Colour can also help one piece stand out: Paint an old wooden dresser a bold yellow, Schuneman says, then “keep the other pieces muted with just textures of metals and woods.”

And even when styles are drastically different, Soto says, “consider their colour.

If they’re in the same colour range, they’ll fit perfectly together in one space.”

Mix And Match

Second homes, designed for relaxation, are often decorated with hand-me-down furniture and other castoffs from the owner’s main living space.

But, say interior designers, a bit of creativity can transform a small vacation home into the perfect haven — a place to combine family heirlooms, funky flea-market purchases and a few new pieces, with style and on a budget.

“Second homes are all about the three f ’s: family, friends and flea markets,” says designer Brian Patrick Flynn, founder of Flynnside Out Productions. “There are really no rules, but the one thing to keep in mind is that second homes are the best place to showcase your personality by filling them with one-of-a-kind pieces packed with sentiment and history.”

Some ideas for getting this

A mix of decorating styles is great; just don’t overload the space, says HGTV host Sabrina Soto, a judge on this season’s HGTV Star.

“Mixing in multiple elements can create an overwhelming and cluttered interior,” Soto says, so “avoid over-accessorizing with knick-knacks and space holders.”

She also advises against “grouping a certain style in one corner and the other style in another.”

Go ahead and combine two plaid chairs with a floral sofa, though. Kyle Schuneman, author of The First Apartment Book: Cool Design for Small Spaces (Potter Style, 2012), recommends mixing the scale of the patterns but keeping the scale of the furniture the same.

“So if you have a small sofa, keep the side chairs in that same scale. Then with

For the kitchen of his weekend home in the Hollywood Hills, for instance, Flynn bought a vintage Circle K sign at the Rose Bowl Flea Market.

“I grew up in Fort Lauderdale, Fla., and spent a ton of time at the Circle K on weekends” getting ready for the beach, he says. “Every time I walk past the dining room, I kind of feel that carefree, beachy feeling all over again.”

A vintage item picked up for $5 can sometimes become the star of a room.

“My living room walls are completely covered with flea-market art picked up for next to nothing. Best part? Everyone always asks me what gallery I source all of my amazing art from,” Flynn says.

There’s more work to do in this province Alan thomarat

CEO and President Canadian Home Builders’ Association – Saskatchewan Great news lately or was it? Lots of it was great and in fact, if you’re the glass half full type you should be betting on our odds in this province.

Many key players in the potash sector gave this province two thumbs up in dismissing the threat from the rogue Russian producer that is looking to dump product on the market in the hopes of capturing market share.

The voices from common sense Saskatchewan clearly chipped in and they did so in unison. The sky won’t fall, the potash price won’t

hit rock bottom and the thousands of years of supply in the ground in this province are being stewarded well. For the record, too, the worldclass producers in this province are more confident than ever that this is where their investments show the best potential for returns in the long term. In fact, the message from BHP Billiton indicates in the near term (five or so years), we can expect employments levels at its Jansen project to grow from less than 800 to more than 2,000 employed at the site.

That brings to the table the other recent good news that we might consider with a little more than just a high five. It’s great, indeed, that the province has the lowest unemployment rate in the country, and great, too, that month after month and year after year, we set new employment records and have more people living here than ever in our history.

We used to have low unemployment because people kept leaving, but now we keep people because we

have good jobs for them. But is that enough?

Consider this, if you feel we’re all done driving growth, if you think we can rest after recent years of hard work and leading the nation across so many sectors of the economy. We are not done growing and we need to do some more heavy lifting. There are, as of July 2013, 17,249 jobs available on the Saskatchewan government website.

This number has nearly doubled in the last three years. It sounds good, doesn’t it? To me, this is alarming if you consider the pent-up demand for product from houses to windows to farm equipment and more that our businesses are trying to supply in many sectors. These jobs must be filled, otherwise we will regret all the lost opportunities, lost tax base, dampened productivity and loss of population growth.

