Functional options Blending office and living space Samantha Pynn For Postmedia News Q: I’m living with stacks of banker’s boxes and want to cry every time I look at them. I bought a live-work loft and want my office space to blend with my living space. I was attracted to the high ceilings and envisioned myself impressing clients with a colourful and cool space, but I’m having the worst time finding a functional and comfortable design. I’m embarrassed by how I’m living and rarely have clients drop by. A: Don’t feel embarrassed. I’ve lived with stacks of banker’s boxes, and, in my early 20s, even a mattress on the floor. The memory is majorly depressing. Honestly, I started decorating to avoid prescription drugs. Once you start organizing
your loft, your sadness will lift. First, you’ll need storage. High ceilings are a blessing in any home. In a work-live loft, you’ll want to take advantage of those high ceilings and build up with tall shelving or cabinets. I found a great inspiration photo from West Elm (westelm.ca) that shows how to create a hip and homey workspace. For office supplies and miscellaneous items to which you need quick access, stylish storage boxes or baskets will keep everything looking chic and organized. Obviously, filing cabinets work best for, well, files. But, if you feel that they look institutional, spray-paint your filing cabinets the same colour as your walls to make them fade into the scenery. Next, you’ll want to add furniture that doesn’t look like the kind you’d find in a cubicle. In the photo, the Parson’s style desk with two hidden drawers looks like (and could sub as) a dining table. The upholstered blueand-white striped West Elm Saddle office chair would look equally great in a liv-
ing or dining room. If you sit at your desk for most of the day, however, you’ll need a chair that’s ergonomic. A pair of upholstered chairs would work well as visitor chairs and keep your office looking and feeling comfy. Lighting in any office is key. Fluorescent tube lights are the enemy. No matter what type of lighting you have in your loft, the addition of floor and table lamps will keep your space from feeling austere. A giant light fixture like the white lantern above the desk will give your space a “cool” vibe, while a bright yellow task lamp will provide light for reading and a shot of colour. The biggest statement in this room is the colourful sunburst rug. You can definitely choose a neutral rug to add texture and warmth, but if cheery and fun is your aim, then choose a rug like it’s art for the floor. Sherwood annexation key to Regina's growth Stu Niebergall Mayor Michael Fougere and the City of Regina have recently announced the intention to begin the process to annex the appropriate amount of land from the RM of Sherwood to ensure the necessary elements are in place to support Regina’s continued growth. The Regina & Region Home Builders’ Association, applaud Mayor Michael Fougere and Regina City Council for taking these measures. The proposed annexation of the lands bordering Regina in the RM of Sherwood will ensure that land is available to provide new communities the necessary housing and the services that will support the influx of population that has accompanied our recent economic boom, and which is forecasted to
continue into the years ahead. In addition to accommodating an adequate supply of land for the current and future demands for housing, it is necessary to ensure that housing affordability does not erode further. We want to mitigate the upward pressure placed on the cost of housing that accompanies lack of supply. Annexation of the land in the RM of Sherwood will secure future land to avoid this scenario. But there is more at stake here. Many of us have become familiar with the Design Regina public consultation process. The results from the process will go into formulating Regina’s new Official Community Plan (OCP). The OCP plays a vital role in providing our city with a vision that offers a sound framework for our city’s growth. This plan must not end at our city’s current boundary. Annexation is the best possible solution to a sound and coordinated approach to future city planning. Other options will only result in haphazard development — a mess of un-
planned commercial, industrial and residential arrangements. This would not be good for the citizens of Regina, nor for the citizens of the RM. That is why we are puzzled when we hear about high-density residential development near the city limits that allow the RM residents to skirt city taxes and development levies. This places an additional burden on city’s businesses and residents. The RM appears free to develop as it wishes outside the small fringe area, but we must recognize when the rural municipality gets into the new city building business right next to an existing city, it reaps the benefits of the our city’s growth without having to provide fair support for libraries, schools, recreation facilities, roads, transportation systems, arts and culture facilitates, policing and fire protection to name a few. My belief is the City of Regina has the experience and the expertise to undertake the type of urban planning that will attract
and accommodate future growth. It brings years of experience and has spent significant time and resources consulting with the public and stakeholder groups on the future plan for Regina and area. The city has taken the a responsible approach to planning the Regina OCP (official community plan) by identifying the lowest cost option for growth as it relates to servicing costs and underutilization capacity in there infrastructure. We do not always agree with every aspect from the city, but recognize the importance and competency the City of Regina planning department brings to the development community, while minimizing the impact of speculators from inflating land process and further eroding affordability. This approach must be supported. We have been so fortunate in Saskatchewan, with such a high international demand for our natural resources, our province has fared well through very uncertain times in the global economy. We want the boom to continue. We all
benefit from economic growth. The residential construction industry has played a primary role in the growth and prosperity of our city. We do not want this to be halted. Annexation will ensure that we can continue to build, our city will continue to grow, and our economy will continue to thrive. For months, the Regina & Region Home Builders’ Association has been advocating for regional planning as an economic imperative for the capital region. In the absence of a real stake in the ground on this issue, we implore the provincial government to ensure that the City of Regina’s request for the annexation of RM of Sherwood land is approved, and that the RM of Sherwood is fairly compensated for that land. When the heat hits fan, invest in air conditioners Patrick Langston Postmedia News Summer’s edging closer with its spiking temperatures and sweltering humidity. Unless you plan to park yourself in front of an electric fan to cool off, it’s time to invest in air conditioning.
Options 1. Central air conditioning: Keeps the whole house comfortable by feeding cool air through a home’s ductwork. Because the compressor is outside, it’s quiet inside. Cost: Starts around $3,000 for a new or replacement system, including installation. 2. A ductless system: This is for homes without heating ducts; it also has an exterior compressor, but uses individual, wall-mounted units to keep rooms cool. The units are connected to the compressor by pipes run through the wall. Ductless can save money by letting you cool only the room you’re in — a bedroom at night, for example. Cost: About the same as central air.
3. Window, portable (they are on wheels) or through-the-wall (permanently installed) units cool an individual room. Older window air conditioners sound like a 747 taking off, but new models are much quieter. Cost: Less than $100 and up at big-box stores. 4. You can also rent air conditioners. Cost: Prices generally start at $49/month, including maintenance for central air conditioning and $60 for ductless. An Internet search did not turn up any window or portable rentals.
Terminology Central air is rated by BTU (British Thermal Units) per hour, a measurement of a system’s cooling capacity) and SEER (Seasonal Energy Efficiency Ratio, a measurement of energy efficiency). Your contractor will help you decide what’s best for you, but it’s worth noting that replacing an existing system with a new one with a SEER rating of 14.5 or more — equivalent to Energy Star — brings a rebate of $250 to $400 from Ontario Power Authority if done

