Black wall introduces striking elegance Contrasts provide room with drama Amanda Ash Postmedia News Marcelene Ryan didn’t stutter or gasp when her interior designer suggested painting her living room feature wall black in 2008. While most people would have been scared by the idea, Ryan found herself attracted to the idea of a dark, glamorous room that would boast elegance and eye-catching contrast when decorated with white accents and furniture. “I was gung-ho,” Ryan says. “I wanted something that was dramatic, something that when you walk in, you go ‘whoa.’ I always thought black and white was timeless.” Five years later, Ryan has noticed more and more homeowners venturing toward the dark side, toying with the idea of black walls in bath-

Black took over many of the fabulously sinister styles on the past few fashion runways, and it seems homes are also tapping into the trend. The social networking site

little bit. People are getting braver and they’re looking for ways to add interest and drama, and the dark colours do that.” Paint, being both easy to apply and easy on the wallet, is a great way to spruce up
your home with little consequence. Fortin says there are also many different kinds of black, such as a really dark navy or a colour that has a berry tone to it. Black paint can create a very elegant feel to a space, especially if you’re co-ordinating it with white furniture or accents. For a more flirty and fun feel, you can inject primary colours such as yellows, blues, greens and reds. Fortin says black paint works in any room including transition spaces that tend to feel blah or ignored. Two things to consider before painting a room with black: whether you have good lighting — either natural or artificial or a combination of both — and the colour of your existing furniture. “The sky’s the limit” when it comes to colours that go with black, but Fortin says neutrals, creams, whites, ivories and golds coordinate well. “It all comes down to finding a balance between light and dark.

Deciding to buy: A new home or a fixer-upper?
Stu Niebergall When beginning the process of buying a home, it can be challenging in deciding whether to go with a newly built home or a used home that needs some attention. When considering the choices, it is important to consider the advantages and disadvantages of each. There are certain advantages to going with a fixer-upper. Older character homes are often close to downtown and some of Regina’s most beautiful heritage and recreational amenities, like the incredible Wascana Park. Older homes can also have a certain unique char m, like arched doorways, original hardwood floors and clawfoot tubs. Homes built in the 1960s, ’70s and ’80s often provide a lot of home and yard for your money. Renovating such a home can be very satisfying allowing creativity for the ambitious homeowner through the remodelling and renovating process. You do need to consider, however, that these homes can come with a serious financial and time commitment and that the money you save on the purchase price up front will certainly go into the cost of renovating. Even the most renovationorientated homebuyer can become disenchanted as they peel back the layers of repairs that became evident only after the purchase papers were signed. These unforeseen expenses can typically stretch and exceed even the most well-thoughtout budget. In addition, those invisible and expensive repairs, like replacing wiring for example, will not add much, if any, value to the re-sale price of the home. If you are serious about buying a fixer-upper you need to know that they often do require substantial renovating and are often sold “as is,” with the seller assuming no responsibility for the home’s condition or any defects. Fixer-uppers come in all shapes, sizes and conditions and make the case for caveat emptor; Buyer beware. So make sure you do your homework before signing a contract. Be sure to have a professional home inspection to identify any serious structural damage, such as to the foundation, or the roof, or other problems such as the presence of asbestos or lead paint. You should ensure that the close of the sale is contingent on the results of the inspection. A brand new home can have some deal breakers as well for home buyers such as they can cost more up front, or may come without the landscaping being completed. However, there are many advantages in going with a newly built home and choice probably tops the list of benefits. You can
choose your builder, and then have your home constructed and finished to your specifications. You can choose your new home plan. Then, you can customize your home by choosing the features and finishes that best suit your lifestyle and tastes — from paint colour to countertops, from flooring to faucets. There are many other advantages as well. The new homes of today feature great designs that combine function and style, with open, inviting living areas, lots of light, and well-planned work spaces, and built-in convenience. Since they are freshly wired and plumbed, you know your home is designed with ample outlets, closet lighting and a practical number of bathrooms. Newly built homes are also built to the latest Saskatchewan Building Code, one of the highest standards in the world, providing a wide range of safety measures to protect you and your family. With a newly built home, you know that the foundation, flooring, walls, and roofing, will be structurally sound. In addition, new homes are built with the most advanced building products and technology ensuring high-performance and durability. New homes are also designed to provide the best possible indoor living environment, with clean air, a comfortable moisture level and no mould. “If you’re going really dark on your colours on your walls or ceiling, then maybe you might want to have some lighter furniture just so it’s not overwhelmingly heavy and giving that contrast to create that interest.” If you’ve got an older home with many layers of paint on the wall, black paint may show more imperfections. Fortin says the flatter the finish, the fewer imperfections you’ll see. However, flatter surfaces are a bit harder to keep clean. Chips and dents also show up more on black paint, which is why keeping any leftover paint for touch-ups is a good idea. Fiona Beland-Quest painted two of her teenage sons’ bedroom walls black and one wall green four years ago. Like Ryan, she still loves the look, and even painted the furniture black to match it, thereby creating a funky, masculine space with a youthful feel. Beland-Quest loves the colour, and doesn’t think it “closes in” the room. She even went so far as painting her outdoor fence black. Although white walls and white decor have been a hot topic in design, BelandQuest thinks black is the perfect colour for Albertans. “I don’t think (white) is ever going to work in Alberta with our cold, dark days. I find the darker the walls, the warmer and more inviting the room is.”

