Victoria is located on the southern tip of Vancouver Island, and is the largest of British Columbia’s 6,500 islands. It is known for its temperate climate, natural beauty, recreational sites, and university and colleges.

The city was first settled by Europeans in the 1840s, and incorporated in 1862. As the capital city of B.C., it is home to the provincial legislature and many government offices. From 1843 to present, Victoria has been a naval city and today it is the home of the Royal Canadian Navy’s Pacific Fleet. CFB Esquimalt employs approximately 4,000 military members and 2,000 civilians and is home to Maritime Forces Pacific and Joint Task Force Pacific. CFB Esquimalt contributes over $500 million to the economy through their payroll, supplies, services and construction. It is also the third largest employer in the area. CFB Esquimalt is close to numerous golf courses that are open year-round, and is also only a few hours from world-class skiing and snowboarding (Mt. Washington and Whistler), as well as great surfing (Tofino) and is only minutes from rock-climbing (Fleming Beach). The current population of the Greater Victoria Area is about 350,000. The core municipalities are the City of Victoria, Saanich and Oak Bay, followed by the Western Communities (Colwood, Langford, View Royal, Highlands, Metchosin, and Sooke), and the Saanich Peninsula (Central and North Saanich and Sidney.) Greater Victoria is the southernmost urban area in Western Canada; it is located south of the 49th parallel.

With so many options to consider, shopping for appliances can sometimes feel overwhelming. Function, size and design — it’s about finding the right model for your lifestyle. Here are a few helpful insights from The Home Depot Canada to consider before making your next appliance purchase.

Function. The sky’s the limit when it comes to configuration — top-mount, bottom-mount and side-by-side are just the beginning. Review your daily needs and consider special features such as easy access doors, multi-tier freezer sections, icemakers, second refrigerator drawer options, convertible freezer sections, wine chillers and even smart homeconnected capabilities.

Configuration. New designs have a host of convenient options available, like double ovens that cook at two different temperatures simultaneously, and warming and baking drawers to help with multi-tasking and entertaining. If space is tight, also consider installing a separate cooktop for maximum flexibility in your kitchen.

Capability. Take the work out of washing dishes by opting for a dishwasher with multiple tiers and washer arms for full water coverage. To ensure your cycle doesn’t stop until your dishes are clean, look for models with new sensor technology that monitor food debris in the water. Ensure the model you choose considers future changes to your family size so it grows with you, and look into getting a model with a third rack.

Design. Think outside traditional white or stainless-steel finishes. Instead, bring a contemporary feel to your kitchen with slate, glossy or matte black stainless or even a warm, gold-hued veneer.

Cooking requirements. If take-out is your regular go-to, a standard electric model will work for your needs. However, if you are an aspiring chef take it up a notch and consider going with either gas or induction, which both deliver intense heat for quick cooking and boiling. If you have small children, induction cooking is a safer alternative because the coils are underneath glass, protecting little hands.

Efficiency. Energy efficient options can provide long-term savings to your monthly bills. For example, two-drawer dishwashers operate like separate dishwashers in one unit, offering increased flexibility and efficiency. In some competitive urban markets, it is even more important to be ready in case there are multiple offers. You’ve removed the condition of financing. Pre-approval is not the same as acquiring a mortgage. Searching for something so open-ended and with so many variables can be an overwhelming task, but it doesn't have to be. From the condominium craze to the rise of multigenerational living, the climbing cost of homeownership across Canada continues to spawn new trends. The transformation of basements into rental suites is a big one that can help offset mortgage costs. There are plenty of advantages, as well as some important considerations to ensure the best result. DO YOUR HOMEWORK. Check zoning, bylaws and adhere to your local building code. As with any new construction or renovation, building permits must be obtained, and all work must be code compliant. This will protect you and any future tenants. WATERPROOF IT. Check the interior foundation and floors for existing moisture issues, water damage or mould problems. Address any primary moisture issues before finishing the space. INSULATION IS KEY. As a landlord, it's wise to invest in smart renovations that can improve efficiency and bolster your bottom line. For the best results, insulate well. I recommend installing a rigid board insulation, like Rockwool ComfortBoard 80, against the concrete foundation before you stud the wall. The board is mechanically fastened or