The labour market environment in Saskatchewan continues to offer hope and opportunity for young people to stay in Saskatchewan

and certainly for new Canadians and people looking from across the country to build their futures in the province. Building successful careers and supporting a highly skilled workforce requires a commitment of people, industry, institutions and financial resources. Labour force development is a highly involved process that involves much more than training and orientation. Immigration, settlement, certification, apprenticeship, and recruitment are only a few of the considerations essential to building a successful labour market strategy. Again many industries, trainers and institutions will closely watch both the provincial and federal policy decisions to determine whether the resources are in place to further their commitment to delivering the workforce that the housing sector and many other sectors need.

Good planning and sound budgeting and policy decisions makes for stronger sustainable communities.

Balanced markets are good for both consumers and industry, and governments need to consider the potential consequences of their policy choices. We need to maintain the momentum and turn our attention to recruitment and retention. We need a labour market development culture where we embrace continuous improvement, growth and job creation. Each industry must accept responsibility for attraction and recruitment so we can continue to reach this province’s true potential.

Yes we have the lowest unemployment rate in Canada, but there are more than 17,000 job openings to fill.

Let’s keep busy and fill them.

Designing a dream rental unit Samantha Pynn Postmedia News Q: A few years ago, we bought a condo that we’ve been renting as an investment. We’d like to renovate and rent it as a furnished space. Are there dos and don’ts when it comes to designing a furnished condo that will be rented?

Many thanks.

A: There are definitely dos and don’ts when it comes to designing a rental space. You’ll want to consider the needs of your dream tenant, without being so specific with your design choices that you alienate good potential renters.

Like staging a home for sale, you want to remove personal furnishings, so that people can envision themselves living in your condo.

Pink chairs, nude art and bar carts are not in everyone’s vision.

Like you, Susan Rogers of Susan Rogers Design Consulting (rogersdesign.ca), who designed the fabulous living room in the photo, bought this condo with her husband, Scott, as an investment property. You can check out their fully furnished rental condo at Fivehanna.com.

According to Susan, you will want to “appeal to a wide variety of tastes.” She says a rental condo “shouldn’t feel like it has been furnished with a hodgepodge of

hand-me-downs, or an eclectic mix of rejects from previous design projects.” The condo needs to feel like it was especially designed just for the tenant.

With this in mind, the layout of this condo living room uses one of my favourite furniture arrangements: two parallel same-size sofas. The look is uber-chic; and, the set-up, as in hotel lobbies, is great for conversation.

The apartment-sized sofas from EQ3 (eq3.com) were chosen for their sleek lines and reasonable price. Plus, it’s no mistake that they are upholstered in a durable dark black-brown fabric. “The sofas are practical and comfortable and their colour is neither masculine nor feminine — this was our mandate throughout the condo,” Susan says.

In keeping with their mandate, the burnt-orange carpet was the inspiration for the condo’s colour scheme.

The 9-by-12-foot carpet was bought 35 years ago for Susan’s first apartment. “Buying a good quality carpet will pay for itself over the years” she says.

The orange blends harmoniously with the floors and furniture. Plus, you’ll also notice that the living room is devoid of pattern. Not everyone is a fan of florals or stripes.

In other words, steer clear of feminine colours and bold patterns.

Although they look brand new, the two chairs on either side of the credenza were purchased at Goodwill for $12 each and refinished to match the flooring.

The credenza is a quality piece from Shelter (shelterfurniture.ca).

“Most small spaces lack adequate storage, (so) wherever possible, we added pieces that would provide plenty of storage,” Susan says.

The credenza’s wood-grained front references the floors, while its white matte-lacquer frame blends with the walls and works with the white convertible coffeeand-dining table.

Yes, you read that correctly. Push a release button on the side of the table’s spring-loaded frame, and it will rise to dining height (or any height in between). The Mascotte dining table from Calligaris (calligaristoronto.ca) is a splurge, but “still less expensive than buying a separate dining table and chairs plus a coffee table,” Susan says.

When pulling together your rental condo, it will be hard not to get too personal. Take your design cues from Susan and Scott, and you won’t go wrong. None of the pieces in their space is an overbearing statement piece, but when used together, this condo makes a statement.

Maximize Small Rooms Second homes are often small, so decorate with that in mind.

“A cluttered space will always appear smaller,” Soto says, so keep a smaller room clean. She suggests hanging shelves to keep items off the floor, and using mirrors to make rooms appear larger and brighter.

