‘Hangout house’ keeps kids close LISA A. FLAM THE ASSOCIATED PRESS Start with amenities like a monster TV or fire pit, add a never-ending supply of munchies and a relaxed attitude toward your kids bringing home a friend — or five — and you may just find that your place has become the place where tweens and teens want to be. A hangout house is often the first spot kids think to gather to work on a school project or binge on the latest Xbox game or silly YouTube videos. “There are some houses that are sort of like magnetic,” says Dana Points, editor-in-chief of Parents magazine. “A hangout house is well-stocked, welcoming, casually decorated and not too fussy, and where there’s an adult present, but on the periphery.” Sure, with more kids around you can count on some extra cleanup or home repairs, a louder-than-usual roar, and the expense of keeping kids in chips, cookies and (maybe even) baby carrots. But parents who open their doors to the masses say the upsides are being able to keep tabs on their kids, getting to know their friends well and gaining a peek into their tender worlds. Universal design promotes accessibility STU NEIBERGALL A growing trend when consumers are purchasing a new home is incorporating universal design. Universal design is another way to look at how the features in your home add comfort and convenience not only for today, but into the future as well. Universal design is useful and marketable to people with diverse or changing abilities. This approach ensures reach, manipulation and use regardless of the user’s body, size or mobility. This type of home is designed with products and environments to accommodate all people, to the greatest extent possible, without the
need for adaptation or specialized design. The perfect way to incorporate these design features into your life is through the building of a new home. When a home is designed in such a manner, it thoughtfully takes into consideration design ideas that benefit everyone in the home at different ages and stages of life, which is why it is considered to be universal design. Sometimes this can be misunderstood as design that accommodates disabilities. Though this is taken into consideration, it is really about achieving accessibility. Wide entrances that accommodate a wheelchair also make it a lot easier to manoeuvre a child sleeping in a stroller, through the front door. Another example of universal design is levered handles on doors. Whether you have some form of arthritis in your hands, are bringing in groceries, or are a young child with small hands,
levered door handles are easier to open. Inside the home, accessibility is enhanced when there is one level construction, with no sunken rooms or steps. Non-slip floors in the front entrance and bathrooms, combined with good lighting and light switches and electrical outlets that are not too high or too low, are easy and inexpensive adaptations. An open-plan design minimizes hallways and doorways and therefore maximizes mobility and sight lines. If you need a hallway, make sure it is wider, and in the living/dining/family room ensure there is enough turning space for a wheelchair. Outside the home, well-lit walkways and as few steps as possible to enter the home are potential ways to improve accessibility. In our weather conditions this is safer in wet or icy conditions, easier to clear snow, ice, and leaves, and repairs are simpler and less
expensive. In addition, covered entranceways and easy to operate door locks, like push pads or fingerprint identification rather than keys, should be considered. Low-maintenance vegetation and raised planters and flower beds can add outdoor style and make the yard easier to maintain years into the future. Including the option to age in place, into the initial design of your newly built home, can have significant benefits and save costs down the road. This is in part why mature home buyers are finding these design principles so attractive when moving from an older home into a new home. I am not suggesting an existing home cannot have many of the universal design principles incorporated into the home through renovations. This can be done, though it may be costly to make the changes
that will accommodate your needs when you are older. However if you are thinking of starting fresh and building a new home and want to “future proof ” your home, we suggest you plan ahead and talk to your builder about getting the right features and products included right from the outset. This will allow you to build a home that is retirement-ready. Building a home that is retirementready, that can accommodate mobility challenges, if necessary, can save you a considerable amount of money later on. It also adds to the comfort, convenience and safety of your home today. One thing we are anticipating is that as baby boomers continue to age, demand for more accessibility in home design will only rise. Universal design is a practical leap forward in the evolution of residential home design and home building that can accommodate this demand.