adhered to the concrete foundation wall, which prevents thermal bridging through the studs, providing p better thermal performance. CONSIDER FIRE SAFETY AND SOUNDPROOFING. Select building materials with a high fire-resistance rating that will not off-gas or contribute to toxic smoke in the event of a fire. Soundproofing is also a must when you plan to share space. Install sound absorbent insulation between floors with resilient channels to reduce sound transfer between living areas. Contractors love stone wool fire and soundproofing insulation, because it protects against fire and noise and is easy to install. SPEND WISELY. Keep the renovation budget reasonable. Spending no more than two years' worth of rent to convert your space is a good general rule of thumb. Forego high-end finishes. Instead, create focal points that will “sell” the suite. Protect yourself from becoming a victim of real estate fraud with these simple tips: 1. Safeguard your personal financial information. 2. Contact your mortgage lender first if you are having difficulty making your mortgage payments.

There are two types of real estate fraud that may result in financial losses — title fraud and foreclosure fraud.

3. Consult your lawyer before giving another person a right to deal with your home or other assets.

Title fraud happens when a fraudster steals the title to a home — usually after stealing the owner's identity — then sells the home or applies for a new mortgage against it. Foreclosure fraud happens when homeowners having difficulty making their payments mistakenly turn to a fraudster, who convinces them to transfer their property title in return for a loan. Often, the fraudster keeps their loan payments and resells or remortgages the victim's home.

4. Research the company or individual who is offering you a loan. 5. Do a land title search with your provincial or territorial land registry office. This search will show the name of the property owner and any mortgages or liens registered on the title. Consider buying title insurance to protect against title fraud.

Cold Lake is located at the eastern-most extreme in the province of Alberta. It is approximately 294 kilometres northeast of Edmonton.

Understand Readvanceable Mortgages You’ve saved up a 20 per cent down payment and are eager to get into the real estate market. For the remaining amount, it’s likely your bank will offer you a readvanceable mortgage. But should you take it?

As one of the largest employers in southwestern Manitoba, CFB Shilo has a substantial economic impact on the regional economy, including the City of Brandon. CFB Shilo has been the site of military activity in southwest Manitoba since 1910.

CFB Shilo remains a strategically important training base in Western Canada. The training area is well suited to train the multi-purpose combat forces required to fulfill the mandate of the Department of National Defence (DND). The unique nature of this area has been recognized for more than a century, with nearby Camp Hughes once home to 30,000 troops who trained for deployment to France and Belgium in 1915 and 1916 during the Great War. With a current population of about 1,700 people, the Base has approximately 600 homes, operates its own sewer and water system and provides fire and ambulance services to Base resid dents and neighbouring communities. Outside of specific circumstances — such as pre-ordering high-value custom products that cannot be returned, paying for permit fees, road cuts, tree removal, building demolition, or moving hydro wires — down payments for work not yet completed should never amount to much more than 10 per cent of the total cost. Hurricanes and Flooding IN CANADA FIRSTONSITE RESTORATION On average Canada is impacted by a hurricane at least once a year. When these systems make landfall here, they are usually no longer hurricanes, but can remain powerful storm systems. For Canadians, a much bigger issue than hurricanes is flooding. After decades of low water levels in the Great Lakes Basin, 2017 saw a historic rise in water levels. Last spring, rains and rising waters in Quebec affected 286 municipalities in 15 regions, and saw flooding in more than 5,300 homes and businesses. This past October, scientists and experts from around the world gathered in Montréal to discuss flood resiliency and how to avoid a repeat of this spring’s deluge. MOULD The after-effects of flooding can include not only property damage, but mould. Mould can have severe long-term negative health effects on the occupants of a facility. Mould regulation exists in some regions of the U.S., but not yet in Canada. FOREST FIRES Over a year has passed since devastating fires ripped through Fort McMurray, Alberta, and just as that community was returning to normal, British Columbia was hit with the largest series of wildfires in provincial history. The B.C. fires displaced 65,000 people, destroyed more than 1.2 million hectares of forest and are having a significant impact on the tourism businesses. FirstOnSite setup a staging area in Kamloops and worked on 130 different projects

