I have a private clientele that does not require me to have an actual retail space and I am now fortunate to work from home. I mainly visit my clients in their homes but periodically they do come to mine. I’ve always had a very nondescript home office but now that I spend every day in it and receive occasional clients, I want it to be a special space that reflects the high-end product I represent. Do you have any ideas to create an elegant home office? A: Congratulations on making the leap to entrepreneurship and self-employment. I have a couple
of friends who have started their own businesses in the past couple of years and they could not be happier. Coming from a corporate environment, it’s important for you to carve out a specific space in your home that is your office. Now that you have no one to answer to but yourself, you can be more creative with your workspace, and that space needs to reflect the tony gems you sell. Cynthia Mason of Cynthia Mason Interiors (exuberanthome.com) designed the home office pictured here, and I hope you feel as inspired by it for your home office as I do for you. Not that I’ve ever been to the private shopping salon at Harry Winston, but I imagine this office looks like it. And if the space you are designing is not as large as this one appears, fear not, because you can create something equally as ele gant on a smaller scale. The neutral palette of varying shades of cream, platinum and g rey with the blue accent makes for
a sophisticated backdrop whether you’ re hosting a client or balancing the books. Picture this room with an accent colour in a rich jewel tone of amethyst or emerald. Either would be gorg eous and would work just as well with the neutrals. The oversized and wellspaced medallion in the wallpaper provides a great foundation for this room to build on. I encourage you to use an equally impressive wallpaper because it will reward you every time a client is amazed as they walk into your office. The platinum-coloured silk draperies with the tiebacks attaching onto the covered curtain rod make for a feminine and luxurious window treatment. I love how they appear ball gown-like (and what do women typically wear with ball gowns? Exactly!). T he cream lacquered desk, designed by Barbara Barry, continues the feminine theme of the room. I noticed it was facing the opposite way and Ms. Mason confirms that they turned
it for the photo to show the lovely drawer fronts. The ottoman is from Robert Allen and not only is the blue velvet used here and on the desk chair, it’s also used as piping on the two guest chairs. It’s all in the details. A chandelier hanging in the centre of your office will be the ideal accessory to add a bit of bling to your space. Picture a crystal fixture dangling there like a diamond drop earring — and you might even find one featuring jewel-toned crystals. When you wrote asking for design advice with your home office, I’m not sure you were looking for a full-on transformation, but, remember, you did say you wanted it to reflect the high-end product you sell. This office looks like it was designed specifically for you and your exciting new adventure. Neighbours a valuable resource before buying MIKE HOLMES Make it Right
Let me give you a scenario: You found the house of your dreams. You get it inspected and there doesn’t seem to be any major issues. Should you go ahead and make an offer? Most people will give you the green light. But smart homebuyers will do a little more digging — they’ll talk to the neighbours. I can’t tell you how many times I walk into a home that is a complete nightmare. And if the homeowners had just asked the neighbours a couple of simple questions — before
they bought the house — they could have avoided the entire mess. Questions like: Was there any work done on the house recently? Was it exposed to rain during the renovation? Did it have a tarp on the roof ? For how long? Who was living in the house? Was it rented? Did anything happen on the property? These are things that every homebuyer should know before they get caught up in the excitement of buying. If the neighbours tell you of any suspicious activity on the property — things that could indicate a growop or some kind of illicit lab — then you can tell the home inspector. When they do their home inspection, they know what clues to look for: tampered electrical, patched holes in the ceiling, moisture issues, mould or irregular duct runs.
