Housing summit Renovate now to live well later a chance to share Stu Niebergall On May 13 and 14 the City of Regina will be hosting the Mayor’s 2013 Housing Summit. Housing in a Growing Economy is a fitting theme chosen for the event. Housing is not only an indicator of how healthy our economy is, it also plays a key role in creating economic growth and prosperity. The intent of the Mayor’s Housing Summit is to bring together government agencies, the nonprofit sector and the private sector to dialogue and gain greater understanding in order to address rental and affordable housing issues, spur innovation in housing and look for new opportunities to create collaboration and partnerships. Over the two days, a wide variety of speakers will provide their perspective on the housing continuum — from homelessness to affordable, rental, attainable and market-driven housing. As one of the speakers at the Summit, I will be discussing some unique research that the Regina & Region Home Builders’ Association initiated with the University of Regina Centre for Management Development. The researchers behind the study, Review of Home Construction Costs and Prices, worked with a selected group of community developers and new home builders to better understand the costs involved in constructing new homes in the Regina market. This first-ofits-kind study in Canada, compared the costs to construct a single, detached bungalow and a two-storey home built in 2006, to the costs to construct the same two types of homes in 2011. My presentation at the housing summit will share the results of this study, which has successfully identified the cost drivers of new homes in Regina. Why are these results so important? If we are going to successfully address the erosion of housing affordability, stakeholders must first understand what drives the price of housing. It is too simple to assume it is just market demand. What is important to note here is this — the cost of building new homes actually determines the price of all existing homes in the market. In other words, when cost drivers increase the cost of new homes, all homes will increase in
price and therefore decrease in affordability. This is why the results of this study are of prime importance. As the housing summit draws closer, my hope is that we will understand that there is no panacea that will alone fix the erosion of housing affordability. Many wellintentioned policymakers right across North America have tried to over-simplify the problem and solutions to address the issues, and this has only resulted in making the problem worse. These are complex issues we are dealing with and it is therefore important that we manage our expectations in that regard. There are those in the community who are saying that there is no time for more conversation regarding housing problems. Indeed, we are dealing with some urgent issues. For certain stakeholders, the problems they have experienced as a result of the dramatic increase in the cost of housing are significant. Nevertheless, it is vital that dialogue, information sharing and collaboration occur. Dialogue promotes a shared understanding, and shared understanding allows us to come up with creative and synergistic solutions to the challenges that we face. Understanding each other’s perspective plays a vital role in the process. The Mayor’s Housing Summit is a great place for that to take place. From my perspective, and that of the residential construction industry, we need to build ourselves out of this problem — but even that is complex. The cost of constructing new homes cannot be ignored and public policy that impacts the costs of construction of new homes must be considered. As the most visible advocate for the residential construction industry in Regina, at times during the summit it may be difficult to curb my enthusiasm concerning our advocacy message. In understanding the purpose of the summit, however, as an opportunity to share our perspective, and to listen and gain insight into the perspectives of a whole variety of other housing experts so that solutions can emerge, I most certainly look forward to joining fellow participants in seeking that end. It’s no secret that Canada has an aging population. By 2036, the number of people aged 65 and over is expected to more than double — growing from five million to 10.4 million. Baby boomers are getting older, and soon we’re going to see a big push for more home modifications that help them. Sometimes these changes are big, such as a full-scale renovation to create a barrier-free home or installing an elevator. But other times, a few changes is all it takes to make a world of difference. And it really is a world of difference, because as you get older your home becomes a bigger part of your world. Can you imagine not being able to function in it? People like being independent. They want to stay in their own homes and function in them easily — and there are many renovations that can help them do that. For instance, because mobility can become an issue as we get older, more homes will need to be accessible for people in walkers or wheelchairs, or those with conditions like arthritis. There are plenty of options. Some of the design features we’re going to see more of include kitchen cabinets that can be lowered and raised; wheelchair ramps; wider hallways and entryways; lowered peepholes, light switches, countertops and cabinets; countertop extensions that fold down to make working in the kitchen easier for people in wheelchairs; lever-style doorknobs and light switches, which are easier to use if you have arthritis; and less carpeting (if you’re in a wheelchair, carpet isn’t your best friend). We’re going to see more non-slip flooring too. The goal is to improve your home for your new needs — not necessarily rebuilding the house. For example, specialized kitchen installers can add a hydraulic device to your current kitchen cabinets that lowers and raises them. But sometimes all you need is a simple fix, like installing an offset hinge, which makes a door flush

