ast year, it was about industrial chic and e m b r a c i n g wo o d s, whether live edge, reclaimed or repurposed. This year, Canada’s premier design show leaned more toward understated elegance, innovation and adding warmth to clean lines. And light — lots and lots of light.

Appliance giant Miele led the way at last weekend’s Interior Design Show in Toronto with the largest booth, done up as a sophisticated art gallery to illustrate the process of design and showcase the North American launch of the largest single product redesign in the company’s history. “This is our most aggressive product lineup,” says Miele Canada president Jan Heck. Focusing on seamless integration and streamlined design, the built-in appliances include trendy combisteam ovens, smartphone-

like touch-screen controls and individual custom settings. The line should be available in Canada later this year. Miele was joined by other appliance heavy-hitters introducing their latest: a full appliance line from Panasonic and a fully integrated dishwasher launch from GE Monogram, for instance.

Regina housing only moderately unaffordable Stu Niebergall The 10th annual Demographia International Housing Affordability Survey was recently released. This study provides a unique look into housing affordability. For 10 years, the study has rated metropolitan markets in Canada, Australia, New Zealand, Ireland, United Kingdom and the United States. In recent years they have added Hong Kong, Japan and Singapore. Ranking 360 urban markets on housing affordability based on the average house price divided by average household income — this very simple method of measuring housing affordability has been recommended by the World Bank and United Nations and is used by Harvard University Joint Center on Housing. I like this simple-tounderstand method to assess housing affordability because it does not mask changes in affordability when you include interest rates or servicing debt into the calculation.

Interest rates will go up and down over the life of a 25-year mortgage and your payment will be reflected in those changes. However, changes in the price paid for a house is fairly clear. If, as the study states “housing prices double or triple to incomes, as has occurred in many unaffordable markets, the sum of mortgage payments will also rise substantially.” How the study defines housing affordability is if it takes an average household 3x their income to purchases the average home, then that market is considered affordable; 3.1x to 4x is moderately unaffordable; seriously unaffordable is 4.1x to 5.0x; and severely unaffordable is 5.1x and over. In the Regina context, it may seem like over the past few years that housing affordability has completely eroded as prices have had significant upward pressure. However, what sometimes gets missed is how much incomes have grown during this period as well. In Regina, the average house price hit a new high in 2013 of $311,860. At the same time, the average household income reached an all-time high in Regina of $84,840. So it takes 3.67x the average household income to pay for that aver-

age home in Regina. According to the Demographia Housing Affordability Study this is considered to be moderately unaffordable. Compared to other major cities in Canada, however, we are still fairly well positioned. For example, the average household income to purchase a home in Edmonton is 3.9x, Calgary is 4.4x, Kelowna is 5.9x and Toronto is 6.2x. In Vancouver it takes an unbelievable 10.3x the average household income to purchase the average home there. Vancouver is a good example where very prescriptive land use policies mixed with excessive regulation have completely eroded housing affordability. Just seven years ago the average price of a home in Vancouver was $373,000. In 2013, Vancouver’s average home price reached $670,300 making it the second least affordable city to live in of the 360 cities compared in the Demographia International Study. When Vancouver receives recognition for how livable the city is, how much people pay for living space must either not be considered or weighted very low in the analysis. Housing affordability is an important determinate in the stan-

dard of living, because higher-cost housing leaves less discretionary income. In addition, if you consider the amount of living space a family utilizes as part of one’s standard of living, there is an interesting irony you can find woven through the comparisons. Those who pay the most in the world and in Canada for housing, receive the least amount of square footage and those who pay the least for housing get the most amount of square footage. Another insight that the study demonstrates very well is the relationship between housing markets and urban containment strategies. All markets that rate severely unaffordable (5x or more the average house hold income to buy the average home) have more restrictive land use policies. Markets that have more affordable housing tend to have more liberal and competitive land use policies. Alain Bertaud, former principal planner at the World Bank and senior research scholar at the Stern School of Business, New York University, asks the question, “Are planners in the worst performing cities paying any attention?” He goes on to ask, “or, do local governments conclude that the best

way to increase the supply of affordable housing is to impose new regulations?” At the Regina & Region Home Builders Association we strongly support that city growth should unfold in a way that is sustainable. In fact our Association’s vision statement says, “Creating an innovative, sustainable, and diverse community.” But what Bertaud says so well is, “Vague and benign sounding objectives usually become a proxy for imposing planning regulations that severely limit the supply of buildable land and the number of housing units built, resulting in ever higher housing prices.” Our municipal policy-makers and City Council must always be cognizant of and working toward the objective of ensuring that the City of Regina continues to grow so that our citizens have a diversity of real housing options, in the neighbourhoods that best fit their lifestyle and choices. On the move Aya Kitchens, which introduced the “Swiss army island” kitchen at last year’s show, was back with an eye-popping collaboration with renowned New York designer Dror Benshetrit. Called Avani, it’s aimed at the upscale condo market and designed around the concept of a nesting arc system in which a movable island can slide to rest over top of a lower, stationary island, or, if there’s no lower island, it can tuck away into the wall cabinetry and counter to open up space. “What we tried to create is this scenario where the island can actually move and can actually be pushed all the way back if the only space you have is just for the wall without an island,” says Benshetrit, who was also one of the weekend’s speakers. “If you want that extra space, you can bring it out, but also, if you have an island, you can make it grow.”

They were followed by a day of speakers more familiar to the general public: Canadian House & Home’s Lynda Reeves, Suzanne Dimma and Mark Challen and — easily drawing the largest crowd — designer and HGTV host Sarah Richardson, who offered several decorating tips.

