Big pieces shrink grand entrances Vary sizes for greater impact Jeffrey Fisher Postmedia News Q: I read your column often and have never noticed anyone else with my design issue. My 4,500-square-foot home has a disproportionately large entrance. It’s about 400 sq. ft., and is two storeys high. As you enter there’s a bench, a console and a mirror, but they look dwarfed and uneven because there’s so much more space before reaching the staircase. Any ideas? A: You are correct, I have never addressed anyone’s oversized entrance in print. But you will be glad to know I have a few suggestions. First, the elephant in the room — or in this case, see the 15-foot, 12-foot and fourfoot oversized bronze vessels used as sculpture pictured

at right. I realize your entry is not this tall, but consider my suggestion. These impressively large sculptures made by Thai artisans are in the four-storey lobby of the St. Regis Hotel in Bangkok. However, the same decorating principle applies to your home in Canada — scale is everything. I’m not suggesting you commission a sculpture for your home (though good for you if you can), but rather visit a garden centre for interesting tall urns or sculptures that suit indoors. I also often see oversized pieces at HomeSense that would work well in a large space, though it’s always when I’m on the hunt for something small. If space and budget allow, use three varying heights in your entrance, as the Studioaria design firm did here. These will make an impressive statement. You mention having plenty of space in the entrance before reaching the staircase, so you may wish to place your sculptures in the centre of the area. On that subject, have you considered a centre hall table in your entrance? You

definitely have the room and I personally love the look and functionality of one. If your budget doesn’t allow for a costly show-wood table, buy an inexpensive 36-to-48inch round table and have a table covering made for it. The cover could be coarse linen or damask, depending on your style, and should touch the floor. I love stacking books on a centre-hall table or you could place one large vase or multiple vases in varying heights. Even placing a plant on a stack of books looks elegant. The key to successfully decorating your oversized entrance is making sure you bring drama to the area — whether it’s an elegant table or thought-provoking sculpture. And once you have the centre area filled in, look at the scale of your existing console, mirror and bench to make sure it looks proportionate with what’s now going on. Regional co-ordination absolutely crucial Stu Niebergall Something common to cities and the communities that surround urban centres around the world is that they have positive and negative impacts on each other that cannot be dealt with solely within municipal boundaries. Efficient provision of government services and democratic representation are the roots of how political boundaries were created. Unfortunately, they don’t necessarily lend themselves very well to best-case practices for economic, infrastructure, or housing development, natural resources development, or any other developments impacting or involving multi-jurisdictional systems. One level of government can

never be successful to solely create economic development, manage groundwater, integrate transportation or preserve the quality of life that we as citizens expect from our leaders. This is why regional co-ordination is so crucial for complex and often large undertakings. In our context, we have a midsized provincial capital that is experiencing more development than it has seen in decades. That growth adds extra strains for the city to manage. Surrounding the city of Regina is a large rural area, the R.M. of Sherwood with a relatively small population and local government, which is hampered in its ability to address important planning and implementation issues. I would suggest that what Regina and RM of Sherwood citizens expect from their leaders is to square this circle — in other words, to take the necessary action to make things right. A new planning approach that co-ordinates services and resources, while maximizing available and

new infrastructure seems obvious. This is where regional planning has such incredible potential to create a long-term strategic focus to better integrate community and economic development, transportation, environmental, and, near to my heart, land use and housing development. In most parts of North America and much of Canada, it has been the norm for provinces or states to mandate some sort of regional planning legislation. However in practical terms, this does not exist in Saskatchewan. Regional planning only occurs when local rural and municipal governments take advantage of the tools the province provides to them. However, more often than not, their own positional negotiation gamesmanship gets in the way. Failure to act will ensure future generations will ask, “What were they thinking?” when the gigantic gap between good planning principles and actual practice occurs. A gap that is very costly and im-

possible to untangle. We need areawide leadership and a framework for governance that does not readily trade off short and long term goals but rather, seeks to achieve both. As our population continues to grow, the opportunity to mitigate migration out of the urban ‘core’, establish excellent planning approaches for suburbs, ex-urban and rural areas is even more important for the conservation of agricultural and natural resources. With growth in our city some citizens and planners have begun to be more vocal about urban sprawl and the costs of building out, compared to up. Let me be perfectly clear on this item, which has been played over and over in municipalities across North America. Nothing creates more urban sprawl, leapfrog development, and fast erosion of housing prices then when a municipality starts an urban growth containment and densification strategy and then surrounding communities take advantage

