Neutral room with style never gets old MELISSA RAYWORTH THE ASSOCIATED PRESS Paint your walls a bold colour and friends will likely praise your creativity. Invest in a standout piece of fur niture or striking work of art and your decorating is bound to earn compliments. But creating a noteworthy room with subtle, understated elegance is a bit more complicated. Understated style “rides the fine line between too sparse and too cold,” says designer Brian Patrick Flynn, creator of the FlynnsideOut design blog. “A lack of objects makes a room feel unfinished, and a

lack of colour can also read of lifeless.” But finding the right, subtle balance can be worth it. Although bold decorating has been in the spotlight for a while, a more neutral room, if well-designed, “will never become tired,” Flynn says. How do you design a room that’s low-key and beautiful, not bland and boring?
Soften every surface Create warmth in understated rooms by filling them with soft, elegant materials. “Think of a camel cashmere sweater,” says designer Betsy Burnham of Burnham Design in Los Angeles. “It’s the simplest thing in the world,” but it’s timelessly beautiful and feels great. Materials like cashmere, silk and “breathable fabrics such as linen or cotton blends” bring a sense of warmth and comfort, Flynn agrees.

Many factors contribute to home prices STU NIEBERGALL Over the past few weeks there have been several news stories suggesting the Canadian “housing boom is over.” Even though the Canadian Real Estate Association stated close to a sevenper-cent spike in the average price of the average home, many housing pundits are suggesting that the housing market is cooling and the boom is over. Since 2006, news agencies have been running stories about the over value of Canadian housing and warning of an imminent correction. A major correction has yet to occur, but I am sure if they continue to make that prediction enough times, one of those times there
will be a correction and they will be able to say they saw it coming. However, if you had delayed getting into the housing market in Regina in 2009, based on the national experts stating the Canadian housing market was over-valued, and you put off your decision waiting until 2014, you would have added $66,800 or more than 28 per cent to the price of your home. Fitch Credit Rating Agency sparked the latest round of discussion when they stated last week that, “Canada’s real estate market is as much as 20 per cent overpriced.” They went on to say, “We believe high household debt relative to disposable income has made the market more susceptible to market stresses like unemployment or interest rate increases.” The Fitch Credit Rating agency is warning that the government may have to intervene in the housing market yet again. “Home
prices also continue to be supported by historically low interest rates and a lack of supply in the major metropolitan areas; these factors have propped up affordability and drive demand.” What housing pundits often miss in their analysis is how diverse and dispersed over a large geographical area the Canadian housing market in fact is. We do not have one housing market, but several markets. Each of those markets contains their own market pressures of supply and demand. Each market has its own land use policies and taxation models. That is why we often see housing prices in different markets react so differently. Va n c o u ve r ’s ave r a g e home price has increased 4.4 per cent, while Victoria has decreased 2.3 per cent. Calgary has increased 5.5 per cent, while Edmonton increased only 3.9 per cent. Saskatoon increased 3.2 per cent, while Regina’s aver-
age home price dropped 1.2 per cent. Toronto leads the nation with a 7.1 per cent increase, while Ottawa has only seen a 1.7 per cent increase. Montreal prices have grown by 0.9 per cent and Quebec City decreased by 1.6 per cent. The dispersion in actual price is also very broad. June’s average home price in Vancouver was $796,714, Toronto $568,953, Calgary $466,994, Edmonton $371,839, Saskatoon $345,773 and Regina $307,830. My point is housing markets are localized and often hard to predict. What I do know is that the housing markets do not need more market intervention as it does not address the real issues. What we need is leadership to deal with the market fundamentals, rather than market symptoms. In many urban centres prices have been largely inflated by restrictions on land supply and increasing governmentimposed fees and taxation.
For decades Canadian governments at all levels have been increasing the regulatory environment, which has had some positive benefit, as housing today is built better that ever before. At the same time, they have failed to invest in maintaining and building world class infrastructure — then, through a complex form of fees and levies, have downloaded those infrastructure deficit costs onto new homeowners. This has made new homes more expensive, which has increased the price of all homes. It is important to note that the Fitch representative stated, “…we’re not predicting that in the next year or two years that house prices are going to fall 20 per cent. … Compared to historical fundamentals, there’s 20-percent over valuation, but if incomes start to rise at faster rates or (there are) greater decreases in unemployment or significant growth
in population, (these) would bring values closer to sustainable levels without having to come down.” Once again, an alarmist headline is quite misleading. Three major elements of “historical fundamentals” are not measured in the Fitch assessment at all: transfers of wealth between generations; cash purchases of housing unaffordable based on incomes alone; and land-use regulations and development taxes pushing up land prices, coupled with new urbanization trends. Until these can be addressed, “over-valuation” talk is itself inflated. That is why important data gaps need to be captured by the agencies that follow and report housing market data, like Canada Mortgage and Housing Corporation (CMHC), if we are to predict with more accuracy what will actually occur in the housing markets and not just opinions based on a small amount of data.
Subtle Editing plays an import design role “Think of what materials and shapes are missing, and then keep adding until they fit together like a puzzle,” says Flynn. “The key to a well-balanced room is a mix of natural materials.”

