Albertsons removes self-checkout machines

Eagle, Wheeler presses merge operations

The Albertsons grocery store at 2321 W. University Drive removed its self-checkout machines June 22. Company officials said that the self-checkout machines are being removed from several stores. “With all of our stores and remodels, we are evaluating the use of the self-checkout lanes on an area basis. In many cases, we’ve opted to replace them with standard checkout lanes so that our customers can have more personalized customer service,” said Christine Wilcox, communications and public affairs director for Albertsons LLC. The Denton store at 2434 Interstate 35E still has its selfcheckout machines.

Eagle Press merged with Wheeler Press, joining services and expertise to become the largest print shop in Denton, company officials said. The newly formed company, Eagle & Wheeler, will operate from Eagle Press’ 10,000square-foot building off Fort Worth Drive. The deal will allow the two press companies to become a stronger company with additional knowledge for customers, said owner James Eliot. Earlier this year, Eagle Press bought out North Texas Mailing Services for an undisclosed amount of money. Wheeler Press, a familyowned business located off North Elm Street, has operated in Denton for 102 years.

Eagleton portrait taken for trade collection One of Walter Eagleton’s portraits, The Hands That Shaped My Heart, became a part of the Professional Photographers of America traveling loan collection. The portrait is of special significance because the print is of his father, Eagleton, owner of of Eagleton Photography, wrote in an e-mail. “It is the very first merit I received for a portrait,” he wrote. “I’ve received merits for landscapes/illustrative images as well.” Eagleton, a photographer in Denton since 1994, said that because he started in photography when he was 40, his personal goal is to receive his PPA Master of Photography degree by age 55. Jim Dingwell, PPA photography exhibition committee administrator, said that to receive the coveted title, members have to earn merits in a worldwide print competition. “Only the very best are selected for the loan collection,” he said. “At the annual international competition we just complet-

Title companies join to form new entity Title Resources North Texas and Denton County Title Co. have combined offices and employees to form a new entity. Under the ownership of Brandon Martino, Lee Ramsey and Tom Jester since June 1, the transaction will not be officially complete until approval is received from the Texas Department of Insurance, according to a news release. Martino is now at the helm of the new Title Resources LLC, which retained employees from both title companies. The owners also announced plans to build a new location off Interstate 35E and Centre Place Drive. The project, if approved, would include a four-story office building with 20,000 square feet, Ramsey said. More details are expected in the near future. Former Denton County Title personnel relocated their offices from the Carroll Boulevard location to the Title Resources offices in Woodhill Square at 1112 Dallas Drive, Suite 402.

Perry’s office presents award to RF Precision Denton-based company RF Precision LLC, a medical and dental manufacturer, was presented an award by a representative from Gov. Rick Perry’s office for implementing two types of quality management systems. Otis Blackwell, one of the owners of the company, said that by implementing the quality manufacturing systems, he has been able to work with larger national companies and add jobs to the area. RF Precision currently has 11 employees. The public-private partnership company received certification from the Texas Manufacturing Assistance Center. Janie Havel, the North Texas representative from Perry’s office, presented the company with the Texas Manufacturing Assistance Center’s Customer Performance Excellence Award. 7-11

Company buys two area medical buildings Officials with Healthcare

Trust of America Inc. recently announced the company’s purchase of two medical office buildings — one in Denton, the other in Lewisville — for about $13.5 million. The Denton medical office building is a 35,720-square-foot facility located on the Texas Health Presbyterian Hospital Denton campus, according to a news release. The three-story, single-tenant building was built in 2000 and is fully leased through 2017 to Texas Health Resources, the release stated. The acquisition of the two properties will increase Healthcare Trust of America’s Texas portfolio to roughly 1.2 million square feet, Mark D. Engstrom, executive vice president of acquisitions for the company, said in the release.. 7-16