Volatile organic compounds, or VOCs, are in a lot of the products we put in our homes. Everything from carpeting, cabinets and furniture to the paint on our walls and caulking around our tubs, showers and toilets contain VOCs. S o m e m at e r i a l s h ave more, others less. For example, varnishes and caulking can be heavy on the VOCs, and darker pigments in paint usually have more VOCs than lighter colours. But you can also find VOCs in things like cigarette smoke, exhaust fumes, air fresheners, furnishings and even plastics. Volatile org anic compounds, which are really just chemical byproducts, evaporate or off-gas into the air. Sometimes all it takes are a few days for most VOCs to be practically gone from certain products, like spray foam insulation, if properly installed. But in other cases, VOCs can off-gas for weeks, months and even years. In a home, VOCs can accumulate and become a serious health concern. Breathing them in is dangerous; they can cause headaches and dizziness, but in more severe cases they can be very toxic. Var nishes, glues and adhesives are among the worst for VOC off-gassing, mainly because of one dangerous ingredient they can contain: formaldehyde. A strong-smelling, colourless gas, formaldehyde can make your eyes burn, irritate your nose, or give you a bit of a sore throat. Being exposed

Some materials contain more VOCs, volatile organic compounds, than others. For example, lighter pigments in paint usually have lower levels of VOCs than darker pigments. to higher doses can cause coughing or wheezing. In some cases, for maldehyde has been known to cause more serious symptoms, even some types of cancer. In fact, the International Agency for Research on Cancer classifies it as a known carcinogen. Back in the ’70s it was used in various building products and materials that used glues or adhesives in their production, like pressed wood. There was also a type of insulation that was made from formaldehyde, Urea-Formaldehyde Foam Insulation (UFFI), but it was banned in the ’80s. In the air we breathe, VOCs are a health concern

for anyone, so as a smart homeowner, you always want to keep them down to a minimum. You can do that by choosing better, safer products for your home. Glass, ceramic tile, metal, stone and other hard, inert materials don’t release any VOCs, so they’re smarter choices as far as VOCs go. If you can afford it, always choose custom, solid wood cabinetry with a low- or noVOC finish, hardwood over vinyl flooring, and natural carpet instead of synthetic. Avoid materials or products that require dangerous adhesives for their installation, and as I said before, lighter colours for paints — whites are best. Harmony

and Emerald by SherwinWilliams are very good noVOC paints. These are different ways yo u c a n m i n i m i z e t h e amount of VOCs that are introduced into your home. But it’s difficult to avoid them altogether, so what do you do? Well, now we have new products that can actually contribute to making your home healthier. For example, AirRenew drywall which absorbs VOCs — specifically formaldehyde and other aldehydes — then turns them into inert gases. It’s like a filter on your walls for VOCs. The bonus is that it’s also resistant to fire, mould, moisture, abuse and impact.

It’s a great product to install in a room for a baby or anyone who has asthma or other respiratory issues. But overall, it’s a great product to have in any home because VOCs and indoor air quality issues affect everyone. As builders, developers, manufacturers and contractors, we have a responsibility to build homes that are safer, stronger and better. And better to me includes healthier — that’s a no-brainer. I’m glad we have industry leaders that are stepping up their standards and developing products with your health in mind. I’m also glad contractors now have options that not only help them build better homes but also

make them better contractors. But the key here is you, the homeowner. The industry changes when you demand it — contractors like me can’t force it on you. You have to demand better standards from your contractors. Accept only healthy, safe products from manufacturers and suppliers. And trust me, we will make it right and build better homes that do what they are meant to do: keep you and your family safe from what’s inside and out. Raf f aele Sollecito’s lengthy travels were revealed on the same day that Knox made clear she would never voluntarily return to Italy to serve the 28 1/2-year sentence handed down by an appeals court. “I will never go willingly back to the place,” she said on ABC’s Good Mor ning America program. “I’m going to fight this until the very end. It’s not right, and it’s not fair.” Lawyers for the pair have vowed to appeal the conviction, which upheld the 2009

verdict in the murder of Kercher, Knox’s roommate in the university town of Perugia. Kercher was found in a pool of blood with her throat slit on Nov. 2, 2007, in their apartment. Knox and Sollecito were arrested a few days later and served four years in prison before an appeals court acquitted them in 2011. Italy’s high court later threw out that acquittal and ordered a new trial, resulting in Thursday’s conviction. Sollecito’s lawyer, Luca Maori, insisted his client was in the area of Italy’s northeastern border with Austria on Thursday because that’s where his current girlfriend lives. He said Sollecito went voluntarily to police to surrender his passport and ID papers. But the head of the Udine police squad, Massimiliano Ortolan, said police were tipped off that Sollecito had checked into a hotel in Venzone, on the Italian side of the border, and they went to find him there.

NEW YORK — Islanders on the remote Pacific atoll of Ebon do not see much passing sea traffic so when a battered fibreglass boat floated on to their reef, they were understandably curious. To their amazement, an emaciated, bearded man with long straggly hair, dressed only in torn underpants, his skin weather-beaten from sun and salt, was inside the vessel, along with a turtle. He said he had survived 16 months adrift on the Pacific, eating turtles, birds and fish that he caught with his hands and drinking turtle blood and rainwater. And if details are confirmed, it is believed he will claim the record for surviving the longest time adrift after floating more than 13,000 kilometres from Mexico. It is a story reminiscent of the Tom Hanks film Cast Away, released in 2000. The details are sketchy, as the man speaks only Spanish and there is only one telephone and no Internet connection on the atoll, the southernmost outpost of the Marshall Islands. He has said his name is Jose Ivan and that he left Mexico for El Salvador in September 2012 with a companion who died at sea several months ago. His story was relayed to the world by Ola Fjeldstad, a Norwegian anthropology student conducting research on the atoll, who spoke by phone to the AFP news agency. “His condition isn’t good,
