoman for the county historical commission. Originally built as a movie theater, it is best known as the site of the world premiere of the 1967 movie Bonnie and Clyde, starring Warren Beatty and Faye Dunaway. The theater remained an important component of the Denton community until 1985, when it was closed. It remained vacant until the Denton Community Theatre purchased the building in 1990. 5-21
Commercial foreclosure postings jump higher An uncertain economy has contributed to a significant increase in commercial foreclosure postings in Denton County for the first half of 2010, officials said. There were 32 percent more — 46 total — commercial foreclosure postings in Denton County in the first half of 2010 compared with the same time period last year, according to data released by Foreclosure Listing Service Inc.
Corinth imposes drilling permits moratorium CORINTH — The City Council imposed a 120-day moratorium on new and amended drilling permits — as well as a moratorium on new natural gas pipeline facilities — during its regular meeting. Sports commission swings away
A
lthough it was the intent all along, I must admit that it was bittersweet to actually hear the motion made at our board of directors meeting last month to officially launch the Greater Denton Sports Commission out on its own. An affiliate of the Denton Chamber of Commerce for the past nine years, the Greater Denton Sports Commission’s primary purpose is “to attract, stimulate and promote sports entertainment events and activities in the greater Denton County area and the surrounding region.” As with all chamber affiliates, its role is to seek and help support events that bring an economic impact to the Denton
The new tax designation also will allow the sports commission to seek grant funding not currently available to it. The Greater Denton Sports Commission has a proven track record of providing volunteer resources for major sporting events, including most recently the USA Gymnastics Collegiate National Championships at Texas Woman’s University and the Texas Bicycle Racing Association criteriums. It has offered support for pending bids to host the National Junior College Athletic Association softball tournament in 2011 or 2012 and a USA Rugby national tournament in 2011. Another service — going back to one of the commission’s original initiatives as a standing
Chuck CARPENTER | area, particularly in the form of hotel occupancy tax revenue, sales tax revenue and general income for local businesses. George Young, board chairman for the sports commission, pointed out that the restructuring will allow it to seek a 501(c)(3) federal tax code designation — a nonprofit status that will give potential donors and sponsors a greater tax benefit.

Commerce announced that it has opened its first permanent office space and hired its first executive director, Holly Deitrick. The new office is located in Room 105 of the Lake Dallas school district’s support services building, 104 Swisher Road. Deitrick, 26, has been an event planner and consultant in Denton with her own business, Something to Celebrate, since 2008.

A
few years ago, the North Central Texas Council of Governments cited Dallas, Fort Worth and Denton as the three cities in the Metroplex whose work forces are comprised mainly of folks from outside their city limits. That means that those three cities are officially considered employment centers. At that time, Denton’s outof-town workforce was estimated at 58 percent. Recently, our economic development department requested employee zip code information from companies with 250 or more employees, to get an idea of where people who work in Denton actually live. We found that of the 12,000plus employees in the study, 29.1 percent live in Denton, 41.6 percent live in other cities in Denton County, and another 29.3 percent live outside of Denton County — some of those in another state. It’s amazing to see how many workers live in Oklahoma and commute to Denton. You might ask why we would want to capture that data. The reason is that “available workforce” usually ranks as No. 1 or 2 on the reasons why businesses relocate to an area. Companies want to know that we have a sufficient workforce in place with the right skills and a good work ethic. Many times, the first request by a prospective business to schedule a meeting with someone in Denton is not to meet with elected officials or utility representatives; prospects are