Titus Transportation files for bankruptcy Denton-based Titus Transportation LP filed for bankruptcy in July, with officials promising that the company would continue its hauling operations. The company — which has provided commercial trucking and transportation services for more than 20 years — has filed several motions with the U.S. District Court for the Eastern District of Texas, asking for the court’s permission to pay its employees and suppliers, according to bankruptcy filings. The motions to pay the company’s employees and suppliers were approved, according to court documents. The Chapter 11 bankruptcy, often referred to as a reorganization bankruptcy, will allow the company to continue its operations. With headquarters in north Denton, Titus Transportation hauls for discount grocer Aldi Inc., which has a distribution warehouse in Denton, and PACCAR Inc., the parent company of Denton-based Peterbilt Motors Co. PACCAR is one of Titus’

largest customers, according to court filings. 7-17

County foreclosure listings tops in region Denton County foreclosure postings led the pack of the four-county Dallas-Fort Worth area for the August auction and year-to-date. A total of 561 homes were posted for the county’s foreclosure auction in August, up 5 percent from July, according to information released by Addison-based Foreclosure Listing Services Inc. Collin, Dallas and Tarrant counties all saw a drop in residential foreclosure postings for August. Overall, Dallas-Fort Worth postings dropped 17 percent for August, with 4,671 homes posted for auction, according to the data. Denton County also had 13 percent more foreclosure postings for the January through August auctions, compared with the previous year. The fourcounty region’s foreclosures increased 6 percent for the same time period. 7-18

Freebirds World Burrito to open Denton location Freebirds World Burrito has announced that it will soon set up shop at the Rayzor Ranch Town Center. The restaurant plans to open by early September, said Charles Hodges, project manager for the development. The casual burrito restaurant is known for its extensive buildyour-own-burrito buffet, aluminum foil art and its motorcycle-riding, burrito-clutching Statue of Liberty character named Libby. The new Denton location will have patio dining available, Hodges said. The restaurant chain was founded in California in 1987, before it expanded to Texas three years later. Why the U.S. is not Japan “I can borrow money in Japan at only 1 percent interest. So, one would think I could find something worthwhile to invest there. But I haven’t found any good companies! Japanese companies earn very low returns on equity. ... Time is the enemy of lousy businesses.” — Warren Buffett, 1998

A

few days ago, I was enjoying dinner with a few friends. As is often the case, the conversation drifted toward the state of the economy and financial markets. One of them raised a provocative topic: Is the U.S. becoming Japan? Are we destined for an economic malaise, a “lost decade” like Japan experienced after its economic bubble burst in the early 1990s? Let’s talk about what happened in Japan. From the rubble

Jonathon FITE | of World War II, Japan underwent an economic transformation into one of the world’s preeminent industrial powers. The growth was fueled by the legendary work ethic and frugality of the Japanese people. In the late 1980s, however, that boom turned into one of the craziest real estate and stock market bubbles in history. By some estimates, the value of the land in Japan was greater than all the land in the rest of the world combined!

In 1990, this spectacular bubble burst. As property values collapsed, Japanese banks became burdened with bad loans. The economy fell into a deflationary spiral as incomes fell, prices fell and debts became even harder to pay back. In desperation, the Japanese government embarked upon a series of stimulus programs costing trillions of dollars, turning Japan into one of the world’s most indebted countries. Much of the stimulus money was directed toward politicians’ pet projects. A bewildering array of bridges to nowhere, deserted rural highways, unused sports stadiums and flightless airports were built. In spite of all that spending, Japan’s economy hardly grew. Even today, the Nikkei stock market index is 70 percent below its 1989 peak. In the aftermath of America’s own recently burst bubble,

Japan’s history makes for scary reading. Certainly we can draw the cautionary lesson that endless stimulus spending will not be a magical remedy for our woes. But there also are important differences between America’s situation today and Japan’s back then that investors should note. First, Japan wasted precious time in denial. For years, the Japanese government and banks pretended that their real estate loans were still OK, and did not acknowledge losses. Instead, the banks shoveled money into the failing companies that were built on the bad loans, attempting to prop them up rather than pulling the plug and redirecting their capital more productively. The result was a financial sector of “zombie” banks — half alive and not quite dead. The government did not seriously begin to fix the banks until 1997, a full seven years after the bubble had burst! While far from perfect, the

U.S. response to its own real estate bubble was more decisive. U.S. banks took massive writedowns of their toxic assets, and the U.S. Treasury forced banks to repair their capital reserves. While politically unpopular, those actions are helping the U.S. financial system heal from its self-inflicted wounds. Money can now be directed to productive projects that generate a return on investment, rather than being trapped wastefully in zombie companies. Second, and importantly for investors, the U.S. has a more dynamic and nimble business culture. As demonstrated in Buffett’s lament above, Japanese companies had dismally low profits even though their borrowing costs were very low. Their managements also were much less responsive to shareholders. That made them unattractive investments for savvy investors. FITE | CONTINUED ON PAGE 5