After Friday night high school football games, her daughters would often pile in with eight or nine girls (plus boys who were eventually sent home) for a swim or sleepover. Besides swimming, the kids could play Ping-Pong, pool or video games. Two years ago, the Smiths added a $115,000 open-air pool house, decked out with fireplace, large TV, refrigerator, two grills and couches, to make the pool area attractive year-round. “It’s nice to know they’re safe because they’re outside with music on, plenty of food and drink versus a movie theatre parking lot,” Smith said, adding that now, at ages 19 and 24, her daughters still regularly invite friends over. Another hangout-house parent, Jeff Kasky, says it’s not necessarily what’s in his five-bedroom
home that makes it a draw; it’s his relaxed yet not overly permissive approach. A father of boys ages 12, 13 and 16, Kasky resides on a kid-filled cul-de-sac in a gated community in Delray Beach, Fla., with his fiancee, who has a seven-year-old daughter. The four kids enjoy having friends over, especially the two older boys. Kids play on gaming systems or watch football on the 120-inch, high-definition TV with surround sound, enjoy the fire pit, practise musical instruments and “just lie all over the place” on couches and recliners.
“They know when they come over to our house, there’s no pretence,” Kasky says. “They can just have a good time. It’s good, clean fun.” Since Kasky is, in his own words, a “fairly immature 46-year-old,” he gives his kids leeway to get a little rowdy as long as the antics stay positive. “I’m not going to tell them to keep their voice down for no reason,” he said. Supervision is crucial during the teen years, when kids may try to sneak sips of a Bud when the lights are low during a movie. As the days get shorter, outdoor lighting is set to play a bigger role. Most people figure a couple of lights at the front of the house, one in the back, maybe one on the side is all it takes. But the lighting around your home influences a lot of things, including safety and curb appeal. Let’s say you have a beautiful house, properly constructed, and then you screw up the outdoor lighting by not putting enough, putting too much, or the fixtures need to be updated or repaired. That doesn’t make a good impression, especially if you’re selling your home. Can poor outdoor lighting stop a sale? No, but it sets a tone for how buyers perceive the rest of your house. They might start picking out the flaws instead of being wowed by the pluses, which we all know can lead to renegotiating the selling price. If you are selling your home you want to make a good impression to buyers as soon as they walk up. If they’re coming by in the evening or after work, outdoor lighting can play a big role. First, make sure all your outdoor fixtures are for outdoor use; the best are noncorrosive, think brass, aluminum, copper or bronze. And make sure they’re sealed to keep rain and snow out.

install lights around their shed, another place intruders can hide. Plus, if you need to g rab something from the shed at night you should be able to do so safely, without tripping over something. An outdoor grill or kitchen area also definitely needs lighting to help prevent accidents. And lighting around a pool (and maybe some inside) illuminates the deck and helps prevent people from accidentally falling in. I have small LEDs all around my deck. They last and they do the job.
What type of lights do you need? There are lots of different products when it comes to outdoor lighting. There’s motion-activated — some
have active sensors others are passive. Active sensors are triggered when sound waves are interrupted; passive sensors detect heat. Small animals can activate an active sensor, but passive sensors will usually only come on when there’s a person nearby. Depending on what you want the motion-activated light to do (such as scare away critters or not giving potential intruders a place to hide), choose wisely. Avoid installing them near bedroom windows — they might keep you up all night, unless the point is to warn you if someone is lurking outside — and in areas where they might disturb your neighbours. Something else I really like are solar outdoor lights. I have them at my house — along the driveway and all around my garage. Somewhere around 9:30 p.m. they click on, they run for five hours and they literally light up the whole driveway — it’s the strongest LED light I’ve seen. The best part is there a re n o w i re s a n d t h e y have solar power on top that charges a battery under neath. The batteries shouldn’t cost more than $17 — so it’s more bang for your buck. A lighting design specialist can help you devise a lighting strategy that works for your home and is energy-efficient, and remember to hire a licensed electrical contractor for any electrical installations and/or upgrades. A tale of two rooms and two bay windows JEFFREY FISHER POSTMEDIA NEWS Q: My family and I moved into our two-storey home over a year ago. The house is about 60 years old and we haven’t done much to it, choosing to live here first before investing any money. Now that we know the kids are happy in their school and we’re going to be here for, hopefully, years to come, it’s time to do some updates and put our touch on the house. At the back of the house we have bay windows on both floors. The main-floor window is in our dining area and the second-floor window is in our teenage daughter’s room. Do you think I would regret doing built-in window seats for each room? I have ignored the areas and it seems like such a waste of precious space. A: Smart of you to live in your home for a year before
embarking on a renovation or costly cosmetic additions. I often recommend this to homeowners when they are unsure of exactly what they wish to accomplish, and I’m always surprised at how few take the advice. Granted, there may be only one option to consider, but when a house is large enough I think it pays to wait and see how the space is used daily. Bay windows are a wonderful space grab if you end up using the additional space. It’s when you don’t that you feel guilty or that furniture placement begins to seem awkward. I like your idea of building window seats into both rooms, but let’s explore other options to determine what best suits your family’s needs. Perhaps your daughter would get more use from a built-in desk than a window seat? In the photo here, interior designer Hillary Thomas
(hillarythomas.com) utilizes the bay window in a practical yet pretty way. With the desk painted white and the windows covered with beautiful roman shades, the nook makes the space feel like more than just a workstation and helps decorate the room. (And when your daughter goes off to college and you claim the room as a study, think of how great a desk would be in there!) If you do choose a window seat for her room, remember to hinge the seat for additional storage space. I don’t know of one girl who wouldn’t appreciate this for off-season clothes storage. As for your dining room bay window, are you thinking of using this as seating for one side of the dining table? I love this idea but it may not work for the layout of your room. If this is your intention, consider building an actual banquette instead of just a window seat. A banquette
will be more comfortable and look more important. If your windows are too low to have the proper-height back support on the banquette, build a shelf (at windowsill height) behind the back cushion to transition to the windowsill. If, however, the window seat is not intended as part of your dining table seating, make certain you are allocating the space in the best possible way. Would you benefit from putting a bar cart or buffet in the window? Would full-length draperies have a bigger visual payoff in the room? These are all things to consider before investing in custom built-ins. I do like your idea of builtin window seats, but I do want you to consider all the options so that your year’s wait turns out to be worthwhile. Good luck.