These are telltale signs that say don’t buy the house unless you’ve got boatloads of money for repairs. The other day I went to go take a look at a home with my story producer. The homeowners found out that they had an entire third floor that was hidden, or closed off, and they had no idea even though they were now living in the house. How did they find out about the third floor? By talking to their neighbours. Everyone who looked at the house assumed it was the attic — including the home inspector. And no one checked the “attic” because it didn’t have a hatch. Go figure. You should even ask the neighbours about their home. Because they could give you the heads up on any future issues with yours. If the same builder builds them around the same time it wouldn’t
surprise me if they had the same problems. Ask them if they’ve had any trouble. Have they had termites? Does their foundation leak? A leaky foundation could be a problem with most of the homes on the same block. I’d be looking at my basement and getting a professional to look at it too — especially if it’s finished. A lot of people nowadays don’t talk to their neighbours. But if you’re seriously considering moving in it’s smart to know who you and your family will be living next to for the next couple of years. Find out if the neighbours have dogs and how often they bark. Or whether any neighbours play instruments and practise at home. Drums are loud. And believe me, you can hear the bass through cinder block. And what about hot tubs? If
there’s one within view from a window in your home, it could mean not opening your window — which could be a major issue. It’s also important to talk about mutual interests, like what to do with a shared property line. Know where air conditioning units are located in the backyard. These systems are loud. Talking to your neighbours expands your support system. It’s good to hear about issues that have cropped up in their homes — and how they’ve dealt with it. Make life less about keeping up with the Joneses and more about inviting them over. Today’s neighbour might be tomorrow’s friend — you never know. Stu Niebergall I recently returned from the International Builders’ Show which brings together over 60,000 participants in the residential construction industry with over 600,000 square feet of trade show. Several Regina Home Builders participated in the event to take in new products and trends, and the latest technological and scientific innovations in the home building industry. As I talked with builders from across North America and from around the world, I was struck by the fact that Canadians build to some of the highest standards in the world and indeed many of our members right here in Regina, build to some of the highest standards in the country. The same can be said for our builders and the latest design trends. Home building technology, consumer preference, and design trends are always evolving. Here are some of the more significant trends happening in North America, that you will find right here in Regina. Design Trend 1 — High-quality detailing. Regardless of home size, buyers are demanding authentic, high-quality detailing in all aspects of the home. In 2013, the majority of these details reflect historic and more traditional styles of architecture that focus on appropriate scale, relative proportions and accurate sizing of elements in relation to the overall composition. Design Trend 2 — Features. Since right-sizing is still key in today’s market, the bathroom is one of many rooms being impacted. Overall, bathrooms are becoming more compact while maintaining an open feeling. This is accomplished by eliminating extra walls, adding transparent glass enclosures and reducing the amount of unused floor space between fixtures. In addition, both master and guest bathrooms are taking on a spa-like vibe through the use of natural light and airy colours as well as minimal clutter. Design Trend 3 — Kitchen features. The kitchen remains at the top of the homebuyer’s priority list and is where they splurge for additional features and details. This year, ‘mega islands’ are popular, providing an area where prepping a
meal, cooking and socializing with guests at a bar-top setting occur. Fido is also not forgotten: pet amenities, specifically for dogs, are also becoming popular, from hideaway pet bowls close to the floor to wash stations in nearby mud rooms. Design Trend 4 — Rooms with different specialties. Homeowners who can afford it are still splurging for specialty rooms. Many custom homes still have wine cellars or rooms where both storage and taste can occur. The size of this type of room can vary immensely based on the owner’s collection, project budget and location within the home. Other specialty rooms are outdoors. Often, owners will have a secondary cooking space and eating area outdoors that further extends their living space. Those with more modest budgets still look for more square footage by adding some type of outdoor fire feature which allows use of those spaces to extend three of our four-season climate. Design Trend 5 — Lighting that illuminates. Lighting sets the mood as well as illuminates the task at hand. It can be used to add drama to a space, highlight features within a room or used as a focal point similar to a work of art. This year, crystal chandeliers and other beautiful and intricate fixtures are making an appearance in home designs. Remember that when including different lighting elements, size, shape and function must be considered.
