Small steps toward an eco-friendly home A few simple tips from the bottom up Lisa Evans For Postmedia News Having an eco-friendly home doesn’t require a massive remodel to include solar panels and geothermal energy systems; reducing your home’s environmental footprint can begin with smaller steps. Find air leaks with an energ y audit: The best thing homeowners can do to increase a home’s energy efficiency is to control air leakage, says Roy Nandram, owner of RND Construction and a green building advocate. “Air leakage is accountable for 30 per cent of the energy loss from your house.” An energy audit costs a few hundred dollars, but Nandram says finding those leaks and blocking them can reduce your energy bill by 25 per cent or more.
Insulate the attic: “One of the cheapest ways to increase your home’s energy efficiency is to add insulation to your attic,” says Nandram. Beefing up attic insulation is inexpensive, non-destructive and can significantly improve your home’s energy waste. Bungalows stand to benefit the most. “In a typical bungalow, your largest surface is your ceiling,” says Nandram. Trapping heat indoors by adding a few centimetres of insulation can have a huge impact in terms of lowering energy consumption. Stop contamination of indoor air: Shop for a lowor no-VOC paint (VOC stands for volatile organic compounds), throw out mouldy carpets, get rid of air fresheners and toxic cleaners that contaminate air space, and avoid buying furniture made of particle board that off-gases formaldehyde into your air space. Get a built-in vacuum: Although vacuum cleaners may be marketed as able to pick up 99.9 per cent of dust and trash, Elliott says the remaining 0.1 per cent “that

Bamboo is a renewable resource making it great floor option. goes flying through the air is the finest dust that gathers on furniture and gets into your lungs.” He recommends swapping your upright vacuum and broom for a central vacuuming system. “I think (it’s) one of the most important things you can do for your air quality.” Brighten up with LED lights: Although more expensive than compact fluorescent bulbs, Elliott says
LED lights will last forever. “If you put in an LED light, you’ll never have to change that light in your lifetime.” Plus, you won’t have to worry about disposing of mercury-containing compact fluorescents. Eliminate phantom energy: Even though you aren’t using them, your appliances, chargers and television are sucking energy from your home. Elliott says the biggest culprits of phan-
tom energy are cable and satellite boxes. “Those things sit there 24 hours a day sucking energy,” he says. Install a power bar with a timer that will give your box a break from midnight until 7 a.m. when you’re not watching television. Replace ceramic tile: Cork isn’t only for wine bottles. Cork flooring is more sustainable and war mer than ceramic tile, helping to trap heat inside your home and reduce your energy consumption. Made from the bark of trees, cork flooring is relatively new to Canada but has been used in Europe for hundreds of years. “Cork is such a great sustainable option,” says Tosh Serafini, whose store, The Healthiest Home, custom stains cork flooring in a variety of colours. Using a natural oil finish makes the project even more organic and sustainable, although the floor will need to be reoiled every three years. Choose bamboo over hardwood: Although bamboo is relatively new to the North American construc-
tion market, it’s been widely used in East Asia and the South Pacific to build houses, furniture and even bridges, and is another great sustainable choice, Serafini says. It looks similar to wood, but bamboo is actually a treelike grass that grows extremely fast, making it a rapidly renewable resource. Hardwood takes about 60 years to reach harvesting age, but bamboo matures in about four years. Look for FSC (Forestry Stewardship Council) certified bamboo to ensure your flooring was grown using sustainable practices. Save energy in the shower: A low-flow shower head uses up to 70 per cent less water than standard shower heads and reduces the cost of heating water by about 15 per cent, Statistics Canada says. Stop solicitors: Add a “No Soliciting” sign to your mailbox. The Native Forest Network estimates each household will receive 560 pieces of junk mail a year. With 44 per cent of junk mail unopened and unread, that’s a lot of paper waste.

