An ageless flair for the teen’s lair Creativity and whimsy rule decor LINDSEY M. ROBERTS THE WASHINGTON POST Decorating a teenager’s bedroom is an exercise in negotiation. Gone are the days when you could choose animal art or ballerina bedding without a blink from your little ones. Now those little ones are big, and they want teal walls and expensive, over-the-top furniture. When redecorating, Mike Johnson, a designer at Lori Graham Design + Home in Washington first recommends trying to hear what your kids are really looking for. Then, strike a balance. Choose a neutral for the walls, for example, and incorporate that teal with accents that are easy to change, such as pillows, rugs and frames. “Kids get the process,” Johnson says. “They under-
stand that it’s their room, but that they have to compromise a little bit, that they’re getting what they want, just in a different way.” And though it’s tempting to pick cheap furniture, knowing your kids leave the nest in a few years, Johnson recommends quality. Those same pieces can go with them to their first apartment or be the building blocks for a future guest room. Instead of a battle of wills, the redesigning process can be a joy for all, says Nancy Guettier of PBteen. Because when done right, you get parents who know more about their teens’ developing personalities and teens who want to be at home. “A teen room is one of the most exciting rooms in the house,” she says. “They want to be creative and whimsical. They get out of their kid’s room and get a place that lets them explore who they are.” Expert picks for teen bedroom decor
Lighting ■ “If you don’t need a ceiling fan, try to do some
fun decorative light in the space,” says Johnson, who joined Lori Graham after running mid-century modern store Sixteen Fifty Nine in Washington for over a decade. “Don’t be afraid to get something that hangs down a bit, especially if it’s over a bed. Johnson’s pick is PBteen’s Faceted Capiz Pendant ($99 to $164, Pbteen. com). ■ “I have done quite a few kids’ rooms using swingar m lighting by the bed instead of bedside lamps,” Johnson says. “It frees up the nightstands, and it also allows for more lighting options in the room.” He likes the Havana Wall Swinger by Jonathan Adler ($252, Shopcandelabra.com).
Flooring ■ “An absolute must for kids’ rooms are Flor carpet tiles,” Johnson says. “They come in a huge variety of patterns and sizes, and the best thing about them is when you get a stain, you can just peel up the tile and replace.”

Cecilia Dupire, principal of New York design firm Cezign, likes the Fatboy for “chilling” teenagers ($199, fatboycanada.com). “You can change the colour of the bag if you want to,” she says. “It’s durable, it’s a parent’s friend.”
Walls ■ Dupire suggests making walls a blank canvas for creativity by adhering corkboard wallpaper, painting a chalkboard or giving kids rolls of Japanese washi tape — a removable, coloured masking tape. “Teens love to deck the walls,” Guettier says.
Accessories ■ For a fun mirror or set of mirrors with clean lines, there’s West Elm’s Golden Geometric Mirror in three sizes with gold edges ($39 to $189, Westelm.com). Mirrors offer teens another surface to draw art on (with washable markers, of course).

Q: The broadloom in my liv-
ing room and dining room isn’t looking great in spots. It’s low pile, and I would say from the early ’90s. We have pets, and there’s a path around the coffee table where we’ve walked a lot of over the years. I’ve noticed on Pinterest different rooms with rugs on top of broadloom. Will this look terrible if our carpet is old? I think we need to have a rug in the dining area, too. Will we be throwing good money after bad? We aren’t ready to remove the wall-towall broadloom yet as there are plywood floors beneath. If you feel rugs are a good idea, should I use the same rug in the dining room as in the living room? A: You can absolutely layer a rug on top of your old wall-to-wall carpet. Though you’ll want to think about putting the money toward having your carpet replaced, because it’s from the ’90s. People tend to get sneezy around rugs from the ’90s, especially if the fibres have started to shed, and if you’ve steam cleaned it over the years, there is the possibility of the underpadding being mouldy. Unlike in the ’70s and ’80s, wall-to-wall carpet today is reserved more for bedrooms and basements instead of the entire house because so many of us suffer from allergies. I can recall as a kid stepping on a meatball on my best friend’s carpeted kitchen floor. Even at the tender age of eight, I knew this was unsanitary. You won’t go wrong using the same rug for your living and dining area. Two different rugs will work, but the pattern and colour should be harmonious with each other and with the fabrics in the space. In the living area, it’s best to have an entire piece of furniture on the rug, but you can get away with at least the front legs of your sofa and armchairs on it. A living room rug that accommodates only the coffee table is too small. In the dining room, make sure the carpet is large enough that when the dining chairs are pulled away from the table, they’re still on the rug. If you have a lot of pattern in your home, consider a two-toned rug. Generally, geometric patterns with medallions, diamonds and fretwork will keep your home from feeling like a carnival
tent. You won’t be throwing good money after bad unless you buy a rug you don’t really love. Even though this is a temporary solution (which may last a few years), buy your rugs as though you will have them for a long time. Disposable decorating is just a waste of money. These days I’m especially loving cotton, flat-weave rugs. They’re less expensive than wool and silks and look great when layered on broadloom. They’re also reversible, so if you feel like having a fresh pattern — or maybe a meatball rolls off the table onto it — you can just turn it over. Happy rug shopping. A lot of people are spending money renovating their homes, building an addition, adding a second floor or underpinning the basement. While there are a lot of good contractors out there who care about what they do, maybe some don’t know enough to do it right. When something bad happens during a renovation it sometimes has to do with inexperience and touching things you shouldn’t touch. For example, many people want to underpin their basement — digging down the foundation to create a higher ceiling in the basement. You do it in sections so the house is always supported to some degree. A contractor will need to excavate and pour new footings at a lower depth than the original footings and then rebuild the wall in sections. The load has to be carefully transferred and supported because you’re essentially undermining the home’s foundation in a controlled way to rebuild it. After the deeper walls are finished the basement floor is dug out to the new depth to produce the higher ceiling. Another option is benching or bench-pinning a basement. You basically build a bench along the perimeter of the inside of the basement that goes from the original foundation floor to the newly lowered floor so you don’t have to dig below the existing footings. For every foot

It does make the basement smaller, but it’s a faster job. Any structural work is a big thing. You can’t screw it up. Underpinning and benchpinning in particular take real professionals to do. You can’t just hire anybody to do this. You need someone who specializes in this type of work, who has done it a million times with a 100-percent success rate. For this type of job you want to hire an underpinning company or a company that specializes in foundation work. We have licensing for engineers, licensing for carpentry, electricians, plumbers, mechanics and so on. But in most provinces all you need to be a general contractor is a renovator’s permit and you can go in and tackle a major renovation yourself or bring in somebody who supposedly knows what they’re doing. My advice to any homeowner thinking of getting any major work done is to make sure you hire the right pros. An underpinning company does underpinning; a licensed electrical contractor knows how to rewire a house properly; an abatement company knows how to get rid
of mould and asbestos safely. You always need to make sure anyone who touches your home is qualified. As a homeowner, your job is to make sure that whoever comes in your house is licensed, insured and knows what they’re doing. What if they’re not insured? What if their business goes under? That’s a big problem — for you. Because if something bad happens, you’re the one who’s stuck with the damages and the bill. Every homeowner undertaking a renovation should have proper builder’s risk insurance. It costs extra money but it’s worth the peace of mind and security. You need to make sure every person who works on your home has what they need: licences, credentials, insurance and that they really do know what they’re doing. You’re the homeowner. You have to check how many jobs the contractor has done. Ask questions: Can I go see the work? Can I go talk to the homeowners? And please, can you show me your licence?
