Investment in maintenance worthwhile MEGAN COLE THE CANADIAN PRESS VICTORIA — Decks have become an essential feature of a modern home and a hub of activity for life in the summer, so most homeowners would rather spend their time enjoying them, not maintaining surfaces. The weather across Canada, from snow to rain and hot sun, can cause serious deck maintenance issues, such as a need for sanding and staining every few years for optimal appearance and durability. “With the Vancouver weather we get lots of requests for low-maintenance decks,” says Jobie Mallett, owner of Vancouver’s Little Star Renovations. “People want low maintenance, but I always tell them it doesn’t matter what you put on, there is always going to
be some kind of maintenance.” Instead of talking low maintenance with his clients, Mallett says he tries to divert their thinking to long lasting because, if nothing else, homeowners will have to power wash their deck every year to extend its life. “It often comes down to the kind of stain they use,” he says. “That is a big deal. People pick cheaper stains and end up having huge maintenance issues down the road.” Mallett says when a homeowner is spending $10,000 on a deck, an extra $200 on welltrusted premium stain is pennies when you consider the amount of maintenance needed in future if you put on a bad product. “I’ve seen so many people put on a cheap stain because it has a big-box-store label on it, and then they have huge issues down the road because they have to try and remove the old stain to put a new one on,” he says. “You get what you pay for, but it is well worth the money to buy a premium stain.”

Deck Annual maintenance CONTINUED FROM F1 Like Mallett, Joshua Czerwinski, sales and design manager/owner of Paramount Custom Decks Inc., in Edmonton, says low maintenance is a huge request from his customers when it comes to decking and related products. “In the last five to 10 years the low-maintenance products have improved substantially,” says Czerwinski. “The selection out there is a lot bigger than it was. The problems and warranty claims have been going down drastically. The products, in my opinion, are a lot better.” Czerwinski says there is annual maintenance homeowners should do like snow removal and cleaning. Clearing snow from a deck pro-
tects the wood and also prevents potential collapse of the deck itself if there’s a heavy buildup of the white stuff. Washing annually helps remove leaves and pollen, which can eventually lead to mould, mildew and algae. Deck construction, much like other home-improvement projects, is increasingly being tackled by homeowners. Czerwinski and Mallett say basic deck construction is something someone with basic to intermediate carpentry skills can do. Before taking on a deck project Czerwinski says there are three essential things to look at. “The important parts for a homeowner to pay attention to when building a deck is the foundation and the way the deck attaches to
the house through a ledger board,” he says. “They should also familiarize themselves with all the necessary permits and follow all your local building codes, and that would cover safety.” The biggest issues Czerwinski says homeowners run into with deck construction have to do with the length of time they’ve given themselves to complete the project. “A lot of times they will have friends or family come help out and they will be doing the project incorrectly or sometimes it will be taking much too long,” he says. “Most of the time it is the combination of those two things.” Be sure the deck will be complete before sending out the party invitations.

June 21 is the longest day of the year, the day we’ll get the most daylight hours, which is reason to celebrate. Not to mention, it’s also my daughter Sherry’s birthday. It makes sense to use that extra sunlight. It’s free, clean, renewable, and thanks to huge leaps in technology, it’s getting easier to incorporate solar power in homes. And condo builders are joining the fun, too. When most people think condos they think standard construction — if you’ve seen one you’ve seen them all. Not true. Just as the housing market has changed over the last 10 years, so has the condo market. Why? Because homeowners are homeowners, whether they live in a 3,000-square-foot house or a 500-square-foot condo. Homeowners care about saving money on their monthly bills, healthy indoor air, sustainability, and most importantly they care about their home and how it works for them. Today’s smart condo builders know who they’re selling to. It’s no secret I love houses. They are great investments homeowners can keep all
their lives, and you can change the space so it works for you, especially as you grow older. But is buying a house realistic for everyone? No. More homeowners are being forced to raise their families in smaller spaces like condos. So issues such as indoor air quality and responsible building are becoming more important in the condo market. Buying a condo doesn’t mean you have to sit out going green and accept the standard concrete box. You can do better than that and save money. Some condos going up today are creating the highest level of environmental and sustainable standards. These condo developments are future-focused and help support healthier lifestyles. For example, a smart developer will build a condo on a transit line, so you can be downtown within minutes without relying on a car. Think of how much money you can save being vehiclefree — not to mention the benefits to the environment, like fewer CO2 emissions and less fuel consumption. Some new green condos also have programmable thermostats in every suite, quiet and energy-efficient air circulation (including fans), waste-heat recovery systems for heating and domestic hot water and greywater recycling. Some even collect rainwater to water the property, and some have an eco-friendly car wash. It’s about incorporating