Design Trend 6 — Ceiling treatments. It’s not just about what to put on the walls and the floors anymore. Ceilings are also being designed and are making a huge impact on the look and feel of the room. Adding colour can add drama and warmth to the room while tray ceilings, barrel vaults and coffers are adding depth and texture. Design Trend 7 — Multi-generational living options live on. Multigenerational living continues to impact the design of both new and remodelled homes. Some homeowners are requesting dual master suites, with at least one located on the ground floor, or adding an apartment or cottage on the property for grandparents. Additionally, remodelling projects are including design elements that allow for homeowners to age in place. There is a shifted emphasis from 50-plus housing to more integrated communities with universal design features. When purchasing a new home in Regina, chat with your builder about what design features are important to you. Writer and artist Douglas Coupland unveiled his latest venture at the recent Interior Design Show 2013 in Toronto: a collection of furniture launched in collaboration with Vancouverbased SwitzerCultCreative. The high-end collection — which includes bookshelves, a writing desk and chair, and table and floor lamps — takes its influences from “Asian fusion, as well as West Coast sustainability.” T he Vancouver-based Coupland, who has published 13 novels and seven works of non-fiction, is perhaps best known as the author of Generation X: Tales for an Accelerated Culture. He is also a well-recognized visual artist. The brother-and-sister team behind SwitzerCultCreative, meanwhile, are Renee and Allan Switzer who have

a combined 50 years of experience in furniture design. “The Douglas Coupland for SwitzerCultCreative collection is a reflection of everything I use daily,” Coupland said. “These are pieces that will unleash creativity, dopamine, high style and timelessness into their
user’s world.” Many of the pieces, which come with a certificate of authenticity signed by the artist, have black or white lacquer finishes, some with gold leaf trim. Among the pieces are the Bento Box Escritoire writing desk, which is available in

five interior colours, and the Osaka Bookshelves, available in sets of three sizes. “Most people don’t know it, but books basically only come in three sizes — paperback, hard cover and oversized,” Coupland noted. “I have thousands of books, and only a few books break this rule.” The desk has a suggested retail price of $11,950, while the bookshelves range up to $17,325. Both the floor and table lamps (suggested retail prices of $3,995 and $1,325 respectively) have a powdercoat brass base. The floor lamp is finished in gold leaf trim. “The shades of these l a m p s a re s i m p l e w i re frames with translucent Shoji-type material,” Coupland said. “T he beig e smaller lamp seemed like a nice accompaniment piece. Let your personality shine when it comes to interior design Lauren La Rose The Canadian Press TORONTO — He has a wellattuned eye for sprucing up spaces, but Nate Berkus isn’t a stickler for rules when it comes to design — and he doesn’t want homeowners to feel beholden to them, either. “I feel there’s so much information about design out there that it’s rendered people really confused,” Berkus said during a recent visit to Toronto in support of his home accessories line for Target. The af fable American
interior designer has been a familiar presence on the small screen dispensing design tips and conducting countless makeovers on The Oprah Winfrey Show and his own eponymous chat fest. In his latest book, The Things That Matter, Berkus showcases his own home and shares details of those who have helped influence and define his sense of style. He also features a dozen different interiors where owners “throw out the rules (and) drown out the noise” to reflect their own personalities within their homes.