Linda RATLIFF | interested in visiting with existing businesses to talk about their experiences recruiting and retaining employees. With the data we now have in hand, we can show our prospective business leaders that they have a much wider area from which to recruit their talent. It’s obvious that people are willing to drive to Denton to work, because more than 70 percent of those we surveyed do. And when they meet with our existing businesses, our prospects learn that the Denton workforce is excellent. Companies report high percentages of long-term employees who are dedicated to their work. They also learn that Texas is a right-to-work state and that labor issues that companies in other states must deal with are not a concern in Denton. arket volatility is back. The “flash crash” of early May and recent triple-digit swings in the Dow Jones Industrial Average have unnerved investors. At times like this, it is crucial for investors to think logically about stock prices. People frequently talk about stocks as if they were a roll of the dice. Many don’t seem to remember that stocks represent ownership in real businesses, not merely ticker symbols danc-

Just because the price of a company’s stock has fallen does not mean the true value of the company is damaged. Don’t get scared out of great investments you have made just because their stock prices have fallen. In fact, shrewd investors spend their time identifying com-

panies that are trading at prices ridiculously below their true value, and they snatch them up. In my investment fund, I accumulated a large cash hoard a few months ago as I harvested investments made during the panics of 2008 and 2009 that had risen to my estimates of their true value. In recent weeks, I have put much of that cash to work again in new, compelling opportunities. The current stock market decline has brought the stock prices of some of the world’s best companies down to very attractive levels. In fact, some dominant, global companies are trading at prices even lower than during the 2008-09 financial crisis. Finding good investments is essential, as the apparent “safety” of cash or Treasury bonds may

ingly important to find investments that can outpace the corrosive effect of inflation. In a previous column, I described the “trifecta” of pricing power, hard assets and global operations as key attributes of such investments. During the financial crisis, the world’s governments spent hundreds of billions on bailouts and economic stimulus packages, enabled in large part through money printing by central banks. The recent trillion-dollar bailout in Europe of the debt-ridden PIGS countries (Portugal, Italy, Greece and Spain) demonstrates again that, in a crisis, governments will take the expedient route of supposedly “solving” a problem of excessive debt with … even more debt! Retail, lofts going up on Hickory
A wooden frame in the 300 block of East Hickory Street outlined the first downtown project by the Martino Group and Links Construction. Known as the Hickory Street Lofts, the project by Brandon Martino and Lee Ramsey will feature just more than 18,000 square feet of living space, in one- and two-bedroom units, upon its completion, which is planned for early August. The multistory, mixed-use development also includes about 2,475 square feet of retail space on the first floor at 311 E. Hickory St., once the home of the Ben Ivey Oil Co. Martino and Ramsey say they chose the location because of its proximity to the Square and the planned transit center as well as being amid the developing entertainment district at Hickory and Industrial streets. “There’s a demand down here,” said Martino, who serves on the Downtown Task Force. And, Ramsey added, they wanted to be in on the budding growth in central Denton. “I’d like for our downtown to be known all across the state as a fun place to be,” said Ramsey, who serves on the city’s develop-