much as 30 to 40 per cent of the heat a building generates is wasted. But some condo builders are taking that energy and using it to preheat water for bathrooms, kitchens and laundry. Really innovative condo
builders are taking this cogen system and combining it with geother mal — so they’re creating a hybrid system that generates power, uses the heat from generating that power to heat water, and then using the temperature from the ground (geothermal) to further increase the temperature of the water for domestic use. So they’re using even less energy, and any excess energy produced by the condo’s system can be sold back to the grid. There are huge benefits here: First, a system like this can reduce greenhouse g as emissions by 7,500 tonnes over its 30-year life — the equivalent of removing 2,884 cars from the road! Two, it can help protect condo owners from unexpected spikes in monthly fees, or “improvement fees.” And three, it provides onsite energy that can be used during grid interruptions or failure, so your lights stay on while the rest of the city is in the dark. When condo builders build right and smart, they help residents save — up to 30 per cent over several years on utility and monthly maintenance costs. Who wouldn’t like that? Suzhou-based WinSun recently constructed 10 houses from parts made in a giant 3D printer — all in less than a day. The small homes cost less than $5,000 each, half the price of homes built using traditional methods, and the component parts are primarily recycled cement and glass.

Syrians return to the rubble of Homs DIAA HADID AND ALBERT AJI THE ASSOCIATED PRESS HOMS, SYRIA — Syrians have begun trudging back into the Old City of Homs, where they dig among the ruins for the remains of lives shattered by heavy fighting and a grinding twoyear siege that finally forced rebels to withdraw last month. On one street a Syrian man strapped a red chair to his bicycle and pedalled around piles of rubble beneath buildings hollowed out by months of shelling. On another, two children in tattered clothes dragged on cigarettes as they hauled away scrap metal. This apocalyptic landscape will be a testing ground for efforts by Syrian President Bashar Assad’s government to resettle urban areas seized from the rebels and stitch Syria’s shredded multi-sectarian tapestry back together, even as the uprising against him shows no sign of abating. The government’s victory in Homs, once dubbed the “capital of the revolution,” came at a staggering cost. Months of heavy shelling in 2011 and 2012 gave way to a suffocating army siege in which the few thousand residents who remained in the Old City nearly starved to death, surviving for months on little more than weeds. B l o ck a f t e r bl o ck o f bombed-out buildings, encompassing around half of Syria’s third largest city, reveal the devastating onslaught unleashed by Assad’s forces against an uprising that began in March 2011 as largely peaceful protests but eventually ignited a civil war. The fighting has claimed an estimated 160,000

On a scorching day earlier this month a young soldier with a black duffel bag clamoured over a hill of rubble that was once an apartment block in Homs. “All I found were the verses of the Qur’an,” he said, referring to framed pages that adorn many Muslim homes. When asked about the rest of his home he responded, “Leave it to God,” before walking away. In a former front-line area, a bulldozer had cleared paths through piles of rubble interspersed with artifacts of domestic life — the foamy contents of a mattress, pots and pans and a pink plate. Bullet-riddled
shutters creaked and twisted in the wind. A nearby sniper’s nest held clues to the rebels’ final days before the withdrawal. The room was stacked with sandbags and metal drums, the floor littered with a cigarette pack and an empty liquor bottle. “Assad’s dogs died here,” was scrawled on the wall. The destruction brutally illustrates the imbalance of force between the government’s modern army and the outgunned rebels. It also suggests the unravelling of sectarian relations as the war enters its fourth year. Christians and other minorities have largely stood by Assad, fearing the Islamic extremists that have

