Designing a fabulous front hall Couple wants an elegant entrance Jeffrey Fisher Postmedia News Question: I think this might be a new one for you — my husband and I are empty nesters and, instead of downsizing, we are planning to update our family home and stay put. The house was built in the 1920s, has really great bones and, to be perfectly honest, we’re in great health and have no interest in moving to something smaller with no stairs. The house has a centre hall plan with a rather large entrance area with usable space that measures 9-by12 feet. Besides a rug and a bench, we’ve never really done much with the area because it always seemed like
there was hockey equipment or some such thing taking up space. I would love some inspiration to make the area the elegant entrance it deserves to be. Any ideas? Answer: Downsizing is not for everyone. I have clients who’ve approached empty nesting just as you and your husband are doing, so I understand your desire to stay put. Now that everyone has moved out, it’s the ideal time to not only reclaim rooms for your own use but to freshen up the tired areas. Though my inspiration photo doesn’t demonstrate it, I want to first suggest the idea of a centre hall table. I happen to love them because they’re elegant and serviceable. I smile when I walk into a home that has a centre table with a stack of books, a plant and vide poche (a tray for keys, coins and so on). Or even just a lovely large vase filled with seasonal flowers. Perhaps that’s the decorator in me having looked at many
Veranda magazines. The size of your foyer could accommodate a table approximately 36 inches (91.4 cm) in diameter with still enough room to navigate around it. You don’t mention if you are keeping your rug but a beautiful one placed under this table in your entrance would suit the layout of a 1920s centre hall plan very nicely. Alternatively, and equally elegant, would be drawing inspiration from the photo here. Designed by Chicago interior designer Jessica Lagrange, this entrance hall in a Lakeshore Drive penthouse epitomizes curated elegance. Keep in mind whether or not you would like wall sconces (I say yes, if possible) and what specifically will hang on the walls within the panels. You or your contractor can then decide on the size of the panels based on what you are hanging or placing in front of them.

Moulding design should be calculated to fit both the wall space and any features that will be placed within its panels. Take note that in the photo the wall sconce sits perfectly in its panel and the same with the chest in front of the panel to its right. These are design details planned in advance. The two classic frame chairs covered in a bold zebra print balance the entire tab-
leau and provide necessary seating for dreaded boot season. A mirror hanging above the chest will help to open up your space and I like the idea of one interesting table lamp instead of two. It contributes mood lighting without looking predictable.