In contrast, during the recent recession, U.S. companies cut costs dramatically and boosted worker productivity. As a result, corporate profits and cash levels are now healthy and growing. America’s best companies have actually become even more valuable, agile and efficient during this tough downturn. Third, Japan’s problems have been aggravated by its rapidly aging population and low birth rates. A shrinking working-age population has reduced consumer demand. Of course, the U.S. will soon need to take care of millions of retiring baby boomers. But our higher birth rates and more welcoming attitude toward immigrants mitigates this problem. America still attracts the world’s best and brightest. This puts us in better shape than Japan, Europe and even China, which are all facing a demographic crunch. Fourth, in a strange way, America won’t be Japan because it has less leeway than Japan did in the early 1990s. Japan’s super-high savings rate and massive export surplus helped its government finance its stimulus programs. Even today, more than 90 percent of Japan’s debt is owed to its own citizens. In contrast, more than half of the U.S. debt is owed to foreigners — notably China and Japan — since the U.S. has a low savings rate and a massive trade deficit. So, we need to maintain the confidence of our foreign creditors. The Greek debt crisis

shows how quickly financial markets can lose confidence in government policies. If confidence in the U.S. declines, the dollar could fall, causing the prices of imported goods and gasoline to soar. If that happens, inflation, not Japan-style deflation, would likely be our greater problem. Fifth, for better or worse, the U.S. Federal Reserve has been far more aggressive than Japan’s central bank was. The Fed has made it clear that deflation is the last thing it will allow. Besides resolving to keep interest rates near zero for “an extended period,” the Fed has emphasized that it will resume massive money-printing (a.k.a. “quantitative easing”) to reignite inflation if there is a whiff of deflation. It is important to consider the above factors in our investment decisions. In my own hedge fund, I’ve been buying America’s best, globally dominant companies at wonderfully cheap prices. And I’m steering clear of longterm government bonds, which are overpriced and will be decimated if inflation rears its ugly head. For now, America is not Japan.

Sally Beauty CEO reflects on gains

As Gary Winterhalter sits in the fourth-floor boardroom at Sally Beauty Holdings Inc. overlooking Denton’s rolling landscape, he reflects on the industry he’s worked in for the majority of his life. Understanding the feel of a salon and the conversations that sprout from salon visits are a vital part of his business. After all, those conversations are one reason behind the company’s recently announced strong third-quarter sales, said Winterhalter, Sally’s president and chief executive officer. “When you hear the conversations, … you understand what a beauty supply store is to a customer,” Winterhalter said. “The stylist has a Winterhalter tremendous amount of influence over the customer.” Winterhalter has spent 42 years in the beauty industry, working his way up from a salon products delivery boy at 16 years old to his current position, which he attained in 2006. Sally Beauty distributes to consumers through Sally Beauty Supply retail stores and also distributes to professionals and salons through its other subsidiary, Beauty Systems Group. While the beauty industry has changed over the years, the steadily growing demand for beauty products is constant, even during a recession, he said. Quoting a friend, he said: “You can’t outsource a haircut.” Sally Beauty isn’t alone. The entire beauty industry is doing well, with the salon and spa industry index — a quarterly composite index that tracks the health and outlook of the U.S. salon and spa industry — hitting a record high in the first quarter of 2010, with an increase of 0.5 percent, according to information released by the Professional Beauty Association.

Terry Clower, an economist with the University of North Texas, said the product mix and niche that Sally Beauty has created in the market likely will continue to attract budget-conscious consumers and expand the business. “These are small luxuries that people allow themselves, even when things aren’t as good, and it’s something that is not a lot of money,” Clower said. Earlier this month, Sally Beauty opened its 4,000th retail store, in Charlotte, N.C. The opening marked a milestone for Winterhalter, who said he’s been personally involved in hundreds of store acquisitions by spending weeks getting the feel for a regional location. As the company expands internationally, Sally Beauty is celebrating the recent opening of its 100th retail store in Mexico and the acquisition of a distribution network in Chile. The opportunities for growth are seemingly endless, Winterhalter said. “I like to be on the ground — to get the feel and the touch of the country,” he said. “The industry is so different country to country. You can’t try and cookie-cut the business, which is what a lot of retailers do.” In the last five and a half years, Sally Beauty has added nearly 300 corporate jobs, bringing the total number of Denton corporate employees to 758, company officials said. With future international expansion plans, the company,

which is nearly 50 years old, likely will continue to add more jobs in North Texas. “It’s [Sally] good at adapting to changes, and the professional beauty industry will continue to grow,” Winterhalter said. Economy building in Denton

