Postmedia News In late December 2013, the Canadian Real Estate Association predicted that the national average price for a home will be $391,000 this year. But it’s hard to compare how far your buck will go in Canadian cities using that figure, since the average prices at year’s end are so very different: $785,574 in Vancouver and $320,693 in Montreal, for instance. So we’ve found a round figure in the middle and asked, what could approximately $500,000 have bought homebuyers in various markets across the country in January?

Caulking cure If a little caulking around the tub or shower is all you need — and your partner has been asking you to do it for the last few weeks or months — then by all means, caulk away. When you do, make sure you get caulking specifically for kitchens and bathrooms. These products resist mould and mildew. Here’s another trick of the trade: tooling, or smoothing out the caulking. Most people will use their finger to smooth it out, but that can look sloppy. Instead, take a tool — something like a piece of wood with a rounded tip — dip it in soap and water and run it along the caulking. The soap and water makes the tool slippery, so it won’t grab the

Sometimes a little lipstick and mascara of the home reno kind — like hanging up those photos or fixtures you’ve been meaning to or painting the bedroom — can go a long way with partners. But remember, these are just finishing touches: they make the surface look good. If you have bigger problems beneath the surface, you need to fix those first. For example, if your toilet is leaking, not flushing properly or is just old and needs replacing, caulking isn’t going to do much. Call a professional and get a proper repair or have the toilet replaced (go with low-flow if you do!).

Some people don’t like low-flow when it comes to their shower heads because they feel like it takes longer to rinse off soap and shampoo. But there are low-flow, water-saving options that are also high pressure. A pro can help you choose the right one. Something you might not know is that in Canada, shower heads can’t have flow rates higher than 9.46 litres per minute at a standardized pressure of 80 pounds per square inch. But not every home has water pressure this high. Some have lower, averaging around 60 psi. When you install high-pressure fixtures like shower heads in homes with
low water pressure, you get dribbles instead of a strong, powerful stream of water. If your home has low water pressure, look for a shower head made specifically for low water pressure.
All the trimmings If the kitchen is the way back into your partner’s heart, fixing or adding trim are simple additions that can make a big impact. If you have space or a gap above your kitchen cabinets, add trim or crown moulding. This can boost the overall look of your cabinets without replacing them. But please, hire a professional to do it. If it’s not perfect, your eye will notice every flaw. Trim seems like an easy job, but you need to be very precise. It takes years of training to perfect, so you’re better off hiring a trim carpenter, who specializes in all kinds of trim work. Simple fixes and upgrades around the house can be your ticket out of the doghouse. But if done wrong, they could be your ticket into it. Q: Our gas fireplace is mucho ugly. Saw on TV that you completely revamped a beast. Can you give me the options and costs? A: The “mucho ugly” fireplace I renovated for my clients was originally 15 feet wide with two octagonal columns and floor-to-ceiling brick. We reduced the size to nine feet wide. We could have just painted the brick and installed a gas insert, but when you’re investing thousands of dollars in a fireplace reno, you want to do it once and do it right. You also want to take your time and shop around. The one we chose (as shown in the photo) is the direct-vent, zero-clearance Town & Country fireplace from Fireplace Concepts in Toronto. Zero clearance means combustible material can be placed right up against the unit’s top, back, bottom and sides. “Direct-vent, zero-clearance fireplaces are prefabricated boxes you can place directly onto a wood floor and frame with two-by-four-inch studs,” says Peter Haats of Fireplace Concepts, whereas a standard “gas insert, also a prefabricated box, must fit into the confines of an existing masonry, wood-burning fireplace cavity.” It’s hard to find a large gas insert because they’re designed to fit standard fireplace openings of 36 inches wide and 24 inches high; these fit homes built between the 1950s and 1980s. In our case, because the family room is a giant 25-foot square with 14-foot ceilings, we made the opening larger.

When you’re investing thousands of dollars in a fireplace reno, you want to do it once and do it right. A standard gas insert would have looked like we installed (as Peter describes it) a mini-microwave with a pile of metal trim around it. The Town & Country fireplace has a clean, uncluttered design — void of medieval doors, knobs and unattractive grills — and is available in the large sizes. Another feature is that it produces a large and highly coveted riproaring flame without producing too much heat. Yes, it’s a common misconception that the higher the BTU (British thermal unit), the better. Too much heat in a home that already has a
primary gas or radiator heat source can make your home feel like a sauna. (Good, if you want to clear out guests early in the evening.) The cost of a 32-inch-wide Town & Country model is approximately $7,500 for a zero-clearance model including installation. Gas inserts cost between $3,000 and $5,000 for a 32-inch model including installation. Most fireplace manufacturers require that an authorized dealer installs and vents your gas insert or zero-clearance unit or the warranty is void. Happy fireplace revamping!

VICTORIA — Homeowners who take a do-it-yourself approach to home decor projects should proceed cautiously with reupholstery. Instead of stripping down a couch, experts recommend starting small and simple and progressing to advanced pieces. Andrea Ford, owner of Re: Style Studio in Toronto, says progression is important to achieve success in bigger, more complicated projects down the road. “I would start with something like a dining room chair,” says Ford. “It’s a very basic concept, but one of the things you have to learn with upholstery is how to manipulate the fabric, so a simple chair is an easy place to start.” Ford teaches upholstery workshops through her studio, in addition to weekend classes at Lee Valley Tools locations in the Toronto area. In all sessions she teaches, Ford offers hands-on experience with theory. While she is able to help homeowners with their individual projects in her studio workshops, she often discourages them from taking on advanced pieces. “In terms of progression, never start with a wingback chair,” she says. “They are difficult not just in terms of fabric pulling and manipulating perspective, but it’s a jigsaw puzzle. If you staple things in the wrong order when you’re recovering it you may never get it back together. “You need to have some of that knowledge, and there are a lot of industry techniques that can be hard to lear n how to do on your own.” Before taking on reupholstery, Ford recommends in-

She experienced first-hand the impact using inefficient tools can have on a beginner’s hands. “The first project I did, I didn’t have the proper staple lifters and spring-loaded pliers,” says Ford. “I tore my hands apart, and then because the piece was dusty and old, the cuts I had from the improper tools got infected.” Making sure the upholstery fabric is taut and manipulated properly is also an integral part of reupholstery. Cam Russell, instructor at Camosun College’s fine furniture joinery program in Victoria, says the use of spray adhesive can help secure the foam and bonded polyester batting before covering it with fabric. “If you wrap your foam in an old unprinted cotton, you’re doing the pull with that fabric and when you put your good upholstery fabric
■■small, bent-nose, springloaded pliers ■■a pair of work gloves that protect fingertips, palms and knuckles while being pliable ■■an electric or pneumatic stapler on all the hard work is done for you,” explains Russell. “You just have to get a tight pull to get the pattern right, but you don’t have to do all the shaping.” A common mistake when taking on a reupholstery project is choosing the wrong fabric. While there are great options in various fabrics, some materials that are suited for clothing or drapery wouldn’t work for upholstery. “Upholstery fabric works best because it has got a weave. You can pull it in both directions,” says Russell. “People will go to a fabric store and see a fabric that they like, but it isn’t for upholstery, it’s for dressmaking. “When you try to pull it, it will pull differently side to side, and front to back, and typically upholstery fabric is woven in a way that you can pull it the same way from either direction.”