assisting in air quality management and restoration. “Fire has always been a natural part of the ecosystem in the Northern Boreal Forest which stretches from B.C. to Quebec,” said Dave Demos, CEO of FirstOnSite. “Forest fires across the region take place in 80-100-year cycles. In fact, the ecosystem depends upon such recurring natural disturbance. As long as communities build in the midst of this forest, the risks will continue.” Much discussion and action has taken place to protect, prepare and build communities to be more resilient to fires. Here are some of the strategies being deployed to achieve this: • New building technology with paperless materials, mould resistant materials, more sustainable materials such as steel-shake roofing are being utilized • Wood chips in the garden and flammable shrubbery are some of the first things to ignite in an urban interface wildfire situation. Fire resistant external building materials such as wood-free landscaping are being used • Fort McMurray is banning flammable exterior building finishes such as vinyl siding and asphalt shingles.

Here are some tips on how to stay prepared for disasters: If you live in a region prone to floods, fires or other disasters, call your insurance company before the season begins and check what is covered in your home/ business insurance;

BORDEN ABOUT BORDEN Located just one hour north of Toronto, Canadian Forces Base (CFB) Borden is the largest training base in the Canadian Armed Forces. CFB Borden and the Military Personnel Generation Training Group are composed of both lodger and integral establishments that train approximately 18,000 Canadian Armed Forces personnel per year in a variety of occupations. Included in these lodger units are formations and groups such as 16 Wing, the Canadian Forces Recruiting Group, and Regional Cadet Support Unit (Central). The Buell Fitness and Aquatic Centre is a modern facility located on base with indoor and outdoor pools, field house, running track, rock climbing wall, gymnasium, weight room, cardio room, and bowling alley. The Andy Anderson Arena is adjacent to the fitness centre and the base is also home to an 18-hole golf course. The base offers hunters and anglers the opportunity to join the Rod & Gun Club, and there is a Motor Hobby Club for mechanic enthusiasts. There are two elementary schools on base and several in the surrounding area. Secondary students can attend the local Nottawasaga Pines High School, or other schools in the area.

New homebuyers homebuuyers reap reaap added benefits in 2018 A new home or condo con is an investment in your future. f But like any y other othe major life decision, it also comes with risks. If you're planning on taking the leap into home ownership in 2018, you can buy with added confidence thanks to some new consumer protection measures that come into force this year. With new home prices and deposit requirements rising, these changes help bring the deposit protection levels more in line with today's market. Changes affect new homes with a purchase agreement signed after January 1, 2018. Under the Ontario New Home Warranties Plan Act, buyers of new (non-condominium) freehold homes are now eligible for increased deposit protection. If the purchase price of your home was $600,000 or less, you are eligible to receive up to $60,000 to reimburse you for amounts paid to the builder. If the purchase price of your home was more than $600,000, you are eligible to receive up to 10 per cent of the purchase price, to a maximum of $100,000. Previously, the maximum coverage was $40,000. If you've decided to splurge on some upgrades, the payments for these extras are now protected as part of deposit coverage, thanks to the Strengthening Protection for Ontario Consumers Act, 2017.

Deposit coverage co for condos has not changed since the law requires that the full deposit be held in trust. If for some reason these funds are released improperly from the trust, Tarion, the protection plan administrator, will cover up to $20,000. Are you eyeing a condo in a converted warehouse or church? Another change means this home now has warranty coverage. Called “residential condominium conversion projects,” these developments turn existing buildings into condos that incorporate some of the building's more interesting features — large windows, framing and brick walls — into the design. All the warranties included in the act apply to these condos with one exception — any preexisting elements, such as an exposed brick interior wall, will not have the one-year warranty for defects in work and materials. Under these new regulations, builders of residential condominium conversion projects and vendors who wish to sell units in these projects must also be registered with Tarion.

