I started Local Flair 10 years ago because I felt there was a need in the community for a publication that brought together the best and most unique of what our area has to offer. In those 10 years, I have seen many businesses open and some close. I have talked with the most passionate shop owners, chefs, and artists. I’ve raised money with, schemed new ideas with, and laughed (and even cried) with some of the coolest people around. As I look back on this decade, what has sustained me- and each of these business owners- is our relationships. We cultivate these relationships that keep us moving forward year round, sometimes with a power lunch, always a wave across Main Street, and usually by popping in to say hello. During the holiday season, these are the people I turn to when I need help navigating my holiday gift list. I already know which guy is getting the gift card to Yard of Ale, and which friend is getting the Kasha Throw Kit from Mountain Knits and Pearls. The teachers are getting Candy Cane scented soy candles from Ellen Kerz and the new baby across the street is getting the Buddha Bank from Liztech. I hope when you start tackling your list, you choose to shop locally and support your neighbors who care for the same community you do. The 3/50 project, which promotes spending within the local economy, states that “for every $100 spent at locally owned, independent stores, $68 returns to the economy through taxes, payroll, and other expenditures. If you spend that in a national chain, only $43 stays here.” Small Business Saturday is November 28th this year. Downtown Stroudsburg, and many other businesses throughout the Pocono Mountains, have amazing offers to save you money and help you avoid the crowd at the mall. A Christmas Carol Dramatic Reading