Colorado wants to make sure pot cookies are safe to eat KRISTEN WYATT THE ASSOCIATED PRESS DENVER — The marijuana in those pot brownies isn’t the only thing that can potentially make consumers sick. The industry and regulators are taking a closer look at how pot-infused edibles are actually made. The thriving edible marijuana industry in Colorado is preparing for new testing requirements — due to take in effect in October — to make sure the products are safe to eat and drink. While consuming too much of an edible has been connected to at least one death and a handful of hospital visits since retail recreational sales began in January, officials say there have been no reports of anyone getting a food-borne illness from edibles. Still, activists, producers and officials agree that safety testing is long overdue for a sector of the new pot market that, according to one industry estimate, has sold at least eight million pieces this year. Food-safety testing is essential “to building any sort of credibility for the industry … to create that p u bl i c c o n f i d e n c e t h at we’re not just a bunch of stupid kids throwing marijuana into cookies and putting them on the market,” said Jazzmine Hall-Oldham, general manager of Bakked, which makes cannabis concentrates and pot-infused chocolate bars. With no federal help in regulating production — because the drug is illegal under federal law — state and local governments have had to assemble a patchwork of health and safety regulations for foods with cannabis.
assumed a powerful role in the Sunni-led insurgency. The walls of the mostly Christian Majla area are scarred with bullets, but most buildings stand. The mainly Sunni area of Khalidiya, by contrast, is an expanse of shelled-out buildings and hills of rubble. In the nearby Saint Mary Church of the Holy Belt, a Syriac Orthodox church, the foundations of which date back to A.D. 50, workers had just finished fixing the floor around the altar. Someone had apparently tried to unearth the church’s prized relic, part of a belt believed to have been worn by the Virgin Mary, according to parish priest Zahri Khazaal.
The metal bust of a patriarch nearby appeared to have been used as target practice. Khazaal estimated that some 600 Christians out of a prewar population of 80,000 had returned to the area since the rebels left, based on church attendance. They include Hana Awaida, 82, who said he and his wife were forced out of their home by the rebels. They came back to find their house burned out, but still standing. “We don’t have any money to rebuild,” he shrugged. But he said they had nowhere else to go. In another Christian area, workers were repairing damage to the home of Najib
Nasara, where it appeared rebel fighters had smashed a statue of the Virgin Mary. Nasara nevertheless said he hoped his Muslim neighbours would return. “We can’t live without them, and they can’t live without us,” he said. In one of the Sunni neighbourhoods that bore the brunt of the assault, Amal, 53, said there was nothing left to salvage. Her brother went missing in December 2012, but she wouldn’t say how or why — a response typical among families who support, or once supported, the uprising. Now she, her sister-inlaw and her brother’s five children are squatting in a damaged home, but the apartment’s owners want it back. “We have nowhere to go,” Amal said, asking that her last name not be published for fear of retribution. Talal Barazi, the governor of Homs province, said that residents whose homes were destroyed would be compensated or provided with an alternative residence, but it’s unclear where the government will find such resources in the wartime economy. Khaled, 47, was among the lucky few who found his house battered but still standing. “It’s four ceilings and a wall, but it’s standing,” he said. “There’s nothing more beautiful than one’s own home, even when it’s destroyed.” The graffiti throughout the bombed-out areas strikes a darker tone. “Either Assad or the country burns,” is written on one pockmarked wall. Another line, perhaps left by a departing fighter, vows: “We are leaving, but coming back.”

The agency that regulates Colorado’s marijuana industry, the state Department of Revenue, requires pot-manufacturing facilities to meet the same sanitation requirements as retail food establishments, including adequate hand-washing and refrigeration. But the question of whether the state’s 51 licensed recreational edible-pot makers meet those standards is left to local health departments, agency spokeswoman Natriece Bryant said. State regulations requiring them also to pass tests for common food contaminants — such as E. coli and salmonella — don’t take effect until the fall. In Colorado, for now it’s a case of buyer-beware when eating foods including cannabis. I n Wa s h i n g t o n s t at e, where retail sales are expected to begin the week of
July 7, regulations call for samples of all marijuana sold for consumption to clear a “microbiological screening,” whether it’s in edible, smokable or concentrate form. The state’s Liquor Control Board has adopted limits for how many “colony-forming units” of moulds, bacteria and yeast are considered acceptable, with zero tolerance for any presence of salmonella or E. coli. Commercial pot kitchens in Washington must pass a state Agriculture Department inspection before people who make edibles can be licensed, and so far, only one such inspection has occurred. The results of that inspection haven’t been released, and there will likely be no marijuana-infused brownies, cookies or other edibles on pot-shop shelves when sales begin.