Increased fees a deterrent to housing affordability Alan thomarat
CEO and President Canadian Home Builders’ Association — Saskatchewan Councils elected in all municipalities must consider the rationale behind their decisions to increase levies, fees and transaction costs, especially in light of the stated and understandable desire to provide more access to affordable housing and home ownership. Such decisions are proven to have significant impact on current and potential homeowners, renters, consumer spending, housing affordability and economic investment in Saskatchewan. More importantly, government imposed levies, fees and transaction costs directly affect the total cost of housing and housing affordability. In the past several years, new homeowners and buyers in Saskatchewan have been expected to absorb increases in property taxes, applica-
tion fees, permit fees, grade separation levies, as well as many others. Additionally, in many municipalities, homeowners absorb costs for walkways, street lighting, as well as parks and recreational facilities. Imposing higher costs on development are reflected in higher prices for homebuyers, hence, reducing the access to home ownership and affordable housing products. The residential construction industry is concerned with the number of increasing levies, fees and transaction costs and how these imposed costs will compromise our growing province’s attractiveness and housing affordability. There seems to be no end to these new levies municipalities wish to create in order to fund discretionary projects or backfill operating revenues. We have heard of some suggestions from municipalities and councillors in the province and Canada that would have new homebuyers pay for the installation of mandatory sprinkler systems as an alternative to funding new fire halls. Or other ideas that may or may not be trial balloons such as requiring new homebuyers to pay solely for new buses and for fire halls themselves, while the entire com-
munity benefits from these services yet contribute nothing. There is no doubt that councils are reluctant to use the mill rate, user fees and property tax tools to pay for operations and upgrades to existing infrastructure. There is little knowledge as to who paid for the street lights or who paid for parks or sidewalks or the miles and miles of roadways, culverts, waterlines and sewer pipes. Regardless, city halls and administrations are careful not to pick a fight with the voter before elections and often this reluctance tends to lead to underfunded operations and growing infrastructure deficits. Potential new homebuyers don’t vote, residents of neighbourhoods that are at the planning stage are unidentifiable and can’t vote you out of office. However, as lot costs rise so do the house prices. Recent changes to the mortgages amortization limits have had the ‘desired’ effect of pushing otherwise qualified buyers out of the market. This is a fact that is happening across the country and it is indeed disheartening in many communities already challenged with housing price and supply issues. Nonetheless, we seem to act in
ways that chase investment, people and growth away and when these signals hit our front pages the message is clear to many. We really don’t want growth or our children and families to stay here. Higher housing prices are a deterrent to economic growth. In their location decisions, businesses and investors always take into account of a variety of factors including transportation links to markets, availability of labour, access to inputs, among other considerations; however, housing costs and the availability of adequate housing for both executives and workers are factors in their location decision as well. Similarly, people attracted by job opportunities seeking to migrate to our communities can be deterred by housing prices which are too high for them to afford and the availability of labour is an increasingly important factor in community assessment and businesses’ decisions as to where to locate. If cities hope to achieve their broader municipal goals of attracting business, remaining competitive, and competing in a global marketplace while maintaining accessibility of services, municipal administration and councillors
must consider the broader impact of increasing levies, fees and transaction costs. Imposing and increasing levies, fees and transaction is at cross purposes to the goal of offering more opportunities for youth to stay in Saskatchewan. Jamming costs onto the backs of new homebuyers, because that is exactly where they will land, is counterproductive to all the laudable affordable housing initiatives proposed by those same councillors that promote, encourage and even demand the construction of entrylevel and affordable housing. Our industry seeks to work with all municipalities and the province to increase home ownership opportunities and create a greater supply of appropriate and affordable housing. In so doing we can offer additional jobs, retain our youth and attract thousands to help us build the Saskatchewan advantage and lead the nation for decades to come. Life-saving renovations for people with special needs MIKE HOLMES Make it Right
I’ve always said your house should work for you. It should be built to make your everyday life easier, not harder. But when you have special needs a standard home doesn’t cut it. You might not be able to reach the kitchen cabinets, or get in and out of the bathtub easily, reach light switches, or even leave the house without help. These things can make you feel like a prisoner in your home. Sometimes it’s not even about convenience — it’s a matter of life or death. What if you couldn’t hear the doorbell or smoke or carbon monoxide alarms? If you can’t hear them you might as well not have them. It’s a huge safety issue. But that’s the reality for over a million people in Canada living with hearing issues — and that scares me. I can’t imagine how it feels for them. Unfortunately, not everyone can afford a custom home. So instead of changing their house to fit them, most people just live with it as is. I’ve seen people try to deal with these kinds of issues on their own. On one job I recently worked the homeowner was deaf. So she would get her friends to text her when they got to her house since she can’t hear anyone knocking on the door. But that doesn’t work if the person at her door doesn’t know her or have her number. And what if there’s an emer-
gency like a fire? If she’s awake she can probably see and smell the smoke. But what if she’s sleeping? When it comes to residential fires it’s usually the smoke that kills you, not the fire; and if you can’t hear a smoke detector, the chances of that happening is practically 100 per cent. Some people assume that’s just the way it is and nothing can be done. But today, homeowners have the advantage of small things that can make a big difference. For example, on the job I mentioned earlier my guys installed an electrical system that is interconnected with the doorbell, smoke detector and carbon monoxide detector. So when the doorbell rings a strobe light flashes. Same thing with the smoke and carbon monoxide detectors; if there’s smoke or a carbon monoxide leak, the strobe light goes on. The system works with a plug-in unit that the homeowner can take with them anywhere in the house. So it doesn’t matter where they are, they’ll be able to see the strobe lights. There are also bed shakers, devices you put under the mattresses or your pillow. Depending on the system it’s connected to, the device will shake the bed. So let’s say the bed shaker is connected to the smoke or carbon monoxide detector. If the detector goes off, the bed shaker will vibrate the bed to wake the person up. These devices can even be connected to your alarm clock or telephone. If you have the budget there are bigger projects you can do too. A few years ago I worked on an ASL interpreter’s house and she talked about how a house can be “deaffriendly.” This means having clear
lines of sight between rooms so people can communicate using sign language even when they’re not in the same room. Makes sense. Clear lines of sight are created by getting rid of any non-load-bearing walls. If there is a loadbearing wall, a contractor can create a pocket window. But the size of the window needs to be determined by an engineer. These professionals will make sure the size of the window doesn’t compromise the strength of
the wall, which still needs to support the weight above. The last job where we installed pocket windows they were about four feet wide, which is perfect for line of sight but doesn’t compromise structure. Not everyone can afford to knock down the walls in their home. But like I said, there are smaller modifications that go a long way. To learn about them, speak to the pros. A good electrician or plumber will know about the latest and greatest
gadgets and fixtures for people with special needs. A professional contractor will tell you how to make your home work for you. They have their noses in the research and talk to other professionals.