Second life for ready-to-retire shipping tanks Inventor turns boxes into homes Megan Cole The Canadian Press VICTORIA — Recycling has become a daily chore in most homes, but for Victoria residential designer Keith Dewey, the process of reusing is integral to the homes he creates. Dewey lives in what’s thought to be Canada’s first shipping container building, Zigloo Domestique, with his wife, Heather, and their daughter. “When it came time for my wife and I to move out of the small suite we were living in and look for a new house, we decided to purchase a piece of property and prove some of these ideas I’d been playing with,” said Dewey. The couple bought an awkward lot in downtown Victoria with a buildable footprint of 13 metres by 12 metres (42 feet by 40 feet), and Dewey was able to create a home with a living space of 186 square metres (2,000 square feet). “I used eight 20-foot (sixmetre) shipping containers and modified them to include doors and windows. We also put a proper roof over them and created a very comfortable interior style,” he said. The inspiration for designing homes with shipping containers came while Dewey was completing an environmental design program at the Ontario College of Art and Design. “The first example I ever saw was in a magazine article. It was a small 20-foot

containers are strong when used for their intended application, Evan Willoughby, co-founder of Saskatoon’s 3Twenty Solutions, said they become weaker when you cut the walls. “Doorways and windows are fine,” said Willoughby. “But I’m working on a window that has a 16-foot (fivemetre) opening in the middle to make a large room. We have to do a lot of welding reinforcing on the roof and floor.” Willoughby and partner Bryan McCrea met while promoting former Dragon’s Den entrepreneur Brett Wilson’s Idea Q Challenge. “I’ve always been fascinated with modular construction and always thought I wanted to get into that,” said Willoughby. “I was thinking how can I do modular and take it further?” The pair ended up winning the challenge and eventually struck a deal with Wilson on the CBC-TV show. With the goal of eventually building residential spaces, 3Twenty Solutions creates on-site work and housing facilities, including a 180-person barracks at Canadian Forces Base Cold Lake in Alberta for Operation Maple Flag. Even though the containers need modifications to make them livable, Dewey said the environmental impact of using “end of life” containers is important. “Every year there are at least 1.4 million shipping containers sent back to Asia to be recycled,” he said. “That’s a very large carbon footprint when the structure is intact and you’re able to do a little bit of manipulation, put them on a foundation and give them a new life. “It’s a great retirement for them.”

