Consultation vital to density agenda STU NIEBERGALL

Mexican Colour infusions CONTINUED FROM F1 Most of the renovation took place unobtrusively, behind a dense, fivemetre hedge that was removed at the end of the project, so the owners can now enjoy unobstructed views of Uplands Golf Course. “Suddenly people could see our home and it was kind of cool, like the big reveal,” Monica said with a chuckle. The kitchen was a key part of the renovation, said Monica, who loves to cook. Growing up in Mexico she spent long hours in the kitchen with her grandmother, then studied international business, worked for one of the biggest banks in Mexico City and had a career with the Latin American division of Warner Brothers. The Millers, who have been married for 14 years, bought their 1954 Lansdowne ridge home in 2001. “We did a partial reno right away,” said Michael. They wanted to liven up the colours while ensuring the style didn’t look out of place here. They interviewed four designers and explained they wanted a refined, elegant look, not a Café Mexico vibe, and Ines Hanl was the designer who really got it. “As usually happens, the reno morphed and what started as a kitchen expansion spread onto the deck,” said Michael. After turning the old deck into a dining room addition, they created a new outside barbecue area, “then blew out walls between the kitchen, dining room and breakfast nook and reconfigured it into one great room.” One of Monica’s delights was to create “a hall of fame” room where all her husband’s baseball memorabilia could be displayed, which could also serve as his dressing room since he rises early for work as a commercial real-estate broker. All of the home’s tiling was hand painted in Mexico, and there are literally thousands of pieces. “We spent countless hours doing research. It was truly overwhelming,” said Michael. Three tons of tile were used, from the kitchen and bathrooms to entry and front patio. They even found a tile that looks like strips of wood, to divide the kitchen floor tiles, and a tile “carpet” was custom designed for the foyer. “I wasn’t a big fan of that at first, but eventually they won me over,” said Michael. All the wall paints in the home are inspired by food, such as the mango-coloured dining room, papaya living room and butter-yellow entrance, “but we didn’t want a Taco Bell look, and no papier-mâché figures,” joked Monica. The designer, from The Sky is the Limit, said it was one of the most difficult jobs she’s ever done because it involved blending so many techniques, textures, patterns, materials and 16 colours. “There was so much going on,” said Hanl, and the challenge was making sure it all worked and conveyed a sense of calm.

This is a tale of two cities, each very different, but both of which demonstrate a similar problem. First to Vancouver. I recently had the opportunity to visit Vancouver, and a wrong turn off of Granville Street brought me into the residential neighbourhood of Marpole. Marpole is one of Vancouver’s oldest communities, and the one that visitors see first when entering the city from the south. A new Official Community Plan for the Marpole area had just been approved by city council, which included an aggressive density agenda to meet the demand for new development. With single-family 50-foot lots valued at roughly $1.4-million each, the idea behind the densification of this community was to squeeze more units onto land, to meet the demand for housing by bringing it to market at a price that is more affordable. The next step for city council was to change the zoning bylaws in Marpole, to allow the densification. As I turned into this lovely old community, I was immediately struck by an incredible scene — about 75 per cent of the homes in this neighbourhood were displaying signs on their front lawn opposing the upcoming zoning bylaw changes. Now this story moves to Toronto Street in Regina. There was a very old home that sat on this street for years and it began to fall into disrepair. It sat like this for some time, until it was sold to a local home builder who tore it down and in its place, built not one, but two new homes. The old home sat by itself on a 50-foot lot. The two new homes now each occupied a 25-foot lot. Building two new homes like this, in an old, existing neighbourhood that consists of mainly older homes, some in good shape, and others in disrepair, can be seen as having many benefits to the neighbourhood. Being new, these homes will bring up the value of property

in the neighbourhood. Being two, they will come to market at a more affordable price than if it was one larger home that was built to fit a 50-foot lot. And, being close together, the building of these two new homes also meets the City of Regina’s agenda for greater housing density. Back in Regina, I was forwarded a photo that showed that one of these new homes on Toronto Street had been spray painted with graffiti that read, “City of Regina creating 25 foot ghettos.” The message clearly states an objection to the densification of this particular neighbourhood. Two different cities, both experiencing the same phenomenon, which is not an uncommon occurrence when it comes to public response to a change in development. What the tale of these two cities demonstrates, one through a grassroots objection to a zoning bylaw change, and the other, a more extreme statement through an act of vandalism, is a phenomenon that is described as “Not In My Backyard” or NIMBYism. NIMBYism is a term characterizing opposition by residents to a proposal for a new development or a change in development, because it is too close to them, or affects them too directly — often with the connotation that such residents believe that the developments are needed in society, but should be somewhere else — “not in my backyard.” Higher density development, the argument goes, requires less expansion of the city, and therefore less infrastructure. At the same time, more dense developments are said to promote public transportation, as well as walking and cycling, reducing automobile use and therefore the amount of GHG emissions. For this reason, a density agenda is said to promote more sustainable development. Though all of these claims are debatable, the point is that in theory at least, most people are in support of more sustainable development. Yet, when it is suggested or undertaken in their own neighbourhood, many will show opposition to this as we have seen in Marpole, as well as on Toronto Street in Regina. NIMBYism is not a new phenom-

