The look is casual and easy, with playful touches and a simple yet refined vibe. If all that sounds appealing as you shake off winter’s gloom, you’ll find many pretty Scandinavianinspired decor options for spring. Why are new homes always so expensive?
What’s in your attic? If you don’t check you won’t know what’s there
Stu Niebergall As the president and CEO of the Regina & Region Home Builders’ Association, there are a few questions I get asked a lot. One of those questions is, “why are new homes so expensive?” Prices of new homes in Regina have consistently increased as a percentage more than anywhere else in Canada since 2007, according to the Statistics Canada New Home Price Index. At the same time, in January of this year, the New Home Price Index also indicated that the price of a new home in Regina is still within the 99th percentile of the average price of a new home in Canada. In other words, new home prices in Regina are still within the average of new home prices in Canada. Nevertheless, it was important for us to better understand the complicated levers and mechanisms that impact new home prices. So, our association partnered with the University of Regina to conduct the first cost-of-housing construction study in the country. A selection of community developers and builders opened up their books and allowed a look in. The costs of construction for a single-detached bungalow and a two-storey home in 2006 were compared to those for 2011. The intention was to understand what have been the drivers of cost. The study found that there were four main cost drivers in the Regina new home market: The cost to develop residential land had doubled, with the most significant cost driver being the purchase of raw land. Government fees and levies had risen on
new homes by an extraordinary amount. Higher sub-contractor fees and materials, mixed with higher construction standards, had significantly escalated costs. And consumer demand for amenities and quality surroundings had also contributed to increased costs. Now if you are not in the market for a newly built home and are purchasing an existing home, this may not on the surface seem all that important to you. However, here is the connection: The cost of building new homes actually determines the price of existing homes. As such, when cost drivers increase the cost of new homes, all homes in that market will actually increase in price, and therefore decrease in affordability. This is of particular importance when we look at the impact that public policy has on the cost of new home construction. Any public policy that impacts the costs of newly built homes, ends up impacting the prices of all homes in that market. In the short term, market factors may seem to supersede this, but from a long-term perspective that is not the case. To demonstrate this point, you only need to look at several markets in other regions that are facing difficult economic challenges, yet their home prices are elevated above what the economics would dictate. In Montreal, Toronto, Boston, San Diego, and Liverpool, England, medium home prices are all between five and seven times the medium household income. In Vancouver, Honolulu, Santa Barbara, Calif., Santa Cruz, Calif., the Australian cities of Sydney and Melbourne, and in London, medium home prices are all between seven and 10 times the medium household income. Have you looked in your attic lately? Any idea what’s up there? It always surprises me when I meet homeowners who never inspect their attics — and that is something you need to do regularly. Recently I even met a couple who didn’t know they had an attic, even though from the street you could see a window into the space. Their attic access had been closed off and covered over by previous owners of the home. That’s a huge red flag to me. Why would you close off one of the most important parts of your home? An attic could be hiding any number of serious problems such as inadequate insulation and ventilation, bad wiring and vermin intrusion. All of those are visible to the naked eye, and if left unchecked can lead to mould, structural damage and fire hazards. It might sound contradictory when you hear an attic must be well insulated and properly ventilated, but it’s not. You need to have enough insulation between your living area and the attic above it to prevent heat from escaping. That saves money on your energy bills and helps prevent ice dams. If heated air escapes into your attic in the winter, it will melt the snow on your roof, and the snow will refreeze down by the gutters, causing icicles and dams. One of the biggest sources of heat in the attic is recessed lighting. I don’t like it in ceilings that back into a cold zone, like the attic. If you insist on having recessed lights in the attic, install the correct type. Building code requires all recessed lights in an insulated ceiling to be IC, or insulation contact. That’s a safety issue. Many handy-

Use LED or CFL lights, which give off less heat and minimize the risk of ice dams. Your attic should be ventilated so there’s plenty of air movement. It should be the same temperature and humidity as the exterior air. Too much humidity encourages mould. Also, if the wood sheathing on your roof (under your shingles) doesn’t get enough ventilation, it will rot. The shingles won’t last as long as they should and you’ll be re-roofing often. Your attic needs to have enough vents — whether they are soffit, gable or ridge vents doesn’t matter. And they have to be open, not covered over by insulation. Adding extra insulation to your attic is great, but make sure you use Styrofoam baffles to direct air flow from the soffit to the top of the attic and that the vents are able to do their job. One problem I’m always finding is old wooden soffits that have been covered with aluminum during an update or renovation. But no holes were made in the original wood soffit under the new layer of aluminum, which means there is no possible venting. It might look good, but it will lead to trouble over time. Poorly vented bathroom and kitchen fans contribute to humidity in the attic. It’s essential to have extraction fans in these rooms, since they’re the source of the most moisture in the home. The fans should be vented directly to the exterior to prevent warm, moist air discharging into the attic. Checking your attic at least once a year is an important part of home maintenance. Just because the attic is out of sight, it shouldn’t be out of mind.