Laying floors that won’t make a sound MIKE HOLMES Make it Right
There are some homes that are impossible to sneak in and out of. Not because of the latest in high-tech security or an ironclad exterior. These homes have squeaky subfloors and noisy stairs loud enough to wake the dead. And it’s a growing nuisance in more and more homes. Some new homeowners think that squeaky floors or stairs are older home issues. Not the case. In fact, if your home is built to minimum code, it might not squeak yet — but it will in time. And go and stand in the middle of a room and start jumping. The floors are going to bounce. It’s classic minimum code. When homes are built to minimum safety requirements — because that’s what minimum code is — that’s all you’re getting. It will be safe but it might not be built to last more than 10 years. Squeaky floors are usually a sub-floor issue. Minimum code says that sub-floors need to be built using two-byeights, 16 inches on centre, with a minimum of 5/8 inches of oriented strand board, or OSB, sheathing on top. Not to mention that most builders use a nail gun to install sub-floors. Together, it’s the perfect recipe for squeaky floors. If you don’t want your floors and stairs to squeak you want plywood — the real kind — for the subfloor. There’s a lot of debate around plywood, OSB and other types of sheathing for sub-floors. Are they comparable? Which one is better?

Some kinds are more expensive than plywood. But bottom line: When I pull up flooring and I see something like particleboard, low-grade OSB or aspenite, I’m not happy. Go back 60 years and subfloors didn’t even have plywood! They were built with heavy planks. Plywood might be above code, but to solve squeaky floors for good, it’s part of the package. Second, you want to make sure your sub-floor is properly glued and screwed to the floor joists underneath. If it’s not, there will be squeaking and creaking. When you use a nail gun to attach sub-floor sheathing to the floor joists underneath, the nail sometimes misses the floor joist. If your basement isn’t finished, take a look at the ceiling. You can see how many nails from the floor above missed the