T

he economy hasn’t made the big upturn quite yet, and I had hoped to see better signs by now. However, the last few months of sales tax revenues for the city of Denton have at least been in the plus column — higher than the same month last year. And just drive around Denton and you’ll see that businesses are continuing to build. I’m taking that as a great sign for Denton’s economy. Two bigbox retailers — Sam’s Club and Walmart — will open at the Rayzor Ranch development on Oct. 7. Some of the other retail-

Linda RATLIFF | ers there are opening at the same time or shortly thereafter. And downtown is seeing a lot of redevelopment. The building on Locust Street where Gamble Insurance used to reside has been

completely remodeled and now houses a doctor’s office and apartments. The Martino Group and Link Construction are working on a great mixed-used development on Hickory Street with retail and commercial spots on the first floor and apartments on the two floors above. Downtown also has lots of new restaurants opening or announcing locations. Many of you may have already heard that we are working with Target on a large frozen and refrigerated food distribution center that will hopefully locate out on Airport Road. The com-

pany still has i’s to dot and t’s to cross before it makes its final commitment, but I have a good feeling. The exciting thing about the Target project is the new technology the company will be using in the facility. It will be a first for Target and a prototype for future Target distribution centers. Keep your fingers crossed that this $100 million project makes a bull’s-eye landing in Denton. Karen Dickson, my partner in crime at the Denton Chamber of Commerce, and I have been very busy these last few months. We have two other prospects with their eyes set on Denton. We’ve made the final cuts in both projects, with only one other city as

our competition in each. Both will offer high-paying jobs. I’d love to tell you who they are, but we’re still working with project names at this time. Hopefully in the next few months we’ll have good news to share in another column. If we continue to see the same level of interest we’re seeing now, hopefully it will mean great jobs and great shopping for Denton.

Tomato owners sign letter of intent for Fry A weed-filled vacant lot on Fry Street may soon be back in business — and with one of Denton’s most beloved, and missed, local eateries. Mike “Ski” Slusarski and his wife, Becky, the former owners of the Tomato, recently signed a letter of intent with Houstonbased developer The Dinerstein Cos. to lease about 900 square feet of restaurant space in the mixed-use development — known as Sterling Fry Street — proposed for the lot. The Tomato closed more than three years ago, after a former developer, United Equities, bought the property. Soon after the restaurant closed, an arsonist torched the building in June 2007 and the structure was razed. The letter of intent could mean that the Tomato will reopen near the corner of Fry and Hickory streets. Compiled from staff reports

Support for A-train based on night, weekend service T

he board of directors of the Denton Chamber of Commerce has publicly supported every election pertaining to the creation, funding and service plan of the Denton County Transportation Authority. Jim Witt, DCTA’s president; Dee Leggett, DCTA vice president of communications and planning; and Guy McElroy, the city of Denton’s appointee to the DCTA board, met with the full chamber board on July 29. Besides providing comment in two public hearings, we requested an opportunity to learn more about proposed policies addressing fare structure, rail connectivity and service levels. The chamber board supported the original legislation to create DCTA in 2001, based on the belief that commuter rail service will not only provide residents with an alternative transportation option, but will also enhance surface mobility, air quality and local economic development opportunities, especially in the downtown area. We endorsed the original DCTA service plan based on providing daily connection to the Dallas Area Rapid Transit station in Carrollton. In 2003, the chamber board endorsed and advocated the DCTA funding referendum, which hit the local sales tax ceiling. Subsequently, the chamber has continued to provide unconditional, personal testimony and regular letters of support for state and federal grant application packets for project and service enhancements. Our board chairman, Hank Dickenson, reiterated that “the Denton chamber will continue to be a proponent of the Denton County Transportation Authority. But, as you evaluate

It was in the spirit of offering these options that the chamber board crafted its support.” Among the key points shared with DCTA representatives was that the food, beverage, arts and entertainment sector has already demonstrated a positive response along the East Hickory Street corridor, in anticipation of DCTA’s downtown station. According to Dickenson, “With well over 100,000 alumni in the Dallas-Fort Worth area, the University of North Texas fully expects a significant increase in personal involvement at athletic events, especially with the opening of the new 32,000seat football stadium in the fall of 2011. In addition, the University of North Texas Coliseum hosts a wide array of events. The lineup inside the venue includes over 30 NCAA college basketball games a year and over 20 area high school and college graduation ceremonies. “Our sister institutions — Texas Woman’s University and North Central Texas College — coordinate and host additional events, the vast majority of which are after 5 p.m. during the week, or on weekends. The