(Greenfield growth refers to growth that occurs on undeveloped land on a city’s urban fringe). The current development policy calls for 80 per cent greenfield growth and 20 per cent infill. Currently we have been building at a 75 per cent greenfield and 25 per cent infill split. The new OCP will evolve us to a 70 per cent greenfield and 30 per cent infill split. The city seems to have found a healthy balance between densification, and continuing to allow Regina to stretch its boundaries in order to accommodate the increased demand for housing in the Regina market. By having done so, the city is ensuring that housing affordability will not be eroded by the overly prescriptive land-use policies that have plagued so many other Canadian cities.

Pomerleau has been a hairdresser for 30 years and Krulick worked as a letter carrier for 30 years. Friends have dubbed their home the Boxwood Manor because of all its formal French details and beautifully clipped boxwoods. “It’s all about texture, like working with hair,” joked Pomerleau, who went through “thousands” of magazines to collect ideas and details for everything from windows and doors to kitchen decor. “Richard is so meticulous and spent months choosing all the colours,” said Krulick. “He narrowed down all the decisions and would come to me when he got down to the last three choices. We are so happy with the result — it was worth the long time that went into it.”

They actually built the house around their dining table, which easily seats 14. “We saw it in a restaurant that was having a sale, and decided to buy the table and build the house later,” said Krulick, who added the house took two years to build. On either side of the cooktop are narrow windows and glass-fronted cabinets, which frame a pair of Grecian-style urns. “We like the sculptural look, which is a bit out of character for a kitchen,” said Pomerleau. A huge island is the favoured spot for dinner parties, and on the third side of the kitchen is an accordion wall of folding windows that slide away on warm days to reveal an adjacent terrace complete with fireplace, gas ceiling heaters and television. Candles, fur niture from Restoration Hardware and trimmed topiary shrubs complete the look. “It’s a great kitchen to work in and we love having people over for Iron Chef parties and cook-offs,” said Krulick, who noted they had 16 people at a recent party.

