Deadline for the December issue is Monday 19th November
Welcome to the November issue of the Carryduff Focus November is officially the last month of Autumn, and we’ve had some lovely mild sunny days in amongst all the rain. Of course, having no cloud cover does bring cooler nights, but it’s fantastic for star gazing. It really is amazing how many are visible around Carryduff. Every now and again I check the orbit of the International Space Station (ISS) on www.heavens-above.com and either manage to completely forget when it’s going to be visible, or if I do remember, there’s too much cloud cover to see anything. But now, I’m happy to admit I’ve finally seen it! It happened to be the night of the final of the Great British Bake Off on TV, so to make sure I didn't forget this time, I sat watching with my coat on, ready to rush out the door at 8:43pm exactly! It’s quite remarkable to see the speed it travels at, and to think there are people up there! If you’re interested, you can register at heavens-above.com and pick your location from their database—then you get precise information showing when it’s visible and at what part of the sky. It’s usually only visible for a few minutes, so you don't have to stand out in the cold for long! The next really good viewings (that aren't in the middle of the night) will be just before Christmas. Let’s hope we get some clear nights. The ISS even has it’s own fan club www.issfanclub.com where you can listen to the astronauts being interviewed by school children. Fascinating! And, if you have a twitter account, just follow @twisst to get tweets when the ISS is going to be visible at your location. Isn't technology wonderful!!! Have a great November!

Top Tips for First Time Buyers - Part 2 Solicitor Michael Stafford explains what you need to know when buying a repossessed property in the second of our 2-part series. 3. Survey We advise our clients to obtain a FULL survey on the property they are buying. If you are getting a mortgage the bank will usually require a survey and some will even include it free of charge. However be aware that these surveys are usually quite superficial. A full survey will reveal any internal, external and structural work to be done to the property, and highlight the problems you may face once you move in. It may cost £150 in the short term but will potentially save you considerable money and stress in the long term. However, don’t waste money on obtaining your survey straight away, there may be an issue regarding the legal title which will prevent you from proceeding anyway. Wait until you get the all clear from your solicitor before putting your hand in your pocket. 4. New Kitchens, Bathrooms & Conservatories So you have walked into your potential new home and are pleasantly surprised to see a brand new kitchen, bathroom and new conservatory. At this price it may seem too good to be true, and unfortunately sometimes it is. Remember this house is for sale because the previous owner defaulted on his/her mortgage. Your solicitor will carry out searches in the bankruptcy and EJO offices however these will only reveal judgements against the owner. A creditor may avoid obtaining a judgement, instead choosing to take matters into their own hands. The Law Society has issued warnings about disgruntled kitchen salesmen turning up to the home in question and ripping the aforementioned kitchen out. Be warned! 5. Apartments When buying an apartment beware of service charge costs. A service charge is a yearly amount which covers maintenance and upkeep of the communal areas of an apartment block. If you buy an apartment make sure you factor in this added cost, as it is compulsory. Ask the agent to find out the price. Asking early will allow you to make an informed decision on whether you can afford it. Prices vary widely and will depend on the number of apartments, age of the property and the amenities the complex provides. Neighbours – remember you will be sharing certain communal areas with your neighbours, e.g. hallways, driveways and any bills that may arise. There may also be rules which you will have to abide by, for example that washing is not hung on balconies. To check the rules ask the estate agent or your solicitor for a copy of the Articles of Association for the apartment’s management company.
It is worth taking legal advice if you have a property law query. Our team of solicitors are experts in property law and will be happy to assist you.

Focus on Movies
By Peter Stevenson
AT THE CINEMA: Hotel Transylvania U, (91 mins) Tired of being constantly attacked with stakes by ‘paranoid’ humans, Count Dracula decides to do the only logical thing: build a hotel exclusively for monsters; NO HUMANS ALLOWED! So when a human (Jonathan Van Helsing) breaks the hotel’s defences and crashes Mavis’s (Dracula’s 118 year old daughter) birthday party, Dracula needs to return him to the ‘human world’ without any of the guests noticing. That’s the (fairly flimsy) plot out of the way, so now we can have some fun with a zany script and comic characters, can’t we? If we look at the dialogue first: joke after joke falls flat, barely registering with the audience (of any age). Occasionally a smile is raised but not at any sharp punch line or the conclusion of a witty anecdote. Indeed the best example of humour is Dracula’s disgust at how vampires are portrayed in movies when he sees a clip of Twilight. Screenwriters Robert Smigel and Peter Baynham miss opportunities for little witticisms everywhere. Characterisation seems to be based around the deadpan irony with which the monsters regard each other (and themselves). Dracula himself (voiced by Adam Sandler) is portrayed as little more than an anaemic sorcerer (since when?), determined to protect his daughter from the outside world (if animated overprotective parent story lines are your thing, I recommend Pixar’s vastly superior Finding Nemo). Mavis and Jonathan’s teen romance lacks spark, and it is difficult to believe in these starcross’d lovers. But believe we must or the conclusion makes no sense. As in countless romcoms, the movie culminates in a race to the airport as true feelings are realised (Dracula’s feelings, not Mavis or Jonathan’s) but again, any chance for true comedy is wasted for the sake of some novel animation. Here’s the truly terrifying part: the inevitable sequel. 2/5
On DVD: What To Expect When You’re Expecting 12A (110 mins) Who would have thought that having a baby could be so…boring? Five couples, each with their own issues, fears and problems encounter the joys and mishaps of fertility. One would think that stars like Cameron Diaz and Jennifer Lopez could wait for a good script to come along before signing up to star in any movie but not in this case anyway. Cue jokes about morning sickness, bladder control, weight issues, cravings, and even a car chase in golf buggies, herein lies the problem: it’s just not funny. There is nothing new here; we have seen it all before (in better movies). What director Kirk Jones (Waking Ned) does is try to bring the birthing experience into the 21st Century, particularly through Chris Rock’s character and all he does is make the fatherhood experience seem all the more tedious. Other characters fair less well: neither Lopez nor Diaz are likeable or seem to have a mothering bone in their bodies. Chace Crawford and Anna Kendrick provide a more youthful bent but, for two kids in their twenties, they seem to have had the fun sucked out of them. Most disappointing is the usually decent Dennis Quaid who appears to have lost his acting mojo to be replaced with lame jokes and stereotypical buffoonery (one can almost hear the canned laughter). His son (Ben Falcone) and daughter-in-law (Elizabeth Banks) do better as they struggle to muddle through their setbacks as they collide with problems around every corner. Matthew Morrison and Joe Manganiello were cast simply as eye candy for the female aimed audience; they do little else. Few good movies are released on DVD this month, but this is still one to be avoided. 2/5 40