If you're house hunting this season, you want the process of finding and buying your dream home to be an enjoyable, stress-free experience. To help, we've made a list of five essential forms that you'll encounter along the way. BUYER REPRESENTATION AGREEMENT. If you're being represented by a brokerage then you're considered their client and this form outlines the legal agreement between you and your brokerage. It contains an explanation of the many items, including the services the brokerage will provide to you, fees for those services, the obligations you have as a client and the expiry date of the agreement. CUSTOMER SERVICE AGREEMENT. If you prefer not to enter into a client contract with a brokerage, then you may choose to be a customer and will receive a different service than if you were a client. As a customer, you will be treated fairly & ethically and will be provided honest information while your Realtor takes care not to misrepresent any facts.

CONFIRMATION OF CO-OPERATION AND REPRESENTATION. This form confirms representation or customer relationships between the brokerages and the buyers and sellers. This form also details remuneration to be paid. You'll be asked to sign a CCR before making an offer or any negotiations on a property. AGREEMENT OF PURCHASE AND SALE. This form is used initially by a buyer when making an offer on a property. Once the offer is made and accepted, the offer becomes a legally binding contract. Be sure you understand what's in your offer before you sign it. Agreeing on a price is important, but make sure you speak to your Realtor about other details like the possession date, conditional terms, and which chattels or fixtures will be included or excluded with the home. LISTING AGREEMENT. This form is the agreement between a seller and their real estate brokerage. The Listing Agreement forms the basis for drafting an offer on a home and includes directions about negotiations.

That’s why the Canadian Standards Association and two American Standard writing organizations have developed a harmonized North American standard for window performance — North American Fenestration Standard. NAFS is a rigorous testing scheme that determines how well a window will perform in the real world. Performance ratings are awarded to specific models of windows, not to companies. Be sure to ask for a window with a NAFS certification and performance rating that is appropriate for your location and application.

One of the biggest mistakes both buyers and sellers make is not testing for hidden health hazards. But if you're a buyer, you want to make sure that your new home will provide a healthy living environment for you and your family. If you're a seller, showing that your home is free from certain dangers can help close the deal and offer potential buyers peace of mind. One hazard that Health Canada is recommending that all homeowners test for is radon, a radioactive gas that comes from uranium in the ground and can get into a home undetected. Since long-term exposure to radon is known to cause lung cancer, it's a smart move to check its levels. Testing is simple — you can either purchase a do-ityourself test kit or hire a certified radon measurement professional. The DIY kit will include instructions on how to set

up the test and send it back to a lab for analysis once the testing period is over. To get a realistic estimate of the radon exposure, all measurements should be made in the lowest lived-in level of the house where people spend more than four hours per day. Potential measurement locations include family rooms, living rooms, dens, playrooms and bedrooms. A lower level bedroom is preferred because people generally spend more time in their bedrooms than in any other room in the house. Similarly, if there will be children in the house, lowest level bedrooms or other areas such as a playroom are preferred. Health Canada recommends a long-term test for a minimum of three months. If you're selling, this means you should complete the test before listing your property. If you're buying, you will need to make sure there is enough time to