Greater Denton Sports Commission is involved in promoting regional tournaments, criterions, playoff games and other organized competition, using facilities at all three higher education institutions as well as the municipal and public school amenities.” “Of equal and obvious importance,” Dickenson added, “we have long embraced higher education as a major industry in Denton. We think students attending classes needs to remain a major emphasis. The largest portions of Denton’s student population are still commuters and nontraditional demographics. Reducing the volatile organic compounds that their daily travel produces on I35E was, and continues to be, a priority for us.” The original DCTA service plan has been impacted by a number of key factors, including less-than-estimated sales tax revenue trends, higher costs for the lease of the 21-mile right of way connecting to DART, and unfunded federal mandates for controlling safety procedures. Requirements for late-night freight hauling on the southern portion of the DCTA line also limit aroundthe-clock trips. We reiterated that the Denton chamber will remain interested and willing to provide whatever assistance, within our collective capabilities, to help realize the original commitments for the Atrain service plan. Is the future Golden?

The “m” in the word “Frames” on a sign at the Frames and More shop sits slightly askew, dipping below the other letters. It’s a detail that had, until recently, escaped employee David Kuegele, who has been working at the business since it opened inside Golden Triangle Mall about two months ago. The sign will soon be fixed, but Kuegele and owner Richard Pate

say they are busy concentrating on finding ways to make a sale. That’s all they can worry about, Pate said. With the lender recently foreclosing on the mall, the future of Frames and More seems as precarious as the “m” on the sign,

but those thoughts don’t cloud Pate’s mind, he said. “I can’t worry about it [the recent foreclosure sale],” Pate said. “I have to worry about everything else. Right now, it’s all about Christmas.” Mall management recently

sent a letter to shopkeepers, assuring them that the mall will continue to operate under a new owner, Arizona-based En Pertignus Holding Corp. The corporation is a wholly owned subsidiary of JPMorgan Chase & Co., the bank holding a $24.6 million lien against the Denton mall, officials said. In corporate documents filed in Arizona, En Pertignus said the company was formed to take the title of a foreclosed property

and sell it. The bank opted to foreclose on the 765,000-square-foot mall following a year of turmoil and hopes that former owner Feldman Mall Properties Inc. would scrap together new capital and improve the mall’s income, said Greg Hassell, vice president of communication for JPMorgan Chase. Hassell has said that the bank was unable to avoid foreclosing on the property.


The mall was sold to the holding corporation at the July 6 foreclosure auction for $19.4 million, said Bonnie Brown, a spokeswoman for Addison-based Foreclosure Listing Services Inc. Along with the $24.6 million mortgage, JPMorgan Chase will forgive New York-based Feldman of a $1.3 million guarantee on the loan, according to information released by Feldman. Golden Triangle was the first mall in the region in two years to be foreclosed upon and is reflective of the lasting effects of the global economic downturn, Brown said. “These are tough times for malls, or any type of retail,” she said. “The cycle started with the residential housing market, … and while we’ve seen some smidgen of easing, it’s natural that the commercial side of the industry would experience higher foreclosure postings.” Foreclosures on mall properties are a rarity, as banks often try to make every effort possible to keep large properties out of a foreclosure sale, she said. The mall was the highest-dollar posting in Denton County since November 2008, Brown said. Earlier this year, the mall property was given an assessed value of $14.3 million — a value that has plummeted by more than $10 million in the last five years, according to data released by the Denton Central Appraisal District. The last time Golden Triangle was valued at $14 million was in 1994, according to the data. Feldman purchased the property in 2006 for an estimated $40 million. Compared with the original loan of $24.6 million, it appeared that the investors were “upside-down” in the property,