FORCE of generosity

“Star Wars: The Force Awakens” is going to be one of the largest films of all time and Better Homes and Gardens, Wilkins Associates has reserved one entire theater at Cinemark Stroud Mall the day before the intended release to the general public. The private screening of this movie will be on December 17, 2015 at 7 PM. Wilkins & Associates is selling 100 tickets for a $25 donation, which will go to Holiday Toys for Youth, and each ticket includes the 3D movie ticket, popcorn and a drink. Holiday Toys for Youth was started in 2001 and is run by Sheriff Todd Martin and the Monroe County Sheriff ’s Department. Originally designed to help Monroe County Children and Youth Services, Sheriff Martin realized there was a much larger need in our area, so they expanded and renamed the program, “Annual Holiday Toys for Youth.” Officer Darlene Lee explained the grass roots drive relies on monetary and toy donations to bring extra items to families in need, “sometimes a family will come in who needs clothing, we take their sizes and information and we head out like Santa’s shoppers to try and outfit the family with their basic needs and a few nice things.” Some businesses and individuals give cash donations, which help the department buy clothing and other items and some businesses place the Annual Holiday Toys for Youth boxes at their establishments. Businesses like Besecker’s Diner, LaBar Village and McGraw Chiropractic are big supporters of the mission, “we have to pick up 2-3 carloads of toys from McGraw a week,” Lee explained. Most other area toy and clothing drives stop giving around December 20th, but the Annual Toys for Youth program gives right up until Christmas. “We don’t turn anyone away,” said Lee, “we feel it takes a lot for a person to walk in and ask for help, so we try to do everything we can to make the holiday special for the families.” You can help Wilkins & Associates and the Annual Toys for Youth Mission make the holiday season merry for families in need and have a lot of fun doing it. By Cathryn Hahn Upon first glance into the studio at MudWorks Pottery in Effort, Pennsylvania, one might think they’ve entered Santa’s Workshop. There, a team of employees (or minions as they’re lovingly called) is constantly molding, firing, glazing, painting, and preparing pottery for shipment worldwide. Racks lined with clay-red pieces, at various stages of completion, exhibit not only great craftsmanship, but also unique designs and artistry. At the helm of MudWorks Pottery is JoAnn Stratakos, whose vision and creativity has driven MudWorks’ steadily increasing business for 20 years. JoAnn found her niche in the pottery realm after a few life-changing events inspired her to check some items off her “bucket list,” one being pottery making. A few classes, a new zip code, and many years later, MudWorks Pottery can now be found in homes all over the world. It’s a family affair. JoAnn’s daughter, Leigh Ann, is always a few mouse-clicks away. She handles the business’ online presence while John, JoAnn’s son, stays busy making sure the studio is running smoothly. While MudWorks’ studio lies behind closed doors, the gift shop at MudWorks is open year-round and stocked with beautiful handmade pieces of all kinds. Mugs are a popular purchase. Pie plates, serving dishes, butter dishes, spoon rests, and a number of specialty pieces line the shelves decorated with JoAnn’s signature designs. All MudWorks pieces are fun, functional, and suited for regular use. “All of our pottery is easy to care for and low maintenance,” says JoAnn, noting that by design all pieces are dishwasher and microwave safe. MudWorks’ best seller to date is “Elwood the Rainbow Unicorn,” a happy little mug design that rose to fame in 2012 after it appeared in major retail catalog called “UncommonGoods.” Orders for Elwood have poured in since- as many as 200 per week. It’s become clear that Elwood is quite the rockstar. Fortunately for locals, he’s available in the gift shop too. “I think people are connecting with Elwood because it’s impossible to look at him and be miserable,” says Leigh Ann Stratakos. “He spreads love and happiness to everyone he meets.” If creating your own pottery sounds like fun, you’re in luck. MudWorks hosts classes each Saturday and Sunday, their most popular being the Make-a-Mug class. For a limited time, and just in time for the holiday season, an angel luminary-making class is being held on select dates. Participants are urged to call and reserve ahead of time and bring a friend – classes have a two-person minimum. This holiday season is a perfect time to visit MudWorks. Whether it’s a special piece of servingware for the holiday table that is desired, or a unique gift, there’s truly something for everyone in this whimsical world of pottery. When you enter Comfort & Joy Unique Gifts and Luncheon in Scotrun, a sign at the candy counter reads, “This is my happy place,” and for owner, Deborah Skok- it’s the truth. Skok’s mother and father had a gift store in New Jersey and it was a true family affair, but after her mom passed away, it became too hard for her father to be there because of all of the memories. The family closed the store, but the idea of owning her own shop stayed with Skok throughout her entire 20 year teaching career in New Jersey. Now, exactly 20 years after the family’s store closed, Skok decided to take a leap of faith. She moved to The Poconos, transformed an old home into her dream store; Comfort & Joy. “My father passed away last year, and he made it possible for me to do this,” she explained gratefully, “I feel so blessed to be able to follow my dreams of owning my own store and am amazed at how everything has just fallen into place.” Skok’s happiness is magnetic and it pours on to the shelves of her gift store. The store is packed with unique housewares, bath essentials, jewelry and holiday items you won’t find anywhere else in the area. “I only buy from vendors that do not have their merchandise in other shops,” Skok explains, “I want everyone to be able to find something special here.” Vera Wolf Jewelry, the decorative lanterns that can be changed seasonally and organic food items make up a short list of some of Skok’s favorites. She shops at gift shows in New York, Philadelphia, Lancaster and even as far as Ohio to find pieces that will fill her store with, well, comfort and joy. Great gifts are not the only things providing comfort at this shop. The cozy cafe is serving up creative dishes like Lobster Macaroni and Cheese and Risotto. “The Chef Laura,” chicken, spinach, red onion, Swiss and Chipotle honey mustard served on brioche, is wonderful. Ladies fill the space in the cafe and Skok notices everyone begins talking to each other! “The other day, one woman starting chatting with the ladies next to her, and they realized they shared a family connection!” Skok delights in the idea of everyone feeling so comfortable and at home in her store. “Our Scandinavian heritage celebrates the holiday on Christmas Eve. We take advantage of this to celebrate quietly at home before the craziness ensues. We make candelabras outside with snowballs. This will light the path for the Yule Tomten (elves) who are busy delivering presents door-to-door. Then we have a traditional smorgasbord of several meat and fish dishes; NO lutefisk here! This inevitably sends the kiddies into a carb-induced slumber. At midnight, the children awaken to the Christmas splendor that the Yule Tomten have delivered. After opening their gifts, back to bed they go. Swedish pancakes and Finnish pulla (sweet bread) are served for breakfast before they begin their day in the traditional, American-Christmas style with the rest of the family.” -Kirsti Coghlan

St. Luke’s Beam Signing Event

On October 1, 2015, the highest steel I-beam was signed by St. Luke’s employees, physicians, administrators and community stakeholders and placed on the tallest point of the structure that will soon support the first new hospital in Monroe County in 100 years. Beam “topping out” ceremonies are part of a long construction industry tradition to celebrate the ultimate height during the building process where those involved sign the beam. The evergreen tree used in the ceremony symbolizes the well wishes of good health and safety to the workers and all who enter. The steel used in this project was manufactured in the United States, coming from Arkansas, Indiana and Virginia to be fabricated into beams at Levan Associates, Inc. in Emmaus, Pennsylvania. “The locally-produced 1,255 tons of steel cost an additional $250,000 compared to foreignmade steel, but we at St. Luke’s University Health Network consider it a privilege and honor to keep this investment close to home,” said Richard A. Anderson, President & CEO, St. Luke’s University Health Network.