It was every homebuyer’s worst nightmare: discovering the expensive bungalow bought “site” unseen over the Internet was not what it had seemed. When Nancy Spiewak and her partner Gord Galvin arrived at their “new” front door in July 2011, the paint was peeling, the roof needed replacing and there was no heat; some of the heritage home’s radiators were even propped up by bricks. “My heart sank. What a neglected mess. What a lot of work. What a dump the previous owners had let it slip into,” says Nancy, who bought the house based on a Google walk through its upscale neighbourhood. A situation that would have most people calling for a wrecking ball or their lawyers became a mission to give a 3,000-square-foot “grande old dame” a 21st-century facelift. Their new home, the John Stein Residence, was built in 1911, seven years after Edmonton’s incorporation as a city. In the architecturally rich neighbourhood of Westmount, it enjoys a place on the city’s official list of historic resources. Nancy and Gord’s re-imagined home is now a wonderful blend of old world marrying new. The central staircase went from a treacherously steep, walled-in climb to a glass-and-oak switchback, creating a “heart of light” spreading sunlight in all directions. Despite a definite Arts and Crafts feel, Nancy prefers to more loosely define her home’s style as a combination of “high-gloss blacks, creams, classic and simple, European flavour, and turn-of-the-century styling with a modern twist.” She laughs, but insists she isn’t joking when she credits most of her renovation’s inspiration to the styling and contents of a bottle of her favourite gin, Hendricks.

An antique chest provides a stunning contrast to the stairwell’s clean, modern lines in this Westmount heritage home. As a professional photographer with a degree in fine arts, creating moods with lighting, clean lines, old wood, leaded glass and walls washed in knockout colours comes easily to her. So, apparently, do determination and drive. She spent more than 2,000 “woman” hours on the house herself, because she had such a hard time getting workers in Edmonton’s hot labour market to show up and finish jobs. She tiled the feature wall herself in the cupboard-less, white and black kitchen. The wall is made up of small, rectangular white tiles that were inspired by a photo she took in a famous metro
station in Paris. It took her two weeks to finish, and complements the opposing original red brick wall that was spared during the renovation. Oak countertops and pullout cupboard drawers from Ikea make storage a breeze. The stools, which Nancy and Gord spotted on a stroll in New York City, look like they came from a 1950s ice cream parlour, with their chrome posts and worn, candy-coloured red leather. The room has been opened up to include the dining area, fireplace seating and library. Wall-to-wall windows and glass french doors lead to the deck and backyard. A mud room has been transformed
into a library, with a wall of wine racks and storage nooks. Wingback chairs in front of the antique fireplace create a cosy nook. Nancy ordered many of the room’s finishing touches over the Internet, including the delicate, delightful white Danish pendant lighting and bold, colourful carpets. The adjacent ebony bathroom, which she calls “the gentleman’s room,” is in tones inspired by a photo Nancy took of a storm over the ocean in Mexico. A chandelier, pot lights and sconces — all on dimmers — create a mood of rest and luxury. The room’s shiny black wainscotting reflects the cast-iron claw foot tub, which Nancy found online and had shipped for free from Virginia. Its simple wall-mounted chrome water spout and fixtures match the vanity, which stores most of the daily necessities. Nancy says one of the renovation’s biggest costs was the new furnace and in-floor heating system. She says that after having opened up the middle of the house, she only has to turn on the main floor heat to keep the upstairs warm as well. The opposite of its glossy black counterpart on the main floor, the upstairs bathroom is bright ivory, with a large walk-in glass shower and polished, sliced-pebble flooring. The master bedroom, with floorto-ceiling windows, opens to a deck overlooking the large backyard, where a nature-made picture of cherry, lilac and apple blossoms will greet Gord and Nancy come spring. The entire home is like an original piece of art — gracious, eyecatching and perfectly balanced. As Nancy says, although a move is imminent for Gord and her, she can’t imagine anyone knocking the house down in the near future, which is just the security a grande old dame deserves when entering her second century.

Improve the air quality inside your home Postmedia News With summer’s air-quality indexes about to start hitting some nasty levels, it’s understandable to be concerned about breathing in pollutants. But it’s important not to overlook indoor air quality, as well.
You can take several steps to improve the quality of air in your home: 1. Open the windows and let fresh air circulate. It is important to change the air inside your home several times a day to prevent the buildup of pollutants. Even opening windows a crack can help. 2. Change the filters on
home heating and cooling systems as the manufacturer suggests. 3. Routinely clean the exhaust vents in kitchens, bathrooms and laundry rooms. 4. Consider installing an air purification system, or purchase portable HEPA air purifiers.
5. Routinely clean bedding used by pets, and groom animals to remove shed fur. 6. Avoid using toxic cleaning products. Choose natural alternatives such as vinegar, baking soda and lemon, or look for natural cleaners at the supermarket. If you do use toxic cleaners, keep windows wide open while clean-
ing. 7. Use natural pest control procedures inside when possible. 8. Introduce more plants that filter air to your home. They include golden pothos, snake plant, aloe, bamboo palm and peace lily. 9. Use detectors to test for radon and carbon monoxide
(CO) in the home. For high radon levels, consult a certified indoor air quality professional to find a solution. For high CO levels, the Canadian Mortgage and Housing Corporation recommends checking to see if anyone has flu-like symptoms, feels drowsy or dizzy, or is vomiting. If so, call 911.