Sheer curtains can maximize daylight, while “in the evening, it’s about lamps,” says New York-based designer Jon Call of Mr. Call Designs. Place lamps to evenly spread light, eliminating bright spots and dark shadows.
Eliminate what’s not special
Compelling shapes In a subtle room without busy patterns or bold colours, find other ways to create interest, Call says. One strategy is using objects with interesting or intricate shapes that draw attention to workmanship and creativity. Bur nham recently designed a bedroom with a large bed that featured beautiful wood carving, bringing some excitement to an otherwise subtle room. Flynn seeks out furniture with “interesting detail, such as fretwork or inlaid panelling.”

trasting textures. Silk will maximize light, Call says, while materials like linen and cashmere absorb it. So
use them together: Pair a linen sofa with silk pillows, for example, or a seagrass rug with a silk-covered chair.
Get the savings habit!
In a subtle but striking room, “everything you do use should mean something,” Burnham says. “Either it’s an interesting shape, or the finish is unusual or the fabric is so fine and special.” There are fewer items, but better ones. Your coffee table may be a neutral colour and simple material, she says, but “maybe it’s a vintage coffee table that has this amazing provenance or patina.” Eliminate items that don’t contribute much. If letting go of them is difficult, Burnham suggests this exercise: “For everything you bring in, you take two things away.” Flynn agrees: “Editing plays a huge role in understated rooms,” he says. “In a dining room I did in Atlanta, I used all dove-grey tones in the room, and every single element had highly sculptural qualities that made the play on shapes and texture the prominent story.” Luxury Condos in Windsor Park. 2 bedroom and den options, 1063-1434 sq. ft., ground level garage parking.

Q: I hate colour and printed
upholstery. This fact is reflected in my small condo, as all my furniture is grey and nondescript, and I have white walls As a guy in my office purports, if you go to someone’s place and they have no books, you shouldn’t sleep with them because they have no colour and no soul. I now have a slightly more daring feeling, resulting from recent sunny days. I’m not so emboldened as to try wallpaper or a colour-print sofa, but possibly a large chair in a contemporary pattern. Suggestions welcome. A: I nearly choked on my tea from laughing so hard when I read your bit about the books. I couldn’t tell whether you have books or not, but you can certainly express your colourful personality with a little colour in other things in your home. An uphols t ered ch a i r is a great way to add some colour to your space, but for people with colour phobia, an ottoman is even better. You can always throw a patterned pillow onto a grey armchair to add some life, but an ottoman will balance your space, giving you a nice shot of colour in the middle of the room. There are plenty of patter ned ottomans on the market (I’ve done a little shopping for you), but if you find a solid one in a

One out side pro ject that will pay you back right away is re-caulk ing your home’s exterior. Caulk ing is a rela tive ly sim ple job with a big payoff. It pro tects your home against wat er and moisture intrusion, preventing things like mould and rot. It also helps stop drafts and heat loss, sav ing you money every month. It can also keep dangerous fumes like carbon monoxide from seeping into the house. We use caulking whenever two dif ferent materi als meet. That includes inside the house, like where the countertop meets the backsplash in the kitch en, the sink meets the wall in the bathroom, or where the tub meet the tile in the shower. This stops water from getting into places where it shouldn’t. Do we caulk around toilets? If a toilet is installed prop erly, it does not need caulking.
Silicone, latex or hybrid? In wet areas, like the kitchen and bathroom, use silicone — not latex. Latex will mould. Make sure the caulking is also mildew resistant. Read the label. It used to be the case that if we were caulking outside — for instance, around windows and door frames — we would only use a special type of rubberized exterior caulk ing. But some of today’s new caulk ing products can be used in doors and out doors — a g ain,
read the label to make sure. These are usu al ly hy brid products made with silicon and polyurethane. About 90 per cent of exter ior caulk ing ap pli cations to day are sili cone. They should be rubberized with a minimum of 20 to 25 per cent flexibility. These new prod ucts do a good job of al lowing for move ment — which is especially important around win dow and door frames i n C a n a d i a n c l i m a t e s, where tem per atures can drop to at least -20 C in win ter and rise to 30 C in summer. That’s a lot of expand ing and con tracting — you need a material that is flexible for a proper seal around win dow and door frames that lasts.
Interior ver sus exterior caulking Some thing to kee p in mind is that dif ferent types of caulk ing de liver dif ferent benefits. Some are water-resistant, have dif ferent levels of durability or can be paint ed over — others can’t. One big dif fer ence between in ter ior and ex terior caulking is that indoor caulk ing can usu al ly be painted, outdoor can’t. Even in cases where the paint sticks to ex ter ior caulk ing, the nat ural expan sion and con trac tion will crack the paint anyway, so I wouldn’t get hung up if your con tractor tells you that you can’t paint over it. Choose one that matches the framing, such as white or clear. The best thing homeowners can do this time of year is take a quick walk around the house and check for m o u l d o n w i n d ow s i l l s, cracks in the caulking and big gaps between materials — you want to make sure these are sealed.
You usually see the most wear and tear in ex ter ior caulking on the south side of the house — the side most ex posed to sun light, which can speed up deterioration of the caulking. If you see big gaps or cracks call a pro.
Good job is invisible Like I said, caulk ing is a fairly simple job, but it’s one of those things that can real ly se p ar ate the pros from the amateurs — you can def in ite ly judge a pro by their caulk ing. If a caulking job is bad you can see it immediately. For ex ample, pros will ap p ly a n eve n b e a d o f caulking and then “tool” or smooth it out, usually with a piece of wood they dip into a solution of soap and water. The soap and water makes the tool slip pery, so it doesn’t grab the caulking, giv ing you that nice, smooth, finished look. If you no tice the caulking on the ex ter ior of a house, along trim or in the shower, it’s usually because it’s a bad job. But good work isn’t cheap. Don’t expect to get a professional caulking job on the exterior of your home for less than $1,000. E ve r y o n e k n ow s I ’ m about what’s be hind the wall, but you need to pay at ten tion to the fin ish ing. It’s all about craftsmanship — doing trim properly, including how you finish off your caulk ing in the corners of the trim so you can paint it. Caulking is one of those things you don’t want to cut cor ners on because it can really screw up the look of the en tire job. That’s why you hire a pro to do it right.