Density’s impact work in progress Stu Niebergall It is the future of the way we live Municipalities, provincial gover nments and the federal government in one for m or another are combating the presumed effects of global climate change. Private interest groups, which include the scientific community and the urban planning community, often debate whether the measures are drastic enough. However, governments do have the responsibility to determine the legislative rules to address this issue, while balancing out the many competing interests and perspectives. Some in the policy c o m m u n i t y p e rc e ive that the best strategy to impact climate change is to impose a singular vision of higher density development on the local planning process. Often where brick can meet mortar in this debate is when we begin to discuss the future of the built environment. When we recognize that spatially we live our lives in the way we build our homes, plan our neighbourhoods and get from one place to another, this could be considered one of the most important debates society has ever had. In a Saskatchewan context, the primary focus has been on improving energy efficiency directly in the home. Canada’s housing sector has been a leader in the world in reducing GHGs, producing 8.5 per cent less GHGs from 1990 (Kyoto benchmark) to 2010 and in Saskatchewan the story is even better with 17.3 per cent reduction in GHGs, even though we increased housing by seven per cent more homes during this period. T hese results have primarily occurred by improving home build-
ing technology, which has resulted in the average new home being 66 per cent more energy efficient than one built in the early 1970s. Now the emphasis is shifting to reducing emissions stemming from our automobiles. The tool used to acc o m p l i s h t h i s i s by creating patter ns of development that will presumably decrease the number of vehicle miles travelled (VMT). The simple assumption is we can reduce climate change effects by creating higher density development, increasing transit usage and reducing vehicle miles travelled (VMT). This paradigm also suggests we gain better access to jobs, improve quality of life by reducing commute times, and improve housing affordability by enabling people to give up their cars to walk and cycle more. As communities age, evolve and grow, community leaders must balance often competing needs. A wide range of neighbourhood and housing options, housing that meets the needs of families across the economic and demographic spectrum and reasonable proximity to jobs, commerce, and recreation are examples. T hese also include safe neighbourhoods and a healthy environment, with open space and access to natural resources and including a variety of transportation options. Cities that have rigidly pursued these strategies, are finding it is not so simple. For communities to reflect a diverse range of people, needs and ideals, the city must recognize that design and shape are also impacted by powerful consumer preferences and realities about where they live, work and play. In Nor th America, for example, less than a quarter of jobs are now located in a central business district and almost half are located more than 15 km from a downtown area. This explains in part why
commutes from one area of the community to another are twice as likely as those to central city commutes. In addition, the fact that the number of twoworker households has exploded over several decades, mixed with business decentralization trends, has meant that these two workers are more likely to commute to different locations. Abt Associates, a global leader in health, social and environmental policy has conducted research into the causal connection between density and travel behaviour and found only a modest cor relation. I n f a c t , i t c o n cl u d e s that the assumption of a causal connection between density and GHGs is based on prevailing beliefs within the planning community and not on verifiable scientific research or analysis. What they also discovered was that doubling residential density reduces VMT and trips taken only by about five per cent and density at the destination, like the place of employment, w a s m o re i m p o r t a n t than residential density in shaping commuters’ decisions to use transit. A n o t h e r re c e n t re port, Missed Opportunity: Transit and Jobs in Metropolitan America, released by the Brookings Institution in May, found that while nearly 70 per cent of residents
in large metro areas live in neighbourhoods with access to transit of some kind, they can only get to about 30 per cent of jobs via transit. The Regina & Region Home Builders’ Association has been a proponent of Smart Growth, c o m p re h e n s ive p l a n ning, and green building and development. We encourage policies that make it easier to move developments forward that accomplish these ends. However, we see the meaning of Smart Growth as being a need for a diverse range of housing types in a variety of locations. Our Community Developers’ next generation of neighbourhoods will incorporate more Smart Growth principles than ever before. The new homes, whether single detached or multi-unit, will continue to be more energy ef ficient than at any point ever in the history of homes in Regina. We are very well-positioned in Regina to reduce the human impact on the environment. We do, however, need to keep an eye on the density agenda, as it may not be the panacea that some may think it is, when it comes to fixing climate change. Get insane about your membranes mIKE HOLMES Make it Right
One of the most important systems that protect your home are waterproof membranes. When they don’t work or get compromised, fixing the problem and repairing the damage can be very extensive, not to mention expensive. On a recent job, one three-inch tear in the waterproof membrane on a roof deck led to about $31,000 in repairs. Waterproof membranes are meant to protect your home from any moisture and precipitation Mother Nature decides to throw your way, whether it’s snow, rain or humidity. Since they are meant to stop outside water and moisture from getting in, it makes sense that waterproof membranes are part of your home’s building envelope — what separates the inside of your home from the outside. That includes your home’s exterior walls, foundation, roof, windows and doors. And depending on where they need to go, there are different types of waterproof membranes.
Foundation An exterior waterproof membrane on your home’s foundation is literally an extra layer of protection. There are two types: dampproof and waterproof, and they do different jobs. A damp-proof membrane is usually a black tar or asphalt compound that gets painted or rolled onto your