Brown said. Feldman purchased Golden Triangle and a few other older malls in hopes of renovating the properties and making them profitable. With the sale of the mall to the bank, the mall may become profitable, said Matt Ludemann, mall manager. “Now that the bank owns the asset, they will want to increase the value,” Ludemann said, adding that a formal plan was taking shape with the holding corporation. The mall, which has an estimated annual economic impact on Denton of roughly $80 million to $100 million, is mostly filled with paying tenants, he said. With retail businesses having a difficult time with the recession, keeping the mall about 90 percent occupied is a cause for celebration, Ludemann said. What’s the biggest challenge in operating a mall recently sold at a foreclosure auction? Ludemann said it’s educating the public that a foreclosure sale doesn’t mean the mall will close anytime soon. “People hear the word ‘foreclosure’ and they assume the mall’s closing,” he said. “That’s not the case. It’s not frequent a mall closes and is torn down. Our biggest challenge is letting the public know … the plan is moving forward.” A RETAIL SHIFT Golden Triangle was built in 1980, during perhaps the golden era of air-conditioned, enclosed malls. But as the years rolled on, consumers began to prefer open-air shopping centers, officials say. The competition for tenants for enclosed malls is simply too tough for some malls to handle, 2010: $14,300,000

option for the area, he said. Denton If the holding corporation Business funnels money into the mall and Chronicle makes needed updates, Golden Triangle could have a bright future, he said. Linda Ratliff, the city’s economic development director, said the mall and its department stores generate significant sales tax revenue for Denton. “The site is one of the best sites [for retail] in Denton,” Ratliff said. “It’s right there on the interstate. It’s a perfect location for retail and will probably remain retail, no matter who buys it.” Compared with other North Texas malls, Golden Triangle has a high occupancy rate and continues to draw in local businesses, she said. With retailers such as Circuit City going out of business during the downturn, the high occupancy rate is impressive, she said. “There are a lot of empty stores in other North Texas malls,” Ratliff said. “It could just be the economy, but sales tax revenues are down all over. There’s a lot of competition and a lot of choices of where to go.” Chuck Carpenter, president of the Denton Chamber of Commerce, said people in Denton have shared numerous concerns about the future of the mall. “A city this size has a significant amount of retail needs,” Carpenter said. “It’s a shame to not know anything about it.” Carpenter said he estimates that roughly a third of the city’s municipal services rely on sales tax revenue attributed to the mall. It’s why Denton residents should care whether that mall succeeds or not, he said. “We’re not going to help whoever ends up with ownership of the facility if we take our business elsewhere,” Carpenter said. “The owners must see profitability before they make improvements to the facility. “I have no doubt that the Golden Triangle Mall … won’t go away; it’s too valuable,” he said. “Although, I’m not sure it will be called the Golden Triangle Mall in 18 months.”

The market for enclosed malls is bifurcated — with some malls that have been maintained and built in good locations doing well, and the others, which haven’t been updated or suffer from poor locations, left suffering, Hunt said. “Consumers have changed their preferences and moved on,” Hunt said. “People want the outdoor look. They want to drive up close to the store and park.” The owners of malls needing refurbishment, such as Golden Triangle, have several choices, including spending money to upgrade them, changing the building for a different use or tearing down the structure, Hunt said. “It’s a balance in what you do, whether you spend the money to upgrade and bring in better tenants or transform it into part office space and tenants and part shopping,” he said. Golden Triangle has four spaces occupied by or planned for non-retail use, including Monarch Dental, Car-Lene Research, Journey Church and Exquisite Teeth Whitening. There also were three visibly empty retail spaces in the mall recently. Ludemann, the mall’s manager, wouldn’t offer details about possible plans for the building. However, he said national retailer Toys “R” Us will open a “popup” store inside the mall in September for the Christmas shopping season. While Ludemann said he is hopeful that the bank’s holding

corporation will put needed money into the mall for updates, Hunt said the odds of En Pertignus spending more money on the property are slim. “I would assume that the bank would not want to spend any money on it,” Hunt said. “They probably wouldn’t want to put any more money in it and are looking for a buyer.” Regardless, the success of open-air shopping centers was once thought unlikely, especially with 100-degree summer temperatures in Texas, Hunt said. So how long the trend toward open-air shopping centers will last remains to be seen, he said. “It’s something new, and who knows if it will last,” Hunt said. “That’s the model of what’s hot right now, and it’s what’s working.” AN ECONOMIC ENGINE Despite newer retail projects popping up in Denton, such as Rayzor Ranch and the expansion of shopping on Loop 288, Golden Triangle Mall remains an important retail center for the city, local officials said. Golden Triangle’s average sales volume per year is roughly $80 million to $100 million, according to mall management. That economic impact is significant and the mall is important to economic development in the area, said Terry Clower, an economist with the University of North Texas’ Institute of Applied Economics. “Regionally speaking, indoor malls are important,” Clower said. With the sweltering Texas heat and an aging population, indoor malls are a marketable