“We all want to live better. We all want to love where we live. It doesn’t matter what country you’re living in or how much money you have or don’t have — it’s something that I’ve found is really universal,” said Berkus. Berkus said he wouldn’t expect someone to purchase all the goods from his collection and feel their room is complete, which “goes against his philosophy about design.” Instead, he wants individuals to zero in on particular elements — such as textures and shapes — to pair with existing pieces to help cultivate their own style. Berkus said a good rule of
thumb for design neophytes or individuals looking to refresh their interiors is to select a colour palette. Uncertain of whether to opt for emerald green, ruby red, royal blue or another
hue within the colour wheel? A peek into the wardrobe could offer some insight. Berkus said the colours individuals feel most at ease with or familiar wearing could help with the decision. “If the interior’s going to be grey and white, or grey and white and citrus, then you have at least a loose guide that you know when you buy things ... that they’ll all work together,” he said. “I think if vibrant, colour — and lots of vibrant colour — is something that makes you smile and makes you feel good, then that’s something you should be reaching for,” he added. “If you’re
a person that wears all black or a multi-coloured pattern dress, it depends on what you reach for and what makes you the most comfortable and the most inspired.” Meanwhile, Berkus is taking the opposite approach in his own space, currently “subtracting colour” by reverting to white from grey for his walls and focusing more on bringing in texture. Berkus personally favours well-constructed, good-quality items made by hand or of natural materials rather than decorating interiors with poorly made pieces “just for the look.”

17. In the shadows Please do not accompany the prospect and real estate representative. They know the buyer’s requirements and can better emphasize the features of your house when alone. You will be called if needed.
11. For the rest of your life Bedrooms are always outstanding features. Arrange them neatly. Consider painting the ceilings to brighten the room.
5. A day with the carpenter Loose doorknobs, sticking drawers, warped cabinet doors and the like become noticed. Have them fixed. 6. From top to bottom The attic and basement are important. Remove unnecessary items, and display the full value of your storage and utility spaces. For a few dollars, have an electrician install lighting in crawl spaces and storage areas.
18. Putting the cart before the horse Trying to dispose of furniture and furnishings to the prospect before he or she has purchased the house loses the sale. Proper timing is important.
12. Can you see the light? Illumination is a welcome sign. For after-dark inspections, turn on your lights from the front porch on through the house. The prospective buyer will feel a glowing warmth.
19. A word to the wise Do not discuss price, terms, possessions or other factors with the potential buyers; refer them to the realtor. Now that your house is ready to show, you are one step up on the competition.

Be prepared before starting renovation project Lauren La Rose The Canadian Press TORONTO — Whether you’re about to tackle a do-it-yourself project or enlisting the support of professionals to carry out the job, there’s a lot to consider before embarking on a home renovation. “I find there’s lots of places to get lost,” says Toronto-based interior designer Jill Greaves. “It is a fairly complex process and there are lots of decisions to be made as the homeowner.” Greaves has specialized in interior design for about 15 years. At the recent Interior Design Show in Toronto, she led a seminar on ways to draw maximum benefit from home renovation projects. She has five things she wants you to think about before breaking out the tools — or cracking open your wallet. 1. Determine goals and inspirations. “If you want a new bedroom for a new baby, or if you want your house to be more Zen, those are your goals and inspirations, and that should guide you through the process,” says Greaves. “You won’t be happy with what you get unless you have some expectation for it and achieve that.” 2. Space planning. Whether it’s a new build or a fixer-upper, Greaves says it’s important to take note of the prominent features that distinguish your property. “If you’re looking at re-doing your living room, do you have beautiful light that comes in? Do you have a nice view of your backyard? Is the house already in a good location? Or are you trying to maximize the potential of the house?” she asks. “Looking at your assets and determining how you can best use those ... that’s part of the spaceplanning process.” 3. Budgeting. While determining how to divvy up funds is typically top of mind when it comes to renovations, allocating how to devote your time is just as integral to the process. “If you have a certain budget in mind for your home and time, you need to communicate that to people you’re working with,” says Greaves. Individuals with a small budget will likely be taking the DIY path and doing much of the work — and decision-making — on their own. But for those able to enlist a consultant, Greaves says clients should clearly communicate that the task

However, if homeowners do decide to make a colour change or some other form of alteration midway through, they should be prepared to see potential changes in the completion date — and the final price tag. “That rolls everything back a few steps, and it will cost you more to make decisions twice.” Greaves says having a wants versus needs conversation early on can determine which items on the project list are realistic and which fall outside of the realm of possibility. That said, there may be a way to shift funds from one aspect of the project to another to help fulfil the items on the checklist — and on budget, she notes. 4. Finishes. Now comes the fun part — choosing the finishing flourishes that will form the “after” part of your reno. Individuals ready to rip out their carpet or revamp their existing flooring have several options. Considering the installation of wood flooring may rank among them. “A pre-finished floor versus the older style of unfinished floor that gets finished on-site — the cost difference in labour alone in installing that and finishing it is significant,” says Greaves. An unfinished wood floor that’s finished on-site will take several days for the finish to harden enough to walk on — and is still a bit fragile for a week, she notes. “If it’s pre-finished in the factory, you can install it. There’s no smell ... install it and walk on it right away and get moving so you save almost a week.