of this by providing low density and haphazard development. Lastly I want to highlight what should overarch all other issues and stakeholders. Regina is the capital of our province. How the provincial government ensures that the capital city of our province matches the vision that the provincial government has for it, will be the lens through which the rest of the world sees us. If we lack good stewardship in shaping our capital city and region, resulting in haphazard, poorly designed communities, we in a sense are telling the world you do not need to be respectful when doing business in our province, because we do not have enough respect for ourselves to ensure our capital region, even though small by comparison, is world class in nature. Increasingly, homeowners are carving out a physical space — anything from a single kitchen cabinet to an entire spare room — that can function as a family information centre and workstation. In an effort to battle clutter and keep track of schedules, designer Brian Patrick Flynn helps clients kick the habit of spreading out items around their homes. “These days, it’s pretty much a given that families use their kitchen islands, dining tables and/or coffee tables as prime real estate for laptops, school papers, iPhones and mail,” says Flynn, founder and editor of decordemon.com. “When I’m designing entire homes, especially ones for young families, the first thing I focus on is locating a seldom-used corner, section or nook somewhere easily accessible to create a creative and organizational hub. This usually follows my tirade of, ‘No more using the dining table or breakfast nook as a clutter station!”’ Here, Flynn and two other interior designers offer tips on creating the perfect family headquarters to wrangle homework assignments, invitations, permission slips, calendars and more.

WHAT FURNITURE IS BEST?

WHAT DO YOU NEED? The key pieces are: • a calendar (paper, digital or both) that the whole family can access • accessible storage space for incoming mail, invitations and permission slips where things won’t get forgotten • a message board (dry-erase white boards and/or corkboards are popular) where family members can post and share information • a labelled bin or section of corkboard space assigned to each family member • a power strip for charging electronic devices, with shelf or desk space to keep those items while charging Ideally, the space also will include a work surface where kids can do homework and parents can handle tasks like filling out permission slips. WHERE TO PUT IT? Homes built in the past few years often come with what Flynn calls a “bonus room” with no designated purpose. These small, spare rooms work well as a family organization centre, as do mud rooms. Atlanta-based designer Mallory Mathison has helped clients con-

vert a pantry or small closet into an organizational hub. She suggests removing the doors to open up the space, then adding a deep shelf that can be used as a desktop. Tack fabric to the underside of the shelf and hem it just above the floor, creating hidden storage space and a place to tuck a bench or stool. Shelves can be added to the wall above the desktop, along with a message board and calendar. If you lack a spare room or closet, designer Cortney Novogratz sug-

gests choosing one corner of your kitchen, since it’s a room the entire family uses daily. Novogratz, co-star of Home by Novogratz on HGTV in the U.S., lives in Manhattan with her husband and seven children. She often works with clients who have limited space, so she advises them to use a single kitchen cabinet as their organizational hub. Novogratz suggests lining the cabinet door with the calendar and corkboard or dry-erase board. Then add small bins on the cabinet

The costliest option is hiring a carpenter to install a built-in, custom workstation with a desktop, shelving and closed storage. Flynn suggests a cheaper alternative: Buy two kitchen cabinets from a big-box home improvement store, and two pre-fab bookcases. Assemble the cabinets, then the bookcases and stack them directly on top of the base cabinets. Mount them to the wall and add some basic moulding to the front edges, creating “the look of custom built-ins, but for only a few hundred bucks.” To save even more, he suggests plundering the rest of your home in search of old furniture. “I recently took one hot mess of a bonus room, which was used for checking email, working on art projects and keeping kids’ artwork and files stored, then turned it into a colourful, designer-calibre multipurpose space using 100-per-cent leftover pieces from other rooms,” he says. He placed two old dressers next to each other, using their surfaces as a place to collect mail and pending paperwork. He outfitted the dresser drawers with a hanging file system, then brought in an old table and chairs from a child’s playroom. “You can make just about anything work together, as long as disparate pieces are united with the proper colour story. In my case, I gathered white, brown, grey and blue pieces, then set them all against a fire-engine-red backdrop.” Another option: If space is limited, Mathison suggests searching estate sales (or your own attic) for one large piece of furniture like a wooden secretary, which has a desktop and a mix of open and closed storage. Refinish it with several coats of glossy paint and, if necessary, drill holes in the back for power cords.

Working with architect has benefits

What’s the best olive oil to buy?

find the right contractor first and they will recommend an architect. But this could be a double-edged sword. On the one hand you know the contractor and architect can work together — that’s good. But if the architect depends on the contractor to get referrals the risk is they might be more concerned with keeping the contractor happy than you. If you find the architect first you don’t know whether they can work with the contractor you end up hiring. So do your homework. If you really like a contractor’s work, ask them about architects they’ve worked with and how happy they were with the final results. Then talk to the homeowners and get their take on the entire process. For instance, how quick was it for them to get the right building permits based on the architect’s drawings? How many modifications had to be made to the original plans? These are all clues that tell you how easy — or difficult — it will be working with a particular architect.