Though the City of Regina did undergo public consultation in the formulation of their new Official Community Plan through the Design Regina process, one wonders if the City of Regina has fallen short when it comes to explaining exactly what the density agenda is about and what it will mean for those living in existing neighbourhoods. As the city is going forward with its density agenda, what the graffiti incident underscores for me, is that perhaps it should first do a better job of communicating its agenda to the public before going forward with its implementation. SAMANTHA PYNN POSTMEDIA NEWS Q: I’m taking down the art and pictures from the wall where our stairs are. We’ve loved our gallery wall, but it’s turned into a mess of broken, patched frames. Our kids keep knocking into frames as they go up and down the stairs because some photos are pretty low. One glass frame was shattered, and I spent a week worrying someone would get splinters in their feet. I’ve decided the photos have to go, and am keen on stripes. Do you recommend vertical or horizontal? I’m not worried about dirt on the walls as our kids are older now and are neat and tidy, just a bit rough. A: Good timing. Just a few days ago I was at Farrow & Ball (farrow-ball.com), looking at their wallpaper catalogue. As you can see from the inspiration photos, Farrow & Ball has multiple colours and styles of stripes. While horizontal stripes would make the stair area look wider, I think the best way to hang stripes on a staircase wall is vertically. It will make your staircase seem taller, plus, it won’t compete with the spindles of your stair rails. I’ve selected some images of their striped wallpaper to give you inspiration. One thing I love about the new Chromatic Stripe papers is that you can reverse-hang the paper (in other words, switch the direction you hang alternate strips) so that you get a double-width bold stripe. As an aside, anyone doing a nursery or kid’s room will want to use the reverse hang or hang wallpaper horizontally. Stripes that are evenly spaced in children’s rooms remind me of bars in a jail cell. Being enveloped by

Back to your question: Shop for heavy-grade paper that will weather your kids’ roughhousing. There are several wallpapers on the market that have a protective coating and zero volatile organic compounds that you can spot clean with a damp cloth. The pre-pasted wallpaper of the ’70s and ’80s was easy to hang but had loads of chemicals and toxins; and was, well, just downright stinky for days. I’m thinking of my Jack-andJill bedroom wallpaper that smelled for years. Sniffing it always made me feel happy, but in retrospect that wasn’t a good thing. The best piece of advice I can give you when it comes to wallpaper is to hire a

recommended professional hanger. I know many people who have learned the hard and expensive way that unless you are patient, exacting and crafty, hanging wallpaper is an art, a job that should be done by a craftsperson. A professional hanger will order the right amount of paper, and know how to mix the paste and bookend the paper for just the right amount of time so that it doesn’t get overly wet, or shrink once it’s on the walls. Plus, you’re aiming for a well-decorated staircase, which means wallpaper that stays up without bubbles, patches and messy ceiling cuts. Stripes away! May is Building Safety Month, which reminds us why we do things right; why we have Building Codes, why we need permits and why we have organizations dedicated to protecting our safety, like ESFI Canada (Electrical Safety Foundation International Canada) and the ESA (Electrical Safety Authority). Building safe is about making sure we do things that make sense. That means building and renovating our homes to make them stronger, safer and more secure. But it also means protecting ourselves. When I was about 22 years old I was cutting on a table saw. It was a 4-ft by 8-ft (1.2-metre by 2.4-metre) sheet of plywood I was cutting, and as I went to go make the cut I saw a knot, and I said to myself: “You should be wearing safety glasses.” But I thought it wasn’t an issue. Sure enough, when it got to the knot the blade shot the piece of plywood right to my face and it hit me underneath my eye. A few more millimetres and I would have lost my eye. I was lucky — it just turned black and blue. But from that day forward, I use safety goggles all the time. I don’t care if you’re using a table saw or trimming bushes — do it safe! Wear the right gear, including proper work gloves, safety eyewear, earplugs, respi-

rators, steel toe boots and hard hats if you’re on an active job site — even if you’re not doing any work. Simple jobs like painting c a n b e c o m e h a z a rd o u s without the right protection and precautions. Building safety is also about proper maintenance, and doing small things that make a big impact. That includes changing the batteries in your smoke alarms and CO detectors every six months and making sure you have fire extinguishers in places where fires are likely to start, such as in the kitchen, garage and workshop. Some homeowners think they need to go big to make their home safer: big renovations, big fixes. These things can help — if they’re done right — but even simple changes can make a home safer and healthier. F i x i n g l e a k s p reve n t mould. Changing your furnace filter improves indoor air quality. Checking for radon protects your health and calling in the right pros when you need them, protects your home. If you find problems, fix them — don’t ignore them. It leads to bigger problems, every single time, no exception. They don’t go away. They get bigger and worse. If you’re planning a renovation, get a maintenance inspection first to red flag important repairs that can protect your home, your family and any future renovations. Choose products and materials that will help make your home stronger, more resistant to mould, moisture and even fires. Get the electrical in your home checked by a licensed electrical contractor. You should

be getting it checked every four years. Everything wears out, including electrical wiring and parts, which could lead to a potential electrical fire. Check your roof for missing or damaged shingles, or any areas where it could be vulnerable to leaks, like around flashing, venting and the chimney. A leak in the roof can lead to loads of problems and hazards, not to mention mould. Clean your eavestroughs to remove any garbage and debris that could cause water to back up under your shingles during a heavy storm. If there are a lot of asphalt granules in your eavestroughs it could mean it’s time to re-roof. In that case, look for a good roofer now because in a few weeks they will be booked till fall. And if you are planning a renovation and your home was built before the 1970s, get it checked for asbestos. Asbestos is dangerous when it’s disturbed. It’s usually in old vinyl tiling, plaster or in old insulation. Getting these materials checked before anyone starts doing any work on your home is smart. Contact a professional abatement company. It can protect you, your family and not to mention the people working on your home. As homeowners and parents, making sure our homes are safe is the minimum we can do.