Sip & Shop at The Apple Tree On October 29 the Apple Tree hosted an awareness-raiser and fund-raiser directed towards Pocono Medical Center’s SAFE (Sexual Assault Forensic Examiners) program. This essential program is dedicated to serving individuals in our community who have fallen victim to sexual assault. PMC’s SAFE Team is comprised of health professionals who are trained to help ensure that victims of sexual assault are provided with competent, compassionate and prompt care, while providing the most advanced technology associated with DNA and other sexual assault forensic evidence collection and preservation. Along with our community partners, Women’s Resources of Monroe County and law enforcement, we support the recovery and prevent further injury or illness to these individuals. The SAFE team continually needs to raise funds for equipment and mandatory training for the SAFE nurses so they can continue to provide this needed program in our community. On behalf of the numerous sexual assault victims in our community, thank you to the Apple Tree, the Lodge at Mountain Spring Lake and the many sippers and shoppers that made this event so successful.

2015 was another year marked by significant foreclosure filings, a trend that has permeated the area for years, rising and falling with economic tides and migration west from our eastern states. Since early November there have been 1,382 foreclosures sold in the Poconos, or 38% of all homes sold. When localized it to Monroe County, where the unresolved property tax issue continues, the numbers are worse at 976 homes, or 41% of total houses sold. Nationally, foreclosures have fallen for the past three years in a row and sit around 14%. Based on the latest RealtyTrac numbers, Monroe County has the distinction of the highest foreclosure rate county in Pennsylvania. The state average sits at 1 in every 1,341 homeowners while in Monroe it is at 1 in every 328. Northampton County is 1 in every 734, Carbon County 1 in every 970 and Pike County is at 1 in every 1,777 homes. Home sale prices bounced around this year, but are now showing a positive trend. After dropping -4.8% the 4th Quarter of 2014 and then a staggering -18.2% the 1st Quarter of 2015- the 2nd Quarter of 2015 was only down -2.7% and for the 3rd Quarter 2015 only -1.2%. Based on this improvement in the overall moving annual total, I foresee a positive trend going into 2016. Positive economic development, which was stalled for the last decade, is booming. Aquatopia and Kalahari Waterparks paved the way for the best tourism year in over ten years. With the new St. Luke’s Medical Campus, three Pocono Medical Center Buildings, and a medical mixed-use building in the works, healthcare development will continue to bring much needed mid to high-level job creation to the area. Developer, Jim DePetris and his group, Legend Properties have plans to build high-end retail, office space and apartments on the Mosier’s Dairy property adding even more positive growth and job creation. In closing, the 2016 real estate outlook is promising. I am making the bullish call that for the first year since 2007 we will see price appreciation. While it may not be earth-shattering appreciation like we witnessed during the building boom of the early 2000’s, I do believe numbers will rise next year. With a lot of luck, we may also have a finalized budget, offering much needed school tax relief to the area. We wish you a very happy holiday season! • Ask if the portfolio created for you was created just for you. If an advisors is using a generic asset allocation model, you might wish to look elsewhere. Models are touted as cost-effective ways to invest, but they tend to become problematic when market volatility increases and asset correlations break down. Models often do not lend themselves well to adjustments for changes to investor needs. • Ask questions about the holdings in your portfolio. If the advisors cannot or will not explain each and every investment, it might be time to get a second opinion (as you might with a physician.

Article In the healthcare industry, patients are advised to be their own advocates. The same rule applies in the investment industry. It has been my experience that few investors question their advisors regarding the composition of portfolios. Investors tend to go along with whatever their advisor does, with the only questions concerning the amount of fees charged and the price movement of their holdings. This is like being only concerned with the size of the bill sent by your physician and the results of medical treatment without considering side effects. Unlike many financial professionals who interface directly with investors, my nearly three decades of industry experience does not come from the sales/financial advisory side of the business. My career has been on the trading and strategy side. My job is one of advising financial advisors, mainly on the fixed income side of the business. My function is to understand the inner workings of the interest rate, corporate credit and municipal finance arenas, and to share my knowledge with financial advisors who go the extra mile for their clients. More recently, my job has grown to include pro-active and self-advocating investors among my audience. In my career there have been financial advisors who have read my strategy reports and contacted me on a regular basis, as well as those who could not be bothered. It is the latter group of which investors should be aware. How can one tell which kind of advisor with which they are dealing? There are steps investors can take to increase the odds that they are dealing with a knowledgeable advisors who has the client’s best interest in mind.

• Ask your advisor his or her opinion on the equity markets, interest rates and economy. Although they are not economists, a knowledgeable and competent advisors should be able to speak intelligently on these subjects, without the aid of sales brochures. • Reiterate your goals, objectives and tolerance for risk and ask how each holding helps you accomplish your goals and objectives within your tolerance for risk. • Ask about the total expenses you are paying for portfolio management. One does not wish to overpay. However, cost is not everything. A financial advisor who takes the time to manage your portfolio to meet your specific goals, objectives and risk tolerance, and understands and can explain each one of the holdings in your portfolio is probably worth his or her management fees.
