Downsizing ups the cool quotient Maintenance minimized by design NANCY REMPEL POSTMEDIA NEWS When Cathy and Peter Nissen decided to downsize, their initial thought was one that’s not uncommon: buy a condominium. But after looking around and crunching the numbers, including the cost of ongoing condo fees, they instead built what Peter jests is their “two-room shack up on the hill.” Cathy calls the infill “a condo with a yard.” The pair — he is the associate dean of business at Northern Alberta Institute of Technology, she is an assistant superintendent with the Edmonton Catholic school board — readily admit their approach to downsizing had substantial upfront costs. But they have no regrets

about creating a stunning alternative to condo life. The home stands out on the street’s mix of postwar bungalows and large, suburban-looking infill. It is flatroofed, red-doored, sleek and modern. The simple exterior is clad in shiny, black corrugated steel that has been “baked,” so it will never fade and is easily maintained with the spray of a hose. Cedar siding softens the look, while 13-foot, sliding glass doors dance with light. “People are so frightened of infill,” says Cathy, noting that their new addition to the street has been very well received by neighbours, some of whom have described it as a piece of art. The minimalist design emerged because Cathy’s top priorities were easy maintenance and barrierfree living. She jokes that she drove designer Joe Johnson of Connect Architecture a little crazy, because when she was presented with any of his designs her first ques-

tion was always, “Do I have to clean it?” If she did, the idea was vetoed. As a result, the home contains spare, clean lines throughout, with built-in desks, a built-in sound system and many other hidden features. With the exception of the master bedroom, there are no window coverings. Infloor heating and a large gas fireplace on the main floor keep the space comfortably warm, so the furnace rarely has to kick in — thus reducing a potential source of dust. Johnson says the Nissens wanted a contemporary design that was both specific to their lifestyle and respectful of the surrounding environment in a mature neighbourhood. “It has a modest footprint, and a more intelligent layout, and something that is a little bit more urban-modern, rather than traditional cookie-cutter that has no relation to the site at all,” he says.