complete the testing or request that a clause be added to the sale agreement to allow for high radon levels to be fixed. The cost of a radon reduction system, if needed, is very small compared to the cost of the home. A dream home doesn't become a nightmare if it tests positive for high radon levels — techniques to lower radon levels are effective, affordable and will improve the home's indoor air quality. Relocation is a fact of life when you join the CAF and can be an exciting part of your career. However, despite advances in digital technology, finding a new home in a different location can be stressful, particularly if you’re moving out-ofprovince or hours away from your current residence. Unlike civilian home shoppers, your timeline to find a new home is limited to a few days, not weeks or months. If you do not prepare enough in advance of your House Hunting Tour (HHT), it could be a flop. My advice is simple, avoid disappointment by planning ahead as much as possible. To help, I developed some easy to follow steps which you can use as an action plan. Keep it handy as you work toward your final goal – finding a suitable location and home at the right price does not have to be complex. When your realtor has a solid understanding of your wants and needs, they will be able to act swiftly on your behalf. GET PRE-QUALIFIED FOR A MORTGAGE This is the most important steps in the entire process. Why? It means you can shop comfortably. Knowing exactly what you can afford to buy well in advance of your home search will keep you on the right track and eliminate reviewing properties that you can’t afford. Since it will take a few days to get your pre-approval in place, be sure you check in with your mortgage broker or financial institution to see what is required as soon as possible. Yes, there’s some boring paperwork involved, but it’s well worth the effort to do this beforehand. Don’t run the risk finding the right home at the wrong price, or worse, underestimating what you can afford and buying something that doesn’t suit your needs. Your realtor will be able to start sending you realistic selections to review online as soon as this step is completed. IDENTIFY A SELECTION OF PREFERRED LOCATIONS Now it’s time to narrow the playing field – yes, it’s all about location, location, location. If you have p locat preferences as to boundaries or streets, tell your re boundaries realtor. Conducting ucting your yo our own neighbourhood

research is always a good idea, as location is a personal choice. A knowledgeable realtor should know what neighbourhoods match your criteria best. But if you have very particular boundaries or areas you want to live in, write them down, prioritize your favourites and share them with your realtor. Considerations such as schools, shopping, transit etc., should be taken into account, and think about your future needs too. Everyone is different. Work with your realtor to decide which neighbourhoods you want to focus on and which ones are off limits before the search process begins. You’ll save a ton of time. KNOW WHAT YOU WANT Finally! It’s time to get into the fun stuff. Now that you and your realtor understand your price and location needs, you will need to think about what kind of home you’re looking for. Check out what kind of housing is available in and around the areas you want to live by checking out realtor.ca. There will often be photos, videos and descriptions of the homes for you to review. It’s a great way to take a peek inside before your visit. Now that you have a better idea of what’s available, decide what type of home you want, including all of your must-have options, not just one or two items. Start with the basics such as: • Housing type: detached, two-storey or bungalow, condo, townhome, semidetached. • General lot size and number bedrooms and bathrooms

• Features: air conditioning, finished basement, ensuite bathrooms, parking needs, garage needs, backyard space etc. Prioritize these into a “must-have” list and a “nice to have” list. • Decide if you are willing to renovate, and if your preference is a newer home or an older home. What are your design preferences? Are you looking for modern finishes, or are you more of a traditionalist? Again, your realtor will want to know all of these details well in advance so they can start emailing you more detailed listings, including

HHT exclusive listings not found online, as soon as possible.

GETTING READY FOR YOUR HHT

You’ve done your homework, now it’s time for the realtor to work their magic. They should be gathering and sending you as many properties as possible and asking for your feedback as to whether or not you’re interested. A good realtor will send you properties that don’t always fit your full criteria, but always match your essential list of most important needs, but it’s up to you to decide if they make your final list or not. ON THE TOUR Ideally, you’ll get to see all the homes you’ve been dreaming of, but I recommend viewing only five or six homes per day. Any more than that will be confusing and overwhelming. In the case of a condo, if there are multiple units in one building to view, you can definitely pack in more tours. I also suggest you wear comfortable clothing and shoes that you can easily slide on and off. There will be lots of driving on tour day so pack a snack. Have your wish lists handy, and get ready for an intense but exciting day of house hunting and touring your new community. Thanks for reading and best of luck with your housing hunting tour.