When interior designer Donna Morrison had her hair cut in the home salon of Richard Pomerleau and his partner Richard Krulick, she got more than a chic new coiffure. She saw one of the most stylish home designs of her career. “I am a designer myself, with close to 30 years in the industry, and I’ve seen my share of fabulous houses, and done lots of custom and high-end show homes ... but I have never seen a house like this,” said Morrison. “What’s most amazing is that Richard and Richard did it all themselves. They designed their house inside and out, did all the stonework, made the curtains, upholstered the furniture and a wall, yes a whole wall, did all the landscaping and even built an outdoor fountain. “I was gobsmacked. I came home feeling like a slug,” joked the expert at Design District Studio. What makes this house extraordinary is the attention to detail that the two Richards have lavished on their project — Krulick is also a talented painter, who has created many of the home’s artworks. Both owners had a grand vision when they conceived this home, and as you gaze around the house, there is nothing you could think of adding; nowhere have they skimped. It’s a polished example of a modern new home with old-world character “because both of us really like the European look rather than West Coast, and we love mouldings,” said Krulick. Laundry room has life sentence commuted Bright places replace cellar washes Patrick Langston Postmedia News Back in the day, doing the weekly wash was a test of endurance. “Laundry rooms were in the basement with concrete floors,” recalls Ottawa interior designer Penny Southam. “You’d stare at the foundation walls. It was dismal.” No more. Laundry rooms — mostly on main or even second floors — are now bright, stylish places spotlighting efficiency and the clever use of space. Along with built-in cabinetry and gleaming tile floors, Southam says she’s doing everything from designing pullout drying racks for sweaters to specifying dropin stainless-steel sinks with chic faucets. Art work, often the children’s, adorns gaily painted walls. Small, flipout televisions are the latest must-have. “It’s about making laundry rooms nice environments to be in. Doing laundry isn’t a (prison) sentence anymore — or at least now it’s in a nice place.” Builders have upgraded as well. “Light, bright, airy,” is how Greg Graham, Cardel Homes’ Ottawa president, describes contemporary laundry rooms. Convenient, too. One of Cardel’s designs features a second-floor laundry that can be directly accessed from the hall (perfect for the children) or from the walk-in closet in the master bedroom. The odd builder still consigns the laundry room to the basement, he says, but that seems retrograde. Bright windows, countertops and shelving, and strategic placement reflect what is becoming de rigueur in new housing design. Full disclosure: I am totally in awe of such facilities. Ours comprises an aging Kenmore wa s h er c ra m m ed beneath a staircase where it rubs elbows with a container of dog kibble and assorted other items. We’ve also never owned a dryer but we do have a clothes line, which rarely falls down. We are considered to be clean, respectable people
and our children were never shunned at school. A friend, meanwhile, who does own a dryer, recalls growing up on a Prairie farm where there was no electricity until the 1950s. He remembers his mother on Monday mornings firing up the gas-powered washer for the mountain of laundry her family generated. Things were better laundry-wise before the Industrial Revolution, according to a paper titled Deconstructing Laundry: Gendered Technologies and the Reluctant Redesign of Household Labor by Constance L. Shehan and Amanda B. Moras and published in the Michigan Family Review. Apparently, before the 19th-century introduction of cotton, clothing was made of felt, leather and other materials; they couldn’t be laundered, so were just shaken or brushed to remove dirt. In the 19th century, laundry became a domestic chore done by — you guessed it — women—a pattern that persisted even after the introduction of Rinso, the first soap powder, in 1918 and the launch of the automatic washer two decades later. Even now, women log an average of 2.5 hours a week on laundry and sewing compared to less than 30 minutes a week for men, according to the U.S. Census Bureau. No wonder folks demand a little glamour in the laundry room, such as boldly coloured appliances, for example. Good illumina-
tion is also essential: Designers recommend a mix of task lighting such as under-cabinet light bars for folding and sorting laundry on countertops, along with ambient lighting from wall sconces or lamps. Even chandeliers, albeit modest ones, apparently aren’t out of place. Pedestals reduce bending for front-loading washers and dryers. Costing $200 and up at places like Home Depot, they typically include a drawer for laundry supplies. If your laundry room is on the main or second floor, a steel pan under the washer will minimize water leak damage, says Southam. To prevent leaks, use steelbraided laundry hoses. For laundry rooms near sleeping quarters, look for a low-decibel washer with vibration control. Depending on size, laundry rooms can double as craft or other specialized areas. To conceal the washer and dryer, look for “flipper” hardware: normally used for entertainment units, it allows cabinet doors to be opened and then slid out of view beside the appliance. When considering a laundry reno, plan carefully and calculate how much space you need, advises Southam. “Will you do your ironing there or somewhere else? Is there room for cabinets? Do you want drying racks?” Hiring a designer will likely give you the best results. Even so, start by gathering ideas.

Learning to live small in a modern world Megan Cole THE CANADIAN PRESS VICTORIA — For an architect who thrives on the challenge of constraints, little compares to the test of designing a home with a 37-square-metre footprint, but that is exactly what Dan Boot did. “When I have a constraint around the location where the house is supposed to go it really kind of gets my creative juices flowing,” said Boot, president of Victoria’s Small Modern Living. “I like to work to maximize the space, so I take advantage of every little nook and cranny.” Small Modern Living designed the 37-square-metre (400-square-foot) unit known as Studio37 as a prototype of a house that could be lowered into place by crane if need be. Units like those being created by Boot’s company are part of a larger movement within architecture and design to create small and even tiny homes which increase urban density and provide solutions to municipalities struggling with affordable housing shortages. In addition to the creation of the Studio37 prototype, Small Modern Living has been working with Victoria residents interested in building self-contained garden suites in their backyards that can be used for student rental or in-law flats. “The genesis of Small Modern Living came out of a response to densification and also the City of Victoria has a policy for garden suites, which kind of runs in parallel to laneway housing that they have in Vancouver, which has been very successful,” said Boot. Then architects and designers have to get creative in determining the layout and furnishings of the spaces. Many decisions depend on whether the small home is being built as a primary residence or secondary unit. “In the bedroom of Studio37 we incorporated a Murphy bed,” said Boot. “When it is folded down it is a bed, but when it is in the upward position there is a hinged partition that folds down and forms a work station.” Another space-saving feature of Studio37 is the use of pocket doors for the interior instead of traditional hinged doors. The idea of living in smaller spaces may be new to
cities like Victoria and Vancouver, but Bruce Carscadden, architect and partner of Bruce Carscadden Architect, said it is something Japanese and Europeans have been doing for years. “There is no end of precedents for people living in small spaces,” said Carscadden, who worked on the 18 West Hastings project in Vancouver. “Maybe what is interesting or notable is that it is new to Vancouver but certainly not new to Japanese or European markets, where people have lived in significantly smaller spaces for a lot longer. We certainly did look to a lot of Japanese precedents for living in smaller spaces.” The 18 West Hastings project built in the historic Burns Block building, is the first of its kind in Vancouver.
