Attic Conversions

Need more space but not enough room to extend outwards? â&#x20AC;&#x201C; What are your options? The attic space above maybe suitable for conversion. The first thing to decide is whether or not the space will be used only for storage or for living. Not all attics are suitable for conversion. Here are the top 5 things to consider when adding habitable space - defined as being a room used for living or sleeping purposes. Headroom: There should be enough headroom available to enable a person to stand comfortably within the attic space. When deciding on head space ensure that you allow for increased depth of joists that will be necessary should the floor require strengthening. Existing Services: Normally services are located in the attic space such as circulation pipes and water storage tanks. Relocating these services may be difficult and expensive. Stairs: When considering stairs, always remember that a stairway takes up a large space and the regulations governing stairways are strict. If there is not enough space on the floor below the attic you may need to sacrifice a bedroom or part there off to accommodate the stairwell. Fire Regulations: Adding a habitable space in the attic adds an additional storey to the building, as a result the fire regulations become stricter as escape from the house becomes more problematic. Permissions: In Northern Ireland all roof space conversions are subject to approval from Building Control. The main duty of Building Control is to ensure that works are carried out to the minimum legal standard. Works undertaken without Building Control approval may give rise to difficulties in a future sale of the property as the changes will be highlighted during the conveyancing process. Come graze at the Farmers Market at the Inns Newtownbreda has a new Farmerâ&#x20AC;&#x2122;s Market on the last Saturday of every month, 10am-3pm.

The Inns complex has a new feather to its bow with a monthly farmerâ&#x20AC;&#x2122;s market which launched on 28 June. The market has already proved popular with local residents who have voiced their resounding support for the initiative. Just 2 markets in and already a pattern of demand is emerging for daily food staples and weekend treats.

Queues have been forming from when the market opens at 10am for the already legendary vegetable stall. Resident farmer Paul has been getting up at 4am on the morning of the market to pick the vegetables for sale that day. With other Saturday morning staples such as sourdough breads patiently crafted by Go Yeast and salted caramel brownies lovingly made by Dan at Man Made, there is something to satisfy everyone. With the mix of traders carefully selected to ensure that the produce on offer is local, seasonal, fresh and artisan, you can be sure that your Saturday night dinner or Sunday lunch is as local and as fresh as you can get. The great calibre of traders is exemplified by the 2014 Great Taste Awards received by Inns Market producers, Eva Paris, Passion Preserve and Kearney Blue who all received gold stars for their artisan produce. But the best thing about this market is its unpretentious nature. Its organic layout and bales of hay in lieu of tables and chairs, lends a relaxed atmosphere to proceedings and already it is becoming something of a social hub for the neighbourhood. By mid-day families and groups of friends have gathered to have a wander around the market and grab some wholesome street food from Jolly Pies, Tricycle Trading and Matassa & Carville. The market has been a great boost to The Inns complex and is set to grow over the coming months with a fishmonger and butcher among those who are coming on board in August. The Farmers Market is part and parcel of a regeneration project, with the medium to long term aim of once again establishing The Inns as a suburban village that becomes a focal point for local residents. Many of the local businesses have been resident at the Inns for upwards of 25 years and the Inns has become something of a specialist destination. With ample free and convenient parking and many new initiatives coming down the line, the shops and businesses of The Inns are hoping that locals will continue to support local.

St Ita’s Primary School St Ita’s Win the Cregagh Cross Community Cup The Primary 6 boys’ soccer team won a dramatic penalty shootout to lift the Cregagh Cross Community Cup for the first time. The 5-a-side tournament was held at Cregagh Community Centre. St Ita’s won all of their games in the league format to qualify for the final. In a very competitive final, St Ita’s went 1-0 down. The boys worked hard to get an equaliser and finally were successful when Rory slotted one home in the final minute of the game. A penalty shootout was then required to separate the teams. Both teams scored all their penalties and so it came down to sudden death. Ronan stepped up to score the first sudden death penalty. Cregagh’s penalty struck the bar handing victory to St Ita’s. It was a thrilling end to a wonderful tournament. The Mayor of Castlereagh & Lisburn presented the trophy and medals to the winning team. Let’s hope we can retain the title next year.

Newtownbreda Community Association have organised another successful event for the young people of the area on 18th June - a day at Belfast Activity Centre for pupils from both Lagan College and Newtownbreda High School. Students had the opportunity to undertake exciting caving and climbing challenges whilst mixing with one another. One student commented, " ...it was a great way to make new friends and find out about other schools." The day was a great success - as one teacher said, "The venture was extremely worthwhile, helping to build strong community relations."