How to make wooden drawers slide smoothly Reena Nerbas For Postmedia News Q: We bought a homemade wooden writing desk. The drawers don’t slide easily, what can we use to polish the slides? A: Your best bet is to rub the wood with some type of wax; either paraffin or carnauba wax. Use a candle if nothing else is available. Rubbing the wood with a bar of soap also works, but not as well. If the drawers still don’t slide, sand the wood and then apply wax. Worst case scenario, adhere plastic strips under the drawers. Q: Every time I purchase hotdog buns and wieners, we finish eating all of the wieners and end up putting six hotdog buns back into the fridge. Eventually everyone forgets about the buns and they end up getting thrown out. Any suggestions to avoid waste? A: No need to throw out hotdog buns. If you plan ahead to make two meals in a row with your bag of buns, you will look at this challenge as an opportunity rather than a problem. Use your buns to make garlic bread, bruschetta, sloppy joes, French toast, breadcrumbs, croutons, pizza buns or rice pudding. Or freeze extras and use them to make homemade stuffing when needed. Q: Love reading your column every week. Some of the tips I already use; others are new. I am about to do some redecorating. It involves removing every item from each room, one room at a time. There are oak floors throughout the house that are probably 60 years old. How can I clean them? I was hoping to use a profes-
sional service, however they can no longer obtain the product they were using to clean floors. I need something that will do a good job, but not break either my back or the bank. A: There are multiple products on the market designed specifically for cleaning waxed and un-waxed hardwood floors. Either way your intention is to clean the wood finish and not the wood itself. To determine if the floors are waxed, drop a small amount of water onto the boards. If a noticeable spot remains, the floor is likely waxed. If that is the case, check out cleaners for old waxed hardwood floors such as Renovator by Dura Seal (you may need to purchase this online), although there are many other options in stores. If your floor has a varnish finish, purchase polyurethane cleaner and then polyurethane sealer. If you prefer not to buy cleaner, you can clean the floor using a very small amount of water combined with equal parts white or apple cider vinegar. Clean with a microfibre mop and dry as you clean. Some people prefer to add a few drops of Murphy Oil Soap to the water to give the floor added lustre.
“It’s an important part of the process to understand those things because if you have a crew waiting to do other work for one week or you have other accommodations, that’s a week worth of cost.”
When it comes to tiles and hard finishes, Greaves says there are some “beautiful porcelains” that are much less expensive than natural stones. “You’ll get a different look out of

it. It can be very stylish and very contemporary or timeless as well; but you’ll pay less and it will be less maintenance.” 5. Furniture. Costs can quickly mount if you replace your love seat, armchair and sofa all in one go. When opting to invest in the largest pieces for your space, Greaves says it’s best to consider selecting classic shapes and styles which will have more longevity. “Accessories are where you can go trendy with colours, with patterns, with bold, changeable items. “Keep the larger pieces, the more expensive upholstered pieces or some of your cabinetry a bit more classic.” If you are going to splurge or invest on a big-ticket item, consider selecting something that can be the centrepiece within your space. “You can walk into a room with a beautiful bathroom with a free-standing tub ... and it will be beautiful, a great focal point and the highlight of the room,” says Greaves.