GREENWOOD ABOUT GREENWOOD Life at 14 Wing Greenwood is very much about community, as the base and its personnel form the centre of much of the wider business, education, sporting and hobby interest community. While the base’s operations as Canada’s “east coast super wing” – the largest Royal Canadian Air Force base east of Trenton - focused on long range patrol and search and rescue, are at the forefront; family and community life makes this a base with a difference. As the Annapolis Valley’s largest single site employer, the base employs about 2,200 people, between Regular and Reserve force members, civilians and contractors. During the summer, the wing population increases as home to the Atlantic Region Cadet Summer Training program. The economic impact of all this activity, in terms of annual wages, is approximately $100 million. Operations and infrastructure expenditures expand that impact exponentially, in the Valley and throughout Nova Scotia. The 14 Wing Community Centre co-ordinates 26 special interest and sports programs and a library, there is a family lake-side campground, an 18-hole golf course, a large fitness and sports centre with an array of programs, indoor and outdoor pools, curling and hockey rinks, a bowling alley and more. The Military Family Resource Centre offers essential supports for deployed personnel and their families, children’s programs and care arrangements, educational and social programs. The base also has a unique partnership with local health agencies to offer a family medical clinic to 14 Wing dependants. The Greenwood Military Aviation Museum is a landmark facility, detailing the 70-plus year history of Greenwood military history.

HRM covers an area of 5,577 square kilometres and offers over 400 kilometres of coastline. More than one-third of Nova Scotia’s population lives in HRM, which offers a wide variety of services for residents, including English and French schools, world-class universities, several excellent hospitals, and numerous shopping centres and unique stores. Halifax was founded in 1749 as the British Garrison and has had a strong military presence for more than 250 years, with Citadel Hill National Historic Site, to York Redoubt, Point Pleasant Park and the Naval Museum of Halifax, located in CFB Halifax. Today, HRM is home to Canada’s East Coast Fleet. Canadian Forces Base Halifax and the surrounding area comprise Air Force, Navy and Army contingents, Reservists and the civilians who make up the entire Defence Team, but most significantly, the Navy’s Atlantic fleet known as Maritime Forces Atlantic. 5th Canadian Division is also situated in Halifax as is the Air Component Coordination Element (Atlantic). The Department of National Defence and the Canadian Armed Forces significantly contribute to Nova Scotia’s revenue, inserting approximately $1.8 billion into the Atlantic Provinces each year. Canadian Forces Base Halifax also assists with numerous annual community activities such as the Royal Nova Scotia International Tattoo, benefit concerts for or vet veterans and the Government of Canada Workplace Charitable e Campaign. Cam Halifax is the home port for HMCS Sackville, Canada’s ho da’s N Naval Memorial.

When it comes to building or renovating, in addition to greater efficiency and performance, there’s an important opportunity to make our homes safer places to live. Although billions are spent on renovations in Canada each year, few realize that what’s in their home––or maybe what’s not in it––can increase their risk in a residential fire event. Many newer materials and home contents burn more quickly than in decades past, actually decreasing the time to escape a fire. That’s why fire safety should be a top consideration in your design and construction plans. It’s time that we make a commitment to thinking beyond the basics of fire and smoke detectors and recognize that there are real, significant advantages to building passive fire protection into the structure of a home. Passive fire safety installations do not alert you to, or react to, the presence of fire in your home. This type of fire protection is part of the core of the building and will help to control fire by limiting its spread. One very effective form of passive fire protection is the installation of insulation. When adding or upgrading insulation, look for products made from naturally non-combustible, inorganic materials. A favourite among builders, contractors, and homeowners is a stone wool insulation called Roxul. It comes in the form of batts or rigid board products under the names Safe ‘n’ Sound, Comfortbatt

and Comfortboard. Each provides a significant advantage when it comes to fire safety, resisting fire to 1,177˚C––higher than the temperature of a typical house fire. That means it can stay in place longer to provide critical protection. Effective compartmentalization through the use of non-combustible materials can help avoid the spread of fire to other areas of the home and, more importantly, protect vital escape routes. When possible, always opt for materials with a noncombustible, inorganic composition, especially insulation. During a fire event, they won’t contribute to toxic gas or smoke, which is the leading cause of fire fatalities. Non-combustible insulation should be considered in walls, between floors, and as continuous exterior insulation to maximize fire protection and escape time. After all, protection is better if it’s built in.