Anyone thinking about doing a major renovation will likely work with a professional architect at some point. Not everyone understands the relationship between homeowners, contractors and architects. But in my line of work I depend on these pros all the time. Any time a renovation requires building permits, plans need to be drawn up, submitted and approved by your local building authority. And you have a couple of options when it comes to the plans. Your first option is submitting plans that aren’t stamped, signed or sealed by any professional — not something I recommend. If something goes wrong you are 100-per-cent liable for fixing it — plus any damages. If you live in Ontario you can get someone with a BCIN (Building Code Identification Number) to create the plans for you. Then there are times when the plans must be prepared and stamped or sealed by a professional engineer, or architect, or both. For example, if you’re building an addition that’s bigger than 600 square metres or three storeys in height. And this can vary from province to province. Sometimes when I mention bringing in an architect, homeowners start to get nervous — they think the job will be too expensive. Permits mean plans, plans mean architects, and architects mean architect fees. Or they think the architect won’t listen to

Many construction or renovation projects require the help of a professional architect. them and design whatever they want. But what I always tell homeowners is hiring the right professional is worth every penny. For a construction project to be good, it needs to do three things: work for you and the environment, look good and be built to last. Architects help turn dreams into reality by guiding you through the design and construction process. Usually their services include designing, preparing construction documents and construction administration. But it varies. As a bare minimum, they should make sure

your project abides by local zoning bylaws and building codes. Architects are consultants. But they’re also co-ordinators and technical managers trained to deliver a project on schedule and, hopefully, within budget. Most architect agreements stipulate that the project must come within 15 per cent of the budget; if it doesn’t, they have to revise the plans at no extra cost. But this isn’t a standard rule so always read the agreement carefully. Finding the right architect can be tricky. Sometimes you

So how do you find the right architect? Canada has a directory of architects called the Architecture Canada Electronic Directory. It might include information on past projects an architect has worked on, commissions, awards, and so on. But your best bet is to talk to people who have worked with an architect in the past. No matter what architect you decide to work with, you need to have a clear understanding on obligations, responsibilities and expectations. What services do you expect them to deliver? What are you responsible for? When do you expect certain milestones to be completed? How much are you willing

to pay? And once you know what these terms are, put them in writing. There should be a separate contract between you and the architect — in addition to the one you have with your contractor — that clearly outlines the terms and conditions of the entire project, including a payment schedule. One helpful document is called the Canadian Standard Form of Agreement Between Client and Architect. There’s also a shorter version for when you don’t need an architect’s full services — maybe just their input for one small aspect of a construction project, like a modification to renovation plans. You can find these documents through provincial architectural associations, although they might need to be adapted for use in Quebec.

Architect fees Most clients pay a deposit once they sign a contract with an architect — usually a percentage of the architect’s total fee. There are two main types of fees: architectural services and out-of-pocket expenses, such as travel costs and the cost of reproducing documents. Some architects will charge a lump sum, hourly rate or a percentage of the total cost of the construction project. Sometimes it’s a combination. Bottom line: Don’t let it come down to cost. Choose an architect whose skills you trust and with whom you can work. In the end it’s your project. Hire someone whose best interests are in making it right and keeping you happy. What is the difference between virgin, extra virgin, cold pressed and so on? A: Extra virgin olive oil (the best of the best) is produced by the first pressing of the olive fruit, and is extracted without using heat (cold pressed) or chemicals. Extra virgin olive oil has less than one per cent acid. On the other hand, the olives used to make virgin olive oil are a lower quality, because the olives are riper and the acid is a little higher. Refined olive oil has a high acid level — more than three per cent — and is made by refining virgin olive oil. Pure olive oil often comes from the second pressing of the olives or pressing leftover olive remains. The colour is light, and the health properties and taste don’t compare with extra virgin olive oil. Note: Sometimes a bottle of “olive oil” will have the label light or extra light olive oil. This oil is the lowest grade of olive oil and made using chemical processes. Extra Tidbit: Store olive oil in a cool, dark place. Light and heat are olive oil’s worst enemies. The upside of downsizing to a smaller home Our household was split along pretty familiar gender lines for ages. I regularly issued orders that we were moving downtown to end my three-hour daily commute and painful war with the flora and fauna in our yard. My wife, meanwhile, continued to transform said yard into a garden paradise and nurture our social connections in a beautiful beach neighbourhood. It all came to a crashing halt after 18 years when my wife did the unthinkable: she called my bluff and fell in love with a 686-squarefoot apartment. Fasten your seat belts; it’s time to sell the house.

Most boomers do at some point, and a lot of us follow through on it. The Conference Board of Canada has predicted more than 80 per cent of new housing demand will come from those over 65 in the next 20 years. Those number geeks also say 60 per cent of new households will be formed by those 75 and up. That’s a lot of tears and moving boxes, people. My wife and I missed the Freedom 55 moment two years ago, but after a dizzying flurry of real estate transactions, basement purging and a jump off some emotional and financial cliffs, we’re living the next best thing: the downsizer dream. The following advice is worth what you’ve paid.