By Bettina Chang CTW Features ou currently can’t watch Nate Berkus’s well-coiffed visage on weekly television anymore, but that certainly doesn’t mean he has been idle. This Chicago-based interior designer, once a staple on the Oprah Winfrey Show (and later, star of his own eponymous show), recently published “The Things That Matter” (Spiegel & Grau, 2012) and released a special line of home accessories for Target’s fall collection. His design firm has been working on some “spectacular” residential projects, Berkus said, and he’s working on his next film and television shows — but he wouldn’t elaborate, since they are still in “pre- pre- pre-preview.” Despite this mysterious teaser, Berkus is forthcoming about his design philosophies and how he differentiates between materialism and loving the things you have. Sharp, pensive and evocative, Berkus shares his thoughts on how real home improvement is a mental and physical process.

Q: How did you choose the homes and people who you feature in this book? A: They are all spaces that reflected beautifully the people who lived there. They are all deeply and intensely personal to the people featured in the book. I’ve always believed your home should tell the story of who you are and who you aspire to be. These 12 interiorists do a great job. I wanted to highlight a new thought process that people could have — to stop and take a beat before making decisions in your own home. Does this express the best side of myself? Does it tell the best story of who I want to be in my space?

Q: In that case, what story does your home tell about you? What would someone know about you from seeing your home? A: They would know I have a sense of humor. I have funny little animal things from all over the world. They would definitely know I’m welltravelled, because I’ve brought back so many things from different markets around the world. I think that they would know they’re in a home of someone creative with a real appreciation for real things, natural things. I have nine-foot-tall cactus tree trunks in my family room leaning against the wall. It’s not a house where rules are followed. Everywhere I look reminds me of someone I’ve loved or a place I’ve been.
Q: What is one home décor trend/ accessory that you love right now? A: I’m a bad guy to ask about trends, because I don’t really believe in them. I feel like trends are designed to make people feel like they don’t have the most current thing in their home. I love that there are new things launching in the market all the time, and people have the opportunity to buy beautiful things for not a lot of money. I think you need to find what personal style is, what really sings in your space, and stick to that, regardless of what the newest and latest might be. © CTW Features
Q: You’ve said before that you love books because they can make you a better person. What have you been reading lately? A: Books make us deeper people by allowing us to be taken out of our sometimes-limited reality to learn about things we might not have a chance to learn about. I recently read Little Princes by Conor Grennan. It’s about a Nepalese orphanage in Katmandu, about two boys who were separated from their parents and later reunited.