“Incorporate pieces with dual purpose, such as storage ottomans which can act as seating while concealing your clutter,” she says.

“Stacking chairs or nesting tables are great, too.”

Schuneman agrees: “Usually with a second home you use it for relaxation and entertaining, so keep the pieces double duty. Benches that can work as side tables, poufs that can work as extra seating, and a desk that can also work as a bar or buffet at night.”

Flynn updated the floors with vinyl plank flooring and had custom window treatments made with family photos but buying the frames locally — maybe something made by an artist or craftsman.

“Also, bringing in local flora like driftwood or maybe a stump or natural elements that bring the outside in really makes it feel like a destination home,” he says, “and for free.”

If the home has a nice view of mountains or water, Flynn suggests using a monochromatic palette inside to draw the eye outside.

But if there is no view, it’s “ideal for going crazy with colour,” he says.

“Since I love the all-American esthetic, I painted my walls and ceilings a deep shade of slate blue, then used tons of red and white as accents.”

D o n’ t h ave a s e c o n d home?

“You don’t have to actually have a second home to create that warm, wellworn, welcoming feeling” in your main home, Flynn says. “It’s all about a great edit, and just making a space that makes you forget about work, forget about bills and forget about anything else except rest and relaxation.”

My dad used to say, “Mike, if you’re going to do something, do it right the first time.” Part of that is having the right tools.

Every once in a while someone will ask me what tools they should have in their home. There are basic things every homeowner needs to do around the house that requires a few tools, like putting furniture together or hanging things on your wall.

What are the essentials?

A tool is only as good as the person holding it. So you don’t want to overwhelm yourself with tools you might (or should) never use.

That’s how some accidents happen!

But there are a few key tools that I think every homeowner should have, which are pretty simple and straightforward to use.

■■ TAPE MEASURE: You need it for all kinds jobs, big and small.

If you’re buying blinds you need to know the length and width of your windows.

If you’re buying furniture you need to make sure it fits in the appropriate space — and through the door!

Even hanging pictures is easier when you use a tape measure to centre them.

You want a tape measure that’s at least 16 feet (about five metres) long and ¾ of an inch (about two centimetres) wide. That let’s you support it with one hand when it’s extended.

■■ LEVEL: Most jobs around the home require a level, like installing a flat screen television, putting up shelves

Most homeowners will need a drill for simple projects around the house. A cordless might be more convenient, but it’s also more expensive. and hanging pictures.

Get a level that’s about one metre long. And for durability a metal level is best. You can also use a virtual level on a mobile app — although I prefer the real thing — or a hands-free laser level.

■■ DRILL: A cordless drill is more convenient but replacing the batteries can get expensive. Plus a drill you have to plug in is also cheaper.

The great thing about drills is that they work as a multi tool. By replacing the bits (attachments), you can use a drill to sand, make different size holes, grind metal, remove rust and mix paint, grout, thinset and mortar.

■■ STUD FINDER : A stud finder helps you locate the wood framing behind your drywall.

You don’t want to accidentally cut into your framing.

But more importantly, if you’re hanging something heavy, like a big canvas painting, glass frame, television or a shelf that will need to support some weight on it, you want to make sure it’s secure and screwed into something solid, like a wood stud.

If you just screw into drywall there’s a good chance what you put up can come crashing down.

■■ SCREWDRIVER: Your

best bet is getting a screwdriver set.

Make sure you have a flat and Phillips-head screwdriver in different sizes.

And get a Robertson head — made in Canada you know!

The magnetic tips are really convenient because they hold the different tips in place.

■■ HAMMER: No tool box is complete without a hammer.

You want one that is easy for you to manoeuvre, that you use for various tasks and that you’re comfortable swinging.

My personal favourite is the Stiletto because the weight is properly balanced, it’s light and powerful — you don’t need much force to hammer something in.

But it’s expensive.

It’s surprising how many different tools you need to do something simple like putting up a picture — tape measure, level, stud finder and hammer.

But even the simplest jobs can be messed up without the proper tools. So make sure your tool box is fully equipped to make it right.