First rule — do not take it personally

Carefully researching neighbourhoods, analyzing the market, selling before you buy — you’ll never do it. The very thought of dealing with all your stuff is enough to make you open another bottle of wine and watch Hoarders instead. See, those people are much worse than you. Besides, you love your house.

Can’t say we’ve really found a downside. We do miss friends from the old hood, but great neighbours and merchants are also in our new stomping grounds. The beloved garden has been traded for a small balcony space, the baby grand piano for an upright. The biggest plus is probably an end to reliance on the car. Walking to work, shopping, concerts, sports events and pretty much anything else keeps us healthier and happier — not to mention making everything much more affordable. As near gridlock approaches on the rush hour and with transit funding, it’s hard not to feel smug about being part of the solution after years of causing the problem. This kind of radical downsizing might not be for everyone — those who want space for visiting children and grandchildren come to mind — but we’ve found it completely liberating. After almost 20 years at the same address in a community we loved and a house that we had gutted once and renovated almost constantly, we were thrust into a harsh new world of real estate bargaining — and a closing date on the apartment loomed. We soon lear ned it’s a jungle out there, and the market was on the verge of softening. The process was brutal, as personal items and artwork were appraised and became part of the purchase-offer battleground. Just to make it a little more interesting, one of our best friends became our realtor. The result? Sold in eight days, and we had to be out in three weeks. Now comes the hard part.

apartment was livable. Going multi-family after 30 years of house living comes with a whole new set of rules governing elevator use, noise levels, and parking and bike storage space. Versatile plywood can become almost anything Jennifer Forker THE ASSOCIATED PRESS The home-improvement and design shows make it look easy: Take a simple sheet of inexpensive plywood and presto! In a few minutes, you’ve got a table, a cabinet or a lounge chair. It’s not that fast or dirtcheap, but it can be that easy, according to woodworking experts who speak fondly of plywood’s many merits. “Plywood is the starting point for many of the things I build,” says artist and designer Jimmy DiResta of New York City. “With some imagination and inventiveness it can become anything.” Plywood is cheaper and often stronger than solid wood, easy to find at homeimprovement or lumber stores, and — darn it — it looks good. Plywood is made from thin layers — called plies, or veneers — glued together under heat and pressure, with each ply laid perpendicular to the next. This “crossgraining” gives plywood its strength and stability, says Philip Schmidt, author of PlyDesign (Storey Publishing, 2012). Since plywood comes in more than a dozen standard thicknesses and twice as many grades, check a buying guide — Home Depot has one online — before purchasing it. Schmidt recommends using a cabinetgrade material, such as Baltic birch, for do-it-yourself projects. PlyDesign includes 73 projects for novices and experienced builders. Do-ityourself project magazines such as Ready Made and Make, and online sites such as Instructables offer many other ways to use plywood. “Plywood is inherently moder n, if you think of modern as starting in the 1920s,” says Schmidt, of Denver. “It’s still beautiful wood, and it’s really easy to work with.” A jigsaw can cut straight lines and curves, so that’s your primary tool, says

Schmidt. After that, invest in a good-quality drill. If you want to go deeper into plywood DIY, get a circular saw and a router, which helps cut out multiple pattern pieces. “I don’t own a table saw or any stationary power tools,” says Schmidt, a project designer and author of 17 design books. “I’m more into DIY.” DiResta recommends the jigsaw and circular saw for most plywood projects, and suggests starting out by building a storage box or simple bench. Curved cuts may require professional help. when cutting plywood, and sanding cut edges with a sanding block. Then there’s “the edge thing,” as Schmidt calls it: Do you cover the exposed plywood edge or let it be? Design will dictate, both DiResta and Schmidt say. Some modern-looking pieces look great with their plywood edges exposed, and the better quality the plywood, the better it’ll look. For other projects, you may want to cover that edge with veneer. “Exposing the edge strata of the panel is really cool,” says Schmidt. “It’s a nice

design element that you can work with.” For some, a project is too delicate or the plywood too high-end to entrust the cutting to one’s own hand. If that happens, find a local furniture-design business to cut the piece for you. They use computer-controlled routers that make precise cuts. Denver furniture maker Scott Bennett works with birch-and-alder plywood to make storage and shelving pieces for his company, Housefish. Occasionally, he’s asked to cut a one-off piece for a designer or DIY enthusiast. The cost is less than most people expect, he says, averaging about $100 per hour of work. “Considering how many hours you might spend trying to cut a complicated shape with hand tools, spending a couple hundred dollars to have a computer cut out your parts can be a good way to get into DIY projects,” Bennett says. He recommends investigating the online site Ponoko, which provides lasercutting services, but says most cities will have a few businesses that can handle an outside precision-cutting job.