As a result, homeowners and renters need not feel they have to hide laundry rooms like they did in the past. Having the laundry nearby the family action — and paying attention to laundry room design — can make the work of keeping clothes tidy that much easier. Many designers would agree that you need not sacrifice style for function in a laundry room. If you will be painting an entire room in a bold colour, think about having the other décor items in neutral colours. aint is one of the least expensive and most versatile means to changing the look of a room. According to the experts from This Old House, 60 per cent of the colours of a home that visitors perceive come from the paint on the walls. Choosing a colour scheme can be challenging, which is why so many people stick with neutrals like beige and white. For those who are ready to add a spark of colour, there are a few guidelines to consider. Colour theory is a science and there are rules of using colour that are taught as early as a child’s first foray into art class. We know there are primary, secondary and complementary colours on the colour wheel. Even novice home decorators can do well with colour if they use the colour wheel as their guideline. According to HGTV, colour should flow throughout a house. Every room need not be painted the same colour. However, colours should be complementary enough that they flow into one another. Don’t paint one room in child’s basic primary colours, while painting other rooms in jewel tones and pastels. Stick with one theme and carry it through the house. Once you have decided to use a bold colour, first find your colour inspiration. Colour combinations that appear in nature are more readily accepted by people, so look for an item in nature, such as a seashell or a flowering plant that you can base your colour choices on. Others pull inspiration from a particular design item. For instance, maybe an area rug strikes your fancy. Use colours that appear in the rug in the room. Keep in mind that using bold colour doesn’t mean you have to paint every wall from ceiling to floor in that colour. Rather, if you’re just starting out with bold colours, select one wall to serve as an accent wall. Use that wall as your bold canvas and paint it with your chosen hue. Some people like to experiment with a more flashy colour in a smaller space. If you’re nervous about beginning in the living room or kitchen, how about trying out bold colour in a smaller space, such as a powder room? A more intimate space might seem less overwhelming when painted in a bold colour. Go for a deep purple or another jewel tone. However, try to avoid greens in the bathroom, as they may reflect off of the mirror and cast a hue onto your face that makes you look unwell. Pinks and peaches will shed a rosy glow. If you will be incorporating complementary colours into the room, use the paint colour swatch as your guide. Most paint manufacturers use three or four different shades on one sample card. When selecting a complementary shade, be sure to pick from the same tone on the card. That means if you’re choosing the darkest of colour #1 from a

One of the benefits of buying a brand new home from a professional home builder is the built-in safety factor. Your new home will be built to modern construction standards and codes using up-to-date materials and products, and its systems and equipment will be designed to operate effectively and safely. Here are some of the more common safety features that you should expect in a new home. • The electrical system should have only the latest, approved components. The wiring behind the walls is brand new, and the electrical service is sized to your home’s requirements. New homes have lots of electrical outlets. In bathrooms and other “wet” areas, the outlets should be equipped with ground-fault circuit interrupters. • Materials with the appropriate fire ratings should be used throughout the home, from drywall to carpeting. A smoke detector should be installed on each level of the home and wired directly into the electrical system — far safer than battery-operated detectors. • Walls between the house and the garage should be sealed, and doors should be self-closing. This will help to prevent fumes from the garage from spilling into the house. • New homes should be carefully designed to prevent backdrafting of potentially harmful combustion gasses from your heating system, and to ensure adequate fresh air for
you and your family at all times. A carbon monoxide sensor should be installed in living areas, especially those with fireplaces. • Glassed shower stalls and tub enclosures should use safety glass that crumbles rather than breaks into sharp fragments upon impact. Likewise, exterior doors, sidelights and patio doors should use either tempered glass or wire-mesh glass. • Window installations should be designed to resist forced entry. You might also want to discuss security or alarm systems with your builder. It is not unusual to pre-wire a home for a security system at the time of construction and then add the system later. • Beyond building code requirements, there are many other safety features that can be added to your home easily, such as grab bars for the bathtub, non-slip flooring in the bathroom and on stairs, proper lighting throughout and a whole-house sprinkler system. If you have questions about the safety of any aspect of your new home or you have specific concerns related to your family, be sure to discuss them with your builder.