Get it in tiptop shape for the season with these helpful tips. Clean it up: If you’re only going to do one thing to prepare your deck for the season, make sure that one thing is to clean it properly. First, get rid of any leaves or debris that have built up dur-
ing the winter and give the deck a good sweeping. After that, Henry Hogeveen, owner of Ottawa Valley Landscaping, in Ottawa, suggests using a pressure washer to strip away any dead wood and to give the deck a nice, smooth finish. Choose a finish: Finishing a deck is optional, but it’s a good idea, says Hogeveen, since it will help extend the life of the wood. New decks can be finished a few months after they’ve been built and the wood has been given a

Choosing a finish that will work with your deck depends on what your deck is made of: Natural wood decks, such as cedar, can be painted or stained; pressure-treated wood can be treated like natural wood but has a green tint and that will affect the colour of finishes; and more expensive composite-wood decks can be stained but don’t necessarily need to be.
Prep it: Finishing your deck should be 95 per cent prep work and only five per cent actual finishing, according to a release from Sansin Corporation, an Ontariobased company dedicated to environmentally friendly wood finishing. Hogeveen adds that you’ll get a nicer end product and save time in the long run if you take the proper steps to prepare you deck for finishing. Yet many kitchens exist in an organizational no man’s land, where a mish-mash of storage functions often creates more questions than answers: such as, “Hey, where’s the can opener?” If there’s a key to making kitchens more organized, it may come in one word: versatility. In the book The Organized Kitchen (Adams Media, 2012), author Brette Sember writes that organizing a kitchen can save time, money and sanity. “I like storage that can be versatile,” she said. That means storage should accommodate all the big and little things found in the kitchen — from tiny teaspoons to a jumbo-sized wok. It should adapt to the ever-changing needs of the family that uses it. KraftMaid, a custom cabinet company, recently commissioned a study focused on generational differences in kitchen use that found some common themes. “We found that homeowners want more storage in a clean design style,” said Sarah Reep, the company’s director of design relation and education. Increasingly, people are looking for storage solutions that are accessible, safe and aesthetically pleasing.

Reep said that KraftMaid’s tiered pan-andlid storage pullout is popular for keeping the bulky items organized and easy to retrieve. “It’s very tidy,” Reep said. “Sometimes kitchens aren’t really large and using your space vertically is a way to use more of the cabinet effectively.”
Pulling off pull-outs Across the board, experts recommend pull-out cabinets for spaces big and small, high and low. Sember recommends slim pull-out cabinets that save space but can hold kitchen necessities. “This kind of storage space works for spices, medications, cooking oils, vinegars, flavoured salts, honey and much more,” she said. Alison Victoria, interior designer and host of DIY Network’s Kitchen Crashers, agrees. The pull-out construction makes it easier to reach items stored at the back of the cabinet. “Pull-out spice drawers are essential for any kitchen,” Victoria added. “I was so sick of trying to dig and find things in my upper cabinets and this was a quick fix.” She also favours roll-out shelves, as well as replacing “the common lower cabinets with large pull-out drawers for easy access for large pots, pans and cooking sheets.”

She also recommends baskets/containers that clip onto the front of pantry shelf and glass food storage containers designed to fit together or stack. The former adds storage space while the latter discourages precarious stacking that could lead to an even bigger mess. Another smart solution is to use food storage containers designed to hold specific things like cupcakes and deviled eggs, Sember said. These will keep these foods