When people walk on a floor where the sub-floor hasn’t been properly secured, the sheathing moves up and down. This motion will eventually cause the nails that did hit the floor joist to pull away. The squeaking will only get worse. That’s why I always glue and screw my sub-floors. The
glue secures that connection and the screw locks it in place. Remember nails can pull up — screws don’t. This gives us stronger floors that will not move or squeak. Hardwood flooring also might squeak over time — it expands and contracts depending on the humidity in the home. Wood treads and risers in stairs also shrink with age. Hardwood usually shrinks in the winter be-
cause there’s less moisture in the air due to heating. That can cause gaps in between the hardwood and lead to creaking. Plus, hardwood is nailed to the sub-floor. When it shrinks it can pull the nails out and let the squeaking begin. If the problem has to do with the sub-floor — either it’s not plywood or not properly secured to the floor joists — the best option is ripping up the finished floor and making the appropriate repairs. That could mean pulling up the sub-floor too and replacing it with better materials, using better products to secure it. It’s not a quick fix, or the cheapest. Another option is blocking, also known as strapping or bridging. It’s a good option if the creaking is caused because the floor joists are too far apart. There are different ways of blocking — it depends on materials and installation. It also depends if there’s wiring or duct runs in the way. But the way I like to do it, and the way I tell my guys to do it whenever possible, is to get a piece of wood and screw it in between the two joists. Blocking adds rigidity and stiffness in between floor joists, so they won’t move or shift. If you have access to the floor from underneath, like an unfinished basement without any drywall on the ceiling, the bonus is you can help solve the problem upstairs without having your finished floors ripped up. But if the problem is in the sub-floor, you’re out of luck. Those floors have to come up or you’ll have to live with the squeaks. Factor cost of window coverings into reno Leanne Brownoff Postmedia News Q: We are renovating our kitchen and would like to know the latest design trends for window coverings. Are slat blinds back in style again? What would you recommend for a contemporary kitchen with white lacquered cabinets, black granite countertops and stainless steel appliances? A: Window treatment categories have not changed a great deal over the past several years. You still have draperies, fabric shades (such as Roman and Roller), bamboo and wood designs and, yes, even blinds. It is the colours, patterns, trims and finishes that make these treatments trendsetting elements or yesterday’s memories. Too often, window coverings are not given the proper attention when it comes to a renovation. We are used to hearing prices for appliances, flooring, cabinets and fixtures. But the window treatments are often and erroneously left out of the budget equation. This can lead to having
to keep the existing dated coverings, opting for lower priced products that do not suit the new design or even going without. Although windows without any covering are often showcased in magazines, remember that with window treatments, you can achieve that sleek, modern look while maintaining the options of a full view, privacy and sun protection when required. Slat blinds that were common in the ’80s and ’90s are experiencing a resurgence due to the driving force of metallic appliances. Stainless steel is still the No. 1 choice for kitchen appliances, with brushed bronze gaining ground in 2012. Metal blinds provide the same finishes for window coverings, making this treatment a solid contender for new kitchen renovations. In fact, metal slat blinds would continue the sleek effect your kitchen project is embodying. The brushed metal would mimic the existing stainless steel, offering a visually soft finish to the contrasting hard gloss surroundings.
At first glance, it’s tempting to dismiss the condo-in-abox decorating trend as a serious case of laziness or an unhealthy need for instant gratification. For many of us, our homes and how we decorate them are outward expressions of who we are, or wish we were. Hiring a stranger to do it all seems impersonal and appears to miss the point of home-as-self-expression. But the meaning of home is changing. In the past, hearth and home were the centre of family life, a comfortable embrace we occasionally shrugged for a special dinner out, a movie or rare holiday. Now, for many, daily life is lived somewhere else and home has become a touchstone, a place to crash or occasionally entertain. And it’s not necessarily an expression of our inner selves so much as a statement about our worth — financial and otherwise — like flaunting a designer label. All of that considered, buying the kit and hiring a pro makes perfect sense. With a focus on condos and small houses, Corinne La Flamme, owner of Corinne La Flamme Design, thinks it’s a smart choice for the image-conscious, design- or time-challenged. “Yes, there is an element of wanting instant gratification,” says the Toronto-based La Flamme. “But this is the way more and more of us are approaching all aspects of our lives; we hire experts for everything now. We don’t go home and dump our troubles on our friends and family, we hire a therapist.” “Especially in the condo

To wit — a 400-square-foot starter condo at Bathurst and King streets in Toronto. “Here, it was all about multi-functionality,” says La Flamme. “I installed a Murphy bed, sourced a chair that pulled out into a bed and an adjustable dining table that morphed into a desk. Everything I did was highly customized to that space.” And according to owner Chinyere Eni, it was customized to the way she wanted to live. “I gave her my vision — colours, styles — and told her I wanted to learn to live efficiently and with less.” Not only was every inch maximized, when it came time to sell, Eni was also

able to sell the unit fully furnished, thus recouping the investment she made with the designer. That’s how La Flamme sees it — an investment — not only in the resale value but also in the homeowner’s instant enjoyment of it. “My total design package is for people who can afford to make the investment and who want a place that’s perfect from Day 1.” Pricing varies. For example, a walkin-ready, 600-sq.-ft condo might run $20,000. But what of the scary spectre of cookie-cutter interiors or of feeling like a stranger in a designer showroom? La Flamme gets to know her clients, their lifestyle, needs and wants, and she doesn’t put her imprint on every square inch. “I always leave room in the design for my clients to include impulse buys, such as paintings or objects. That’s the stuff that gives a home its character, its personality.”
Husband-and-wife team Jordana Leventhal and Jeff Vermaat — she designs, he makes furniture — founded Leventhal-Vermaat Design in 2011. The Toronto-based duo tout themselves as a “onestop shop” for interior design and custom furniture, and offer custom packages from their “design menu:” The Design Foundation Package from $499; Designing your Look and Style Package, from $699; and the Transformation Package, from $1,299. Leventhal notes, “Designers can cost $90 to $150 per hour, which quickly adds up.” She believes her design packages are more economical without sacrificing personal attention. Leventhal will spend about two weeks with a client for the Foundation package and up to six months on a Transformation package. The Foundation package is her most popular.