The project is the first approved among several being considered for the area, officials said. “We’ve heard a lot of interest about developing downtown,” said Linda Ratliff, who oversees economic development for the city of Denton. “We’ve talked to folks, but this is actually one that’s under construction. Most of the others have been sort of in the concept/visioning stage — nothing concrete or submitted.” The three-story development sits on a piece of Denton history — dating to 1931 when Ben Ivey Sr. opened a family owned and operated business. Ben Ivey Oil Co. served as a wholesale distributor of petroleum products in Denton County, handling products such as gasoline, kerosene and diesel fuels. Ivey and his son, Ben Ivey Jr.,
were both very active in the community. Ben Ivey Sr., who died in 1969, served with the Denton Chamber of Commerce and Kiwanis club, raised funds for the Denton State School and organized a finance drive that brought the Santa Fe railroad to Denton. Ben Ivey Jr. has served with the City Council, American Red Cross, United Way of Denton County, Denton Chamber of Commerce and the Denton State School Volunteer Council. As Donna Morris prepares to make her signature double-chocolate banana muffins for guests at the Heritage Inns, she reflects on the years she’s spent in the lodging industry. Morris and husband John have operated the inn, which is located at 815 N. Locust St., for 17 years. While guests steadily flow through the inn’s doors, the couple has felt the effects of the global economic downturn over
the last year. “This year has not been good,” Donna Morris said. “June and July have really fallen off more, but we’re hoping it gets better.” The couple isn’t alone. Other members of Denton’s lodging community are hoping that trav-
el picks up this summer. Experts in the hotel industry forecast a 2.2 percent increase in national occupancy rates this summer compared with last summer, according to information released by Smith Travel Research Inc.
Those projections follow a 5.3 percent increase in demand for lodging from January to March, according to the company. But it could take some time for Denton’s occupancy rates to fully rebound from the recession. With the recent openings of several limited-service hotels in Denton, the city boasts more than 2,000 guest rooms, with roughly 500 hotel rooms added to the city’s inventory in the last two years, said Kim Phillips, vice president of the Denton
Convention and Visitor Bureau. By having several similar hotels in the area, occupancy rate averages have tanked to 41 percent, compared with 49 percent the year prior, she said. “That’s a lot of inventory for our area to absorb, and it’s not just in Denton, but all over the Dallas-Fort Worth Metroplex,” Phillips said. “We need to build back up business to fill the inventory.” Hotels in nearby cities compete with Denton facilities for
the same customers, Phillips said. Lower occupancy rates are reflected in Denton’s hotel occupancy tax collections, which fell from $1.3 million in 2008 to $1.1 million in 2009, according to the city. While there are about 23 hotels in Denton, there’s not enough meeting space to lure conferences and tour groups that can boost occupancy rates, Phillips said. With the University of North Texas, Texas Woman’s University, Lewisville Lake, Ray Roberts Lake, North by 35 Music Conferette and summer festivals bringing crowds to the Denton area, the local hotel industry could use more meeting space, she said. “There is not enough significant meeting space, which limits the conferences we can go after,” Phillips said. The need for conference space could be met by a planned fullservice hotel and conference center at UNT, but those plans have been placed on hold by Springfield, Mo.-based developer John Q. Hammons until more funds can be secured. The hotel plans include a 10or 11-story, 300-suite hotel, along with an 80,000-squarefoot conference center near Interstate 35E and North Texas Boulevard. While city officials are waiting to see the project move forward, it will take time for the hotel market to work itself out in Denton, Phillips said. “The population needs to catch up with the hotel growth,” she said. “It’s basic economics.”
A NEED TO GROW This is the first summer the recently opened Best Western Atrea Crown Chase Inn & Suites will operate in Denton, and the company has high expectations, said Kristi Omert, general manager of the hotel. “We’re excited about this summer,” Omert said. “We have a lot of leisure travel, and we attract a lot of families.” Many of those families live in Denton but visit the new hotel to enjoy the pool as part of a “staycation,” she said. The hotel — which set up

shop between two other relatively new hotels at the intersection of Colorado Boulevard and Brinker Road — has hosted a significant number of corporate clients, despite the competition, Omert said. The solid business likely stems from several nearby corporate account holders, such as Sally Beauty Supply, one of the top five private employers in Denton, Omert said. And the nearby competition hasn’t hurt. “We’re doing good right now,” Omert said. “We keep projecting growth.” Homewood Suites by Hilton, located on Shoreline Drive in the Unicorn Lake development, also has been doing well despite stiff competition, said general manager Michaela Auchard. “We’re doing pretty good. There’s been several new hotels that have opened up in the past year and there hasn’t been a lot of new business coming into the market, but we’re optimistic,” Auchard said. While Auchard has lowered the hotel’s sales projections, they aren’t as low as they could be, she said. “Once the economy improves and people start spending money, we’ll definitely start doing well,” Auchard said. Other hotels haven’t been as lucky. Holiday Inn Hotel and Suites, on Centre Place Drive, has had weak occupancy rates, but it is under new management committed to improving customer service, said Reaz Chowdhury, general manager of the hotel. Chowdhury started working at the hotel just a few weeks ago and already has noticed that the market is saturated with hotel rooms, he said. “The occupancy is very low and people aren’t traveling as much,” he said. “But everyone’s struggling and everyone is going after the same business.”

