Keep on Moving We all know we should be exercising, as part of a healthy lifestyle, but a shocking statistic reveals that 63% of the UK population don’t do the recommended 150 minutes of exercise per week It might surprise you to know we’re not even talking about going to the gym. How active you are in day to day activities matters just as much as an exercise class. Gardening or walking to the shops count too. And the really good news is that it doesn't matter if you’re a late starter. A recently published report showed that even taking up exercise in your 60s can bring really positive benefits. Lead investigator Dr Mark Hamer from University College London, said: "The take-home message really is to keep moving when you are over 60. It's a cliche, but it's a case of use it or lose it. You do lose the benefits if you don't remain active."
The study in the British Journal of Sports Medicine followed 3,500 healthy people at or around retirement age. Those who took up exercise were three times more likely to remain healthy over the next eight years than their sedentary peers. Exercise cut the risk of heart disease, stroke, diabetes, Alzheimer's disease and depression, and the participants were less likely to struggle with day-to-day activities such as washing and dressing. So those of you thinking of starting an exercise regime in the New Year can take hope - no matter what your age, it’s never too late.

Currently, the UK has the third most inactive population in Europe. Apparently as a nation, we hate exercise so much we would rather do chores like ironing, laundry, clearing out the garage or even our tax returns than do physical activity. The amount of activity required to be healthy is not huge. You need to do a total of two-and-ahalf hours a week (or five x 30 minutes) of moderate intensity, where you breathe faster, get warm and feel your heart beating quickly. Fortunately, the evidence shows that doing 10-minute blocks of moderate-to-vigorous activity also works. If you are doing vigorous activity, then 75 minutes a week will do - but ideally you should be active every day. You are more likely to stay fit if the exercise becomes part of your everyday life. Have a look at the various types of exercise in our local area, you’re sure to find something that suits, whether it’s yoga, pilates, walking, going to the gym or swimming. Give it a go!

ISN’T IT TIME YOU PUT YOURSELF FIRST? You insure your car, your pet, your holiday and your mobile phone, but what about the most important of all – yourself? A recent survey showed that more people had their pets insured than had critical illness cover. Vet bills can be expensive and pets are part of the family but a critical illness policy could cost the same each month as pet insurance so shouldn’t you think about your whole family? Critical illness cover will pay out a tax-free lump sum if you suffer from a serious illness such as cancer, heart attack, stroke or multiple sclerosis. Conditions covered will vary from one policy to another so you should review your cover on a regular basis to ensure you still have the best policy for your circumstances. One area that most critical illness policies have in common is the inclusion of children’s critical illness cover at no extra cost – up to £25,000 (or up to £50,000 if both parents have a policy) if any of your children suffer from a critical illness. Having the right cover in place would allow you to take time off work without worrying about money and pay for treatment, recuperation or adaptations to your home. Critical illness insurance should not be confused with terminal illness cover, which is included with most life insurance policies. Sometimes new clients tell me they don’t have cover because they don’t think that life insurance companies want to pay out on claims. Another recent survey showed that the public thought just 38% of life, income protection and critical illness claims are paid out each year. In reality, over 90% of claims are paid out across the three types of insurance. Critical illness polices are continually improving to cover more and more conditions and to make it harder for non-disclosure to occur – when a client gives inaccurate information that causes a claim to be declined. The reality is that people do get seriously ill and the right insurance cover can make all the difference, so the next time you are thinking about renewing your pet insurance, just make sure you have yourself covered too.

Landlords - keep yourself right! We have seen an upturn in the buy to let market over the past few months with the number of new Landlords who have instructed us seeking to purchase residential properties to let. However, landlords and particularly those landlords who are new to the buy to let market need to keep themselves informed about the various regulations regarding the letting of property. In this article we will look at the new Tenancy Deposit Scheme, Regulation (NI) 2012 SR2012 No 373 which came into force on 1st April 2013, and briefly at the registration of Houses in Multiple Occupation and Certificate of fitness for residential lettings. When a tenant provides a deposit for a residential letting the deposit must be protected in one of two ways. The first is through an insurance scheme where the Landlord will hold on to the deposit but pay a fee to insure and protect the deposit. The second means to protect the deposit is through a custodial scheme. In this the Landlord will pass the deposit to the scheme for the period of the tenancy. On receipt of the deposit the Landlord must, within 14 days, register the deposit with an approved scheme and further, within 28 days of receipt of the deposit serve the tenant with information as laid out in Schedule 1 para 3 which refers to amount, contact details and property to which the deposit relates, details of the scheme and how the deposit is refunded. If a Landlord fails to comply with these obligations the District Council may impose a penalty of three times the deposit or a fine up to ÂŁ20,000.00. Landlords need to be careful that they do not fall foul of the Registration scheme for houses of multiple occupation under the Housing (NI) Order 2003. Where a house is in multiple occupation by more than 2 qualifying persons who are not all members of the same family then the property must be registered as a house in multiple occupation. Failure to comply with this requirement can result in enforcement proceedings and substantial fines. The Private Tenancies (Northern Ireland) Order 2005 states that a house constructed before 6th November 1956 let out under a private tenancy requires a Certificate of Fitness from the appropriate district council. fu

PSNI Advice Following a number of reports of so-called 'distraction burglars' in Carryduff and the surrounding area local police would like to offer some advice on dealing with unexpected callers to your home.

The first thing to remember is NEVER to let a complete stranger into your home without being 100% certain of their identity. Use your peep hole or security chain if you have these. If not, consider having them installed. Ask ALL callers for proof of ID. Inspect their credentials carefully and ensure the photo is theirs. Genuine callers will be glad to show you their identification and will not mind waiting until you have checked that they are who they say they are. For added peace of mind you can telephone QuickCheck 24/7 for free on 0800 013 22 90 and they will check the caller at your door is legitimate. Do not feel pressured into just letting a caller in because it can feel awkward to ask questions. This is your home, if you have any doubt, keep them out!! Neighbours can also play a vital part in helping protect the more vulnerable in their community against this kind of crime. Look out for suspicious vehicles and people and report ALL suspicious activity to police. The number to call is 0845 600 8000 or in an emergency dial 999. We would also like to remind householders of the importance of a good household security routine. Make it a habit to always close and lock external doors and windows when going out and when going to bed. Take keys out of the door and don't leave car keys or valuables where they can be seen through windows. Use timer switches for lamps - in the darker evenings they will help your property look occupied even if you aren't home.