A message from Alliance Councillor Alderman Geraldine Rice Carryduff is mentioned in records as early as 1623. Carrow-Hugh-Duffe, the original village, was formed where six roads and the Carryduff River crossed. However, from 1960 onwards the village expanded with the building of numerous housing developments. Many of these projects were built on green-field sites and little land remains between Carryduff and the Southern Border of Belfast. People do need houses, but any development should come with suitable infrastructure to sustain the developments. This is not happening and congestion continues to get worse on a daily basis. Then the minister permits the development of the Carryduff Shopping Centre - an area that was designated in BMAP for commercial use only. This is, the Minister thinks, going to “revitalise the heart of Carryduff - 150 apartments and 16 shops? This is despite 2000 objections from the people of Carryduff. Carryduff Community have more imagination than a Minister who knows nothing about the area! What Carryduff really needs, is a new shopping centre with a good anchor store and a range of shops to suit local people. Carryduff has been allowed to develop without character over the past number of years - limited community facilities, major traffic congestion, apartments built and lying empty. Is this planned development going to exacerbate the problems we already face on a daily basis? The developers are supposed to be re-aligning the junction at the Comber/ Ballynahinch roads to reduce the number of accidents that occur daily, and providing an underground car park at the centre despite obvious problems - the river running through it, as well as a main sewer and part of the Mourne Conduit. I for one, hope all the conditions on the planning application are met. As a Councillor, I foresee the promises made by developers never being met. I have represented the residents of Carryduff for 24 years and am disappointed with the decisions made by planners in DOE and by Road Service in DRD, despite numerous representations. It is as if Carryduff is of no significance to anyone except those who reside here. To contact Geraldine, on this or any other issue, email geraldine.rice@allianceparty.org

St Joseph’s Primary School has been selected to perform in the ‘With One Voice’ concert which is being held at the Waterfront Hall on Thursday 15th November 2012. The concert is being arranged as part of a fundraising drive to provide a new MRI Scanner for the Royal Victoria Hospital for Sick Children. St Joseph’s choir will perform a piece entitled ‘Nursery Rhyme Time’ which was specially composed for and dedicated to the school by composer Mark Dougherty. He had worked with the children from St Joseph’s previously and was very keen to have them participating once again in this event. Mark attended a choir rehearsal and shared some insights into the piece as well as describing to the children how it should be performed on the night. Commenting on his visit Mark added, ‘ Northern Ireland is the only region in the UK which doesn’t have a dedicated MRI scanner for children. This concert has been organised to help raise funds for that appeal. Hopefully, if sufficient money is raised and a scanner can be provided, it will help to improve medical provision for children such as these’. He commended the children for their enthusiasm and thanked Mrs Mc Kenna and Mrs Creighton for all their efforts in preparing the children for the big performance. St Joseph’s Carryduff has just recently completed the first phase of its eco garden and shortly children from Nursery to Primary Seven will have the opportunity of using the garden to develop their learning and understanding of sustainable development. The entrance to the garden is marked by a beech and willow tunnel through which the children will pass as they follow the gravel path to a pond area where they will be able to participate in pond dipping lessons. There are also a number of raised beds which will be used for planting a range of vegetables and fruit as well as a new herb garden. The eco-garden has an outdoor study area with a table and benches which will be used by a whole class during an outdoor lesson.
Millennium Primary School We are delighted to show off our new school Gaelic football kit. The boys looked very smart when they competed in it at a tournament with other local schools. Many thanks to Mr Donnelly our P3 teacher and team coach for organising the kits for the boys. Congratulations to our P7 pupil Ryan Cupples-Menendez who has recently become the Ulster Under 14 Bagpipe Champion. Ryan also took part in the Cowan Highland Games in Scotland and finished 6th in the Under 16 category. Well done Ryan, we’re very proud of you!