Inspired by the majesty of Mother Nature Designers see beauty in the natural KIM COOK THE ASSOCIATED PRESS Many would agree with naturalist David Attenborough that nature “is the greatest source of visual beauty.” Artists and designers have long used insects, reptiles and other small animals as inspiration. Let’s grab our nets and catch a few of the most intriguing recent examples. In his Pheromone series, artist and designer Christopher Marley of Salem, Oregon, marries his passion for crisp design with a fascination for insects, sea organisms and birds by arranging them simply yet artfully on plain backgrounds in shadow boxes. A stripey mountain kingsnake seems poised to meander north of the frame in which he resides. A prion urchin looks like a tiny alien spacecraft, sprang from the confines of the ocean floor. Dozens of beetles are arranged like the iridescent squadron of an entomological army. Butterflies form kaleidoscopic prisms. The displays are an arresting mix of science and art. The specimens, which died of natural or incidental causes, come from museums, breeders and zoos around the world, Marley says. “Sharing the thrill of discovery is one of the most driving aspects of my work,” he says. The dos and don’ts of the condo party MARILYN WILSON FOR POSTMEDIA NEWS Perhaps you are an old hand at entertaining — you’ve hosted cocktail, birthday and dinner parties many times before. But that was in your house and now you are in a condo unit, a space where you are closer to your neighbours and where entertaining guests can be more difficult. From party prep to providing parking, here are the how-tos of condo entertaining.
PARTY PREP
When living in a house, your pre-party to-dos revolve around sending out invitations, preparing food and music, entertainment and possibly organizing caterers. Though these are all part of prepping a condo party as well, you will want to add one major thing to the list: notify your neighbours.
Anyone who has lived in an apartment or condo will tell you that neighbourly noise is infinitely worse when: a) you are not expecting it; and b) you are not invited. Though it may be impossible to squish another couple into your dining set, if you are hosting a housewarming or cocktail event, consider asking Mr. and Mrs. Across-the-Hall. This is a nice gesture and a great way to meet new people. Whether the neighbours are on the guest list or not, make sure you warn them a few days before your big event. This way they will be less irritated by the pile of transient umbrellas in the hallway, the elevator traffic and late-night noise.
PARKING
Condo parties have a different set of parking rules than parties taking place in houses. Rather than merely parking down the street or
the party, the less likely you will hear your ringer. If you do not have a concierge, have guests text you when they arrive and keep your phone (on vibrate) with you to ensure you don’t miss them.
ABIDE BY THE RULES