While Chowdhury is still learning about the Denton market, he said he’s confident that he’ll be able to boost the occupancy rates of the hotel. Industry experts agree. With a national surge in occupied rooms in the first quarter of 2010, there likely will be a increased demand for lodging during the remainder of the year, said R. Mark Woodworth, president of PKF Consulting, a hotel and hospitality consulting group. There was an increase of 2.6 percent for the first quarter of 2010 — the largest quarterly increase in hotel demand since the second quarter of 1989, he said. The spiked demand is attributed to pent-up consumer travel that didn’t occur in 2009 because of budgetary constraints, as well as an improved outlook on the economy, Woodworth said. But in North Texas, it could take a few years for the hotel industry to bounce back. Phillips, with the Denton visitors bureau, said she estimates that it could take a year or two for occupancy rates to rise in the area. Denton’s revenue per available room has sunk to $34.03 — a five-year low. “If more hotels were to come in, I’d think there would be a problem,” Phillips said. “But if a completely different type of product comes in, such as a high-end, full-service hotel with a measurably large amount of convention space, such as the new UNT hotel, it will com-

BUILDING A MARKET As travelers plan their summer trips, the Denton lodging industry is gearing up for a potentially profitable season, boosted by visitors to the DallasFort Worth area and those just passing through town. The summer travel season, from April to September, brings in more hotel occupancy tax revenue for Denton than any other season, according to city data. The two lakes help bring weekend visitors to the area, Phillips said. While hotel managers say “staycations” are still popular in Denton, a recent survey conducted by AAA Texas shows that Texans likely will be traveling by car this summer to other parts of the state. The survey of 2,300 vacationers found that 67 percent plan on traveling this summer by motor vehicle. Vacationers likely were influenced by stable gasoline prices and the value of cars compared with other forms of travel, said Dan Ronan, corporate communications manager for AAA Texas and AAA New Mexico. “In Texas, we have a good network of highways and roads. It’s pretty easy to get to San Antonio or Austin,” Ronan said. The lodging industry in Texas — perhaps reflecting on the troubled time for the industry — likely will give travelers discounted rates that will encourage more people to hit the road and keep
travel costs down, he said. For the Memorial Day weekend, many hotels cut their costs by 15 percent, allowing consumers to either upgrade to a higher-level room or pocket the extra money, he said. “The affordability to stay in Denton without spending a huge amount of money, the unique dining and the nighttime activities — something unique to Denton and our region of Texas” — are reasons for people to stay in the city, Phillips said. Denton’s nightlife and indie rock scene were showcased recently by the second annual North by 35 music festival. While other summertime music festivals bring regional residents to the city, NX35 brought in serious artists from around the world, Phillips said. As Denton’s place in the music world grows, the potential for tourism grows, she said, and that could be a way to fill hotel rooms in the future. While the music conference had a minimal impact on hotel occupancy in April, the event quadrupled the number of visitors from the previous year and likely will build upon itself in coming years, she said. “It’s a great beginning track record, although it will take awhile to build that recognition,” Phillips said. “It’s great for Denton, and it so fits our identity.” CANDACE CARLISLE can be reached at 940-5666889. Attorney Julia Kerestine has joined the firm of Koons, Fuller, Vanden Eykel & Robertson, bringing with her more than 25 years of experience in family law, civil litigation, collaborative law and mediation. A Denton native, Kerestine moved from the firm of Hayes, Berry, White & Vanzant, where she handled a number of high-conflict family law cases and used her considerable negotiation skills in collaborative law, mediation and arbitration. She is well-known in Denton County for her ability to listen and organize a case in her mind and for never judging her clients but always focusing on their strengths.