Over top of that goes a mastic coating — which is like a waterproof paste — a mesh coating and then another layer of mastic. This system is meant to stop vapour from penetrating through the concrete — water vapour and sometimes even radon gas. But it’s not 100 per cent waterproof. Instead, I like a two-coat liquid rubberized membrane that’s sprayed on, only by certified contractors. It sets into a rubbery coating that is 100 per cent waterproof. But no matter what type of coating a foundation has, it must also be protected by dimpled membrane. It stops groundwater from coming into contact with the foun-
dation wall, but the dimples also create a drainage space that lets the wall breathe. According to code, all you need is the dimpled membrane. But adding that extra waterproof membrane creates a better waterproofing system.
Exterior walls O ve r a r e g u l a r s t u d framed wall, you have exterior sheathing and then your exterior material. Most exteriors — whether made of brick, aluminum, vinyl, wood or stucco — will allow some moisture to get in. If that moisture meets the exterior sheathing underneath, there’s the potential for mould.
To protect the exterior sheathing, we wrap it with house wrap or moisture wrap. Tyvek or Typar are the most popular with builders. Both are a type of synthetic wrapping material that has tiny microscopic holes, so they are still breathable. But in order for this waterproof system to work, it must be properly installed. That means Tuck Taping all the joints and seams. If not, water can get in behind it, which defeats the purpose. There’s also a superior product — Blueskin house wrap. It has an adhesive, so instead of needing to be fastened to the sheathing, like Tyvek or Typar, it sticks to it, which minimizes punctures in the
membrane. But for it to stick properly, the sheathing must be completely dry and dust-free. Plus, to fully seal exterior walls, Blueskin should be wrapped around windowsills and door jambs. That means installing it before windows and doors go in, and properly Tuck Taping it, too.
The roof All roofs need some kind of sheathing membrane on them to control and drain moisture that might penetrate your roof. Minimum code says it must be installed on the first three feet of the roof ’s edge. Having it on the first six to eight feet
is better, but on the entire roof is best. Until the 1980s we used to only use tar paper. But now we have much better products that do a better job at stopping moisture. Self-adhered products like ice and water shield are better. They prevent ice damming and make the installation process easier — which cuts down on labour time, saving the homeowner some money. A l s o, wh e n yo u n a i l shingles over tar paper it leaves holes in the surface. This makes the membrane weaker. But when you nail shingles over self-adhered roofing underlayment, like Blueskin, the adhesives close up around the nail, so there are no holes or gaps in the membrane. Blueskin also makes a “high-temperature” product specifically for metal roofs. It has a higher melting temperature than regular ice and water membranes. Why? Because metal roof gets very hot in the summer. It’s important to make sure the adhesive on the membrane doesn’t melt, which can compromise the bond to the sheathing below, making it vulnerable to water damage. Making your home water proof pays of f every time. They might not seem like much, but waterproof membranes play a huge role when it comes to making it right and watertight. Heritage restorations make the old new again Megan Cole The Canadian Press VICTORIA — As new skyscrapers are erected in cities across Canada, a number of building owners and developers are working to maintain heritage buildings that have stood for more than a century. Victoria architect Christine Lintott has been involved with heritage restoration since 1992 when she worked on the refurbishment of St. Ann’s Academy in Victoria. Despite the costs of restoring heritage buildings, Lintott said there is a lot of value of place in the community that fuels the incentive to maintain them. “Communities place a lot of value on these spaces,” Lintott said. “It’s community memory and memory of place, and these buildings have a lot of value in the eyes of the community.” Communities are often included in the progress of the development and construction of the buildings and, according to Lintott, if there is a heritage aspect, residents will often be vocal and advocate for some kind of adaptive reuse or at least integration of heritage elements into new buildings. Lintott has worked on the restoration of the Dogwood Building, also in Victoria, and is currently working to restore a 100-year-old building at Shawnig an Lake School, northwest of Victoria.

The Vogue was a heritage restoration project in Victoria’s Old Town. The building houses apartments and a Mountain Equipment Co-op in the basement. The importance of Victoria’s heritage is also recognized by the city, and to help offset the costs of refurbishing the buildings it has set up a tax incentive program. “In the city of Victoria, there is a huge incentive, particularly in Old Town, to refurbish old buildings,”
Lintott said. “Economically there is very little value in retaining an old structure, particularly when you’re trying to meet current seismic codes. The economics don’t work unless you incentivize it, and the city of Victoria recognizes that and recognizes
the value of their community.” Even though heritage buildings are important to the cities they are found in, Victoria architect Peter de Hoog said there are significant challenges. De Hoog’s firm is working on the restoration of the

New England building on downtown Victoria’s Government Street. Despite being built in 1894 as a hotel, de Hoog said the New England was in relatively good condition. But despite its state, de Hoog said there were several challenges.
“It is kind of interesting inside because all the floor levels are at different heights,” de Hoog said about the New England. “It’s also a building that has one side that faces onto Government Street and the other side faces onto an alley. “The other two sides are property lines with no options for windows. What we’ve done is make it into a little apartment building, and getting a plan working where each apartment can get a window is a challenge.” In addition to these difficulties, de Hoog said there are a lot of unknowns involved in restoring a heritage building. Even though architects and contractors come up with plans for their projects, de Hoog said there are a lot of decisions made at the last minute because of surprises that can emerge in stripping the buildings’s interior. “It is really important when you’re working on one of these buildings that you are working with a team of highly specialized contractors and subcontractors who are keen to go in and do this work,” he said. “You have to be able to respond to the unexpected at any time. We are sort of through that now, but at the beginning there seemed to be surprises every time we opened a wall. You need to be very flexible and responsive,” he added. “They are fun projects and it is wonderful when they are all refinished.”