Centre islands for prep with the sink and fridge on the left and right with the stove behind is ideal.” Sember also cautions against using upper cabinet shelves. “This may mean bringing in an additional freestanding cabinet. The lowest shelves of bottom cabinets are also problematic, so installing pull-out drawers there can help,” she said. As for appliances, Victoria recommends
While achieving the perfectly organized kitchen might take some heavy investment, Brette Sember, author of The Organized Kitchen, (Adams Media, 2012) said that “the key is not to spring for the latest, greatest organizational products.” Instead, Sember said, “look for cheap ways to organize that are not so highly specialized. You can do an awful lot with drawer dividers, metal standing shelves added to existing shelves and plastic organizer boxes.” DIY enthusiasts can repurpose things like kitchen towel racks on the back of doors to hold pot lids and baking sheets stacked on top of glassware for additional shelving. Another low-cost solution is a pot rack, but it’s not for everyone, warns Alison Victoria of DIY Network’s Kitchen Crashers. She said, “Make sure your kitchen space is open and airy, and that your cooktop is not directly below the pot rack.” As for hard-to-reach areas, “There is no better solution for a corner cabinet than a lazy Susan,” said cabinet design consultant Dara Barber. “There are tons of other pull-out tray systems on the market, but I feel like there is so much mechanism involved that it just gets in the way of the storage. Multipurpose furniture saves space and money while staying stylish for the modern home By Courtenay Edelhart CTW Features urniture pieces that serve more than one function have been around a long time, but they’ve recently become more popular. “Consumers are becoming a lot more sensitive about making smart choices with their money,” said Lisa Engel, vice president of product development at ClosetMaid, a home-storage company. “They want a lot more value out of each piece they buy, so they buy combination pieces.” Hence, we’re seeing more ottomans with interior storage, beds with bookshelves and drawers, and shelves that double as computer desks. ClosetMaid is among the many companies trying to capitalize on the demand for multipurpose furniture like stackable cubes and cabinets that provide both storage and shelf space and benches with storage underneath. The need for such products is partly a function of how people live. Everyone can’t have enormous mansions with room for a dedicated gift-wrapping room. More likely, rooms with limited space have to serve more than one purpose. People are asking designers to accommodate these needs while staying stylish, said Melissa Salamoff, an interior designer. Recently, she designed a combination guest bedroom, office and lounge area. Combining all those uses in the same room is especially challenging when rooms are small, as is the case in older homes. Plus, some newer homes shrink secondary

rooms to make way for open-concept great rooms. Children’s bedrooms, in particular, tend to be tight, Salamoff said. Her solution is multipurpose furniture that is vertical to conserve precious floor space, preferably in colours close to those of the wall behind it, to create a feeling of openness. But it isn’t just secondary rooms that can pull double-duty. Kitchen islands can double as craft areas or contain pullout shelves and drawers for a computer workspace. There are even kitchen tables with spots to tuck away napkins and placemats. Really, no place is sacred. An office can even be shoved in a closet, said Sayeh Pezeshki, of The Office Stylist, a design and consulting firm. Mobile lifestyles mean that more people are investing in laptops, so desk space can be smaller and more versatile. Any shelf or counter will serve, and some wall-mounted desks on hinges can fold up and out of the way when not in use, Pezeshki said. To maximize a home’s potential, take a tour of it with fresh eyes to get an idea where the deficiencies are, said Jeff Alan Gard, an architect and custom furniture designer. “Go to what you have now and think about what it does and what you wish it would do and then see if you can find something that accomplishes that in the marketplace,” he said. “If you can’t find anything, you can always make it yourself or have it custom made — there’s always a solution.” © CTW Features

O
ne of the great advantages of buying a brand new home is a warranty. “Purchasing a home is a significant investment, and you want to make sure it is well protected,” said Stu Niebergall, President & CEO of the Regina & Region Home Builders’ Association (RRHBA). Niebergall explained that warranty is so important that, in some provinces, it is a requirement for all home builders to be a member of a third-party, new-home warranty program. In Saskatchewan, the decision to carry a new home warranty is left up to the individual builder. “For a home buyer, the choice is easy — you want to purchase your home from a professional builder with a solid reputation, and a third-party, new-home warranty,” said Niebergall. As you look at homes and get to know the builders in your community, consider the warranty carefully. As a minimum, a new home warranty generally includes deposit insurance and protection against defects in work and materials as well as major structural defects. Additional coverage may include defects in your home’s mechanical systems or building envelope. You may also be able to upgrade a basic package and get extended coverage. Before you sign a contract with your builder, know what you are buying. Ask the builder to explain the warranty before you make a final decision — what’s covered and what’s not. Also verify that the builder is registered with a warranty provider. You can do this by phoning the provider or by going to the provider’s website. As your home nears completion, your builder will schedule a walkthrough, also known as a pre-delivery inspection. Together, you and your builder will go through the home to verify that it has been built according to plan, with the features and inclusions specified in your agreement. At the same time, you should take note of any imperfections and defects that require attention, down to the smallest detail — a
sticking drawer, a missing towel rack, a scratch on a surface, and so on. Discuss with your builder how and when these things will be dealt with. During the walkthrough, your builder will explain how to operate and service the mechanical systems, and how to take care of the many components in your home to ensure long-lasting performance. Ask questions as you go — it’s important that you feel confident and knowledgeable about your new home from the outset. “Feel free to ask whatever questions you have,” said Niebergall. “It is important to see the walkthrough as a positive experience that will ultimately enhance the enjoyment of your home.” Keep in mind that settling is common during the first year and may result, for instance, in minor cracks or nail pops. If you have questions about your home, encounter any problems or need service, follow the process set out by your builder. In the event that your builder is not responsive to your needs, the warranty provider will ensure appropriate action, including mediation between you and your builder.
Open communication is key to avoiding conflict between you and your builder. What are the builder’s obligations and performance standards? What are the company’s aftersales service standards and process? Who is the contact person you will be dealing with after possession? What are you responsible for once you move in? What do you need to know in order to avoid problems in your new home? The answers to these questions at this time will help clarify expectations and responsibilities. Where do you turn to choose a qualified home builder? “Turn to the Regina & Region Home Builders’ Association,” said Niebergall. “Builder members must be a member of a recognized third-party, new home warranty program, and they are also qualified through completion of the Certified Professional