Noise from a party in a condo is infinitely worse when you are not expecting it and you are not invited. To keep the peace, consider inviting some of your neighbours. in the driveway, guests will have to comply with parking rules that are generally more urbanized and can include loading zones and towaway zone. Figure out the best nearby spots and, especially for larger events, list preferential parking garages or streets on
the invitation. You may even consider a map with the invitation showing your building in reference to nearby spots.
ENTERING THE BUILDING
Depending on your building, guests will need to follow different protocols for
entering and exiting. If you live in a building with a doorman or 24-hour security, consider providing a list of guests to this personnel and instruct guests to bring the invite with them just in case. Try to avoid having to buzz everyone in: the noisier
Does your condo board have rules about hosting parties? Are you prohibited from playing music after a certain hour? These are things to consider if you want to be a conscientious neighbour — or even if you want to remain a neighbour. If you have hired servers or caterers, will you have access to the service elevator? Make sure your goodies are brought up this way so your neighbours don’t have to wait for the next lift to take them and their groceries home. Being considerate will ensure you have a successful event.

Get all of your remotes under control KATHERINE ROTH THE ASSOCIATED PRESS Remote controls, designed to make life easier and more convenient, have become so numerous in many homes that keeping track of them is a challenge all its own. There are often separate remotes for the TV, DVD player, cable box and sound system. And if you’ve got a more sophisticated setup, or have retained your old VCR machine, you may well have a few more (gaming consoles, light dimmers, airconditioning units, etc.). Remotes tend to be annoyingly similar in size, shape and colour, and have a pesky way of slipping between couch cushions, walking to various parts of the house, getting chewed by the dog or just — poof — vanishing. To help restore order, cable companies and professional organizers offer some suggestions:

FIND A CONTAINER
Caddies made for remote controls come in a huge range of prices and styles. There are clear acrylic organizing cubes (U.S. Acrylic), non-skid rubber with voluptuous curves in impossibleto-miss primary colours (J-Me Cozy Remote Control Tidy), faux-leather organizers in staid brown and black that rotate for convenience (Cosmos) and wooden organizing boxes with NFL team logos. For those loathe to park one more thing on an overworked coffee table, some caddies hang saddlebag style over a chair or sofa armrest (Ikea). “Whatever you get, make sure it’s not the type of thing that will get tipped over by a stretching cat. Trays or low baskets are perfect, and drawers are terrific if you have a grabby toddler. Oh, and definitely don’t store it beside the TV,” said Liz Jenkins, a professional organizer in Franklin, Tennessee. “As with everything in your house, you should store it closest to where you’ll be using it. So it really has to have a home near your couch or chair.” Kevin Hall of Clutter No More, Inc. in San Diego says that keeping track of remotes is a chronic problem. “Our top idea is putting a strip of Velcro on the back of a clipboard, then on the back of each remote, and keep the board by where you usually sit,” he said. He also suggests putting colour-co-ordinated dots on each remote and its corresponding device, and urges clients to keep any directions and customer numbers in a clear plastic sleeve in the room where they watch TV.

If arranging your collection of black and grey remotes in a monotone hightech bouquet doesn’t appeal, a well-chosen universal remote can narrow it down to one. Universal remotes are designed to work with all your technological gizmos, and range in price from around $10 to several hundred dollars. “When you have a big pile of remotes, my top advice is to get a universal remote and find a 12-year-old to program it,” said Jenkins. Hall cautions, however, that programming a universal remote “often just leads to more frustration. That’s why we go to the clipboard. If the person is a techie, a universal remote would work. For most people though, that’s too much technology to deal with.”
GET SMART (PHONE)
For the technologically savvy, new apps have been created to turn your smartphone into a remote. Popular apps include Dijit, Roomie, Re, iRule, Zsmart, Commandfusion and Openremote.
In addition, many TV manufacturers and cable providers (including Sony, Comcast, Optimum and Verizon) have created their own apps, some voice-activated, to replace remotes. Comcast says its Xfinity TV Remote app has been downloaded 10 million times. “Many of my clients have designated iPads or smart phones that function as a universal remote,” Jenkins said.