C
arpeting has long been a reliable flooring option to keep rooms looking good and feeling comfortable underfoot. There’s something to be said about having a plush, warm cushion on the floors of a home. Carpeting can help buffer sounds and minimize injuries from falls. Walking around on a padded surface may minimize back and joint pain as well as feel more comfortable when going barefoot. Despite all of the advantages to carpeting, some people continue to avoid it for a variety of reasons, many of which are rooted in myth. The following are a few of the more common myths associated with carpeting. Myth: Carpeting contributes to allergens constantly circulating throughout the home. Fact: Carpeting is actually better at trapping allergens and dust in its fibers than smooth-surface floors. That means that with carpeting there are fewer particles airborne and circulating. Regular vacuuming can remove trapped allergens. Myth: Carpets pose significant health risks. Fact: Extensive toxicological assessments of the components of carpet have been studied through the years. There has been no conclusive evidence that carpets present any health risk, particularly of a carcinogenic nature. Myth: Carpet is a source of indoor air quality problems. Fact: Regular cleaning and vacuuming of carpet reduces the number of allergens contained within, which makes carpet no more likely to contribute to air quality issues than any other type of flooring. Myth: Carpet has formaldehyde in it. Fact: Formaldehyde was removed
from the carpet-manufacturing process in 1978. It is unlikely anyone still has original carpeting from 35 years ago, and even if that is the case, the formaldehyde would have dissipated by now. Myth: Carpeting is made from a host of chemical products. Fact: Carpeting is made largely from nylon, wool, polypropylene and polyester. These are the same materials used in clothing, which spends hours resting up against the skin. Polypropylene is one of the safer plastics that does not contain BPA and is even used in some baby bottles. Myth: Mould grows regularly on carpeting. Fact: Unless you have a flood or a leak that is keeping carpeting saturated, mould will not grow during regular use. Elevated humidity levels in a home also may contribute to mould growth. Mould is typically a result of a moisture issue. Remove the moisture and you remove the mould. Myth: Thicker carpeting will wear longer and better. Fact: It is not the thickness or plushness of the carpeting but the density of the fibers that will be a telling clue of durability. This means a relatively thin carpet that is woven densely will likely last quite a while. Myth: Carpeting can never be truly clean. Fact: No surface can be 100 per cent free from dirt. But with proper cleaning, carpeting can be just as clean as other flooring materials. Many people would like to have carpeting in their homes but are deterred by a handful of enduring myths. Knowing the facts can help homeowners make more informed decisions regarding flooring materials.

Security systems now used to detect leaks, prevent damage (NC) — Over the years, most homeowners can expect to experience at least one form of water damage to their home. It could be their washing machine hose that splits, their pipes that freeze and burst, the dishwasher that leaks, toilet that overflows, or water heater that fails. Any one of these conditions can lead to expensive property damage, and destruction of personal belongings such as photographs, furniture or computer data — items that are often irreplaceable. According to the Insurance Information Institute, more than seven times as many insurance claims are caused by water damage and freezing (17 per cent) than by theft (two per cent). Of those water-related claims, 60 per cent were caused by faulty indoor appliances or plumbing leaks, 25 per cent were caused by heavy rain or flooding and 11 per cent caused by sewers or sump pumps that overflowed. Preventing a water leak from causing extensive damage is even more crucial now with the trend towards homeowners investing thousands of dollars in their basements, creating home theatres, play rooms, guest rooms and laundry rooms. These flooding events can lead to several inconveniences and unexpected costs, such as having to relocate while the problem is cleaned up (in severe cases), having to replace damaged items and, most importantly, dealing with the health problems from the mould and mildew caused by the water
damage. “Flooding events often go undetected for hours causing extensive damage to your home and personal belongings,” said Patrice De Luca, vice president of marketing and business development for Reliance Protectron Security Services, a leader in home security services who offer, among their suite of products and services, affordable solutions to help thwart the threat of water damage. They are inexpensive — priced between $25 and $100 — and can save you three to four per cent on your heating costs when turn them down three degrees Celsius for at least eight hours every day. When purchasing a digital thermostat, buy one that is user-friendly and the proper model for your heating system. Programmable thermostats will work with most gas or oil furnaces, and central air conditioners. However, heat pumps, electric baseboards and a few other systems often require a special model. Read the package to make sure the thermostat you buy is compatible with your heating and cooling system. Install your programmable thermostat unit on an interior wall away from heating or cooling vents and other sources of heat or drafts (doorways, windows, skylights, direct sunlight or bright lamps). It’s a good idea to upgrade an old manual thermostat to a programmable unit when replacing a heating or cooling system, given that digital thermostats are more accurate and will maximize the efficiency of your new system. Read the instructions with the new unit before starting the installation. Manufacturers’ installation instructions might differ slightly for each model. Although programmable thermostats are a low voltage wiring installation, you should shut down your electricity during any replacement. Here are the basic steps: • Turn off the power supply to the thermostat. Remove the old thermostat, including the wall plate. Your thermostat will have two or four wires, depending on whether your heating and cooling systems are separate or one unit. Label the wires, noting where they were attached on the old thermostat. • Secure the wires (tie into a loop or tape them to the wall) to keep them from falling back into the wall. • Install the new wall plate, if there is one. You may need to drill holes for the new model. Use a level to mark where the holes are to be drilled. Use drywall anchors, if necessary. • Connect the wires as directed by the instructions that come with your unit. Follow these instructions carefully. Install batteries, if needed. Mount the unit to the wallplate, and restore power.

Guillaume Blondel’s dream gardens are steamy landscapes lush with ivies, bromeliads and mosses rooted in peaty soil and dense with textured, green foliage. Perhaps the most wondrous thing about them is that they are contained in glass jars and bottles, none of them bigger than a gallon, sitting on a table in his kitchen. Well, that and the fact that he practically never waters them. They are terrariums: miniature gardens surrounded by glass, where plants live even in unfriendly conditions by recycling moisture and creating their own food. Blondel is a graduate of the Montreal Botanical Gardens horticultural school and a tropical plant expert at Jasmin Nursery. He has the know-how to grow the most delicate and exotic of house plants, and yet he is drawn to the carefree, self-sustaining ecosystems within his terrariums. He’s not alone. Terrariums, those throwbacks to the ’70s — when the preferred vessels were plastic globes hung from macrame hangers — are finding their way onto the coffee tables and nightstands of otherwise garden-averse

Indigo, Crate and Barrel and a host of other stores have introduced kits for growing tabletop gardens and hanging terrariums. “In northern climates like ours, we have a hard time keeping tropical plants. In our dry, heated homes they tend to lose foliage. But in a terrarium, the humidity is always high, and plants flourish,” Blondel
said. Plant-loving apartment-andcondo-dwellers who don’t have the room for ficus or monstera can usually find a tabletop for a terrarium with its slow-growing, lowmaintenance specimens such as orchids, mosses, ferns and ivies, bromeliads and begonias. For those with no space and no green thumb, either, there’s pointy-leafed tillandsia, the so-called “air plant”

that lives without soil or water, pulling nutrients, as if by magic, straight from the air. Just this winter, a modern-day terrarium-keeper named David Latimer, a retired engineer who lives in Surrey, England, made headlines for the bottle garden he planted in 1960 in a 10-gallon jug and last watered in 1972 and promptly sealed shut “as an experiment.” It now brims with hardy spiderwort leaves. All he does is turn the bottle around every once in a while so it grows evenly. In Brooklyn, N.Y., a company called Twig Terrariums is making a name for itself in design circles for its whimsical Lilliputian terrarium worlds. Blondel, Montreal’s own terrarium guru, says the tiny, perfect world inside a terrarium can be hypnotizing. He created his in a clear glass cookie jar five years ago, filling it with shade-tolerant and slow-growing peperomia and pellaea plants and placing it near an east-facing window, out of direct sun. “I haven’t watered it in more than two years, and it is lush and green and healthy,” he said. “When I did peek in last time, it smelled like the jungle, all earthy and green.”
